Came looking for a place for my son and the experience was so pleasant. I met with the black girl. i think her name was Diamond. I think it was her first day back to work too. She was so incredibly sweet. We spent 3 hours in the office but she was so attentive and was as excited as we were to get our son in his first apartment. She even gave my little one some chips to calm her down. The reputation may have been bad but the group in here now is so much better
Horrible place to live, these employees don’t care and are not helpful. Theses apartments should just be demolished, constant flooding when it rains, water cuts off randomly and really bad MOLD!. Constant junkies lurk around knocking on people’s door. These are not habitable apartments, look else where because its not worth it. The water bill keeps going high you’ll end up paying 200 dollars more on top of your rent. As for maintenance, honey good luck with that, they just here for a paycheck not to fix your problems. I pray for the poor souls that move in 🙏
The office staff, especially Jackie, are the BEST, they’re so understanding and will work with you to help with anything you need. The maintenance staff is wonderful. HOWEVER, the company that owns the property is HORRIBLE!!! First off, the water has been shut off for months and the poor office staff is doing everything they can to get approval for repairs but the property owners won’t approve the amounts. Total BS.But Jackie is amazing!! I love her so much!
Going on my 3rd lease and plan to stay longer! While the office has changed staff a few times, the current team is trying really hard to improve the place. I dont think it will happen overnight but Im rooting for them. The girls are super sweet and are always willing to listen to my concerns. Sadly, the few cons I do have about this place falls on the neighbors themselves, not the staff. Kudos to the maintenance guys, they works so hard to keep this place going.
Aurora the assistant manager needs to be fired! She sent my final balance of 51.00 to collections. Because I disagreed with the balance. She expected me to pay without providing any documentation. She offered to send the invoice to my new address but i didnt have a mailing address at the time. So fast forward to today I call and she tells me that I owe 1 dollar and some change (cant remember exact amount) instead of 51.00. She didnt even apologize for the mistaken she made! I asked to speak to the property manager, but then I decided to drive there, only to get there just for her to tell me she going to write it off as a zero balance! If you are a current resident you are moving out know Aurora does not know what shes doing you may end up with messed up credit because of her incompetence. She said that they will contact the collection agency and correct it. But it should have never happened in the first place! What if I had paid it when she told me too? They would have never said anything and just kept the money. Please dont move here!
I rated this apartment complex 1 star because since I moved here I had issues with my heating/AC, roach infestation, paint chipping, mold in my toilets, incompetence from maintenance due to the fact that they claim to fix my heating/ac issues but the problems still remain. There is no emergency maintenance line to call so if something drastic happens you have to wait until the next day. Also, their leasing staff lacks communication. These buildings are old and neglected and if you can afford to spend 50-100 dollars more on rent somewhere else please do it. This is not a good place to live. Neighbors are violent, loud, and inconsiderate, the landscape is filled with dog poop especially in the grilling areas and no one cleans up after their dogs, there are all kinds of dog breeds with not restrictions put in place like most apartment communities, police and fire truck are always here, and no matter how many times you complain nothing is resolved. Leasing specialist don’t even stay here long there is a new person almost every couple months. My lease is up soon and that’s all I look forward to. Please don’t move here!Update- 2/25/2021- til now (4/13/2021) There is still no hot water and Management has stopped communicating and providing updates. I even tried contacting GVA management since they want to respond this review, and like I suspected they dont care. GVA is only responding to these reviews to make it look like they care but they dont. One more month until my lease is up! I hate this place!
I am new to the San Antonio area and was met with open arms from the Balcones Urban Flats staff especially the Property Manager Ms. Justus she was nice, kind, courteous, respectful and was willing to help in anything that I needed. I viewed several properties in the area and Balcones Urban Flats properties is exactly what I need for the time being. Balcones Urban Flats is a affordable apartment that will work. I appreciate everybodys help and I plan to apply.
