The reason it was poor is because I waited 2 and half hrs to get my room just because of them not taking the 3rd party then on top that my key didnt work at first had to go and get another one so over all not a good experience

If I could review this place less I would.. absolutely RUDEST , unprofessional , class-less staff I have ever experienced.. there was noone at the front desk when I walked in, nor 3 more times I walked back to the desk. Then out nowhere this troll of a woman asks me what Im doing there. I said trying to find u so I can rent a room . And has nerve to have attitude like I did something wrong.
This place was nice. The interior was a bit tired, but nothing a fresh paint job couldnt fix. Branding needs to be better...one cant tell it is an ABV but there are plenty of telltale signs the place was a retired Ramada Inn.
Theres a Red Roof & Motel 6 within walking distance that are cheaper and 100 times nicer. If theyre booked I saw a bus stop with a comfortable looking bench out front that Id sleep on before I ever stayed at this hotel again. Stinks, tiny room, tv dont work, blow dryer dont work. Old dirty and very outdated. Never again
Very friendly and helpful staff. A somewhat Dated facility but you can tell there’s a lot of effort into upkeep and maintenance. Rooms were immaculate and getting extra towels was quick and easy. I did find a cockroach in my room in the third night. The area has lots of shops and places to eat. Rooms are small but for the cheap price it’s an overall good experience thus 3 stars.
Very clean and comfy. Staff is very pleasant to deal with. Accommodating to the customers needs also. To top it off, the price was better than any other hotel within a 10 mile radius. Id recommend this hotel to anyone looking for a nice place at a reasonable price.
Vague 3 at most. Outside looks okay with the blue lighting scheme and all. I cant speak for all the rooms, but the ones I did see needed a good bit of fresh paint and new trim.Bathrooms only have spacious standing showers, no tubs. This location will do in a needy situation, but dont expect any wow factors.
It was advertised for $46 but when you went to the hotel it says $75 dollars it was false advertisement they told me that you had to call to make reservations for $46 plus tax $50 deposit but when you check out you get your deposit back and it would take 5 to 7 business days to get it

It was dirty. Shower was pretty nasty and my wife wouldnt use it. Room fridge didnt work. They dont serve breakfast anymore. They do allow dogs, which is why we stayed there. Wouldnt stay there again.

Stayed here for Fan expo. Everyone was really nice and helpful. Had no problems with my card or getting checked in or in any part of the checking in or Out process. Any problems I did have were immediately addressed and resolved(WiFi wasn’t working for a bit). Only thing that surprised me was that my room was cleaned(with bed made) when I came back on the second evening but nothing was taken and everything was as it should’ve been. That’s why I didn’t give a 5 star review(I’m use to having the room cleaned AFTER I check out but not every hotel is the same. There wasn’t a sign that said they did that here). Overall it was a great stay. The AC worked perfectly, the bed was comfy, the pillows were big and soft and the hotel affordable. Would definitely stay here again if I came to another convention down here.
The staff is very polite and professional. They are always Linda and respectful. The community its self is quiet and everyone seems be mind ful of one another without being intrusive.

Well I was really looking forward at staying in this hotel in addison since my husband and I , are having to move from different hotels that have been making our stays very stressful and actually pretty depressing. But I expected difficulty from those other hotels, simply because You Get For What You Pay For. But since we decided to spend a little extra ,around an upper classy area in Dallas, [even though we cant afford to], I was extremely disappointed of booking a room here at the AMERICAS BEST VALUE INN- ADDISON.

Walk into the lobby just after 2 in the morning and the guy behind the desk didnt even notice. Did I mention that I was not a guest. Lucky for people Im still sane and medicated.
Normally I would ignore the fact that my upstairs neighbors were clearly communicating with me through the ceiling, (I mean, after all, I am a paranoid schizophrenic) but somehow this seemed a bit more sinister. It was almost as if they were trying to get me to leave (which I ended up having to around three in the morning) by making threats of falsely accusing me of smoking marijuana; when in all likely-hood it was them puffin the wacky-tobaccy, trying to cover their tracks. SUPER shady if you ask me, but then again...😳... 😜.
Room was clean and comfy. My only complaint was that the door to the room stuck a little and the exterior did not look great.

