I have lived here for a little over two years and all and all I have enjoyed my stay here. There are issues but I have to say that any issues that I have had were handled in a timely manner. The new management is pretty good. I don’t have any complaints there. Any issues that I have they send the maintenance man out in a timely manner, and he has been excellent in fixing any issues that I have had.Great guy. If It hasn’t been the perfect experience here but it has not been a nightmare either. They have done a good job in the past 8 months since they have taken over. I like the improvements they have to the grounds. Had an opportunity to speak with the new owner and he is a nice guy.
Funny how IV been living here for two years now and after seeing some of there reviews about roaches Im very surprise because I have NOT had that problem yet... Maybe if people keep their apartment clean like I do they would NOT have that problem . just saying Beautiful community. Very peaceful. Close to everything we need. The grounds are well kept. The Service here has been second to none! I have been amazed by the attention to detail that our Service Manager provides us whenever we place a work order in. When it comes to making sure our service requests get addressed and completed in a timely manner, the Community Manager, Letty, shows outstanding hospitality through the thoughtful follow up calls and emails. All in all, customer service is very important to my family and I and we wouldnt have it any other way. Great job guys!
I was visiting my mother when I came across Hamilton Place Apartments & they caught my eye. Centralized location, with HEB, Jackson Keller Elementary right across the street and many VIA bus stops near by. I came in and was greeted by Jessica,the property manager I was so pleased with her professionalism but mostly how helpful & kind she was with the application and move in process. The property itself is well kept and managed along with many renovations. I feel so lucky to have my new beginnings at Hamilton Place !
I love my apartment manager Veronica she is very helpful she’s always happy I love her personality I’ve been here for almost 2 years I love it here it’s very quiet.
Ive lived here a total of 14 years. I was trying to find a new apartment complex to move into but since new management took over in January I have decided to renew my lease. The rooms are very large. I have never had a problem with roaches. I keep my kitchen and rangetop and oven clean so that might be why. Letty is personable, good at what she does and easy to contact. 5 stars. 🌟UPDATE: 9/30/18..Still enjoying myself as a resident here. Current management company continues to strive to properly manage the property. Really enjoying the pool upkeep.UPDATE: 01/13/21....WELL IM STILL HERE . Ive been here SO long I feel like family. Rachel now heads up the ship and takes excellent and fair care of us all. The complex sponsors fun events throughout the year with GREAT prizes and incentives. My Grandson won the Turkey Bowl and we got a full dinner for 10 from Bill Millers. 🍗🦃All and all I feel very safe and secure. Maintenance is diligent in trying to keep repairs in check. The grounds are reasonably quiet. The pet population is controlled.Sure there are issues here but every community has them. There are cameras mounted and if you have a specific problem they go to the cameras and review it.Just wanted to touch base and let those looking for a home to come check out my neighborhood.
Great place to live!Office staff is super professional and very accommodating. They always have some sort of function going on for the residence to show their appreciation.The community is quiet and friendly. I highly recommend to anyone looking for a clean and affordable place to live.They also have a pretty awesome move in special. Can’t beat it.
Have been a resident for 5 years now. New management has really been amazing. I have been more content with living here now that management is in top of things. If your looking for an apt come here.
Great community! They have improved entire exterior and interior units of the property. They also rehabbed the pool and installed a playground for the kids. Staff is great and rent is reasonable. The giveaways and resident functions are always fun. A great place to call home!
I live here and from day I moved in may 16 2020 its roach infested, my ceiling in kitchen bathroom and dining area fell in and I mean huge holes with water pouring out. No mold treatment done, 4 maintenance guys in 1 month all each quit, DO NOT MOVE HERE IT IS WORSE THAN THE PROJECTS (and I have lived in Cabrini Green)
Poor apartment management I’m not here to talk mess about this place but the apartments are very poorly the apartments here smell like the sewer here the apartment are falling apart and when you ask to get something fix it doesn’t all they care about is your money they say we have cameras but don’t even look at them someone tried breaking into someone apartment and they didn’t care to look at the cameras there’s creepy people here that will steal your stuff and break into your cars and they won’t do anything I recommend you not move here trust me they don’t care about anything here. People report these apartments so many times but the city won’t do anything. Find a safer place your neighbors are nosy and will tell the manager everything you do.
Great location no washer and dryer connections. I really like that management put cameras on property it makes me feel safer and a playground is on property. I am having to edit my review. For about three months I have been telling management of a broken heater and in this over a month a broken coil that does not tell me if the oven is off or what temperature it is. The only thing I hear is we submitted the work order or maintaince says the ordered the parts via Amazon. The times we have had freezing weather we have had no heat. Also, when the exterminator comes to the other apartments they do not come to mine which has caused a roach infestation.
These apartments are in bad conditions the new manager does not do her job , whenever you have a complaint all she says “okay i will put in a work order” and never ends up happening. They are so many roaches here and maintenance says “its our fault for the roaches” . The air conditioner always turns off and it feels like a heater in our apartment. We have asked them to come and fix it but what ends up happening??? NOTHING !!! dont come to these apartments
I love it here! Its clean, pretty, secure, and management gives a darn. They are constantly making improvements and I never have to wait very long for maintenance. My rent is reasonable, and theres a pool!
Thank god they got a new maintenance man. Last guy we had would take foreverrrr to come fix things in my apartment. Our new guy Victor is not only timely but extremely courteous. Taking into consideration people who may work late at night, he will even wait to come later as to not disturb your sleep. Cleans up all his messes and makes sure you are satisfied before he leaves.
So since i can’t get this gaping hole in my bathroom shower ceiling fixed, my numerous phone calls to the office returned with a valid answer as to why I’ve waited 3 weeks for this leak to be fixed.. and no answer..the maintenance guy says he’s ordered a part, be in Monday... not sure which Monday since so many have passed! I’ve been patient, I’ve been nice! At this point i just want to leave..No one should be forced to live with the water leaking from the upstairs units shower water (after they finish showering ) leaking into my tub and floor. Disgusting!! I have mold growing and no one cares..$744 well spent
Karen is by far the best manager i have ever meet shell make sure things gets done i really appreciated the fact that she is on top of things and wants the best for her tenants. Highly recommended HAMILTON PLACE 1st month.... and love it.
These apartments have a bad problem with Rats they put traps around the apartments but the Rats live in the walls they need to find a way to fix that!!!There is a maintenance man who doesnt know how to fix anything!!!The only thing they are quick on is if you are late with rent they will leave letters on your door and they have no problem calling the police to remove your stuff out of the apartment they did that about over a week ago to a disabled person!!!!The manager at this apartment there is not much to say about her just she is hopeless when you call the office they never ANSWER!!

