Great place to live. Love the location, right off I35. Love the dog parks. Love the trails minus the little critters that also live here! I feel like the humans are invading their living space but I like that I feel like Im camping. The natural beauty is really nice to look at. The parking has been an issue of sorts lately. I suppose as long as we ALL follow the rules, everyone will be ok. I do think that security surveillance is needed throughout the complex. But over all this place is a jewel in the forest. I have to give a shout out to Angeles in the front office. She is always happy and smiling and ready to assist people. Head on over to Ethos and ask for her.
Great neighborhood with friendly neighbors. I love the nature thats incorporated throughout the community. The entire staff is always so attentive. Lauren in the front office always helps me with whatever I need and shes always so nice. Maintenance is highly responsive. One of the best apartment complexes Ive lived in!
My husband and I have been thinking of moving to Austin from San Antonio—needless to say we’ve been apartment searching like crazy. On our search we checked out ethos apartments. The property is beautiful, multiple pools and pet friendly (a plus for us!) Angeles in the front office gave us a great tour of the complex-highlighting key features that we’d expressed interest in. We had a positive experience at ethos and will be coming back soon!
I love living at Ethos! The apartments are up-to-date, spacious, and in a great location in South Austin! The kitchen is AMAZING - its large and has a ton of cabinet and counter space, which I love because I cook nearly all of my meals at home with my partner and we dont feel cramped at all.The walking/running trails are so nice! You can get to them right from your apartment and youre immediately immersed in nature.There are two pools, two clubhouses, and a full gym onsite. They also have a secure package locker system which I love. I highly recommend choosing Ethos Apartments if you are looking for a new place to live!
I highly recommend Ethos apartments! We have an apartment with an attached yard, which we love! They also have 3 dog parks, one that is HUGE for the dogs to play in! The grounds are always kept clean and well maintained. The staff is also very friendly and helpful when it comes to any issues!
My sister has lived in these apartments for a good bit now without any complaint. The grounds are always clean and well taken care of, as are the swimming pools. My five year old loves visiting his Auntie and even though there is no playground, the nature trails are great for exploring. By far his favorite is a shaded section of the creek where he tries to catch minnows and keeps cool in the heat of summer.
I love my whole apartment. I mean its nothing I dislike. The staff is nice, helpful and awesome. I love the maintenance staff here as well. Keep the property so clean. (I wish dog owners picked up after their dogs a bit) I love the two swimming pools, peaceful view, the running trails are great!! The neighbors are nice. I really love this place! If people pick up after their dogs. & Honestly the office staff has been making improvements for others to make sure to put up that poop. This is the definition of luxury living. The inside carpet is so soft, and spots are easy to clean. The bathrooms are great too.
We absolutely love EVERYTHING about Ethos! Were so close to downtown AND Southpark Meadows, but theres so much nature thought the property that it really feels like we get the best of suburbia and big city living. The staff here has been just absolutely outstanding, especially Lauren in the front office. The new property manager has really turned things around and it feels like everyone who works here truly cares about their residents. Renewal offers have been a bit high, but we cant blame the staff for corporate greed. We recently had a movie night at the pool and watched Hocus Pocus!Everything here has been just like dream.
Stay away from this apartment complex. They are unorganized, scummy about their prices, and will find any way to nickel and dime you at any given opportunity.The staff STOLE my belongings because they Thought I was moved out and I had to fight tooth and nail for my things back. Eventually we woke up to a box on our front door with all my stolen things, which the apartment told me they did not have or knew about.Nothing about this place is luxury. The trails are completely washed away, unbalanced, and in poor shape. The apartment complex never, in 2 years of me living there, power washed the stairways to remove stains. None of the apartment halls are cleaned so there are packed with cobwebs and dead bugs.The absolute worst straw is the fact that they paint and change carpets after every tenant. The front office told me this before they changed management companies and now, they will charge YOU for these activities - completely voiding your security deposit.They also pay their tenants/give them $$$ off monthly rent in exchange for Google Reviews. That goes directly against Googles terms of service for the review platform.Overall, I have never dealt with such a scummy. unorganized, and disrespectful staff before. Stay far away.
Love the nature like environment, the trails and the dogs park are great. The office team is amazing, always do their best and respond to any questions as soon as possible. The only thing I would like is for them too add a speed bump on some area or more lighting on the dog park and parking lot.
Ive lived at Ethos for almost 6 years. Its a nice place for singles and families. Some of my favorite amenities include the two pools and of course, the nature trails. The maintenance is quick to respond and resolve any issues in a timely manner. They were especially helpful during the winter storm. I feel safe here and feel like a part of a community. My neighbors have all been kind and respectful. I just renewed my lease again! Its a nice place to call home, and an affordable alternative in this crazy real estate market in Austin.
I have lived here since 2018 and have seen several changes in management, some good, some bad. The new management seems to be doing pretty well. They’re responsive and are trying to improve the apartments overall. New management is really strict, which I like, but if you’re looking for something more lenient, you’re going to be constantly at odds. Overall, the apartments are spacious with a lot of natural lighting. Parking is bad in some areas, but there are garages available. Another plus is our amazing maintenance staff!
Love living here, Im going on my 5th year at this complex. Apartments are very spacious & I love my balcony view. I plan on renewing my lease again. Front office staff is super helpful & friendly. Maintenance completes tasks in a very timely manner & is quick & professional. Amazing trails to walk on with scenic views. 2 pools. 2 dog parks. 24 hour gym & awesome clubhouse, yoga studio, & business center. Only downfall is they have recently gotten very strict on their towing policy. You have to register the car online even if its in visitor which can be very annoying, but besides that this complex is awesome!
I’ve lived here for 5 years and I love living here! I used to live in a 1 bedroom and then a moved in a spacious 2 bedroom/ 2 bath. I chose to live on the 3rd floor to take advantage of the gorgeous view of the woods in the back of the apartments. Its also nice and quiet here. I will continue to live here until Im ready to move into a house.The apartments is now under new management and everyone has been so friendly and professional. Customer satisfaction is a priority for them.Move here and you won’t regret it! I’m going on my second year of living at ethos. The value of what you get in your apartment and with community amenities is incredible. I use the pool, walking trails, and Amazon package lockers weekly with no complaints. All of my maintenance requests are completed in a timely manner. I really enjoy living here and all of my visitors are very impressed with the property.
I recommend these apartments to anyone who asks! Staff and residents are friendly and the whole complex is well maintained. The apartments are newer so there are fewer issues and even if you do have an issue; the maintenance crew are quick to fix it. The trails are what I love most. Depending on which one you go down you’ll almost forget that you’re in the city! The only con is that towing can be a bit on the predatory side but as long as your guests register when they park you’ll be set.
Very Zen quite place. I love living back here in the woods. My apartment has a great view of the woods. Chris is a very good apartment manager he fights for his tenants. My car was towed during business hours. The tow company was in the wrong and Chris got my money back which was amazing. I also love the maintenance team they are the greatest guys. I highly recommend this complex.
I moved into Ethos Apartments late last year and have really enjoyed living here! The apartments have a nice layout and its tucked far enough away from I-35 that there isnt much noise from the highway. Also Ive literally never heard my neighbors so there must be good insulation between apartments. Parking can be a bit of a scramble but I usually find something pretty close. We have had bugs popping up in our Apt. but we do live really close to a wooded area. I would recommend!
We love Ethos. My husband and I just moved in and have had amazing experience with the office staff and the maintenance staff. Both have been responsive and timely. Location feels safe, and being in nature makes you feel more like home. The amenities are wonderful, two pools and the gym and work out room are really nice.
Great place to live. Weve been living at Ethos for almost 5 years and we never had any problems. Quiet place to live. We have a backyard that I really like with a beautiful view of trees. Dog parks, pools its great! Also office staff is very professional and friendly.We love it here!!!
While many of these positive reviews may be genuine, I want potential tenants to know that management had a raffle for residents who submitted a google review of Ethos Apartments and the winner received $500 off their rent. Since I have no stake in that game, I want to give a genuine review of this apartment complex.The positives:This apartment complex has several amenities, including: walking trails, beautiful views, swimming pools, spacious garages (if you choose a unit with a garage), large apartments for a reasonable price, and a beautiful balcony.The negatives:New management began during Winter Storm Uri. After they sent notification about what to do if your apartment received significant damage, management immediately began to implement rules such as: what to hang on your balcony. Interesting priorities, but fine. We obliged. And it meant one our neighbors had to take down their Trump flag, so I was fine with that. Then visitor parking became a BIG thing.Which is confusing because who wants to park in south, south, south Austin anyways?These rules seemed to partner with predatory towing businesses, because there were SEVERAL reports from tenants who their visitors parked, came inside for a couple minutes to get information on how to log their vehicles as visitor parking, and when they went back outside to get their drivers license number, their vehicle was already towed. One residents visitor parking registration was denied because the resident already had six visitors that month so apparently you can only have six visitors a month.Also, my apartment building was in the back while all the visitor parking was in the front. It was nearly a .75 mile distance from visitor parking to my apartment unit, so sometimes I would drive to meet my visitors where they parked and drove them back to my place.When we voiced our complaints, management responded in emails that were condescending and assured that while some of you have negative experiences with this, we know that most of you are happy with these rules. How do you know this? Yall never asked us how we felt.The new management here made the last few months of my lease miserable and I was so excited to leave.