I had a fairly good experience renting here. I never really had any issues. The staff did their job and things were about as I would expect. However, upon moving out, I never received my deposit back. Ive gone to the office and its under new management. Ive called the new corporate office, however, Ive yet to get in touch with anyone. Ive left several phone messages and never received any call back. As an apartment, my experience was good. However, I wouldnt rent here again and I wouldnt recommend any one else does as well for the this single reason. Message to anyone renting an apartment: Do your best to keep track of your deposit. Keep a copy of your contract, know how much you paid and when you should be expecting it returned upon moving out. If you dont receive it within their timeframe, follow-up as soon as possible. Dont be like me and forget until months later, expecting them to return it automatically. Ive had good experiences with other apartments in which that was the case, but dont assume theyll be the same. Always ask for your deposit promptly upon moving out and keep on asking. Thank you.
DO NOT RENT HERE.I got the keys to B314 on 05/08/2020 to move in over that weekend. My AC went out when I moved in on 05/09/2020. I sent an email letting the property know. It took four days for it to be fixed. That was four days I had to stay at a hotel out of pocket. I was not updated on the situation during that time. I had to come in and speak w/ the Property Manager, Jennifer, to find out what the holdup was. I accepted the situation because she said the roof was wet and maintenance can’t be up there in that condition due to their safety. I am a reasonable person and I can understand that. However, it was very unprofessional not to notify me of the situation and leave me wondering.They finally did fix it and the next day it started making a horrendous racket that made it difficult to sleep there. It also started dripping water. I had to purchase a bucket out of pocket to contain the drip. I sent an email on 05/15/2020. After several days of it not being fixed I took a video of it and went to the office to show it to the Property Manager. Only then did maintenance go out and fix it. When maintenance did come, they forgot their tools and a ladder to reach the ceiling unit. I had to provide them with a stepping stool. While they were fixing it, they made a big mess on my floor that they didn’t clean, and they just randomly left. They left my closet door open, the filter out of the AC, the mess on the floor, and my front door open. I checked the AC and that racket had stopped as well as the drip so I figured they were done.The next day it started making another racket and started dripping again. I called in and made a work order. Over a week went by and no communication was made to me. I went in person and spoke w/ Jennifer and she said the HVAC maintenance man was out sick for 2 weeks. Nobody had bothered to let me know my work order wasn’t going to get done. At this point I was fed up w/ the situation and realized the quality of maintenance here as well as how the office handles communication.I had been dealing with roaches since I moved in. I asked to be put on the pest control list, but that never happened. I lost my mailbox key and asked for a copy to be made. That never happened. When I opened the AC system to put a filter in, I saw that there was mold all over the inside. I was also dealing with the fact that the stairs leading up to my unit are uneven and a massive liability lawsuit as I and others have almost fallen down them several times. I was just fed up.I gave my required two months notice on 06/02/2020 which was barely two and a half weeks after moving in. I was told I could leave at the end of July. When the date got closer I went to speak w/ the Manager about it and I was told there was also going to be an additional two months rent charge, on top of the 60 day notice I had given, for breaking the lease.Given the situation that I had given my notice two weeks into the lease and barely been here the required two months, plus all the various issues I have had to deal with, I didnt think it’s appropriate to charge me the reletting fee or the early termination fee.I emailed the manager and corporate office to let them know that they failed to hold up their end of the lease in accordance w/ paragraph 31, subsection 31.1, which outlines their responsibilities as the Landlord. I got no response from the corporate office which speaks volumes about their unwillingness to get involved.The manager told me she would check w/ the regional about the ridiculous $1500+ charges in termination fees and get back to me. Of course there was no response so I had to email to follow up on my last day. The manager sent me the final charges w/ all the fees and said she couldnt waive them.All in all it was a very disappointing experience. DO NOT RENT HERE and do not sign their ridiculous lease that requires 60 day notice, a re-letting fee, and additional $1000+ charge.
