I think Indian Runs is fantastic! I have no problems here. The staff is very friendly, the maintenance people are fantastic, and the neighbors are good. Ive had little to no trouble with my utilities at my apartment, and if I do have a problem the friendly maintenance crew comes and fixes it up with a smile. I really like the location because Im only a few minutes from everything - everything including my bank, job, and gym are within five minutes. The only problems I would say is the parking is tight and limited and the birds outside can get really loud sometimes, but I dont even count that as real problems. Before I moved I researched many different apartments throughout Abilene, and Im glad I made this choice. Have lived here for a year and still living here. I highly suggest it!
I currently live here and the lady named Lynn Ferguson was super nice in the beginning of the move-in process and seemed to be a genuinely great person...NOPE!! I called to tell her I would be late on rent because I was tending to my grandmothers death and funeral arrangements and she was extremely rude and she lacked any type of sympathy for my situation. I didnt expect any flowers, or the late fee to be waived, but dont pretend to be a NICE person and then be a complete WITCH when rent is due! I immediately wanted to pack up and leave the apartment because of this, but unfortunately I am stuck here until our lease is up. Also, the cable blacks out on occasion and we went without hot water for 2 days, however, I have to say the maintenance guys are GREAT...thats the only good thing about Indian Run Apartments
At first was a decent place but as the year went on it got worst and worst. They tack on more and more bills. Only good thing about here is its dog friendly. The property manager lacy dont have a clue and is rude as all get up. Way over priced for living spaces that arnt that nice and super small 4 people in a room is crowded. Online they show you these real nice redone rooms and you move in all your appliances are all wore out only can use 1 burner on the stove. Had water leaking from under our wall for the first couple months and you go tell lacy and she says she will get some one on it. A few months later they finally fix it. We have had ants since we moved in crawling in from under the walls from some where but cant get them to check it out. Dont waste your money and time here. Alot of nicer places in abilene and for the price here might as well rent or buy a house.
Ive lived in Indian Run for 4 months and I absolutely love it! Lacy and Shilah go above and beyond! Everyone has been so nice and Im enjoying my time at the pool! Ive had to put in one maintenance request for my door sticking and it was immediately fixed. I just referred one of my best friends to live there and I would refer Indian Run to anyone else!
I have lived in this apartment for 4 years and it has been great. This place has the best maintenance team I have ever dealt with and that has everything to do with how well it’s managed. You would be crazy not to live here. And it’s getting and awesome upgrade right now.
Indian run was a terrible apartment, the staffing is absolutely terrible and horrid about getting back with you when you have issues. They dont try to help you for any situations then try to royally screw you when you get moved to another location due to work. I would not recommend this apartment to anyone. Good luck getting any kind of deposits back also, they dont tell you about any of this information when signing your lease. Most of my staff also lived at the apartment and had nothing but issues since they moved in. They have one person in office that acts like she wants to help you but wasnt ever even in her office to answer phones, if people are calling to rent out a property and the phones are not getting answered how do you expect to rent property?? Maintenance guys were nice nothing was their fault but the apartment management was atrocious.
I moved into this complex after relocating from Ohio. The manager (Lacy) and the staff made the transition easy. Like ANY older building, a minor kink may pop up but the maintenance staff is quick to respond and I cant say enough good things about them. Like any apartment where YOU CHOOSE TO SIGN there is an expectation for YOU TO PAY YOUR RENT. Situations arise and unfortunate circumstances happen, but management and the complex can only wiggle as far as the AGREED upon lease allows. I appreciate the timeliness of response from management and especially maintenance, the routine pest control visits, the clean pool, the 24H laundry, the neighbors, and just the general upkeep of the community. The location, pricepoint, and quality of this complex is hard to beat and I am just very grateful for finding a well managed, safe, clean, affordable apartment in Abilene!
Moving in, the office staff was very nice and helpful. The only issue with moving in was that we were told every unit had updated appliances, but surprisingly ours did not. It took five phone calls before that was fixed. The office staff after move-in was rude and not helpful at all. Maintenance is very quick to respond to calls. Any call I made they were generally there within a couple of hours. However, once they were there they didnt fix the issue. I only had 2 real issues while living there. The first one took 3 visits before he fixed it, when I told him exactly what the problem was the first visit but he didnt believe me. The second took 2 visits and it still was not resolved when I moved out. Also, check for mold!! They painted over the mold in my apartment. I was sick the whole time. I called them about the mold and they didnt even come look at it they just said that I was mistaken and it was only mildew. Also, they have frequent issues with the hot water. Every time it goes out they have a new excuse, but there are some obvious water problems in the complex that they arent fixing.. The laundry area to the back right of the tennis courts has had some nasty water leaking from the side for months and is coned off. There were 2 occasions where we were without hot water for 4 days. And at least 3 occasions where we were without water for a whole day. Sometimes you would get a note that there would be no water, sometimes you wouldnt. Also, dont bother calling the office about the water situation. They literally told me, I dont know whats going on with it.Moving out was easy. You just submit a letter and fill out the form. However, when I received my final bill there was no indication of how to pay it, just that it had to be paid within 10 days. No return envelope, no address, no due date. I called to ask about it and again, rude staff. So glad to not be dealing with Indian Run anymore..They are great and nice until you have problems.. Beware and check for mold!