Very Disappointed to have to change my review.Since the management change, there has been a notable increase in dog poop. Despite the emails sent out, serial offenders have no consequences, and dog stations seem to be OUT of stock more often than IN stock.There is always trash around the complex and wooded areas that maintenance always seems to drive by, but never notice.The staff is passive aggressive, and is uncommunicative with both the residents and other staff members. My roommate had to pay hundreds of dollars to get her car back from the predatory tow company used here, The Day After she had talked directly to the staff.To me, that either means that it was deemed not important enough to communicate to the proper parties, or an unwillingness to be flexible for unexpected life events.
Couldn’t ask for a better place to live! We’ve been here for 2 years now & have just resigned our lease again. :) Our dogs love the trails and dog park, and we love the dog washing station. Both pools are amazing & we’ve loved renting one out in the summer. Chris is an amazing manager and has taken care of any concerns quickly & happily. I would recommend this place to anyone I know!
I have recently moved in here at Ethos from California and I love this community. It is very clean, quiet, and has beautiful hiking trails. The staff that work here are so helpful and very quick to respond to any help or questions you may have. My apartment is just as nice as I expected and have had no problems with anything so far. I definitely recommend living here at Ethos!
When I first moved in it was kind of bumpy. My W/D didn’t arrive for almost a full month, my place had to be cleaned because it was not clean when I moved in, and communication was a struggle.When ownership changed over I had trouble getting a response until I found out the email address had changed; which I may have been notified of but was not sure. Since then it’s been pretty good. They reply quickly and the general manager will message you directly if needed.The only other hiccup was that during the snow storm there was some miscommunication about what the issue in my apartment was and I was out of water for two weeks instead of one. Once the error was discovered they came over within 24 hours.Maintenance is pretty quick and they do a good quality job. If they can’t do it then they will bring someone in, especially if it’s related to bugs. I had a wasp nest and they were able to send someone the very next day.The dog parks are well-maintained and the trees are as beautiful as ever. The pool is nice. Not as big as other places I had looked at but still nice. I do wish they had some covered cabanas but I decided on the apartment due to the trees and quietness not the pool.For my apartment, I can sometimes hear my neighbors above and behind but it’s not typically that much of an issue. The AC works well and in general the facility is quiet.Overall, I am pretty happy and signed a lease for another year.
I renewed my lease for a 2nd year solely based on the trails here in the complex. I never have to leave when I want to go on a scenic hike/walk so the time and cost that saves alone from having to drive was a huge dealbreaker for me (minus the dog-owners who dont pickup their waste).As someone else mentioned, the towing has really strict and the car break-ins have increased so I felt forced to get a garage to avoid that happening to me. I worry I may not be able to afford to stay here for a 3rd year with the increase in rent, so far now, I am enjoying my scenic views from my balcony that faces the woods, spacious apartment, and overall great vibes with the people who live here.Additionally, I am excited over the February change in management, and am delighted they are finally bringing back the community events, another reason why I moved here. Hopefully Yoga will make a comeback as well...
The best apartments to stay at this side of Austin! Management is very helpful and responsive! They are an excellent price for a beautiful area close to downtown! They have numerous walking trails that i walk my baby on with our stroller! And many large, good quality dog parks to take the pups or see the beautiful scenic area!
Beautiful scenic property with trails/hikes!! Definitely, my favorite part about living in this apartment complex. Nice upgrades and club house. Today is the first day of an overdue community event and excited to take part of many more events to come in the next couple months.
Lived here for a year now. The staff was very friendly when I moved in. Very pet friendly. The trails are nice and convenient for dog owners. Created a family with my neighbors but the rent increased so now I sadly have to move out. The neighbors and community definitely made this place home.
Have lived here for a couple years now and through two management companies. The current management is very responsive and communicative. They have worked well through snovid and performing repairs as fast as possible. People complain about parking,but if you follow the posted rules, you wont have any issues that can not be resolved. Great schools nearby and great access to all sorts of shopping. Good access to downtown but also can be in San Marcos in thirty minutes or less. I have no complaints! Some people complain about noise but I find it pretty quiet for an apartment complex.
Highly responsive, personable and caring Property Manager and Staff, coupled with a beautiful, safe and amenity-filled complex(in a very convenient location to boot!)makes Ethos Apartments the de facto best place that not only Ive lived, but the best place in South Austin to call home. Lush trails, dog parks, clubhouses, and awesome neighbors are but just a part of the Experience here. I love it!
This is the best apartment complex I have lived in. The girls in the office are always there to help, the amenities are really nice, and we love our apartment. It is a great floor plan. A few of the amenities are hard to get to/use such as the business center. I still dont know how to use any of the computers but one of them, and it would be nice if access into the lower pool house was easier. Overall, it really has been a great experience living here. Parking is better than anywhere else I have lived, we love the trail, we love the pools, we loved barbecuing last summer, and again, we love our apartment!
New resident here! I’ve had an incredible move in process! Lauren Davis is an amazing agent and being able to smoothly complete the move in process, totally virtual and remote, during the pandemic, was incredible. Our apartment was everything we dreamed of, beautiful kitchen, perfectly designed to fully function. Anytime we have a request, we get a service the same day. Beautiful property and pools, gorgeous and fully accessible amenities for all residents, and even a second pool that’s accessible for residents placed further back into the complex. Super sweet and helpful neighbors, and the Facebook group is such a great idea and fun to join, if you want to stay in the loop or sell things or have a service you provide, locally. You can feel the incredible sense of home here. And it’s located so close to SouthPark Meadows, plenty of work and and shopping opportunities nearby! Also a great dog grooming place near by. So happy to be here. If you’re looking for a great place to call home, start at Ethos luxury living!
This is my first apartment in Austin and I got to say I am very satisfied. Spacious apartments, big kitchens! Chris is awesome with reply back!! My wall needed some fixing after the snowstorm and Chris was able to help me fix it in no time!!! They were super clean too. Always have somewhere to park and South Park meadows is right across!!
I’ve been at Ethos for a year and so far so good.The things like like best is the location, dog parks, trails to walk in and the amenities. There is a gym and pool that are well maintained.The only thing I dislike is how many issues the apartments have. Little things add up. Whether it’s quick fixes or not I find myself always reaching out to maintenance.
I lived there for 3 years and recently moved out, only because Im done with apartment life. It went through a change in management recently and despite a few hiccups they are doing a great job, and the maintenance staff has always been on point in my experience. The only downside I found was the driveway is right off I-35 and I was met with traffic right when pulling out quite frequently. Great mix of amenities, spacious apartments and nature.
Moved in December 2020, right as the new management company took over. Theyve been great - theyre very communicative (which was especially helpful during the icestorm). The complex is well taken care of -- its the little things like the dog bag dispensers are always stocked, when a tree got hit by lightning and fell into the dog park/access ramp it was moved off the ramp within 30 minutes and it was entirely gone from the dog park the next morning. Theyre very responsive. We love our unit, its spacious and has great light and views of the green space. The price is fair for how close you are to jumping on the 35 and being downtown in minutes. Close to everything youd ever need at Southpark Meadows. Were very happy with it so far!
I moved here recently and its been great so far. Before moving in, the office helped me with any questions I had. My unit appears to have new carpet and the sink that needed fixing was fixed in a timely manner. I love the nature trail on the property and love how close Southpark Meadows is.
The apartments are awesome, the maintenance is on point however the leasing office and management is almost always terrible. The people who work at the front are obviously working for a pay check and have never been in customer service. Luckily you don’t have to interact with them often. I have been being charged insurance through the apartment complex since October however I have my own insurance which I have provided proof multiple times and now it’s just a nuisance.
These apartments are beautiful and well-maintained. There’s lots of beautiful hiking spots around the property that my son loves!! you can hike down to a creek and see turtles and fish in the water. It’s really cool. The people that work in the office are very helpful and they want to make sure that you’re comfortable. I have talked with a few of the ladies in the office as well as the manager and they’re all very nice and helpful!! They have made my experience really great. Including the manager, Chris Hartgraves. He is amazing and will go out of his way for you.