I met with Edward who was wonderful, he let me know I was all set to move in that Saturday. He also said he would no longer be working for the community and another sales associate would take care of me. After hearing no response for a multiple days I contacted the office they said corporate was in town and apologized for dropping the ball. I moved from out of state to TX and needed to move in that Saturday to arrange having furniture delivered etc and to avoid paying 425.00 for another week at a hotel. I asked for my application fee to be refunded and they refused.
My mother in law lived here, wouldn’t recommend it. She got bed bugs at least 3 times there from a neighboring unit and even though Management claimed they had an exterminator go by each time, we know for certain they lied at least once as we set up a camera inside any nobody went. There was small roaches too, she was a clean person.**UPDATE TO RESPONSE FROM OWNER**Received response from owner regarding them finding a solution. My mother in law was let out of her lease a few months ago after the issue occurred multiple times. She received a text from the complex last week that informed her that her unit again was found to have bed bugs and that they would address it.
DO NOT MOVE HERE!!! Especially if you are single. They will tack on other peoples water bills to yours. This is the only explanation for receiving a $180 for ONE MONTH of water usage. Yet my neighbor, who had 4 people living with her in that tiny 400sqft efficiency, had a bill of $37. I have yet to receive an explanation and I left there on March 31, 2020. I called yesterday and they are on their SIXTH new manager. Also, the place is a disgusting dump. Have some self respect and keep looking.
I have lived in these apartments since 2013 and the last 2 years have been chock full of the worst experiences ever. Under the current management, GVA, there was some hope of turning this old complex around. The constant change in staff, which occurs almost every month, makes it hard for them to keep up promises made to the tenants. The only two people who have been here for more than a month are Josh and the head of maintenance. Up until the last few weeks, there were only 2 maintenance men for the entire property and the only reason there are more than that is because of code compliance having to get involved. The recently appointed Manager, Susana, is a conniving individual who will use any tactic possible to remove tenants, going from lying to the police or trying to use illegal eviction practices. I am currently in the process of dealing with an issue in which she LIED about my threatening her due to the fact i brought up the dangerous things around the property and how my apartment hasnt had a repair since i moved into it in august. (I went from a efficiency to a 1 bdrm)I truly miss Wade, Tina and Lorelei as Managers. They were trying to make actual changes that benefited the residents. Ever since the allowance of pets, you would think with repugnant smell and constant presence of animal feces everywhere would make great fertilizer. Until 3 months ago, after a slew of complaints, they finally took down one of the wooden activity areas. It had become a lawsuit in the making with its huge hole,where a slide used to be. There is an ever presence of mold, various pests, sink holes so deep a small child could fall into it , chipping paint, and Ac units that have been here since the place originally opened.Just last year before the company took over, with allocated water, it was worth 600 from month to month. Now they have boosted the prices an additional 150 without doing anything except for cosmetic changes. No one pays the same rent here! There are probably a few apartments with actual new appliances, etc. but the rest look the same and alot of the work present was done by previous companies. There hasnt been a courtesy officer in months. Their false adverts online should be taken down or reported. They dont honor rental agreements and take advantage of people who are elderly or disabled. And do not let me leave out the fact that there has been an actual MURDER on the premises that occurred 2 days before Christmas. I used to love this place but it has quickly lost its charm and it is slowly into a slum. I honestly believe they pay people to leave good reviews online and if i didnt have a physical disability, i wouldve left by now.
October 2017: The apartment is decently priced and not in horrible condition. The paint in the apartments is cheap and the counter tops are sticky material. Other than that its decent. Emily(in office) is very nice and customer oriented. I mostly gave it a 3 star because they keep putting notes on my door saying i owe money that i dont. Ive gone to the office and they fix it. I end up getting a note the next week all over again. Its annoying.June 2018:These people are horrible and lucky they dont get the board of health called on them. They charged me 500 for pet fee and deposit when the addendum i signed stated we didnt have a pet fee/deposit and the paper in their office states 250 only. Weve put in maintenance request that have been open for a 3 months now. If you are willing to put up with Roaches, water shut down while youre cutting raw chicken, broken cheap cabinets and rude property manager, then this is the place for you (I did witness the way she speaks to people.section 8 or not, you treat people with dignity) Ill be ending my damn lease soon, thank goodness. I would pass this place up if I were you.