I have NEVER had a WORSE experience with apartments. When I moved in I paid a $450 pet deposit as well as $400 security deposit. I also paid a high risk renters fee because my credit score wasnt great and they felt I wouldnt pay my rent (which I never missed a payment on). So all together I paid over $1,000 to move in to these apartments. When I moved out I left a forwarding address. Months and months later I never got a deposit back, and then I get a letter from a debt collector saying we owed them $1,139 for damages. I have been trying to resolve this problem now. They said they paid $979 just to replace the carpet, which was fine when I left. They havent budged and refused to come to a settlement so Im having to pay that to get it off my credit. Living there was absolutely horrible. We had a group of redneck potheads who lived in the apartment below us, one night they had a shoot out (a drug deal gone wrong) right outside my 4 year olds bedroom window. We and several other residents called the police. The next day the police and other residents asked that these people be evicted. The apartment managers never did anything. They also had a lady living next to us who had 5 pets (the limit is 2). She let these animals run around the complex unleashed nonstop, and her home reeked every time the door was opened. We reported her and they never enforced the pet limit on her. When I called and spoke to the regional manager of this complex (Debra Barker) she told me the same thing couldve happened in a residential area, what the heck am I supposed to do about someone pulling a gun in that complex. She got very snarky with me and hung up on me. What shes supposed to do is see to it that residents are SAFE and the apartment managers shouldve evicted those people. I still to this day have NO CLUE where my deposits went. When I ask, they tell me deposits arent used for damages they are just something you pay when you move in and you dont get them back. These people are criminals, they do NOT care about your safety, they will rob you and lie to you. The maintenance man who worked there while we were there was VERY rude and disrespectful. Im losing $1,000 to get this crap off mine and my husbands credit because we got scammed by a LOUSY complex. DO NOT LIVE HERE!!!!!!!!! As to the apartment managers response....I paid WAY more in deposits than there were damages and I was told deposits dont go to fixing anything, you just have to pay them your staff are morons. And while crime can happen anywhere, your staff did NOTHING to deter it because those responsible for the shooting werent evicted, after even the police told you to. You let certain people have multiple animals, and then kick other peoples animals out (like my cat, Jasmine). Your corporate lady was horrid to me and I was treated like a low class citizen and felt like crap because of yall. Im not calling your office to discuss it, you have a HORRIBLE place to live, end of story. Thanks for your less than helpful response.
I love living at Indian run. I’ve been here for a year and I have never had any problems. They are quick to fix anything you need and always helpful when I have a question. It’s quiet, clean, and overall I’m just really happy I decided to go with Indian run. I’ll be staying longer!
The staff is very nice and they take care of any needs and the maintainance is great.... but the apartments are a bit out dated.. and when I first moved in obviously the birds were obnoxious. But theyre gone and every day I step outside and people are very inconsiderate and let their dogs s*** everywhere and never pick it up. Its absolutely disgusting and I dont know how people get off doing that. And in this heat is really gross. Ive seen the girl who does it too but I cant report it because idk where she lives.Another thing, people who live here have other obnoxious dogs that they keep outside and EVERY MORNING the dog barks and growls and sounds like its being attacked for like an hour straight. Idk if it fights with other dogs but its seriously annoying. So 3 stars because of the people who live in these apartments with their pets..Also, the people who cut the bushes leave leafs everywhere.. I would think they should sweep them to the side but they leave the mess everywhere in front of my door.And again, theyre having their roads now re-paved.. so I have to park at Lowes which is not horrible but its obviously inconvenient. Why would they re pave their parking lots that are fine instead of redoing their apartments and putting new things in them? Just my opinion... oh and at the same time they shut off my water this morning -all morning because of a leak.. which obviously needed to be done it just so happened it was my day off and I needed water. Now my toilet is disgustingly YELLOW after flushing it 6 times.. which I will probably now shower in that. Yuck. This is the 21st century and they should figure out how to clean the water or keep up with their old infrastructure so this doesnt all happen at once...Oh and they upgraded their cable I guess which is good but its unfortunate that theyre doing all of this when I live here giving me not the best experience along with me having one of the older apartments that was disgusting when I moved in because the rugs had literally mounts of dirt in them. I had to re clean everything because it was not clean. The toilets, cabinets, nothing..... I sent them a picture of how much dirt was in the rug.......The disposal also sucks and always breaks on me.but the staff is nice I guess..... lol I just had to right a review because I have time and its getting annoying. But it is a convienant location and after I cleaned everything.. its an ok apartment to stay at for a short amount of time because of the location and comfort.