We have been at Ethos for about 4 months and no other apartment in town has felt like home. The staff is responsive , courteous, and very friendly.The only thing I can think that could improve our stay is the constant smell of dog poop around the air and the trails. Not the best.
I’ve lived here for 2 years and have enjoyed my time - Great location, amenities, and community here! Management does well with responding to resident concerns to the best of their ability, and works to find solutions to new concerns. My dog and I have met some great friends here and are happy to stay :)
I may be relocating to the Austin area later this year. During a recent visit to the area, I visited these apartments. I was very impressed with the apartments and the amenities. Ms. Davis was very informative and answered all of my questions to my satisfaction. She was very helpful and polite. If I get the job in Austin, I will definitely be contacting her to discuss a lease.
This is literally the worst apartment management I have ever witnessed or been a part of. Dont live here unless you actually want to go crazy trying to live comfortably here. My apartment is currently filled with ants, and I pay monthly pest rent. Nothing has been done to fix this issue by management, and instead I am told to go get ant deterrent and fix the issue myself. Seriously, save yourself the trouble.
The pricing for as beautiful the scenery is uncanny. I love the walkways thru the trees, dog park and great for Pokémon Go. Even with an in-house washer & dryer, the price is still reasonable. And Lauren Davis was the one who helped me out and she herself was very helpful and courteous!
I recently visited these apartments in Austin. And I liked what I saw for the most part. Im a little concerned about the parking situation, but that gal Lauren Davis helped me alot and helped with my concerns. She showed me several good things about this place and I left with a positive feeling. Thanks!
I was blown away by the customer service I received here. The young lady was kind and very knowledgeable. She was able to answer all my questions! The worst thing about my last apartment complex was the management so it was a huge relief to find someone here that I can trust won’t lie to me. If you need help at Ethos, ask for Angeles!
Gates don’t work. Key fobs never work. You go into the office to fix them & they still don’t work. Appliances in our apt would still break even though maintenance would come “fix” them. Not enough visitor parking yet if one our guest registers as a visitor & theres not enough parking your still going to get towed. Also received an email from this complex saying we couldn’t have OUR OWN decor on OUR balconies that WE pay for. Also if u could get somebody to answer the phone in this place you lucked out. Better off going to one of the other complexes around you. So glad we’re moving!!
Where do I start? Before moving into the community did not think I would get accepted , once we moved in we were complimented with a house warming gift which I thought was awesome (: I heard from a few friends they didnt get anything special like us lol , the office and maintenance have taken good care of us as far as any maintenance issues they were on it right away ! Which is not known at many complexes , after living here for going on 1 year we decided to resign our lease , thank you to the office team and staff , OH I ALSO LOVE that landscaping is always being worked on ! If you are thinking of moving here you wont be disappointment (:
I have lived at ethos since 2014. Bluestone is the third property management company to have managed this complex (Greystar, Sherman). Much has been written about lack of management response to maintenance issues as well as the ever present parking situation. The responsiveness and overall effectiveness of management solutions is definitely directly correlated to whom you are dealing with. in the past, the parking policy has been confusing and an overall mess. However, Chris and his team from Bluestone have been very communicative, via emails and texts, regarding community policies and what to expect. The management seem committed to making sure residents have available parking and guests park in designated areas. I have personally witnessed the active presence of courtesy patrols, in the evenings and early mornings, which adds to the sense of security. Management was very helpful in locating the person who was parking in my designated parking spot and resolved this issue. I appreciated the effort as it removed the need for me confront this person. The property manager has made the effort to get to know a lot of us, find out what we think might improve the property, and has taken suggestions and implemented some changes. the look of the property has improved tremendously. The the units are modern and very nice. I recently moved from a one-bedroom into a 2 bedroom and the upgrade was amazing! The price i was given was also amazing, considering the amenities within the apartment and the cost of the surrounding communities. Any issue i have experienced, maintenance-wise, has been taken care of within 2 business days. the maintenance team are efficient, friendly, and really do an amazing job. I highly recommend this property, despite the obvious traffic issues. This area has exploded with new properties and shopping opportunities. Overall, you will find a management team that will listen to your concerns and respond quickly. They are easy to deal with, and whether it is tracking down a package that Amazon or UPS has deposited into an incorrect locker, repeatedly; making sure that your landing is free from grease and trash, which seems to accumulate when Valet doesnt take care of what the are hauling; or helping you upgrade your apartment needs; you will always find a team-member eager to make your day a bit better.
My experience has been wonderful. The staff members at the office have been very friendly and helpful in attending to questions any time I walk up to the office. Good customer service. I love the environment, no troubles, peaceful, neat environment and great facilities in the apartment. A good and comfortable place to stay.
Very modern and up to date apartments. We’ve had a couple maintenance issues since we moved in, but they’re super quick to get to them, even if you rate them low priority, which is great! Everybody in the offices are super helpful and do whatever they can to make sure living here is as good as it can be.
The people who live here are absolutely amazing! After reaching out to the private Facebook group of neighbors for someone to help jump-start my car, I had someone offer to come by within 20 minutes. The next day, a gentleman saw me messing with my car and he asked me if I was needing to charge my battery, I said yes. He then immediately goes to his apartment and brings me his heavy duty battery charger and lets me borrow it over night! Another neighbor of mine just offered to give me a brand new xl dog crate... Maybe I just have good luck right know (knock on wood) or maybe my neighbors are just wonderful people. There is always someone new to socialize with when you visit the fenced dog park enclosure on the huge 5-acre creekside greenbelt park... Yes, thats right, a huge 5-acre creekside greenbelt park! There are miles of trails within this community so it is awesome for any pet lover who loves to walk their furry friend. Its just unfortunate that there are breed restrictions. While I did love previous management, the current property manager Chris is very caring and understanding and does a great job maintaining this beautiful community. Courtesy patrol is prompt when you have a noise complaint. I can only think of great things to say about this place. Love it here!
We LOVE Ethos! We have been here for a little over a month and have really appreciated all of the help and kindness from the staff. All of the amenities make living here so easy and fun. The pools are so nice, I love the trail and use it every day, the gym is amazing, and so much more. It takes less than 15 minutes to get downtown and getting everywhere else is so easy. I highly recommend Ethos!
Austin is all about the outdoors and Ethos apartment community is right in line with the Austin outdoor lifestyle. I love the the forest hiking trails and walking down to the beautiful creek on the property. Lets not forget the amazing pools, irs nice meeting and hanging out with my neighbors there.
I enjoy the quietude, the available parking spots, the amenities come and go depending on repair/pandemic/weather permitting, (pool maintenance, trash pickup, yoga room all had interruptions due to lockdown yet we still paid full price rents) however, when free, I utilize them and find them clean and well maintained. I like that Im very close to work and my commute is quick. Thank you for the Hub addition!
I moved in here in November just as the property was switching hands between two different property management companies. I should say that the current manager is really on top of everything and constantly communicates with us to notify us about upcoming events and construction / maintenance. They really make me want to stay when my lease is finished.
We moved from LA and chose specifically by location and price. It’s brilliant for those two! We actually used smart city locators and couldn’t be happier. We have a private yard and an attached garage which is perfect for our toddler and home gym. We will hopefully renew come fall, price depending because Austin is BOOMING!
Ethos is by far the most dog friendly apartment complex in Austin. I moved here because of the 2 mile walking trail right outside my door, and the HUGE fenced in dog park down by a creek. Its a one of a kind find. I wish it felt more like a community between the people who work at Ethos and the residents though.
The amenities along with the location are what attracted me to this complex. I’ll be renewing my lease for a third time and though the transition to new ownership was a bit messy, I’m pleased with Chris and his team and their responsiveness to our needs and have improved a number of things. I enjoy living here!.
So many amazing things about this living experience. I love the greenbelt thats a part of the property, and the fact that the units are so quiet. I never hear the neighbors when Im inside. My boyfriend and I have lived here since April and it honestly feels like a vacation for us. I never have any complaints or issues, the property is well maintained and when there is a maintenance issue, the guys are there within a day and get it fixed quickly. Which, Ive only had to put in a couple of maintenance requests since there are really no issues, like ever. This place has really raised the bar for apartment living!
I have been here for about a year and absolutely love it! I have great neighbors, the staff is really responsive and its just been a pleasure to live here. I can also say after the snow this past winter everyone here really came together and made the best of neighbors
Ethos is an amazing apartment! The apartments themselves are very clean and I loved my floor plan. The amenities were also great, and i has no problems in my year there. The front desk and maintenance team always helping me in a tinely manner and if you want a place witg some private dog parks, and hiking trails, this is the place for you!