Ive been a resident here now for 10 months and I would definitely recommend it to any of my friends. The senior property manager (Christi Raines) is amazing, personally and professionally. Just ran into a payment issue cause by my bank, and she was extremely helpful. She worked with me and the bank to solve the issue. Also leasing consultant Emily is amazing, one of the best customer service I have ever encounter.
DO NOT MOVE HERE!!! Im warning you now! Its not worth the hassle! People dont pick up behind their pets when they take them for a walk! The trash people have not come for a little over 2 weeks now! The card readers in the on site laundry dont work! The police are always over there it seems like everyday for either a disturbance or someone overdosing! New manager in the office is trying go against the current lease agreements! All around its bad business! Dont waste ur tume or money on this place! They are trying to put people out left and right and its only effecting the current tenants by making our rent go up every month! I cant wait til my lease is up so i can move! They no lobger work with people even if they have kept good on their word! I cant wait til my lease is up so i can move! This place is a joke!!!!!
I visited this property today and was really impressed my the improvements with office staff as well as what this property offers their residents. The owner has really stepped it up, investing his money back into his property to keep happy residents in their homes! I highly recommend stopping by and giving this property a chance! This property is a second chance property. The propertys manager Christy is awesome as well as Assistant Emily. Property is leasing up dont mess out!!! They are very well priced and conveniently located.
Ive lived here four years. When i first moved in i told them everything wrong with the apartment. It wasnt cleaned after the last tenant moved out. Blinds were broken i was told i have to replace them when their last tenant ruined them. The sinks were painted over to hide rust. Wasnt noticed till i started cleaning and the paint came off. The tub looked like it had never been cleaned. Toilet bowl cleaner had to be left over night to get the stains off the tub. The infestation of german roaches is out of hand. I cant keep food in my house. They crawl in the fridge. Food isnt safe. The only thing that makes it worth all of this is how cheap the rent is. I moved from Wisconsin and needed a place now. Otherwise i wouldve broke the lease a long time ago. I stayed because its the only rent i can afford on my own.The staff is very helpful if youre a new tenant. But ive been ignored and hurried away when paying rent. I told them last month in February i wont be renewing my lease. They rushed me out. When i went to pay march rent i waited for 20 min to pay and i reminded them i wouldnt be renewing my lease. They said ok but you were supposed to have that in writting last month. If they didnt rush me out when i was paying my rent and a friendly reminder that i need a 60 day written notice i wouldnt be stuck here and have my plans ruined to move out of state at the end of march.Over all its not worth it. I would look for a roommate if i was you. All the raid ive had to buy every month is basically an extra bill you need to save for.
If zeros were an option thats what this rating would be! One of their manager whatever, needs professionalism in handling prospective renters. He absolutely turned me off in renting one of your lofts. Just because my granddaughter was evicted, what did that have to do with me? I am trying to move to your lovely city & if he is an example of the professional at work! I guess, I am the buyer beware!!!
When I first moved in I loved it, like any apartments its got its pros and cons but over all Im satisfied. Roaches started to appear but with just putting the work in and getting my own home bug spray I rarely see them. I do wish one of the office ladies wouldnt act like she hates her job, but whatever. I recommend this place if you dont mind putting in a little work and money to sustain a happy and healthy home, and dont mind obnoxious neighbors from time to time. Laundry mat across the street is much more convenient than on site one and apartment is in close proximity to a lot of things sick as restaurants, stores, ect...Like I said its an ok place if your not looking for a luxury loft or anything.