I have been to this place before and had an average experience. The service used to be acceptable for the price, and the beds looked clean and even the towels smelled clean (to bleach but that made me trust they were desinfected) However, during my last visit I had a awful experience from the first moment. The room I was assigned had a terrible and insoportable odor. I couldnt cope with it. It was like a mixture of cigarette, dirt and who knows what else. I went to the reception and asked to exchange the room which they did very nicely. Nevertheless, the new room was still a little bit smelly. The odor was less than it was in the previous one but still. Moreover, the beds look kind of messy that I didnt even want to rest my head on them because I didnt trust the sheets were clean enough. Also, the towels smelled to dirt. I am not coming back, so I will look for other options in the area.
I stayed here for about a week & even paid a pet deposit. The staff was relatively polite & the housekeeper gave me clean towels daily. One morning the owner I suppose showed up & saw my linens in the hallway as the housekeeper said to do so. He came into my room, aggressively, yelling at me, & told me that that they didnt need my money & that I could not stay another day. So I packed up & left & never looked back.P.S. the sink leaked water from the underneath & the fridge never worked from day one. Stay at another motel if possible
The front desk employee overcharged me every time I stayed and stole the rest of my money. He didnt have me sign any paperwork. Manager is unresponsive. They do not care about robbing customers.Also, there were cockroaches one night (woke up to one on my face) and we received a $5 refund. Thank you for giving me back the $5 you stole from me.
I have lived at this hotel for over 7 months. I have stayed at several hotels and extended stay hotels over the years, and this one has been my favorite.Even though I have had my differences with the different staff over the time, as can be expected for someone staying at a place for a long time, over all the staff has been very nice and accommodating.The room has been very nice and comfortable. The bed has proven to be very comfortable, the cushioned chair in the room is very comfortable, the room has a very nice 42 flat panel TV. And I like the fact that it is a safe and quiet hotel.My stay has been nice and quiet. The room keeps the surrounding rooms noise out of your room. Plus, the hotel management does a great job of keeping the hotel free of people up to no good.I recommend this hotel to anyone wishing to stay for a night or for an extended period of time.
I got a king room for my son and I for a flat $50 on a Saturday evening.....That being said, the room was clean, comfortable, and quiet. Big flat screen TV, microwave and mini fridge in room. The hot water to the shower only got to about luke warm at best, but for the price of the room I am not one to complain. Also in the morning there was no breakfast and they were even out of coffee.Still for $50, no major complaints.
Heres the weird electric blue and black carpet with the granite countertops and the yellow stucco walls (bathroom was a completely different shade). And heres a light that doesnt work. And here is a tiny bathroom with no tub only a shower and a half a roll of toilet paper. And heres a spot where an iron and ironing board would typically go. They didnt have coffee. Their free breakfast was some generic Debby Snack pastries. There were 4 of them, though, so theres that.
Room wasnt cleaned, restroom wasnt cleaned, mini fridge unplugged to allow for freezer to defrost & left a puddle in the middle of the room. Someone was nice enough to make the bed though.
Great rooms. Nice motel and staff. The only thing that upset me about this hotel was the fact I didnt notice they forgot to put towels in my room until after I took a shower. It was a cool wet walk to the counter. But hey that being said. I booked a 2nd night so its nothing to be upset about..
Thus once is so nasty and they are so rude. My sheets and comforter were filthy, I asked for a clean room and she actually told me no that I didnt pay enough for the room.
Im not picky just to start. I came here because its right next to the offices that I am going to be working out of for a few days. I just want to preface this that Ive stayed in lots of placed all over the world... this motel though is just a bit too rundown. I really tried to not sweat the details but unfortunately for $45 bucks a night its pushing the envelope of what should be allowed. The room was clean, thank god, but walking into the place the air smells of dirt, tobacco, and sweat - its a horrendous smell that permeats throughout the lobby. The hallways and lobbies all have dying or blinking bulbs, half-lit halls, dirt on the carpet and a random broken couch on some wooden planks... just to tie it all up. Right when you come in at the desk there is a MISSING PERSONS poster posted right behind 2 huge glass windows... its rough... the rooms well they were clean-ish...they look spotless theres no carpet in the rooms, the furniture has definitely seen some ware but they do have an AC, fridge, and microwave. As I lay in bed I started to realize that maybe the sheets werent clean? The bed just smelled of sweat, it smelled clean but i really just dont trust that they changed the sheets or are changing all of the sheets and washing them.My AC was leaking too, or someones AC was leaking into my room I couldnt determine but they just came in and set down a towel. Good luck staying here, the red roof down the street is almost as similarly priced but at least it feels safer than this spot.

Ive stayed here several times and have never had any issues. The front desk staff and housekeeping staff are very sweet and helpful. The linens are a little dated but the rooms are clean and comfortable.
Absolutely Terrible! Everywhere in the hotel it smelled like smoke. Towles, sheets, and even pillows were stained. No coffee in the morning downstairs. Pay the extra 10 or 20 a night and go somewhere where you wont have to worry about respiratory problems after your stay.
Great front desk staff, very helpful. Room was clean, bed was comfortable, room had no odor, and no bugs. The only gripe is Im a constant coffee drinker and wouldve liked a little coffee pot and complimentary coffee in the room.
Just a very average hotel, with a few problems. At least it was clean?Our first room, the key wouldnt unlock the room, found out that the battery of the mechanism was down. The guy on night duty offered to just reopen the door for us with a physical key everytime, but we didnt feel okay with that, and he moved is to another room, thankfully.The beds were hard, and the only one out of our group (myself, husband and toddler) was the three year old who can sleep anywhere.Breakfast was a few muffins and danishes, with vending machines for other options.Wouldnt stay here again if we didnt have to, was only convenient for what we were in town for.