I really like living here. Weve been here since it opened and enjoy our space. We have quiet neighbors, a great patio and yard, nice amenities and trails. Lots of dogs, green space and two dog parks. The view from my office into the backyard overlooking natural trees and native plants is lovely. I really love the concrete floors and kitchen island. Our AC just went out and they did everything possible to keep us cool until it could be fixed. Then followed up to adjust the Freon. I wish that paying rent was easier and recently received notice that a new system will be implemented. Also, there is only one exit and traffic gets backed up at William Cannon. But the city has started building a bridge and u-turn to alleviate some of the back up at that light. Overall, we have had a very positive experience living at Ethos.
Just moved in a couple of weeks ago, and we absolutely love it so far. Apartment was *very* clean when we moved in (+10). The property is quiet (+8), and kept clean +(8). Very friendly and helpful staff (+9). Gated community (+8). Pet friendly (+10), and there is a dog park and nature trails (+10). They offer classes such as yoga, there is a fully equipped gym, and a gorgeous pool we are excited to see in the spring/summer. So many pluses and perks living here, including but not limited to valet trash and recycling. Its awesome. I feel spoiled! Highly recommend.
Previously a 5 star review. Dropped it to 2 stars because the property is under new management. The new management is so antagonistic and frankly annoying to the folks living here that I honestly would choose a different place to live. Im moving out shortly. The property is still great (see old review below) but if youve got other options, go with those.Former review:Beautiful property, everyone is so friendly! The floor plans are really well thought out and the amenities are all great. The value is good for the location as well. Downtown is not far, and the nearby shopping centers have everything you need.
My time at Ethos so far has been great. My dog and I love the apartment. Everyone is very friendly and helpful. This is my first time apartment living and you guys have made it a very easy and enjoyable experience. I put in a low priority maintenance request and it was taken care of within the hour. I have lived at quiiiite a few different apartment complexes and actually worked in a lot of apartment management offices and as a Resident, I can honestly vouch for Ethos having the best team I’ve ever had the pleasure of being served by. Since move-in, saying that the entire staff here has been completely outstanding would be an understatement. To elaborate, what separates them from other complexes are the small details that show they actually care. From the excellent communication provided by Jourdan and the rest of the office staff, to the outstanding maintenance team including Daniel who came back to the apartment IMMEDIATELY upon finding out something was overlooked prior to move-in, I am so thankful for the experience I’ve had this far and I hope it continues to stay this way! Will keep you updated.
My boyfriend and I love our apartment with fenced yard! Ugh no complaints! Melissa and Austin always help me out with whatever I need. Love the dog parks and the small gym. The amazon hub locker is my fav part! My neighbors are friendly, the amenities are perfect. I’ve lived in a few spots around ATX. THIS IS THE ONE YOU WON’T REGRET! Love this tiny community!
I came to this place in march looking to lease an apartment with my cousin. I cannot stress the importance of a great leasing office enough. We have looked at 3 other apartments prior to coming to Ethos and as soon as we arrived, we decided to stop searching and immediately call Ethos our new home.This place has it all, from a mansion like clubhouse to a hiking trail that extends farther than the grand canyon. There is 2 clubhouses with pools that you can access at night which makes great for having company over!We are staying in a 2 bedroom that is very spacious. Carpet flooring, hardwood floors in the bathroom, beautiful granite top kitchen area, A+ appliances, and a wonderful view with our balcony. Everyone here has a dog so get ready to see all kinds of breads that wags their tails at friendly newcomers. All my neighbors have been very nice and friendly.Courtney was our go to guide. She was phenomenal, hardworking, precise and extremely informative while giving us our tour. Courtney did an above and beyond job at getting us situated with everything we needed to start living there. From giving us a tour of the hiking trail and both clubhouses and showing us all the dog parks and giving us little details about our surroundings and answering every question we had with ease, she wowed us at how wonderful and talented she was at her job. Courtney without a doubt was the true reason we decided to become apart of the Ethos family.If I could i would give this place a 6th star. Thank you Ethos for a wonderful experience and thank you again Courtney!
I loved my time at Ethos. Management and staff are great, grounds are well-maintained, and its just far enough away from the city to enjoy being surrounded by woods (if you live in the back of the complex, that is). I highly recommend choosing this apartment complex. The community is safe (thanks to it being gated) and all its residents are friendly.ONLY DOWNSIDE: get ready for traffic every single day you leave, because it is right off the frontage road.
After an extensive and involved search for a new apartment I narrowed it down to Ethos and an apartment far north. I had to choose the closer commute to my office but had it not been for that I would have chosen Ethos. The grounds are pretty, my tour with Courteney was thorough and the apartments have great layouts and amenities (especially for the price). They followed up with me after my visit and I truly feel like it is a community there.
I recently moved into Ethos in August and have nothing but exceptional things to say about their management and apartment complex. Starting with the management, every time I come visit the main office I receive a great welcome (only talked with Sarah & Courtney) and satisfactory answers to my questions. Work orders are completed quickly and professionally, and even community events are a monthly regular. Im in an A1 unit (the smallest of the 1 BR options) and can say there is more space than I need here. I have a terrace and a great view of the skyline and Austin. One thing they wont tell you as youre moving in is how many improvements will be made while youre living there. Every time I look around the pool is being upgraded, the parking is being upgraded, and as im writing this, they are repainting the buildings.I love that my home is always improving and developing. I really love Ethos and think Im going to be here for a while.
2016,Dec I Have been living here for 6 Months, a Great place surrounded by lot of trees, a great running trail and two pools. Units are pretty new and nice staffs.Update 2019, been here since 2016 one of the best apartment complex , very good maintenance, friendly staffs, Manager Sarah,Jenni,Tara and Cortney are so nice and helpful, the trail is an outstanding scenic walk
Save yourself the trouble and dont mover here.I like the atmosphere and design of my apartment. Ive personally never had problems with parking.However, I recently got my car towed by a rude tow truck driver right before christmas, at a time where no one was available for two days. The property management did not care. Ive never felt valued less as a tenant.Checking in when I have guests is obtrusive. However, I dont want my guests to get towed.If I could get out of this lease now, I would.
We recently had a change in command and these people always deliver! Any maintenance needs are taken care of within the day, if not within just an hour or two! Great service and great professionalism. I’m upgrading to a bigger unit soon and they’re making the change almost seamless!
The complex is very new and looks very nice but dont let that fool you.First of all, we moved from out of state and arrived on our move in day to find that the apartment was filthy as they forgot to clean. We had to wait for 3 hours until one cleaner showed up to clean and we had nowhere to go. They told us we could wait at a show apartment and to help ourselves to any refreshments. When we got to the apartment it was locked. The woman at the front desk took little responsibility claiming its not her account. I later witnessed another couple come into the office with the same complaint.Secondly, the ceilings/floors are paper thin. Even if person is just walking around it sounds like bowling balls are being dropped on the floor. I work from home so this can be pretty annoying sometimes. Even worse, the upstairs neighbors were regularly active and walking around after 11pm and severely affect our sleep.Another major issue was the main AC intake vent in the living room. It was so loud that you couldnt hear anything while it was sucking in air. You couldnt watch a movie while it was running and it was the middle of summer so it was almost always running.Other issues include no one picking up their dog poop despite the complex providing bags, pool areas are not locked so anyone can get in and use them, unsupervised kids at pool areas constantly, multiple incorrect billings/mystery charges, frontage road traffic takes you forever to get anywhere, dont provide washer/dryer.Positives include walking paths around the complex, updated appliances in the apartments, pricing.Luckily we only signed a 3 month lease and moved out after 2. Not sure if we could have handled the upstairs noise for 12 months or even 6 for that matter. The poor ceiling/floor buffer can be a deal breaker for anyone not renting on the top floor.
During our move-in, everyone has been so helpful and kind. Our unit is very special to use, because of the cool concrete flooring our cat Jasper admires and the massive outdoor patio for my gardening abilities. We cant wait to have family and friends visit to enjoy the new space and cool amenities.
Pros: nice apartments, decent location (unless they have a service road lane shut down), nice pool, beautiful natural areas surrounding.Cons: management seems petty about certain things, I had a bike on my patio and got a warning for it, meanwhile at any given time there are at least a dozen patios with bikes on them (since there is not storage.Parking parking parking! If you work later in the evenings DO NOT RENT here. I routinely park 3-4 buildings away at night sometimes all the way at the clubhouse. Drive through around midnight and see how many people park in the fire lane and handicap spots because there is no parking.... and then enjoy the $500 ticket. Oh but don’t worry you can always pay premium upgrades for covered and garages.... try having guest spots and have residents register maybe? There was a resident that took up 4+ spaces with vehicles with no plates.