LOOK EVERYBODY, NO MATTER WHERE YOU MOVE TO OR STAY THERE WILL BE COCKROACHES. THEY ALL HAVE THEM....EVEN DOWNTOWN IN EXTREME LUXURY UNITS COSTING 2 THOUSAND A MONTH TO LIVE THERE. URBAN FLATS IS THE BEST COMPLEX I HAVE EVER BEEN IN AND WOULD TAKE HERE OVER PLACES COSTING HUNDREDS MORE.
Dirty Place to live GROSS. Infested with roaches .. I cant repeat myself enough.. Loud, violent neighbors many break-ins. Fights almost every weekend. Laundry rooms are dirty half of the washers and dryers do not work. Pool is always dirty as well as the dumpsters.trash is never inside always around dump and stinks bad. Rude management not friendly what so ever, lives on site. so in your business if you live near her. Not a people person. Yells at tenants guests for talking and it happens to echo ..Not a pleasant stay while I rented here.
Balcones Urban Flats is a fine place from which to rent. Quite close to local eateries and shopping centers, you can walk to about anything you need. The Rent is pretty affordable, and theyre fixing the rooms up to look nice before people move into them. Edward even got me a good move-in deal and was very courteous and helpful. I recommend renting from these apartments.
Current resident, horrible experience, roach infested place. Reported the issue to management 3 weeks ago and im still waiting for the pest control people. Noisy neighbors and always dirty specially on the weekend. Im glad the lease was only for 3 months. I have spent at least $100 on items used to fight the roach infestation to no results. Would never recommend this place to anyone. Also got the roof flooded due to faulty A/C and took management 2 weeks to address the issue.
Nasty place. They have bed bugs here and did nothing to treat them. When we moved out we had to leave everything behind. Cops are always there. They dont want to fix anything. Had an issue with the door and we told them next thing we knew we were evicted and charged for a new door. Because they didnt want to fix it. We were without AC for 3 weeks in middle of summer and 2 babies hot. Dont rent here!
Living here has been pleasant & the staff has helped make my New Beginning go smoothly & made me feel like part of the family. Emily has been helpful with my readjustment. She takes care of my requests in a timely manner. I plan to be here until God says its time to move elsewhere.
I don’t really write bad reviews about a place but I had it with this place and don’t recommend anyone to stay here we have been with out hot water for over a month or we can go days with any water it all also not only that but every month the rate of the rent change with fees that should been include when u sign the lease the new manager is rude tbh she is a raises even if you talk to her with good tone also when u place a work order maintance come and dnt fix the issue , the worse roaches the only way for u to be almost roach free is fumigating your self and the list can go on and on , is been horrible leaving here so if you want to go through this night mare go for it.
From poor communication between the different office personnel to random apartment searches for being one of my first expierences in San Antonio as a whole not pleasurable. Only one person in the front office seemed to be able to reason like a human. A work order was submitted the day I moved in for minor issues and it has now been 3 months with no changes or repairs made. Worst of all the change of management frequency makes any pre-existing agreements (even if in writing) almost a legal battle to get them to uphold and stand by. Im total this has by far been one of if not THE worst living situation I have ever heard to deal with.
Im really glad i found this spot to call home and its all great thanks to Edward. Edward was very resourceful he suggested options on renters insurance which were really affordable. His description of the apartment layouts were accurate. The location is great as well, you the i10 and loop 410 close to you so you can pretty much get around san antonio easily. There are also shopping stores in the area. What i liked most is that the gym is minutes away from me now.
Very terrible place. Moved out 06/30/18. Didnt get my $350 deposit till end of August and even then my name was wrongly spelled so it was returned. The accountant Celia is rude and acted like I was being a pest. I have decided to report to the FHA & BBB if I dont get my check by next week.