I was 100% set on getting a one bedroom apartment here. The experience started 5 months ago when I talked to a very very nice and polite lady who said she was the actual owner of the complex. She completely changed my perspective on this low end apartment complex and ended up sparking my interest 2 weeks ago again when I was looking for apartments. This time though I went in asking about apartment rates and the prices did change, there was a younger woman working who seemed to be new and then the property manager steps in from her office and rudely states Our rates have been the same for so and so years pointing at the paper copy as if she was really frustrated, though I clearly remember different rates, but thats ok I could be wrong. So I found one unit they had that was a one bed one bath and after thinking it over a couple nights and comparing decided I was going to sign some papers and get started. I took the time to actually talk to a couple tenants who lived in the complex, both of them were not happy living there. First one said that the office people turn very sour once you actually get the apartment and need anything fixed, he warned me not to move in. The second person moved in from the next complex (the residence) and said he has regretted it from day one. He mentioned the model home shown was nothing like what he was in. He mentioned there was a hole in the cabinet that was taped with duck tape and that there was dust all over the apartment when he moved in and was trying to get out of his lease. This seemed like a big horror story to me but against the tenants advice I decided I could do just fine. I called and mentioned I would like to take a look at the unit I was going to move in to, I was told We cant show that model as it is not ready to show, I asked Well, Im ready to sign some papers today and before I sign a year contract I need to know what Im getting into she talked to the property manager and said We cant show that model to you, its going to look just like the model home. Umm, no its not (I was thinking). I asked Well when can I view the actual unit? and then she answered When you actually lease the unit. I hung up. The poor attitude and lack of care to the potential new resident completely turned me off and I will not be going back ever again. My perspective has turned a complete 180 from the delightful experience I had 5 months prior, ruined by poor attitude and, what seemed to me, laziness. Hopefully the actual owner reads this and finds new people to properly find new tenants and walk them through the process like they should. It should be an exciting, fun and encouraging experience not one that deters you from signing into your new home. I have visited 11 complexes now and this one had the worst experience out of all of them.
Showing its age. Central hot water system finally fixed for limitless supply of extremely hot water. Toilet keeps hanging up and will occasionally overflow!!! Maintenance is very responsive to my many calls. Well located for shopping and entertainment. Quiet, tho walls are a bit on the thin side. Started another year - a momentum of rest thing. Furnace burned out another heating element -3rd in a year. Furnace coil so dust fouled that it runs constantly and cannot heat the place. Expect higher electric bills year round just because the blower motor nearly always is running. Dish washer runs but does not clean even prewashed dishes. At least is is relatively quiet in not doing what it is supposed to do. Garbage disposal finally replaced after numerous complaints. All female office staff is personable at front end - stops there tho. High turnover so that torsional pendulum is all over the place. Hedges have not been trimmed for decades insofar as the walks in many places are unusable. Check yourself for ticks should you brush against them. Place has totally ignored the ice covered second floor stairs so unless they get a lot of sun they are still ice covered now after the past week of cold icy weather. Ditto ignorance of iced up parking lot. Oh well, it will be in the 80s sometime in the next month. Dog poop an increasing nuisance with more and more dog owning residents as this place slides deeper into that residential demographic profile. Abilene paper had an article last week about apartments that have DNA analyses done on dog poop and fine offending residents. Get a grip Seldin ... or is is Seldom? Bottom line if a friend moved to town and wanted to live in the same apartment complex, I would suggest they find a better place.
This place isnt as bad as all the negative reviews. I moved in on short notice from another state and took care of the paperwork thru the mail. When I moved in I had a faucet leak, they came the next day and fixed it. The service and staff seem responsive. The interior is a bit dated but it is clean and there is plenty of parking. The neighborhood is very quiet and in a great location. I hope this helps because I was very doubtful at first.
Do not live here. Will be the biggest mistake of your life. Property manager Lacy is the worst in the business as you can tell from all the reviews that she sucks. Plus been through 3 assistants in the time I was there. Alot better places in Abilene just keep looking and dont waste your time.
DO NOT LIVE HERE. Most rude manager I have ever heard. My sister is moving into these apartments and I have never heard a more disrespectful, cantankerous and just plain ugly conversation that she had with the Lacy, the manager. My sister was trying to figure something out that they had not told her and Lacy threatened to kick her out of the apartment before she even moved in! My sister clearly stated that she didnt have any problems and she would gladly pay it but was just repeatedly annihilated by this woman for no reason. This apartment complex was my sisters favorite out of every single one we found and we all regret her deciding to move her, including herself. Do not live here. This is her only option so shes here to stay but Lacy seems like the person that will make your life hell because shes unhappy with her own. DO NOT LIVE HERE.
Worst damn place Ive ever lived at but you cant break the lease no matter what even if you move out you still have to pay and if you cant they say in there contract there take your car and evey thing you own to pay your rent if that dont cover it they have the rights to take cars of people that have been visiting you if they own there car aswell. Can they do that... once a week about 8am they have landscapers making all kinds of noise, sucks if you sleep late and work late shifts like I do, never really get sleep. You live on bottom floor you can hear everything from the floor above. I mean who lets there child run around till 3am, I mean really, plus its really pricey too
You will hate your self if you live in this place. So so bad management. I asked them for 1 bedroom they showed me one I didnt like it so I told them I want another one. They showed me another one and told me you have to wait a month to get it. I accepted that and I paid my deposit. After a month the give key for that first room not the room I wanted. I told them its not this one then they start being rude and told me you dont have to live here. I said I have been waiting a month. She said well any why youre not going to live here!!!. So go or Ill call the police and she did. Now I have been waiting 2 months and I didnt get my deposit back.They just like wasting time and wasting money. So rude.( if you want live good stay a way from them)

