This part of the review is for Shay ALONE! The apartments are nice, and great if youre an UTA student or work near by. But Shay makes this place worth it. She is kind, professional, caring, and always ready to answer our questions as quick as she can. She has built rapport with us, we go down and talk with her when neither of us are busy. I cant imagine what we would do without her. This place would suffer that is for sure!As for the complex itself. The prices are expensive, but its a two year old building (as of 2018) in downtown within WALKING distance to UTA. My personal pros are: noise level is nice (especially for a college+downtown area), covered parking & garages available for rent, and they keep up with the pool amazingly well. Our maintenance guys are also extremely nice and friendly. We moved in a year ago under different management and things went very smoothly. Even the transition into new management was quite smooth, I was impressed. The only issues we have had with new management (and this comes from UP, not the ladies at the front) is that they asked us to remove all door decorations and put our rugs inside our apartments. Making the doors look uniform is upsetting, but I kind of get it. However we were unable to comply with the rugs because our doors open to the inside and if we had a rug, we cant open the door. That is about it!
I took a tour of these apartments recently. Lots of wide open communal space, with a game room, lunch area, business area, free coffee bar during the day, lobby seating and a pool with cabanas. Its gorgeous on the inside and unassuming on the outside. Gated, covered parking available. Lots of art on the walls, and the apartments are nicely appointed with updated spaces. I would have loved to live here.
Apartment may seems good with the semi-furnished interiors but is filled with roaches and bed bugs. It felt like I was on the co-lease in an apartment which roaches owned. Management does not respond to these problems at all. Pest control provided by the management has zero effect on the roaches. Unnecessary charges every month and on the security deposit.
I moved in here at 404 back in March with no expectations as the Covid19 pandemic had already taken the nation in its grasp.During such crisis 404 welcomed me with warms hugs and gave me place I can call home.On the other hand Id like to thank the managing team of 404 for being supportive and maintaining the safety and cleanliness of the property. Never had any complaints regarding my apartment as far as Im concerned.The rent and maintenance is moderate/average. Have a decent view. Amenities such as gyms and pools are also available to use but given that covid19 safety precautions, procedures and policies are folllowed.Very lively, good and safe neighbourhood to live in. Easy access to grocery stores, select few good dining spots, bars and University of Texas as they are within walking distance. University being within walking distance is a perk for students currently enrolled there. Shweta, the leasing agent of 404 was a great help to me. She is a well trained professional who simplified my contract documents and she was very trasperant about the terms and conditions. She is such a joy. Very happy to have such transperant managing team who believes in quality of life. Id like thank Shweta and the managing team on behalf of fellow residents. So, 404 might not be uber luxurious but it is something that you can call home.Adios!
A beautiful building for sure! Our daughter recently graduated from high school and is so excited to be attending UTA this fall. Our daughter leased an apartment at 404 border. It surprises and saddens me that this ever so exciting time in her life has to be such a let down. The move in communication is horrible and after being told she could move in a day early she was snapped at rudely with a comment about rent!! We were told several things that are different than the actual lease. We received a threatening email saying that if we didn’t sign one of the sheets that they were letting someone else have the apt. We paid and signed everything very early on...There was one page that wasn’t signed by ONE of us accidentally...They could have called or emailed and asked instead of rude threats. Our daughter is working very hard so she an have a nice apartment. We have completed all the steps as best as we could figure out..without any guidance. There is absolutely NO reason to be rude to her and make her or us feel like we are burdening them with a question about this process. There are so many great customer service people out there that would make this experience joyful and smooth. I wish 404 border would let the extremely rude go! Ashley was who we dealt with so if you try this place make sure you get someone nicer than her also only believe what you see on paper and nothing that is said. In closing I pray that she loves life and has a great experience as time goes on. Ill update! BTW there is another apt close by that I wished we had of chosen! All the people there seemed really cool and nice.
As a FedEx driver, delivering to apartments aren’t always the easiest thing. However, these apartments have been nothing short of a pleasant experience every time. The staff are amazing and very professional. The building itself is always clean, well maintained, and easy to follow and get around. I would highly recommend living here. Ask for Shay, the one with the bright smile.
Future resident, Im moving in a few months and choose 404 because the property looks very nice, I have visited the property during the day and at night to see what it is like, Im very pleased to see there is no loitering, met Mario, and he was very polite and reassuring, I felt comfortable walking the property at night and it is well kept, clean and safe. I look forward to making this my new home. The location is perfect too.
I am not a tenant there, I went to have a tour and I found Amber to be really nice. I would consider staying her especially that I just graduated from school and the vast majority there are students, but I had a feeling that the walls are thin (not sure tho) and I did not like the fact that some tenants keep their door open and the aisle smells like food. I found a better place but this place is not that bad.