If I could give 0 stars I definitely would. They only care about you paying the rent! I have had to throw away my children’s bed and food because this place is infested with roaches!!!!! The rent is too high for this mess of an apartment complex. There had been no renovation whatsoever. I could have a house for these prices! This place has rats , possums, roaches and the kids here destroy the property!! On a daily basis the teenagers are outside destroying everything! I HATE IT HERE , worst decision I have ever made moving here.
I just want to say thank you for Mrs.Jess the new Manger she is so amazing and on top of things around here my mom lives here and Jessica is always tryibg to help the residents when she can wr hsve a lot of elders here and she really cares about them and the kids !!! She has been out here after hours hust for us when we have issues and we love her !!! Thank you Mrs .Jess!!!!!
Went in looking for apartment home for both my daughter and I and met with the manager Mary. She was very friendly, welcoming and knowledgeable. Small yet very beautiful community that I will be calling home once my lease is up.
Veronica is very nice and she tries her best to make sure she gets everything done at an appropriate time

Too bad i cant give ZERO star in this review. But i am happy that my unfortunate situation with this management led me to another better apartment. The property manager confirmed that i can move in on saturday but i have to call day before to set the time. I called and she doesnt answer the phone and i was forwarded to answering service. I left message to them that ill be moving in between 11am and 12 nn and they will contact the manager through call, fax and email. I also left several voicemails in the office. I drove for 2 hours on saturday and he manager wasnt there and she informed the operator that i did not call to set up the appointment. I explained the ways i exhausted to let her know that ill be there at 11 am. She was very insensitive and told me to come back on Monday! She called me and denied that i confirmed my move in date and that there is Nothing i can do but wait until monday. SHE NEVER APOLOGIZED! What a hassle and waste of time driving for 2 hours woth 2 cars loaded with things!
I have lived here for the past 3 months and I absolutely love it here.... The apartment community grounds are well kept and the community is quiet.... It is in a good location next to schools, HEB, and Via bus routes.... The Property Manager Letty is awesome at doing her job and always makes sure all work orders get done and is always there to answer any questions you may have and anything you may need.... Pest Control is awesome as well.. I have never had an issue with Roaches or Rats... The apartments are well kept up and are clean inside with upgraded black appliances... Maintenance is awesome as well and gets work orders done and taken care of.... Great Job to Letty/Property Manager and James/Maintenance.....

Do not pay your application fee of $45 each applicant. They will lie to you and say they will work with broken leases and then take your money and not even call you too say they can not help you get an apartment , they just want too keep getting application fees and not help you or tell you that you qualify. Stay away from Hamilton Place apartments they are rip offs.
I hate these apartments. Letty doesnt notify us when the water is turned off. Water has been turned off or no hot water for about a week. My wife is pregnant. I Gotta figure away to get some one to check this out.dont move here its bad.
The apartment itself is clean, cozy and modern, but the staff is also super helpful and friendly. My kids also love having a nice, clean pool and playground.
Im posting my feelings of my home...Ive never been happier...I have had good n bad experiences but thats anywhere you live nowadays...but thanks to wonderful people like Mz.Mary who has taken all of us under her wing and is trying to make living here as pleasant as she can...Great Job Mary n new maintenance...I pray that next year will be prosperous and joyful as another year is upon us ...and thank you for all youve done and keep doing...thanks from the bottom of my heart...Merry Christmas and Happy New!!!🎉🎊🎉🎊

Im kind of surprised that this place is finally getting their act together. When I lived here with my mom before she passed away in April 2017, this place looked like if the management didnt get their act together soon the place could have started falling apart.
I do enjoy living here, the new manager always communicates with me. I will be renewing my lease and stay another year.