Dont be fooled by the 5 star ratings on this place. They are obviously faked by the apartments employees and NOT the tenants.The profiles are fake, they literally only have one review and one is even by Santa Fe themselves pretending to be someone else! That probably answers to why they are soooo useless and very unhelpful.The months here were the worst days of my life. Unless you like leaking, broken a/cs, the constant smell of paint that seeps over from the apartment next to you from being repainted, and PLENTY OF ROACHES then you should stay FAAAAAAR away from this place. The only reason someone should live here is to avoid being homeless, but if you had the choice choose something else!The only saving grace is their maintenance men.Ps: Dont fall for the pool. It was bright green for a full 5 months before they filled it with chemicals to clear it up...(the picture below was from the 1st of the 5 months so imagine that but entirely green!)

I do believe there is petition against them made by previous and current tenants claiming management accepts personal contents as rent payment. If you need drugs or weapons, you can find them here. Me and my girlfriend moved out over a month ago, left forwarding address TWICE both times they claimed they were entered and recorded, been waiting on our return deposit.Finally got tired of waiting and called them. Staff stated our forwarding address was never on file so our check got sent back. I personally left the forwarding address TWICE with the office staff once in person and once over the phone. EXTREMELY unprofessional and were counting on that money after corporate emailed us our statement. It will be another month before we get our money back if were lucky. Next stop is an email to the BBBthankd for nothing santa fe.Would not reccomend this place to anyone for any reason what so ever and if youre currently living there RUN
I just moved in this month and love this complex. It is so clean and nice. Christi and Emily are so kind and totally professional. I must give five stars!! All my needs are met here. Perfect location.. Anything you need is in walking distance. The maintenance staff is the best. I cannot say anything negative. Thank you management!!!! Your the best!!!!
Sante Fe place is a great place to live in. The Apr are very affordable and the staff are very nice and helpful. Now that its in new management things has shaped up a lot. If I ever have a problem with anything Christi Raines and Emily Pricazo are always on it in a heart beat Plus with a smile. Plus everything is with in walking distance. Thing from really good restaurants and shopping centers.
Good place to live.. Security 24/7 very quiet, apartments are upgraded.. The Air conditioning in the summer is gonna be about 80degrees in your apartment so get a portable air conditioner or window unit.. The flooring they put in is kinda too thin so it will rip easily there is a Main Manager on the property and its a girl.. So if you come across Wade hes just a assistant Manager lately hes been saying hes the main person there.. Any problems go to her.
I like this place... Its very quiet n in a convenient location... The staff is very friendly and helpful... Not alot of noise from neighbors or pets... Staff does a great job with maintenance n keeping up with their units... The staff in the office is very professional n willing to work with their tenants in any way possible... Couldnt ask for anything better... Thank u...
When we applied for our apt with Santa Fe, Emily was great in helping us with our paperwork . As we started to move in we needed help with our door and Fernando (maintenance) happened to come and introduced himself and fixed our door right then and there. great place!!
This is a great place very convenient location i stayed with a family member for a few weeks until it was time for me to move out of state for school but mean while my stay i felt comfortable there. The young lady in the front desk as soon as u enter was an out going person and always treated me with respect.
My boyfriend had Put in a maintenance Order, but never heaRd anything back. He spoke with one of the maintenance guys, Julian, and he immediately came oVer to help. Not only did he resolve the Issue, he made sure everything else was working fine. Super frienDly. Super helpful. Request JuliAn!
Do NOT come here, you will regret it. Pest, leaks, mold, garbage, broken glass, and much more. No one to fix the problems you encounter, they just told me everyone has these problems and didn’t come for months, and still have all the same issues. Even if you are desperate for a place do not come here I promise you will hate yourself for it.
Needs attention seems like alot of seedy things happening in the parking lot not a bad looking place at first glance apartments could use updating an repair I noticed the rent prices an I would never pay that 999 few amenities an its in a rundown status not a tenant this is a review from a visitor probably 3 is good for the property
Love the staff.Especially one of their maintenance guys Julian.He was really helpful and very friendly.We put in an order to fix the air condition and he did .He even went the extra mile to fix other things that were needing fixing.If you need anything looked at or fixed ask for Julian.Great experience.