My husband and I moved here a little over a month ago and couldn’t be more pleased! Everyone is super friendly, including the staff. Sarah and Courtney from the office made this such a smooth and quick transition. The dog parks and pools won us over, but knowing that the property staff is so welcoming and willing to help with whatever you may need is a huge plus!! Would recommend 10/10!
PARKING! What a joke! You’d expect to have a parking spot when you get off & home. It’s not fair....then to have my vehicle towed for not parking in the right spot is disgusting & cruel. I’m writing this tonight because this will be the hundred time I’ve gotten home and couldn’t find a parking spot! I even brought the bill to the manager to ask her to take it off my rent or something and she refused to do so. I mean really? What am I supposed to do? Sleep in my car???? They have now come out with a new “parking program” and nothing has been done. Nothing at all. I still struggle to find parking. I’m very upset that I had to pay 193 dollars for a tow & I’m worried that each night coming home if I’ll have a spot to park in...How was that my fault??? This has turned me off from living at ethos next year....At first for a while I really liked this place. Loved it actually. the nature, the trails, the ladies were so nice! It was perfect, peaceful, even the work orders were done fast, it was simple. Autopay and all that. I love their online system! I mean it’s run great. No complaints there. However the parking ruined my whole outlook.Other things...-ceiling water damage, quickly fixed(3 different times)
We loved living here! Best renting experience to date. A+ for Ethos!-Friendly, communicative and accommodating staff-Well kept grounds and partially paved/non-paved trail system (1-2mi)-Large off-leash dog park with access to small creek, plus two fenced dog parks-Great views of surrounding hill country-Maintenance tickets were handled either same-day or next day-Only downside for us was the location (Right off frontage road and long commutes)
I had the pleasure of touring the facility with Courtney. She displayed superior professionalism that is unmatched in my touring with other facilities, Courtney made it her personal aim to go over and beyond to not only locate the right apartment but also find the right situation for the best solution. I cant say enough about Courtney 😍!!!! She is very knowledgeable, professional yet still really down to earth and can relate and show empathy and understanding and combined with her experience and her level of professionalism the world is tolerable again! Thank u Courtney for fixing everything. Can someone please make Courtney a manager..(She may already be). But Ethos is such a beautiful property but despite the property Courtney is what sold the apartment. U just know u will have a good experience living here if Courtney is on staff!
Its funny, I read the 2 star reviews on here and its like these people do not understand the concept of multi-family housing. People are upset about noisy neighbors and dog waste, like that has anything to do with the management. Dont get me wrong I have a problem with people not cleaning up after their pets. As we are responsible pet owners I expect everyone else to be, unfortunately that is not the world we live in. The doggie stations are always filled with baggies, so management certainly does their part.Ive lived here for a year and just renewed. Ill admit it was a little rough when the new Mngmt took over but that is to be expected! Since then they have been doing a good job. Every issue has been addressed. Maintenance has followed up with every work order! I did my research before deciding to lease here and you would be hard set to find a property in this area with the amenities, (two dog parks, two pools, and awesome walking trails) and the cleanliness that this place has to offer. Remember most reviews on apartments are biased because people earn late fees or receive a lease violation, so they take it out by writing a bad review.They also do a really good job at scheduling resident events every month, something that a lot of apartment complexes dont bother with because they dont want to stay late on a Saturday. If you are expecting some red bull sponsored event then I dont know what to tell you.So if you do not have a problem living with other people around you, you pay rent on time and you follow community policies, you should not have as many issues as these other people did. Hope that helps when making a decision.
Ive been to any Apartments in Austin but this one is my favorite! I like how they celebrate everything, like food party every Wednesday for everyone. Being friendly to their community, for being attentive of any issues inside the facilities. Easy and fast transaction
So I am looking for apartments, and I called yesterday to inquire about the parking situation here since all of the reviews have left me a bit terrified, and I wanted to check for myself if they were true. I politely talked to a woman on the phone about the parking policy and she was SO RUDE, stating that these issues were months ago (so pretty recent still) and when I asked her how many visitor spots they had, she said, I dont know Ive never gone out there and counted .... ???? Shouldnt you know such a basic question? Its not even really a matter of going out and counting, I feel like such an issue like this would be addressed when being trained? Anyways, to save everyone the hassle, heres the parking policy: visitors must register online prior to parking and have to re-register every 24 hours starting at 10pm or something, and are only allowed to park 7 consecutive days in 1 month. Residents pay for their own parking. If you ask me, that is the most absurd policy Ive ever heard of. And when I inquired what would happen if a visitor accidentally forgot to re-register the lady had such an attitude stating, Well theyre YOUR visitors, so YOURE responsible for THEM. Whew! Not a great first impression. I told her goodbye and hung up the phone so fast and messaged my realtor to cross this one all the way off the list. No nature preserve is worth THAT parking policy and a front office rep as rude as her.
I lived at Ethos for a year and have referred other friends to live there that I wish I hadnt, as they are now experiencing similar circumstances that I had. I was easily sold on how beautiful Ethos was, especially being a nature lover and Ethos having such a great pet community. I loved that at Ethos I could afford luxury and upgrades and at a better rate with more space than what I liked in similar properties nearby. I am a person that likes to compare my options, especially before I lock into a lease and feel stuck. In my initial visit to Ethos I spoke with Jenny and I thought she was awesome. I definitely saw a home in Ethos after talking to her and getting my concerns and questions answered. I was living in a house at the time and would not be moving there until much later. A few months later I met with Courtney for a return visit and found her to be extremely rude. I had been visiting other properties and still on the fence. I asked Courtney to revisit the model for two units I was interested in and she asked me straight out, why, and told me I had already seen them. Ironically, the two friends I have referred to Ethos have also spoken with her and had the same experience about visiting units. Both of my friends ended up actually moving there, and on separate accounts told me they avoid the office when Courtney is there because they feel uncomfortable. When I pressed to see the unit she agreed to show me, and while in the unit, I asked her a few questions of which she was short and snippy, and answered obviously to things. When I finally did process my paperwork I requested to speak with Jenny again and I made a point of thanking her for how kind she was because I had had other poor experiences with the office and if I had based my decision on that agent- I would have never moved there. As for my experience with my dream apartment- the upgrades and view didnt matter much when I couldnt sleep through the night due to poor insulation throughout the apartment. I understand that with apartment buildings, there will be noise. But hear me- I could hear my upstairs neighbors walk from one end of the apt to the other. I could hear my neighbors talking on the other side of the walls. My bedroom wall neighbor sang lady gaga in the shower every morning. I could wake up to my upstairs neighbors alarm clock. My boyfriend made a joke (apologies) to every new place we toured that as he took a poop and my neighbor took a poop in the morning, that they could hear each other, and as his gf yelled are you done yet, he could yell back almost. For the price you are paying- the noise is a nightmare. And as I looked at neighboring communities, Concord, Terra, etc, they told me they kept a log of all the people that come from other properties and why, Ethos was number 1 for noise complaint. I genuinely hope this review helps someone reconsider if noise is a concern, Courtney at the front office should not be working in customer service, let alone a member of management. I am grateful to be getting my hard earned moneys worth elsewhere. Value matters.
Dont live here, your car will get towed or broken into.My girlfriend and I both got broken into within the last year.Ive seen 4 cars get towed recently including my own.There was a miscommunication a new parking pass policy. My car got towed even though the tow truck driver was told repeatedly that we live here.The new property manager was not available for two days and was unsympathetic.These new parking policies are crazy. For example guests have to check their car in, then walk across the apartment complex to visit us.I cant wait to move to avoid these new policies/the new property management.
Living at Ethos has been a dream.And Im so amazed with the staff. I think they do a wonderful job,considering how large this community is. Everyone is so nice and attentive. Not only are they beautiful on the outside,but on the inside as well. I came from a very bad complex before them and they did nothing but make me feel reassured and welcomed. They even go out of their way to host events for us. Ive never had a complex think about their residents like they do here. Ive also never felt home living in an apartment until I moved here. I try to remember to leave good comments and give credit where its due because these days people seem to only use social media to vent when they have a problem or two and its easy for a place to look bad if you dont see the good. I highly recommend Ethos.💜💙💛
5 Stars because quite frankly, Ethos has provided the best experience to me as a resident out of any apartment Ive lived at. The staff is there when you need them, and out of your business when you dont. The grounds are kept clean, the trails are outstanding. I will likely re-sign, especially considering the new entrance expected to be open December 2017. Thanks Ethos - Good work
Love this place. Valet trash service, designated parking, two dog parks, a nature trail, 24/7 workout room, pool(s), and constant community events. The units are far from the main road and completely surrounded by trees. It is definitely a community for starting families and younger couples.
