PLEASE READ IF YOU ARE CONSIDERING LEASING A UNIT HEREPros:- We lived in a second floor corner unit, which was spacious with a good layout.- Easy highway access.Cons: During the 2 years we lived here, we experienced the following:- We were double charged one month, and the leasing agent suggested that we call our bank and report fraudulent charges, as the easiest way to be refunded.- Gates were nearly always broken or in non-working order.- My car was towed illegally, despite being in resident parking with a valid sticker prominently displayed on my dashboard. (Kept emails)- There was an ongoing (18 month) roof/siding leak, which allowed black water to pour in through the master bedroom window during storms (we took video), drenching the carpeting and covering the blinds with black stains (see photos). Mushrooms began to grow behind the blinds. We submitted MULTIPLE maintenance requests over the course of a year and a half (we kept screenshots) letting the complex know about the damage. Eventually water spots began appearing on the ceiling of the master bedroom and guest bathroom.- Gardens of Denton charged US $494 for carpet cleaning/replacement upon moveout, and sent our account immediately to BH Managements collections department. We took photos and a video of the carpet upon our moveout, they just refused to look at it, claiming pet stains because an enzyme treatment was used. We did not have a pet at the time. Carpet vendor bids indicated black stains. Obviously from the dirty water.I have spent roughly 8 months getting passed around from department to department trying to sort this out. It has been a nightmare and a huge emotional drain. I have never felt so maliciously taken advantage of in my life.Texas tenant laws are written to the benefit of landlords, not tenants, so keep that in mind. There are much better leasing options in Denton, my advice is to avoid anywhere owned by BH Management.
It’s quiet and peaceful and the apartments are beautiful. I think it’s a good value. I’m pleased with the maintenance of the grounds and the staff respond quickly to requests and are very courteous. Haven’t been able to use amenities much due to COVID, but I feel like the staff has done the best they can to follow guidelines and they communicated well about everything that was going on. I had concerns that I wouldn’t like living in an apartment (haven’t before) but I’m happy living here.
I have been living here for exactly one month and I am loving it. Everything about this place has exceeded my expectations so far. Every little detail felt more like I was moving into a hotel than an apartment, right down to the complimentary waters waiting for me.Of course there were a few hiccups during the move, but nothing too crazy. Just a quick email or office visit and my questions were answered or problems fixed. Every little thing I could think of was brought to their attention and immediately resolved.The only problem with the apartment was the bathrooms had a toilet issue and a water issue. Each was promptly fixed by the awesome maintinence team the next day! One of the issues was even resolved the same days! As I saw in other reviews, I can confirm the maintenance team is so on point.I love the events, the security, the information transparency etc. The fact that I can have a working forum with my maintenence request and can even attach images is awesome to me.I appreciate Landie for helping make the process go as seemly as possible and I hope every month here is as great as the first. Landie was very uncooperative in the way I could receive my package. packages get left in our front door and remain there all day. I dont see the difference in leaving them in the parcel locker room to be picked up at our convenience! I leave for work before the office opens and return after its closed. I was counting on my package to be delivered on time and it was only Landie decided to scoop them up and take them to the office where pick up time is limited. She refused to return my package to the parcel so I had to ask my cousin to drive to my apartments to pick up my package!
The location great .. Poor staff .I moved in the stove was broken. I had called them and put this info in the move in paper, even told them about it trough the phone , notify them about this multiple time they ignore it, but when I move-out they charge me for it saying that they don’t have it on paper and no one never talk about a broken stove.I just move and all of sudden the people that was working there are not working there anymore . Bad bad experience.Be aware of that when you think about moving in there .

2022-02-07We get charged a package receiving fee just for the packages to be like this all the time. Just right outside of the office for anyone to walk up and take. If the packages do make it into the package room, its just a room with a broken door and lock with the packages stacked on the floor inside, again where anyone could just take them. Im also posting pictures of the stairs because that light fixture has been broken for 5 days now. Plastic and glass all over the stairs. I got a $25 fee for having an extra trash bag sat out and dirtying up the halls, but yet they dont even bother to clean them in the first place. I would think twice before moving in here. Also had a bike towed without anyone telling me where the bike went, or where I could even keep my bike in the first place.

2022-04-21Being new to the area I wasnt really sure where to start, but found Garden of Denton on google and stopped in for a tour. Megan and her team were absolutely incredible. The leasing office, the apartment, and all the amenities were amazing. Megan really took the time to explain all the great restaurants and shopping around the property and how well located it was. If you are in the market for a new place to live, I highly suggest stopping in to meet with the team. You will not be disappointed!!!

2022-05-30I can’t say enough great things about Gardens of Denton. Sure, there’s issues that come with apartment complexes like noise, packages ending up delivered where they aren’t supposed to, or other expected things. But everything that was in managements control was always well handled. Maintenance was always available and helpful, (something I’ve definitely had issues with in other complexes) and they would communicate through the app all the time and would let you know if they needed to enter if you weren’t there, which helps with peace of mind. (They even went out of their way to help me change my tire when they were in bad condition)It’s a great place for recent grads or families to live. But I can’t say enough about management, which if you’ve had problems with in the past with other places, Gardens of Denton is a breath of fresh air in my personal opinion.The staff in general is helpful, kind, and always answers any complaints you may have.The only issue I ever had was a leaking window after a brutal storm, which was fixed within a few months after they got professionals scheduled to help any units that were effected.Packages sometimes get misplaced but this is 100% on the curriers like fedex, I’ve watched them throw packages lumped together in a room instead of delivering them to the addresses as they were supposed to do. But the staff has made it clear to them that is not tolerated.In general, I would recommend these apartments to anyone looking for a safe, great quality place to live. Keep up the great work, I’ve loved living here and I’m sad to be leaving in the coming month to move out of state.

2022-06-29My experience here at Gardens of Denton has been absolutely amazing. Megan and Makenzy have been so helpful during this move in transition. Their attention to detail and excellent communications have me telling all of my friends to move here. They have the utmost professionalism and were so quick to get back to me in a fast manner answering all of my questions that I had. Best crew ever!!!

2021-12-18The hallways and stairways are super dirty. The gates never work. The inside of the apartment is nice and the kitchen is big. They can be over priced after your first lease ends. The staff tends to walk into your apartment alot to do maintenance. They also have a lot of rules about what you can and cannot have on your balcony. The foundation of the apartments is going to be an issue in a few years as theres already major cracks everywhere. The apartment buildings themselves are not handicap friendly. If your a college student I would suggest looking somewhere else. As you will pay about $300 on top your base rent every month in fees alone.

2022-03-22Olivia, Maria and Lindy in the office are awesome! I have loved living here but unfortunately there are an incredible amount of issues. The hallways and sidewalks are disgusting, the gates have worked a total of one week the whole time Ive lived here, ridiculous fines, and my apartment was FILTHY when I moved in. I havent even lived here a year, rent is apparently going up $200. Non-negotiable. Ridiculous.

2022-04-04Gardens of denton has the best management staff! Makenzie and Megan were both on top of everything for my move in and replied to all my emails quickly and answered any and all questions i asked, and also worked very well with my husband and i throughout the application process! highly recommend renting here.

2022-02-24I’ve lived here since 2016 and the gates have worked for about 2 years in total. Don’t expect it to be a gated community, even though they say “it’s about to be fixed” or “we’re waiting for quotes”. Not to mention they can’t even keep up with replacing light bulbs and always say the lights are “on back order” when lowes and depot have them fully stocked. Amenities are usually closed or don’t work so don’t expect that either.