Ive lived out here for two months if I leave a message for the office theirs no call back to explain anything first day I moved in I had Roaches very bad I had already signed the lease stuck here for a year now its may I found that I have a rat somewhere also the water is turned off without a notice I wake up for work this is the third time no water no notice and all they have to do is let people know so we can buy some water put aome in a bucket anything i call the office the manager never in her office you receive no notice on what the water or lights are still no call to inform me what I owe I made a big mistake they look so nice but its so unprofessional out here they need to really get it together

Veronica in the office helped me a lot, she is attentive, very kind, she has given me a very good service the apartment was comfortable I really like the kitchen very spacious because the cabinets are very good anniversaries of one are not very high thanks for helping me
I would like to say good things but it is not possible that it bothers me greatly that they do not have a bit of empathy with the residents this day they made arrangements on the roof of the apartments and disconnected the climates and did not have the delicacy to reconnect them and therefore We will spend a very heated night, among other things the importance of the resident is not given, they leave everything for later, the maintenance area really leaves a lot to be desired, we always seek to be well in our payments and however when the resident needs there is no Response neither from the manager nor from the maintenance person there is not much to rate.
Very nice atmosphere 100% familiar and recommended the pool great!

2022-06-04I’ve Been Here Since August Of Last Year . My Ac Has Been Leaking , My Outlet’s Are Lose And Don’t Work As Well . My Ac Constantly Leaks . My Fridge Has Been Out A Whole Week . My Walls Are Cracking . Roaches Have Been An Issue Since The Move In Day . I’ve Called Code Code Enforcement & The City Councilmen . I Have 4 Children Who Live In The Home As Well . There’s Video With I Will Post Of “Rachel” The Manager Saying Things Will Be Fixed Once She Evicts Me . My Flooring Is Coming Up Off The Floor Since (August 7 2021 ) . The Call The Cop’s On You When You Go In Asking When Things Will Be Done . Our Water Heater Caught Fire The Whole Apartment Complex Didn’t Have Hot Water For Almost Two Weeks . I’ve Asked For My Bored To The Ac Be Replaced Because It Been Full Of Water & Cause Mold . I Got Told No There’s Other Important Thing’s . That I’d Have To Wait . THIS PLACE IS ABSOLUTELY HORRIBLE!!!! I Repeat DO NOT MOVE IN HERE!

2022-03-18The manager Veronica was very helpful w the application and move in process. We moved in approximately 2 months ago and so far, we really like our apartment! This is an older complex but well kept and quiet-- minor issues that can be dealt w, just like any other apartments. We moved here from the SAMM shelter, have been blessed and can finally say, home sweet home!

2022-07-22My daughter got approved for the apartment and me and my daughter have constantly called the office and the lady in the office does not answer. I mean does nobody work there..cause I have been calling since Wednesday more than a dozen times and no answer...can someone please reach out to my daughter

2022-02-22Ive been a resident here for 4 years now. I can say I used to love living here but things have changed in this last year. Apartment manager has changed, property has not been well maintained in the sense that there is trash all throughout the property now. Sure it looks good from the street view but once on the property you find plastic bags and pop cans all over the place. Maintenance orders take forever to be answered. My AC has been out since last week and I have been leaving messages with the answering service when I finally talked to the manager yesterday of course she didnt get any messages and here I am still no working AC and they havent even bothered to bring a window unit. I had to go out and get my own. Ive also been waiting a year for them to change my kitchen light, fix the sink handle thats been broken since we moved in and finally finish fixing the ceiling fan in my bedroom. Oh also this current manager is the 4th in just as many years and the maintenance staff never last. I do however have fantastic neighbors and the proximity of schools is super convenient which is why weve chosen to stay. Our last child graduates in two years and then we will be child free and can move cause schools will no longer be an issue.

2022-06-07My poor elderly parents are having to live in a roach infested apartment with no Central AC in this terrible Texas heat. They have been waiting to have their AC fixed for 1 1/2 years now. That is way too long! Smh***Everything my parents have told me is True because Ive seen it for myself. The proof is in the pudding. And I will not update my rating until the above things are taken care of.***

2022-07-14I really wanted to move here. I called 6-7 times guess how many times they called..... 6-7 no, 4-5 no, between 1-3 NO, never... I even when on a day time they are open and found no one.

2021-11-30I have been living here for almost a year. Like the location, and convenience to surrounding stores. Management has been nice to me. Response to my work orders has been great. Its a comfortable place to live.

What ever you need they will do their best plus more to help resolve the issue.The residence manager has great plans/ideas for constant resident events! It’s so much fun living here!

2019-11-28As a resident of going on two yrs I definitely would recommend these apartments to my friends and family. Apartment is good size and rent is reasonable. The manager has always been pleasant and professional, she’s making our community a better place to live. I have witnessed some of my neighbors give her a hard time but she remains professional and I give her a lot of credit for that. Over all I love my apartment and community. I especially love living down the street from an HEB and the area around is nice too.