Ive been staying here since July. I havent had any issues with management or anything. My downstairs neighbors are some aholes though. Every time my daughter plays around they call security saying its loud in my apartment which it isnt. Other than arguing with them Ive had a great experience. Now the location can be irritating sometimes because the service road gets packed at times. Its a pretty quiet community.
I have lived at Ethos from its beginning... maybe five years. I loved the previous owner/manager and was totally dismayed when Sherman took over. At that time, the quality and service went downhill. But over the last couple of years Sarah Martinez, the current community manager, has made all the difference in the world. The management has been responsive to any and all concerns and I have no complaints. I enjoy living here. I can recommend Ethos for anyone.
Where do we start?!?For over 9 months the office staff insinuated that i was lying or making up a faulty clicker. Finally after 9 horrible months of not being able to get in through our “Gated” community or waiting patiently for a neighbor to go through the gate for me to be able to get in which sometimes took over 15 minutes (especially at night). Clicker was throughly inspected and was told if any damage or water at all i would have to pay a fine. Sure enough the clickers they gave me stayed in the cars, damage free and sweat or water free. Oh yeah the gates are horrible most of the time they don’t work and for about 95% of the time I’ve lived here the one gate that leads to my building is never working, ever! Either somewhat open enough for vandals to get in, but not a car or completely out of service. Valet trash service is mandatory so you have no option and it absolutely is throwing money in the trash for a garbage service, which by the way you cannot have packages shipped to your door if you’re not home Especially around the time the valet trash starts picking up. Then there are all these small hidden fees, non of which were brought up at the time we looked, signed or moved in. Until you get your firat rent statement. Literally fees to cover fees... oh and to pay your rent you have to pay a hefty fee wether you want to pay with check, EFT, debit or credit cards. It is ridiculous, not about the money but the principle! The office staff does not care about lost, stolen, damaged or anything caused by them or their contractors. But any little thing they don’t like and they’ll harass you over it. Rude over the phone, “nice” in person but incompetent to manage situations that need to be fixed by them. As if the problem was the residents not them, ever. Parking as you probably read or heard is a joke!! I pay for a covered spot bc there is no open spots. I was told 1 car per adult per household, yet the office staff has friends or favorites that have over 4 cars taking up spots and half of those cars never move. (Head scratcher!) constantly harassed over email about renewing lease and leaving a review, well here it is. So honestly I avoid them at all cost and just pay my bills until i can get out of here and just keep a smile on. If you can put up with the afromentioned and more, the living in your domain could be good and homey! Worst dog/pet policy of any community I’ve ever encountered, letting dogs run loose including aggressive pitbulls. I’m an animal person, but I also have kids and have had several instances with loose dogs running wild as if we lived in the hood. Common man, not cool at all. Shame on Ethos
I lived here for a year and it was a very unpleasant experience. The people in the front office were always difficult to deal with and acted like it was a bother to help me with whatever I needed. They misplaced our rent twice and tried to make me pay double rent. When we moved out they shorted us a week on our lease and we were told they would cut us a check for the weeks rent we were shorted. They backed out after we moved our stuff out. This is a terribly managed facility.
So. I was going to give Ethos a three-star review. One star removed for location (that light literally causes 20-30 minute delays) and one star removed for the MASSIVE spiders I continuously found in my home (one of which was a tarantula, yes it had hair, see the photos I posted on Yelp). Yes, I had them come spray but they only spray on Tuesdays and you have to schedule it between the hours of what 10 and 12pm? Who’s home at that time? But then:My apartment was burglarized. Someone violated the most private and personal part of my life by using some thin piece of metal and ripped the hinge right off and damaged the door frame. See the pictures I posted because the complex never sent out a warning to the other residents.I get it, things happen. Crime is really hard to prevent. However, how you handle your tenant AFTER the fact should be your number one concern. You should be following up with that individual, especially when she’s a petite female who basically lives by herself. I’m now horribly anxious when I come home and I do NOT feel safe. They called me almost 72 hours later and only after my previous roommate (who moved back home to New Jersey) told them that I should be the point of contact. By that point I referred her to my new roommate. I couldn’t speak to the complex without being rude and abrupt. All the manager did was say she was sorry and that she didn’t realize anything had been taken. Let me say that again, she did not realize that anything had been taken. What do you think the definition of a home burglary is? My roommate lost $4,000 in technical equipment and I lost $2,000 in jewelry.They never offered to up the security or complete extra patrols. When I called hysterical, (after calling the police) a maintenance worker came by and changed the metal piece that the lock fits into since that was lying on the floor. He apologized for it happening and told me that usually when you’re burglarized it’s someone you know. Thanks. I can let my friends know, who all came rushing to my aide, that my complex suspects them of home burglary.It’s absolutely devastating to pay over $1700 a month for a two-bedroom unit and to no longer feel safe or supported within my own community. There are just no words to describe how awful it feels to come home and be paranoid at every little sound and to sleep with makeshift “weapons”. I knocked on the doors of my neighbors and notified them of the situation. This is my due diligence to you as well. You should know what happens when you sign a lease with Ethos.
Pros:-The trails.Cons:- Unprofessional management including rude front desk, especially Courtney.-Rude maintence men-Towing our vehicle with an apartment TAG on the windshield at our own expense.-The most disturbing neighbors who don’t give a f. BTW don’t live in #1521Downstairs you will hear yelling at 2AM! Slamming doors etc.-Before these new neighbors started moving in around the building, the third floor neighbors would run with their dogs stomping ridiculously loud for us to hear.-This couple would let their dogs poop/pee on the patio letting it drip down to ours, I would wake up and find dog urine all over our patio, along with a terrible smell.-Before that we had a lady with a dog who would let her dog bark all day all night!-My apartment constantly smelling of weed thanks to yet again neighbors.-Neighbors across us had the most yappy mf dogs ever. You will always hear them.-Of the amount of time that I have lived at Ethos Apartments I have kept my air fan ON because without out you can hear everything going on in the building.-Dog poop all over the complex-Wreckless Drives around the complex!Who constantly speed around sharp corners.-Courtney not letting me in my own apartment when I was locked out by accident. I sat in the office for 25 min before any action was taken. They proceeded to call my boyfriends mother, his cell multiple times. Pathetic way to problem solve an easy solution.-Parking is terrible!- entering our apartment without notice by maintenance and management!-We have found many scorpions and spiders in our apartment due to the woodsy area.- We have dealt with the long lights and construction outside Ethos far too long. Sometimes leaving work to find a LONG line of cars all along the frontage road right outside of Ethos without a simple heads up from the management by community text or email...something to help their residents dealing with this!Living at Ethos was great at first but we could start to see how petty and unprofessional this complex was run by, then the people who started moving to Ethos contributed a lot to the community atmosphere. We gave Ethos a chance, but we are SO happy to have moved it feels so good to not be at this complex anymore! We absolutely LOVE our new place that actually represents luxury living. All I can say is there’s so many more apartments out there that are willing to go above and beyond for their paying renters. Do your research.Don’t move to Ethos. Don’t move into apartment #1521. When I first moved into these apartments I couldn’t believe how everything went so smoothing and fast and they actually want you to have an amazing time while living here so they always keep up with there maintenance never had no issues and most of all how well and safe they keep this community.
The Ethos management and leasing team is definitely the highlight of living at Ethos. Every time I need to speak with them, etc. it is always a pleasure. They have made my time living at Ethos very enjoyable.In addition, there are trails, 2 dogs parks, and the community is absolutely gorgeous! Definitely recommend making Ethos your home.
Great place to live, until you are bitten by a neighbors dog. Neighbor keeps taking dog outside off leash even though dog is aggressive towards people and dogs. Told management their dog bit me and was told it would be taken care of and to let them know if their dog was still being taken outside without a leash. So I did, numerous times and management seems to not care about taking action against said resident. Ive lived in worse apartments than these and atleast they took it seriously.