I love this place is that fact that I just change job.and and my pay check stops are very little amount and they cant just understand that..that Ill will make payments they said ok.then they just charging me late fee I know Im due but just if they can be considered this my 2nd paycheck..first they couldnt accept checks.ok then I make a money order..before that I call if I can make payments n they said yes..now I make a money order they called.n they cant accept it they should of told me that before..I have to pay in full..like I said.i berly start this new job n this my 2nd pay check just wanted to say that I have sent emails I never got a response back i try to make payments online I had trouble I called so they can do something about..& they never called me back..but, they sure did called just to say..they cant accept money order..
Paid almost a $1000 to switch from an efficiency to a 1 bedroom and it was half assed wiring is old breakers always flip off if I open my fridge it turns off outlets and fridge stove wont operate unless AC is on AC always leaks its like ancient def not worth the price
I FIRST MOVED TO THESE APTS IN 1980 WHEN THEY WERE THE MALAGUENA APTS AND MOVED BACK 3 TIMES SINCE THEN......I LIKED IT BUT HAD ISSUES WITH ROACHES. ...IT WAS HORRIBLE......I DONT KNOW WHOS MANAGER NOW BUT SOUNDS LIKE THE PLACE HAS GONE TO POT SINCE I MOVED FROM THERE DECEMBER 1998....IT WAS SUMMERWIND BACK THEN....THE APT.MANAGER WAS A VERY SWEET ENGLISH LADY THAT REALLY KNEW HOW TO RUN THE PLACE. SADLY SHE PASSED 4 YEARS AGO. THE MAINTAINENCE WOULD TAKE CARE OF THINGS WHEN YOU CALLED IN AN ORDER....THERE WAS QUITE A BIT OF RIFF-RAFF BACK IN THE 80S AND 90S WHEN I LIVED THERE ON AND OFF BUT IT SOUNDS LIKE IT REALLY HAS GONE TO POT NOW.
I do not recommend it, I have lived here for 10 years and now everything is disgusting, they do not fix the problems in your apartment and as if that were not enough, you get more and more water every month, you pay as if you had a laundry, they do not have maintenance staff in a few wordsI DO NOT RECOMMEND IT

2022-06-26VERY IMPRESSIVE renovations are happening recently and it shows the new owners and management are absolutely passionate about flipping this complex into a more comfortable updated place! The sidewalks are being redone, the pool looks great, the updated exterior paint color makes it feel less like a gym and more like an good place to live.

2022-03-18Worse place to live, I had lived there only 6 months and broke my lease. One of the issues was roaches on the first month I moved in management never fixed the issue complained and nothing was ever done. Majorly of the time I wasn’t even at the apartment since I stayed with a friend. My abusive ex boyfriend stayed at my place which management allowed even after a restraining order was filed, he broke into my apartment when I was away. Yet I was at fault when I had a restraining order. Asked management if they could move me and I was told “ NO “ so I ended up breaking my lease before my time was up . The best choice I made.

2021-12-07This place is a sham. Apartments are run down miss manage and maintenance is a joke look at there website and look at these pics. Leaks pool horrible, there show apartment is not what you move into. I talked to 3 other tenants moving out same day same reasons. Place should be condemned.

2022-01-08Easily the worst apartment Ive ever lived in. Besides the constant roach problem and the water being shut off multiple times a week, weve just gotten new management (which is the 3rd time since I moved in from June 2021) that shut off our regular online payment method without notifying any of the residents, and when I finally find out on the 3rd of the month they take over, they close their offices early for no reason. Now Im being charged late fees despite the fact I was never told theyd be closing early, and even after dropping off the rent the next day they still keep adding late fees to my rent.