Apartments full of roaches. Pathetic management. Very rude. Will never help. If you go to christie she will always delay it, saying come later. They will charge you extra something every month. No customer service, pathetic management.Christie is never in office to attend the residents.Instead of helping customers out, she is always rude and never helps out. She doesn’t have time to attend customers but she gets to have 2 hours of lunch break and lots of time to play with pet during office hours.
The apartment is new and clean, and management try their hardest to maintain the place. But what makes this apartment better than the rest are the managers and maintenance team. They are simply awesome.I was away on an extended vacation, and I received a text that I have a package outside my door. I requested if they can hold it in the office while Im gone. Instead, they informed me that they have placed it inside my apartment. That saved me a trip to the office.When I have a problem in my unit (like the bulbs or batteries of smoke detector needing to be changed), they promptly come and fix the problem. I didnt have to wait for days. One time, one of the maintenance team accidentally broke a figurine while changing the air filters. I arrived home to find a long letter of apology... no excuses, just a sincere apology. The maintenance guy who broke it also approached me in the parking lot to personally apologize.These are the kind of people that you can trust. This is going to be my 5th year in Arlington, and my 4th year in this apartment.
I’ve been here 2 years and it’s amazing. Very clean and quiet. The pool is cool and has cabanas for parties. The staff goes out of their way for all of the residents. My daughter says we live in a rich condo lol. I once had a problem with my sink and it’s was fixed in 10 mins. Luv it here
I’ve been living here for a little over 3yrs now and I feel it is a great apartment complex. The staff has been friendly and helpful to me whenever I’ve had any issues. The apartment is located within walking distance to several restaurants, bars, and other forms of entertainment. If you are in the market for an apartment, I’d highly recommended giving them a try.
I moved to this property recently and could not be happier with this place. The manager is very knowledgeable and always pleasant and helpful. The property is well maintained and very clean. The maintenance crew (mark) is very efficient and prompt every time I had a request. I do highly recommend this place.
My friends are leaving on 2nd floor and their ceiling leakes even in a 30 minutes rain. And the corridors are very filthy mostly elevators. The management charges extra and cut the deposit for everything. Everything that isnt their fault. Bedbugs and roaches are not new in the apartments. Otherwise, its good to stay. No other complaints.
I have recently moved in and have been here going on two months now. I cannot say enkugh good things about this place, its location and how well I have taken care of thus far!! Any issue I have had, regardless of how small or minute, has been handled immediately by Shay and Christi. I always find them with beautiful smiles on their faces and always a warm welcome. The rooms are fantastic. The built-in, provided amenities, including washer/dryer, has been a lifesaver for me, and I am beyond grateful. I am on the 4th floor, and I have never enjoyed a more perfect view. If you truly want to invest in your living experience, meet amazing people and be near absolutely everything in the heart of Arlington, this is your home.
My son lives there, and invited me to go swimming and cookout. I enjoyed being out by the pool, everyone was respectful, and friendly. They had grills out there, so we took advantage of them, and grilled burgers and hot dogs. They had these Cabanas that you can stay in, when youre not swimming in the pool. They had refrigerators to keep your drinks cold, and a TV to watch the game. Overall I had a great time being out there.
Lovely place. Slightly expensive rent. They have got a decent gym, a small pool(4ft depth at the deep end and 6inches at the shallow end). Garage, valet trash disposal and a very good leasing office.A lounge to relax and browse the internet, a pool table on the 4th floor .The rooms are okay. Make sure that there are no bed bugs while shifting or you arent bringing any bed bugs with you.And yes, the flats are smoking free.Around 0.5-0.8 miles to the ERB at UT Arlington.
I have been living her almost 2 months. The staff is very friendly. Ashley is the first I met always great you with a smile. She always answers my questions in a timely manner no matter how big it small the issue is she gets right on it. The mgr whom I cant remember her name is ohh so friendly and sweet. This staff is the best out of all the complex I looked at before moving. The Maintence Mario always helpful. Who ever hired this staff deserves a promotion. Grounds always kept clean. They make u feel safe as a single woman in this complex thats important. Kupos Ashley u the best!!!! And the mgr and staff
Worst management of the year award goes to 404 border apartments. Living here is a joke . You really have to be foolish to have an apartment here. They will trick you by showing nice apartments and once you take a lease here by ready to shell out extra money every month for unreasonable claims by the authorities.
I have been living in apartments since June of 2005. I have had probably 7 or 8 different property managers, at two different properties in that time frame. 404 Border is the only place that shows it cares about more than the next lease. They care about you after you sign the lease.Pool is typically spotless. The building and the units themselves are well mainted. Loads of stuff to do within walking distance.I highly recommend 404 Border - they will treat you right!