Property Manager Lacy Sartor is extremely rude and disrespectful especially to those of color/minorities. During your initial walk-through of the model apartment she will come off as very likable and caring. This is just an ACT. She should not be a manager due to her inability to provide exceptional customer service with a smile on her face. More times than not, she has rolled her eyes at me, gave me attitude, and elevated her voice. This is UNACCEPTABLE , and no one should live in a place where the manager behaves in this way.-Be cautious!
Besides modern shortfalls internally, the past four years were well spent here. Location is perfect with the mall across the street, and restaurants all over the place within a mile or two. Personable staff, and respectful grounds/maintenance team. No bodys vying for parking space, and no issues with tenants as far as roudiness or jackassery. Everywheres gonna have the less than occassional hiccup, so why mention it? If your looking to stay and plan your next move or live lease term to term, Id recommend this spot over anywhere else. With rates that dont jump out of nowhere on your bill, this is the place to live.
Shiftiest 8 months my life. Got blamed for a roach infestation that was left by previous tenant, kicked out because of it. Also had a neighbor downstairs constantly harassing us and management did nothing but blame it on us. Got blamed for the parties our next door neighbors had nightly, even though police complaints stated the apartment. This is me most corrupt business i have ever come across I hope that it fails soon for the sake of unsuspecting renters that might fall victim to them.
The property manager is so rude she seems like she has something up her butt and if you see her you better say yes ma’am to whatever she says because if not all hell will break loose I wouldnt recommend living here there’s construction going on for about 6 months now and they maybe dog friendly but the property manager is not
I have a service animal and I intended on moving in with my girlfriend knowing the fair housing act I provided an appropriate letter that they didnt like because when we went to an appartment convention other complexes faced lawsuits so I had to scramble to get another letter to which they replied we are getting complaints about your dog when asked what complaints and from who they just said oh we cant disclose that just complaints also they are trying yo charge a pet fee for a emotional support animal and have not run my application as ot this writing and finally they intend on doing an inspection tomorrow to make sure no one is cohabitation with my girlfriend.... this appartment complex is lucky I dont lawyer up and Sue them for all they are worth I would never live here again even if you paid me**edit**It is now March 30 and still no contact from this company... I have filed a complaint with the offices of housing and urban development