My best advice is to take the time and read the 1 stars. They are the ones that actually take the time and detail to write reviews. Also check out yelp for this apartment too. Theres a lot of false 5 stars reviews that anybody can just falsely make not just here but in all review sites like amazon, google, etc1. Worst location ever. Dont think that because its close to the interstate that youll just cruise on by to even get on the bridge. It takes 20 minutes to get to the ramp onto the bridge from ethos in the mornings going to work.2. Dont expect parking if you arrive home from work late nights. I complained numerous times expecting them to tow people that arent registered. They dont care at all. Their parking structure only allows for a small number of cars per apartment complex. Yes there is parking in the morning and evening but absolutely none available at nights. Dont trust me? Drive by there at night and youll see no parking and even cars parked along a black gate. Yes, they will write you up and force you to pay a covered monthly parking fee. The assistant property manager will harass you at your door also.3. 1st day, I returned my key fob because it doesnt work. They return my key fob saying it works now. IT STILL DOESNT WORK. JUST OPEN IT AND REPLACE THE DAMN BATTERY. Would it kill you to do your job?4. Water bill- November 2017 My water bill was about 120 dollars. NO water was being used for about 1.5 weeks bc I left for Thanksgiving. So around 3 or 4 the normal price while less water was being used this month. I brought it up with the staff and they said it was a community water bill fee? Then they said they would have a staff to check the water meter. NOBODY followed up. They just steal money from you.5. Drums, dog barking when ANYBODY walks up stairs, dog turds everywhere in the grass (so dont try to walk across it to shortcut to your car, staff threatens to cut your lease because you left your garbage can outside your door (theres still trash in it)6. Common counter responses the staff will give youA. Problem A -Theres no parking - Well we offer a monthly reserved parking!No, I pay rent, I am entitled to my parking space. Make an overflow lot or designated visitors lot. Then actually tow people that arent registered and NOT your rent paying residents trying to work 2 jobs coming home late nights.B. Problem B. They have a craigslist valet trash staff that dumps trash into a local dumpster. I leave my garbage can out because theres still trash in it. I get a email from staff threatening to adhere to the contract and to bring in my trash filled garbage can back into my apartment.Overall comments - There are other apartments you should go to mainly because the location of this one is bad. Parking is also bad unless you pay more money. Walls are paper thin. You hear everything. Pros - This apartment is very spacious and plenty of walking paths to take. They try to set a nature environment and sometimes if you get up early enough, there are deers around. Cons is that well its deforestation and urbanization at its finest. Oh and to the assistant property manager, dont ever bang on my door rudely again. I swear ill call the cops on you for disruptive behavior.
I have been a loyal tenant for 2 years and I move out.Next thing I know I am sent a bill for damages, mind you I took a video of the whole place to avoid stuff like this.I reached out to the acct manager and asked exactly what I am paying for she sends pictures of appliances with water marks saying they had to clean like duh thats what you are supposed to do. Then she writes back saying yes I agree there are no damages. Its scary do not rent here, it looks good from the outside but when management knowingly extorts money from you that is scary. 2 years and no loyalty absolutely ridiculous.In other news 2yrs old and the building is falling apart beware, o and dont try to clean their vinyl floors because it will come apart and you are responsible for that too
Never ever will live in this apartment again. They have the worst customer/resident service. They tow cars even at the visitor parking lot and damage cars while towing. Ive been trying to reach them to get my family car fixed but none of the apt staffs nor the towing company people respond/take action for the damage. They just pretend to help out and bounce back and forth. The staffs are disrespectful and rude. The property manager is really hard to reach and very irresponsible for the residents. I am moving out in two months.
Where do I start?Early in the morning walking to my car. My AirPod case fell in water sewer. I ran to the office, the agent at the desk called Mark to help me. Wow this man went above & beyond for me. He helped me get my AirPod case out of there in no time! If y’all looking for an excellent service. This is the apartments that will deliver it the moment you walk in their leasing office. Feels amazing to call this place a home. Mark. Thank you again. You saved me $80 bucks.
Don’t expect your call to be answered when you try and reach the front office. But on the rare occasion that someone does pick up, it’ll be one of the unhelpful rude women. The pool in the back is always dirty, the AC in the living room is so loud you can’t hear the tv even on max volume, parking is a nightmare, as well as the new parking that is soon to be implemented. Having your family/friends register themselves on a website every time they visit is going to be a pain. Not only do they have to find visitor parking but also remember to register their vehicle every 24 hrs but not more than 7 days a month. Idk about everyone else but to me, having a 7 day cap on someone visiting you is crazy. Definitely can’t wait until my lease is up!! Move elsewhere, you’ll be doing yourself a favor, and dodging the horrible traffic light on William Cannon that you’ll be forced to wait at everyday.
Do not move here.First, location is AWFUL.Second, I’ve been calling for THREE months to have my backyard fixed, because after all the rain a few months ago it was nothing but dirt.I have called multiple times for this to be addressed and fixed, because it’s destroying the lawn and causing a huge mess on my patio and apartment because I have a dog.It was not until recently their “landscaper” crew came by and looked at the yard and reported “severe animal damage”, and now I am responsible for paying to fix the damaged soil, even though I have been calling for months now to avoid this mess.I pay 1300$ a month to be ignored and then CHARGED for something that could have been avoided if addressed earlier,oh and when there was grass in the backyard, it wouldn’t be cut for 2 weeks at a time. Called about that too and would take a week to be addressed.The floors are paper thin, it sounds like someone’s rolling dumbbells on the floor upstairs constantly.Also the electric in my apt will shut off at random times, and they did send an electrician but they said they “couldn’t fix it”I cannot wait to no longer be giving my money to this piece trash of a complex
Dont live here!I recently visited a friend at ethos and had to check in to park. Ive never had to do that at any other apartment. What if my phone was dead or property management isnt available?While I was leaving I saw a tow truck driver arguing with a tenant about towing his car. My friends live there and said they got their car towed too!Dodge a bullet and stay away from moving here.
It takes 20 minutes to get on the ramp on I35N. It takes 30 minutes to turn around to get on I35S. Location is key to apartments, and this one is horrible. Just find someplace else.Management is quick to send out emails for small violations like trash cans being left out and illegally parked cars. Theres no parking and trash is constantly never being picked up or forgotten by staff. But when you need something repaired or a charge on your bill that isnt supposed to be there, they are slow to resolve anything.Save your money and go elsewhere, trust me, youll thank me after reading these 1 star reviews. 5 star reviews are short and given because of kickbacks. The system is broken so just go there to the apartment complex and see for yourself (drive from ethos to the bridge at 730am to test). Drive there at late nights to see theres no parking.
I lived in this apartment complex for 7 months. You can expect noise and fighting by other neighbors at 2 o clock in the morning. Also, when I moved out I got accused of having a dog in my apartment complex when I did my walk through. Just let it be known, I did not have a dog. so I apparently live like an animal. Let it be known that, the resident account manager apparently asks everyone if they had a dog, apparently thats common practice. If you fill out the sheet in the beginning with damages, they wont look at that and will charge you for damages youve done. I was content with the apartment complex when I first moved in, but after even putting maintenance requests in, it would require MANY emails to get anything done! I dont write reviews, but had to for this.
I went to go pick up my girlfriend qho lives there and parked 100% legally. Withing 15 minutes i came backnout with her to find my car had been towed. They towed my girlfriends car as well without any warning. They have a predatory deal with a tow company and will scam your guests and never pay for their mistake. I am currently pursuing legal action. Do not move here if you ever want to have friends visit you for even a moment or this company will steal from them and possibly even you.
I have been a resident of this wonderful place since Oct 2017. Ethos is a beautiful community with trails and amenities. Manager and Assistant manager are super nice. Both of them are truly helpful, professional and always there to accommodate your needs. You won’t be disappointed.
Checking in to park my car seems very intrusive of the property management. I shouldnt be forced to go online to visit my family.Im hesitant to visit my sister because not only was her boyfriends car towed (he has lived there with my sister over a year and has his car on the lease), but 2 other TENANTS had their cars towed. Tenants, not guests. It seems ridiculous that the answer to not having parking is to tow people that live there. Also, there are maybe 8 visitor spots for how many units? If there is going to be these ridiculous parameters to park, there need to be sufficient spaces to accommodate guests of the tenants. When I went there this past weekend there were tenants parked in the visitor spots. I get trying to fix the parking situation, but this seems a bit dull.
If anyone is looking for a new place to live, I would recommend you to come to Ethos Apartment and ask for Courtney S. I just moved to Austin from Houston and tour ten different apartment complex. Courtney S. was my tour guide at Ethos and did a FANTASTIC job! I would recommend this apartment to anyone who is looking to live on the Southside of IH 35.