Clearly these reviews are fake, so you will see for yourself. Apartments are infested with ROACHES, hallways are disgusting, over charge on move-out, hard to get a hold of and customer service sucks. Save your time and money and go to Arlington Commons! I will be uploading my photos on yelp!Never write reviews but I hate when companies have the slightest clue about treating people and then online reviews suggest otherwise! Reviews are fake please don’t waist your time!
I have been a resident at 404 Border for 3 months now and could not be happier. I was relocated for work and they made the process of moving down to Texas easy and hassle free. The property management staff has always been helpful and friendly. I would highly recommend to anyone looking in the Arlington area.
I actually moved out a few months ago and I never write reviews. However Shae called and Christi emailed me in regards to a package that was accidentally delivered to my old unit because they didnt want to RTS (Return To Sender) my package and stayed open a few minutes late to ensure I got my package. Talk about 5 STAR customer service!I do miss living here but, I was blessed with an amazing opportunity that I could not turn down BUT if the opportunity presents its self I would definitely moved back.
Awesome Living atmosphere with amenities like Gym, Swimming Pool, Game Room and Wi-Fi Lounge. Rent is a bit overpriced when compared to other apartments. For those who love to live luxuriously, 404 Border Apts is definitely a good choice. Major problem here is most of the apartments have bed bugs and they don’t go even after treatment. Watch out for it.
I had a great experience living at 404 border apartments. You won’t be able to find a cleanest apartment like 404 with great social environment, secure neighborhoods and close to nice restaurants. leasing staff specially “SHAY” is so helpful and solves your problem with in a day. All the maintenance staff is so cooperative and fixes things so quick.. I moved becoz of my job, but I still miss that apartment so bad. I really recommend everyone to get that apartment if you looking to move in Arlington.ThAnks
The staff at 404 Border has exceptional customer service skills, which in this day and time is a lost art. I have observed the staff at 404 and they are always willing to assist.If there are any issues at 404 the staff get to a resolve immediately. Every member of the staff takes pride in the property, and treats each tenant as if theyre family. What I appreciate the most is that the front desk representative is very connected and professional.
Worst maintenance.Most of the flats have roaches and bed bugs. Its a serious problem and personally Ive had many health issues due to that. Management ignores our complaints saying we need to keep the house clean. In my flat, we got pest control for continuous 2 months and still all the pests are increasing day by day.THIS IS SERIOUS
Its getting close to the end of my lease agreement and I was going to move but after looking around downtown Arlington, I cannot find a more affordable, nice place. I love the staff here and its walking distance to my job and UTA. Thank You 404, hope next year is as good as this year.
Well I thought this would be a great experience but honestly I can’t wait to my lease is up . The apts have a roach problem and these apts cost wayyyyyyyyyy too much for roaches . I really think they should take the time and bomb each apt and get in the walls cause the roaches are only moving from apt to apt . I didn’t bring roaches with me and I refuse to stay with them . The management don’t seem to care that these apts have roach issue again apts are too expensive for that . I’m not sure if the residents are nasty or what but I’m very disgusted staying here . I hope this reaches corporate office and someone other than the apt manager puts this gerneral message on here . This is sad I barely even stay home cause I don’t want to live with pest!
The leasing agent there is so helpful!!I think her name was Shae, or something like that?Anyways, she was great! Very professional, you could tell she was always willing to go the extra mile, to make sure the wife and I found what we were looking for.. and exactly that we found!Property well taken care of, middle of downtown Arlington (so many different bars/restaurants opening up), and great, hard working, employees who make sure everything you require is at your disposal... what else can you ask for? :)
I asked for pest control on Thursday, and they scheduled the pest control on Friday. I spent hours on Thursday to clean out the kitchen. The pest control never showed up and I asked them to fix this. They showed no intent to fix this problem and told me that the manager does not work on Thursday. And they blamed the issue to the pest control company (saying that they are not responsible for what they did) when I asked them to give the number of the pest control, they refused, saying that they are the ones who contact pest control. Now I have an empty kitchen and have to wait another week for pest control. And it is not only this issue they frustrate me, the management cares about absolutely nothing about tenants and do not do their job.
Such a bad service from management, they suppose to give us apartment on 21st july and they had gave us apartment 22 day late, moreover, the new apartment has not some utility installed, and its been 26 days and they still didnt provide the utility such as electric bulb, stove plate and etc, they give us excused for not providing utility. such a Vorst service from management.
Long post alertWhere do I start ILOVE this property 404 is an awesome place to call home. The staff Shay and Christi are awesome at coustomer service. They really have helped me settle in. Being new to the State of tx I’ve accountered certain difficulties with other complexes but that ended with 404 border. 404 border is THE place to live !!!!!!!!!!!
Very nice expensive apartments but the walls are paper thin and my upstairs neighbors are very loud and its always after 3am that they are stomping and talking really loud everything else as far as security and things in my apartment work fine the noise is the only issue