The front desk attendant seemed like he couldnt have been bothered more by our arrival. The bed was reasonably comfortable and the air conditioner worked. However the free breakfast amounted to cheap fruity pastries and a pot of coffee.

Smelled like marijuana All day! Told the front desk guy I was certain its marijuana. Former officer. I asked for half my money back since I stayed in the room for a while. They obliged. Saw a rat crawling over the fence in the frontAs I was leaving. Room was decent.
ROACHES! No breakfast, they literally put 3 MINI muffins out, nothing else. I stayed for 6 nights, the police was here almost every night. The sink smells like sewer, i found hairs maybe pubs in the sheets, rooms stink. the only good thing about this place is location, not good for a long stay. the sheets have stains, blankets have holes, during the day the ac doesnt work properly, microwave was dirty and smelled bad.

For the price, you get what you pay for. For the area, not very impressing. Outdated rooms, small restroom area and smelled like insecticide. Housekeeping either forgot to remove a cup full of ice and soda from the previous patron or the housekeeper themselves forgot it.Sheets had old stains on them but appeared to be clean. Towels as well.Would not stay again unless desperate for a room.
The property staff was very Kind and welcoming. I had an issue come up at the end of my stay , and had to book another night and they were more than happy to accommodate me.

There were many little roaches, even in the microwave. The toilet was not working well and when my friend and I let the receptionist know about it he said ok and to leave it like that because they will fix it later. I had to stay there for 3 nights. I had to fix the toilet every time I used it. The room was very small too. Other things were ok. But I wouldnt recommend it.
The front desk staff is very disrespectful. HUNG UP ON ME 3 TIMES . Had to stay there 2 nights . The first night i slept there i had bedbug bites on me . THIS HOTEL HAS BEDBUGS . THE PLACE HAS A BAD ODOR.
The light above the sink flickered every time we turned it on. The shower water pressure is too much. The sheets and washclothes had stains on them. Our sheets also had a hole in them. I guess you get what you pay for.
Ive stayed here a couple of times and the staff is very friendly. The rooms arent exaclty the nicest, but the price is right. The free breakfast is not exactly breakfast, but I appreciate the thought anyway! There are tons of places to eat and things to do right in the area so the location is great.

Its clean, quiet, you get what you pay for. As far as cheap hotels go this is better than most, small breakfast (muffins, pastries), and it isnt hectic like most other places of its rating.
The cleanliness of the room I stayed at was disgusting. There were bugs crawling up the walls, crusty bed sheets with holes/ rips/ stains, bugs on the floor. There were also crumbs all over the counters in the kitchen and spider eggs and cobwebs in the curtains.
I was very unhappy with my say that this was a clear location due to the fact of this snowstone disaster in Texas I felt as if we were overcharged for the days that we were there on top of that experience we also experienced a worker walking into our room while we were resting and watching TV with no acknowledgment of a knock before entering they just used the master key and walked into our room I felt as if there was no apology that was made and I will never want to experience coming to that this particular location again being a disaster or otherwise.

I called this place to get a room for a lady and her child. They have no place to go.I asked if in any way they could give us a discount because There are several of us trying to help her. If they had an unused room that we could get a discount on, Not Free!!She was soo RUDE.. Actually it was way better then i hadHeard bout the place..lets see..there was no pest problam.. neighbors keapt to themself for most of the time we where there. ....the only little problam..with it actually not that small either....no joke !! You will be scared to go outside of building at night cuz of so many damn cops going through that area ..like 20 at once lol but other then that thw price is lower the the othsr ones next door to it.I know i be going back there if i need a room for couple of days on that side of town

Location is awesome. Amongst many hotels & shops on the main road. The rooms are super nice & clean. The service was very helpful & accommodated us nicely.

This place gets 1 star because it has smoking rooms. But when u walk into the room theres a muggy feeling. It smells damp and of mold. This isnt a place I would recommend.