Marisol Dailey is very rude! She needs to learn how to talk to people and not email in such an ugly manner. Also regardless of the pandemic.. apartments should be clean top to bottom for first day move in... there should not be someone elses urine in the toilet... bathrooms and kitchen were a mess and all I got was an “oops sorry, well I put in a request”????????RIDICULOUS
Hard for visitors to enter the complex. I have a few friends who lived here and i never got a clear idea of how to identify as a visitor, i always had to wait in the car for another to open the gate. It was awkward, super nice complex but i never felt fully welcome, visitor parking is not marked clearly
We loved Ethos for a whole year. We were happy & resigned our lease w/o question. The complaints in other reviews didn’t bug us, we’re understanding of things that’re out of Ethos’ control. I.E traffic, dog waste(that’s residents fault), Etc. We’ve worked in customer facing jobs for a combined 22 years so we know what it’s like to have ppl complain about petty things, & how annoying it is to deal w/ upset ppl. However, when something is a legitimate concern/complaint that’s been made several times & has been ignored or not taken care of, that’s just complete incompetence & negligence. If you don’t want to do your job correctly, find another field to work inRead reviews carefully, because they’re a true representation of Ethos’ staff. The good reviews online are rewarded by gift cards & prizes, so they aren’t factual.1. workers entered my home w/o notice or permission. Belongings were moved, & damage was done patio furniture by them. Called the office, no one returned my calls. Same w/ emails. As a 115lb female, having 3 large men come in is terrifying.2. To get a response from mngmt, my hubby had to write on their FACEBOOK wall(seriously?). That’s after going to the office & calling himself about it. He was assured it wouldn’t happen again. The same men came back 2 days later w/o permission while I was nude & tried to push their way in saying they had work to do. Got ahold of mngmt again, they acted as if they were annoyed that they had to speak w/ us & tried to claim a flyer was put on our door handle. It was windy out, so obviously that’s idiotic. I said I never got one & he got argumentative & said “well I don’t know if I’m the one who flyerd your building”. He did what we’ve learned is typical of Ethos, & blamed the resident/another worker. The mgr didnt call back, instead called hubby & ignored me. She gave him the same spiel that Micah did to me3. The upstairs apt moved out, & the door to their storage closet outside was left open. When the wind blew it slammed against the metal railing behind it shaking our walls. Called office to have them shut it. Continued to happen for TWO WEEKS. Had to call 2 more times just to shut the door. No apology.4. Our kitchen lights were out for over a week. We were going to change the bulb ourselves. However the type of replacement bulb isn’t something stores typically carry since it’s a special shape. When we found that out we put in a ticket by calling & leaving a message, which the prompt indicated for us to do. We got no call back so a few days later we put in an online request. No response again. We put in another request online. At this point it’s a week later, & a week of us cooking in the dark & still haven’t gotten any acknowledgement from management about it so we’re pretty livid that we’re having yet another issue with them again. Hubby calls the Office and speaks to a girl. The only training that they receive has to be how to avoid residents, how to deflect blame because the girl acted in the exact same fashion that both Micah & mngmt we’ve spoken w/ have. My hubby after arguing w/ her & her saying it will be several more days b4 someone can change it(that’s now 2 weeks in the dark), he told her to cancel the request & he’d take care of it since they obviously wont. He went out & searched & found a bulb. Bought it & did it himself.This morning I’m sleeping & I get loud bangs on my BEDROOM door. I’m nude, & obviously frightened that someone is in my home that I didn’t know or expect to be there. Not the workers fault, this is mngmts fault for their lack of communication w/ their staff.It was a shock to have it happen again, especially when all of these events happened only within a 2 month timespan. If it was resolved & when speaking to them they took accountability instead of deflecting, being argumentative & negligent, we would have continued being 100% happy residents.The property owner & Sherman Residential should be embarrassed that their staff behave the way they do.

2021-06-07I have been living at this residence a little over 2 years now and just renewed for another year. Overall, Ive had a great experience here at Ethos. The complex I live in is very quiet and I know all my neighbors. During the winter storm we all came together as a community and helped each other out when needed. The trails around the complex are amazing and my dogs love walking around on them. There is even a creek that runs on the property so after it rains and the water is nice my pup loves to go swimming. There are 3 dog parks on the property and we use them often. Its a very dog friendly property which is why I chose this residence and with all the nature its like living outside the city but still so close to downtown and all the good nightlife. I know other residents have mentioned concerns with cars being towed, but as long as you follow the rules Ive never had any issues. All my maintenance requests have been addressed in a timely manner, and the maintenance guys are very friendly and helpful. We have new management this year and they seem very responsive and willing to listen to resident concerns and address any issues immediately so thats a big plus. They also are bringing back community events which is a fun incentive to have at a complex. You cant beat the price of this complex, location to downtown, the size of the apartments/patios, and the beautiful nature on the property.

2022-05-10I used to live here in 2018/19, moved to Florida and recently came back to Ethos in November of 2021. The grounds and apartments are still very well kept and its secluded without much drama that some apartments are prone to. The only issue Ive had here is the communication with management. I have some plants on my balcony and I looked into transferring to a unit with a yard. I called the office and was told that I need to send an email to the manager. I sent an email on Wednesday, then finally get a call back on Friday. I get that hes a busy person, but a 48 hours turnaround time on emails is ridiculous... the unit that I was looking at was leased in the meantime. There werent any other units with a yard, so Im pretty upset. Lets hope I dont need to send an email if my toilet is backing up and my apartment is flooding! Also, they should have sent me the rules of the balcony when I signed the lease, or include it in the lease. I invested in some shades, hanging baskets, among other thing, only to find out via *an email* that those items were in violation. The apartment should have set those expectations upon signing the lease, not in the middle of my tenancy.

2022-05-25I currently live at ethos apartments and every time I submit a work order, it’s fixed early the next morning, they are very efficient and quick here. If I run into any maintenance issue, I’m always assured I’ll have it fixed and resolved the very next day as long as it’s during the work week (m-f). the maintenance employee is super friendly and nice, he is always super fast and helps out when needed. we love him! he is super sweet and polite and always makes sure he fixes everything before leaving

2022-06-07I had an opportunity working with Angeles Zuniga at Ethos and she is the most sweetest, welcoming, down to earth, helpful and go above and beyond her duty to give great customer service. In most of my years this is the first time I can truly say my experience in dealing with a leasing office has been the BEST!!!! Unfortunately, I will not lease from Ethos but with the lovely services from Angeles she made me feel at home and at a ease. Thank You Angeles I wish you the best and I hope Ethos appreciates and understands how much you are a true asset to Bluebonnet Properties and my pray is that they keep you around ... 2021-09-27Ethos is HOME for us. We have enjoyed every moment of living here. We are planning on renewing our lease once that time comes around. The dog parks are awesome! The trails are beautiful. The pools are relaxing and are non-chlorine! The staff is knowledgeable and quick to respond to their tenants needs.

2022-02-27I have talked to several apartment locators and realtors only to be very disappointed. I saw these apartments on-line and prompt attention alone made me decide to apply. Thus far, I have received the best customer service since beginning my search. The responsiveness and prompt attention received from Angeles alone has me wanting to be a tenant here verses anywhere else I have looked the past month. I was actually moving slow because I had become accustomed to responses days later so I was dragging my feet, but she moved with a sense of urgency. Awesome service so far!!!

2022-05-23Literally just visit here, property seems ok, but horrible service by Angeles, she literally gave me some keys and a map to go find the property and view it myself, not only that, she had given me the wrong keys, when I called back she tried to convince me it was the correct keys but turns out it was someones property they had just rented, I drive back, this time she gives me a key with no gate remote, when I call to ask her to possibly open the gate, she yells as me saying I literally just gave you the code, not sure how this reflects on the property but I made an appointment and just drove 30 minutes and she didnt even bother showing me the amenities, pool, gym...etc. The community seemed ok and I would actually see myself renting here but with such horrible service I dont think so.Update: : she reached out to me via my personal email denying everything as if to show her supervisor that it did not happen, wish her the best.

2022-06-09Ethos apartments has been a great place to stay since I moved last month. The pools are clean, usually empty, plenty of accommodations like nice dog parks, two pools, gym, yoga area. I love the view on our balcony, the complex is surrounded by nature and trees! there’s plenty of nature trails on site as well, I love having trails within the complex. the office staff is friendly, every issue that’s come up, they’ve been helpful and solved everything that came up. I had an issue with my fob when I moved in, they replaced the battery for me, it still didn’t work and they were happy to replace it with a brand new fob.

2021-06-27The apartment complex is a beauty. It has gorgeous trails that lead to a creek with amazing views. Tenants have been friendly and welcoming. The staff is very responsive and quick to address my needs. There are two pools, both are nice and lively. Parking has been a little strict, but permits are usually made same day for those who need one. There has always been guest parking in my experience when company visits. I’d recommend this place to live for location and apartment itself.

2021-09-27I moved here just a few months ago and would say that this complex far surpasses the last one I lived in. I love that it offers three dog parks (making it extremely dog friendly), two pools, and Amazon package lockers. I also enjoy how outdoorsy it feels with nature trails behind almost every building. Lastly, I love our backyard which overlooks a private view of the woods. The only problem we’ve had is an outdoor ant infestation - but Chris, the manager, has been willing to work with us since day 1. I would truly recommend living at this complex.