2021-08-03The elevator closer to the reception is super clean and sanitized daily. The other elevator (mainly used) is super dirty and smells really bad. At first they welcome you with an open heart, but after moving they almost spit at you. Im talking about the two old ladies working at the reception, miss Barbara and miss Karen. They talk back at you, they are super rude and give no respect after signing the contract. They gave no warning that no matter what size apartment you pick, you’re only allowed 1 small trash can that comes forced with the apartment and they’ll fee you if you use a different one. I hope this is a clear WARNING to anyone moving here.

2022-02-10What’s good:- They helped me out with one month rent during pandemic.- Christine is very nice, helpful, and informative.- Quiet / convenient/ environment with police stations and great choices of restaurants nearby / great location for UTA students.- Texas snow storm (2021) recovery time was about two days. Fast and efficient.What can be done a bit better:- Pests, and doesn’t matter how clean your room is. Ask the front desk or office for pest control.- Key fob was promised to be given a week after moved in, took over a year to deliver.

2021-09-12My lease is finally coming to a end & I couldn’t be more happier. The two ladies in the office are very rude !!! They complain about the smallest things such as stains in front the door when the entire outside is filthy!!!! I have been here for a year & let’s talk about the ROACHES ... this place is filled with roaches no matter how clean you keep your apartment the roaches keep coming !!! The maintenance guy is probably the only kind worker, he is amazing !!! This complex may have had gotten another year out me if they got rid of the roaches !!!!

2020-08-26One of the best apartments near University area. Very safe to live in and management is also really nice. Also, it is equipped with Gym, Swimming pool and all which is really great. During this pandemic, the management has done a remarkable job. I would definitely recommend.

2020-10-08Management group is not supportive. They would Charge you with lots of minor charges at the end of your lease and make deposit zero. Not advisable to rent an apartment here. It’s better stay on roads rather than 404. Humble request to do not rent this property. People are giving good reviews because if you do that they are giving you discount in rent. Disgusting. Very bad experience.

2021-03-09This place has its ups and downs, but the maintenance crew is fantastic. Whenever we have a problem, Mario and Lewis always tend to it promptly. After the winter storm a bunch of other apartment complexes in the area were flooding for days, but the maintenance guys here fixed a ton of leaks and made sure people could actually stay in their homes.

2020-01-25I moved in last Friday and Saturday, and my apartment wasnt cleaned or ready. Sunday I started seeing baby roaches. Monday they were in my keurig and sink and bathroom. It was bug bombed and I was moved to another apartment, which was bug bombed too. There were roaches there. Rent is $1100 a month plus convenience fees and utilities. Management and maintenance tried to make it better, but it got worse. I broke my lease today and am moving all out this weekend and throwing a lot away. Great location and property, but not clean and definitely has a bug infestation. Now Im having to get all my stuff moved again and cleaned as to not take any with me. A nightmare would be an understatement. Until the California owners and Plano management group get their act together, this place isnt worth renting. Photos are on yelp.

2020-08-31My first apartment when I came to United States. It has different floor plans. Mine was 2bhk. It is a gated apartment with good secure features and decent amenities. Good for UTA students if they wish to stay off campus.