2022-05-22I decided to start a new life and move to Abilene from Arizona. Indian Run was the first complex I checked out, and even though I checked out several others, this was the one that I enjoyed the most. Cassidy made everything very easy and she kept in contact with me for months while I arranged for the move. I love the overall aesthetic of the complex, with the lighter blue tones and lots of trees. The apartments themselves are a pretty good size, and rent includes a sort of a bundle of utilities including discounted cable/internet (which works super well), and the water is split with the community. Its actually a pretty good deal, overall. Theres also ample parking, great maintenance, plenty of dumpsters so that they dont overflow, and a beautiful pool area (which theyre now in the process of renovating, and Im excited to see how it turns out). Plus, this community is close to pretty much everything you could need. I am very happy I chose Indian Run to begin my new life :)

2022-05-29I think that’s great! The office girls are friendly and know my name when I walk in. We move here because of my husbands job. It’s close to his job and shopping and food. My husband just put a ticket in yesterday and was done the next day.

2022-03-24Owner is cheap just look at the parking lot. Everybody was super excited to get it all done and we were thinking the water is just going to flow down, there won’t be anymore water to step in anymore. Wrong, they should have just patched the holes In the front by the gate if they’re just patching stuff bc this parking lot needed to be new it probably hadn’t been worked on for 50 Years. Stairs are getting replaced right now but the balconies and platforms for the upper doors are cracked bad some a leaning pretty bad and it’s just sketchy. All I’m saying is this owner is probably at the least a millionaire least they can do is take care of the people who got them to that point. Fix up your apartment cheapskate there’s even cracks in walls of the apartments

2021-12-16The property management provided us with clear information and found multiple floor plans that matched our requirements. We felt that they really cared about finding potential tenants their ideal apartment, and has had very timely communication throughout the apartment searching process. Im pretty sure I found my next home.

2021-12-12I absolutely loved living at Indian Run Apartments during my time there. So much so that I decided to move back in shortly after moving out! I wanted a very specific type of unit, and they made sure I got exactly what I was looking for! Nothing but compliments from me.

2021-02-28Can I do more than one complaint? Cabinets not replaced, been without hotwater because all boilers need to be replaced, cold water is at a trickle. They raised my rent and still havent fixed what they promised to be done within a few weeks of my moving in to this apartment. I hear every step my upstairs neighbors take..I could go on but you get the picture. The on site management is great..owners not so much..

2021-01-05Update: it seems as if the neighbor mentioned below no longer lives within the apartment complex. I am unsure if this is the apartments doing, or if the tenant left due to end of lease. nevertheless, I can again recommend the apartment complex and understand some things are out of the office hands. Shilah is awesome - and I would recommend talking to her if possible.Overall: I do enjoy the apartment complex. However, if you are interested in getting sleep and or not being disturbed at 2-6am than this place might not be for you. Myself and my neighbors have made complaints concerning the noise levels of a certain individual. Last night was another great example of him arriving drunk blaring music, peeling out in the parking lot, and setting 2 car alarms off. This noise continued for over an hour - Again, this happens anywhere from 2-3 times per week. Staff friendly, and helpful when they can be. (Will continue to update if needed)

2021-06-21Absolutely great apartment complex, stationed in a prime location not too far from the Abilene mall and shopping outlet centers. Wonderful property manager and supporting staff that attends to any problems right away (If you should have any). Also, the apartments look modern on the inside!Definitely recommend checking out Indian Run Apartments!