2022-01-27What can you say about this place that hasnt been said, move in at your own risk! The area is bad management doesnt keep up with the apartment complex to many druggies moving in. The rent is high for a single expect to pay almost $1000 in rent not including electricity. Stay away from this apartments looks are deceiving. Dont move in to this apartments youll be at risk of having your apartment broken into. As well as having random people knocking at your door the apartments are inhabitable lots of roaches the AC unit always breaks down no hot water this place is worse than leaving under a bridge. I dont recommend anyone renting here.

2021-08-16I had an amazing experience with Deanna, the leasing agent . Because this is my first time leasing an apartment on my own, I had several questions and concerns, but Deanna made sure to address every single last one and made me feel comfortable in asking. Even though I’m not looking to move until November/December time frame, Deanna extended different forms of communication to stay in contact with her, along with the property information. Most apartment communities won’t even speak to you if it isn’t within the 30 days, but I definitely have this community at the top of my list . I also had a chance to see the new manager and that experience was just as pleasant :)

2022-07-01Not having hot water is the worst. Roaches so bad the destroy the electric outlets and appliances. Changed management 4 times in the 2 years I lived there.

2022-06-10Came to visit a family member, boy this place smells people they turned off their lights with no notice to fix ac unit and forgot to turned them back on, maintance man had an attitude when asked him about it and was clueless, the guy next to my family his apartment was flooded he says it happens all the time, in a small apartment lives a family of 7 with dogs smells so bad when you walk by no way that is allowed, but sure want their rent on time though.

NEGATIVEMy name is Saber Asadullaah Muslim and I am putting Balcones Urban Flats and Ms. Diamond and the Leasing Office staff on BLAST.Do not move into Balcones Urban Flats. I repeat: DO NOT MOVE into Balcones Urban Flats. It was my mistake to do so, and I regret it but Im not sitting still for BUFs lack of proper care for its tenants and its property.Weve been here since Nov. 12. First off when you move into in an apartment you get your door key AND your mailbox key. We have yet to receive one. Its on order weve been told. As of Dec. 13 we still have not received a mailbox key.We were given an apartment move-in checklist, designed to have the apartment complex/maintenance crew make sure everything is correct and working properly. We filled that out, turned it in and was told give us 24-72 hours to have the items on the list repaired or replaced. We moved in Nov. 12. Nothing has been fixed - NOTHING.This is just some of the items that are wrong - and have NOT been repaired.A) ROACHES - nuff said1) Kitchen drawers are off rail or have NO drawer rail at all. 2) The bedroom window is caulked - yes CAULKED shut. Who does that??? This is a fire safety issue.3) The shower water pressure is weak, and when the shower valve is on water continues to come out of the tub faucet. Does yours?4) The toilet tank was/remains horribly moldy, which indicates stagnant water for several months and/or lack of cleaning between tenants. We cleaned it with Clorox Bleach up to the water level. Mold remains above the water line.ALSO the toilet flushes not once, but TWICE! I will take a video a of this as proof. This increases our water bill uneccessarily.NEWEarly Sunday morning Dec. 11we heard a loud outside our door. Upon taking a look we see a very large tree limb had fallen, striking the building adjacent to us and now it lies on the ground. I do not think this large tree limb will ever be removed; I dont think they have a legitimate maintenance crew at all. Temp Agency guys and Ive worked with Temp Agencies myself.I have pics (and a video) of all items wrong. Its been 30 days and nothing has been done. Not one thing. Im gathering evidence for a move out. Im considering consulting an attorney, and Im also considering calling a Tv news crew to show whats not going on. Nothing spreads faster than bad news.

2021-10-04When I first talked to the management team everyone was so nice. I have been moved 3 times which is unacceptable. I feel there is no way that management cant just be truthful with you. I just want my money back because I was lied to. I moved here from FL and I was very excited now I am mad and I was told its going to be 30 -60 days until I get my money refunded which I know is a lie. So if I dont get my money refunded soon because I am trying to use that money to move. I will call code enforcement on Balcones Urban Flats and hit yall with a lawsuit. Someone needs to refund my money