Bad attention, very impolite the Front Desk that attended me, looked at the clothes that I was wearing to justify that I could pay and only because I mentioned that the room appeared cheaper in the application.There is no breakfast that they offer included in the cost of the room. The coffee that is the only thing they had was horrible.
I would like to know your prices but I lived in Addison for 14 years and I work right there and I always work for the restaurant and I felt good and comfortable but I dont know your prices

2022-05-29DO NOT STAY HERE! I was traveling alone as a young woman. The manager at the front was checking me in and asked me if my boyfriend was coming with me and I kept telling him I booked for one. He then proceeded to ask me again and ask why he wasn’t. At first I thought he was just making small talk as he checked me In. I go into the room and 5 minutes later he came and asked to come in to “check the fire alarm”. I said sure. He came in and looked at it for 2 seconds and started to linger and ask me more personal questions. He asked if I was sure I was staying alone tonight and if my boyfriend was coming AGAIN. Then he asked me if I was from Texas or somewhere else (he clearly saw my California ID). Then right before he left, he asked again “no boyfriend, right?” At that point I ignore him and immediately start thinking of where else I’d be staying that night, because I surely wasn’t staying there. I left the room 10 minutes later trying not to be seen. I had a full blown panic attack and went a few minutes down the street trying to figure out what to do. I called and spoke to a woman, who was no help. He ended up calling me acting as if he was someone else, but I knew it was him and I told him everything he did to me. He denied it and denied it, but agreed to refund me. When I went back up there, I spoke to the lady that was on the phone and she said that I wasn’t able to be refunded since I “used the room for an hour”. I told her she knew exactly what happened and that I was in there for 10 minutes. Her excuse then was that the housekeepers said it was dirty. I literally didn’t even pull back the covers, that’s how unused the room was. She then said well it’s because I was trying to have visitors when they don’t allow visitors. So that was his excuse to her so he didn’t sound like the creep he is. DO NOT STAY HERE.

2022-05-04I checked in quite late (3AM) as I stay hours away from Dallas. I was placed in a room which I did NOT feel comfortable in. I was frustrated and I needed rest for my 2PM training in Carrollton. I asked the receptionist (on the overnight shift), who looked tired as well, if she can have me switched. At first she said there wasnt any rooms available because most are reserved. But after I kept on pleading, she finally gave me a new room. It was a room I felt comfortable and happy with. The lady was awesome! I am so grateful for her. I was able to settle in and get ready for my training. Oh and location is fabulous as it is within a very upscale, pleasant neighborhood. I decided to extend my stay for another night and left about 2AM. I never got to thank the lady, but I am forever grateful for her. I will be staying here again!

2022-04-04Booked a two night stay with them, I travel Alot so Im use to hotels but AMERICAS BEST VALUE INN!! Has not been a good stay, my pillow cases & towels are dirty we wrapped a small blanket of ours around the pillows so we wouldnt lay on dirty yellow pillows. I havent seen any bugs but weve been itching when we lay in the bed. Theres a dirty used towel in our shower. I asked the lady at the front desk for a fork due to them having a dining lobby, and she told me they have no forks if theres none in the area. Then she was rude and said well why didnt you get fork with your food thats Your fault. Honestly I do no recommend this hotel I may leave a day early.

She replied You need to use common sense, why would you wait until night to ask for this?.The staff member blew me off Disrespect Negative: Customer service is poor Rooms are not as advertised NO REFUNDS!Breakfast is NOT what you think, prepackaged, off brand pastry. 2022-05-07Absolutely will not be staying here. Whoever the woman was answering the phone at 11:50 on May 6th 2022 had the WORST attitude and in my opinion. She should be spoken to, if not fired for that. I was asking if a room was available because I was planning to make a reservation for the weekend. She replies What are you TALKING about? Have you never booked a room before, like a RES-ER-VATION?. I answered, Im just asking if theres a room available. And she replies with even more attitude... She is the ONLY reason I will not be staying here. Unprofessional and completely disrespectful. Shes going to drive away any and all customers with THAT kind of attitude. I will be paying to stay somewhere else.

2022-03-20My wife needed a room to stay because of travel (3/19/22)and was turned away because she did not have 50$ cash for deposit she had card only and was turned away with a newborn and a 2 year old. Ive stayed in many hotels for years and never paid cash for anything. Dont book here. Keep it moving.

2022-06-04They want to charge more for a week than it would cost for a week being payed day to day...some these hotels needs to freakin learn how economics works..yall and other paces doin that are doin thay are going lose business and end up goin bankrupt and have to sell

2022-05-25Rude & Dishonest Establishment. Rules changes daily do the the staff. Cant use Credit Cards or Agoda to get discounts on rates. Red Flag A different manager everytime something goes wrong. Hallways are cluttered with appliances besides trash in parking lot. Stinks and Over Priced

2022-02-26Positive: location Negative: advertised as having a restaurant. There is NO restaurant. there is however weak & lukewarm coffee available in the morning. desk clerk told me there would be muffins etc in the morning. NONE

2022-04-11Negative: Staff were rude. At the time of booking the description indicated there is microwave in the room, there was no microwave in the room. Breakfast was a garbage coffee with no creamer or milk available with a cheap 50 cents cookie. Not recommended.
