Maintenance can be very helpful- not always and it’s July and none of the pools they advertise have been opened. A bit ridiculous in 100+ degree weather. Phone calls with the office about it go nowhere.
According to the staff in the office, this is “move in ready” I have never dealt with a more horrendous apartment. Especially the office staff and the maintenance worker. On the day I was supposed to move in, I showed them these pictures and was told to just accept it and just accept it and that there wasn’t anyone to fix the issues. My main concerns were the stove and the refrigerator. Those are clearly not ready for use and are absolutely necessary. The office worker, Mia, told me “just don’t cook”when I told her I needed it fixed. Of course that’s a completely unreasonable thing to tell someone. So I demanded it be fixed immediately. Her response was for me to take the apartment or turn in the keys. So I placed the keys on her desk and asked for my money orders back. She refused to return them unless I placed the keys in her hand like I was a child. I told no and that I returned the keys like she asked and I need my money back. She then ignored me to help other tenants and told me to leave or she’ll call the police. I encouraged her to call them but of course she never did. She started to get more and more belligerent and threw the keys and some office supplies at me. Eventually she started to assault me to get me to leave. That’s when the maintenance worker steps in and starts to push me out as well. He tried to lift me off the ground but Mia wouldn’t stop pushing me so he wasn’t able to. They did force me out of the office and while I was about to call the police, Mia opens the door and throws my money orders out on to the floor. I left and called the police to press charges.

Moving out ASAP, my lease is at its end and for the past 2 months I’ve had this hole in my ceiling. Management has been notified 5 times since early mid July. When I told one of the ladies, she said they were short staffed and thus why the office was closed for almost 2 weeks. (Why I couldn’t submit a work order earlier) She said they’d send a contractor out immediately. Turns out the work order wasn’t ever placed, at the one month mark I called the city but not before I had complained 3 times prior. One work order was submitted for all my complaints other than there’s a lot of roaches BUT with medicine it’s manageable. Prior to the hole, I honestly didn’t have any complaints. The fridge is old, and stove is old. May need replacing, whatever, not the biggest concern here. I have the big outside roaches and rain water coming in through the hole in the ceiling. I’m disappointed, I lived here before when I was 16/17 and was my first apartment, I remember it being a good experience. Not anymore.Update: it’s been 5 months, my 3 year got bit by a spider that fell on him on thanksgiving, it’s been 2 weeks and I had to take him into the children’s ER. It’s been a complete nightmare I can’t escape. My son had to get a whole procedure done to prevent the infection from the bite from tunneling into his muscle tissue. I’m finally leaving next month.
I wouldnt recommend to anyone moving here, worse apartments ever!! My ac hasnt been working for about a month now, my garbage disposal is leaking all the water out since 2 months ago, they dont fix anything here. Roaches, ants, spiders. Cant wait for my lease to end in December. Please dont move into this apartments ever, you will regret it! Not even worth rating it one star!!! Had to rate it one star otherwise it wouldnt let me post it
Repairs done but forgot handle for shower to operate water. And stove still has one burger that doesnt work properly.
I had a very good experience they did everything they said they would and kept in contact with me even though I missed a lot but they are good management property I enjoy visiting Cortez as the representative care.
Never enjoyed living there first week was trouble.. water heater flooded brand new carpet. Roaches first day we moved in . My friend left his contract 1st 2 weeks because of problems .. his wife is a realtor so she put up a dispute with office and they cleared them with no problems..We decided to stay full contract after they fixed problems.. my lease was up I had my last week to leave on good terms staff insured me and my family we were good.. Janet I remember everything . Come to find out they putt a collection on my credit
Well, I like the area but the apartments could use some upgrading and better front desk staff. I had did several referrals and received credit for one and now staff says I have no other move in referrals. Got ripped off. Also was without water for 15 days office doors where locked during business hours and phone went unanswered. No communication from staff. Work orders not done since January of 2020. Staff just work there but they say owner is from California and doesnt want to put money until apartments. They would be nice if staff would keep there word and work could get done. Walls are very thin can hear everything clear from neighbors. Apartments are not cleaned prior to move in. I had a fork on the side of the stove and trash. Washer never worked right and dryer door doesnt close. Also my apartment was not painted prior to move in. Sucked I had to move everything out so my apartment could get painted on my cost for move. DONT MOVE HERE YOU WILL BE DISAPPOINTED. OTHERE RESIDENTS STATE THE HAVE RATS AND ROACHES.
My ac has been broken for two weeks already with the parts “on the way”. I have been promised a window units since last Thursday today I went to the office and they swore to me I would have a ac window unit today. I try to be understanding and patient but it’s extremely hard when this is suppose to be my home where I spend my hard earned money to live here with the trust that things will get done and you will be cared for. I truly don’t feel like anyone at the office cares about me or the rest of the ones who live here. I use to live here 3 years ago and it was amazing stuff never broke and if there was a issue it got done the same day. I understand they are understaffed and they only have one ac tech but why tell me I’m getting a window unit and i get home from a long day of work to a humid apartment i had to go out and buy my own fan with my own money just to get some air circulation. This is honestly the worse experience i have had at ANY place i have ever lived at.
I know there are lots of bad reviews i however have had a great experience. I work with Mia and she stayed on top of everything. You just cant be lazy follow up is important. I got everything as requested my unit is nice clean new carpet and everything works. Henry is the BEST for maintenance. This guy is fast and remembers everything. Hes an over achiever!
Lived here a year. Everything was fine until 3 months ago when my bathroom ceiling started to leak. I’ve told the office 7 times now and they haven’t sent anyone here to fix it.I have mold growing on my shower...I’ve been fighting it with bleach but I can’t live anymore, it’s becoming a health hazard.There is trash in the roadways that’s been built up for about a month. Not a healthy place to live.
Ever since the freeze we still have No hot water, my AC hasnt worked properly for going on 2 years they just refill it and in a week it all leaks out, we have to wait Months for them to fix it.My patio is completely gutted, my washer and dryer has been disconnected and currently sit on my patio infront of my sliding door.Mold ended up growing on my dinning wall and carpet all have been removed and still remain unrepair.Ive been out here for 12 yrs and this place should be condemned!Dont waste your hard earn money living here.
Ive only lived here 4 and a half months. They didnt have clean carpet when I moved in, which was fine but just shows what kind of units they move people into. They told me my closet doors would be brought in soon and it took over 2 months, also not the worst issue. Both washer and dishwasher have broken down on me and both two 2-3 weeks to fix because I was at the office everyday ..the washer and dishwasher were the only reason I signed up for this place. The day my dishwasher went out it leaked all over my kitchen. They came by to fix it and Im not even sure what they did because when I got home from work my kitchen was still flooded and they left it like that. This was late Saturday night. No one showed up to fix a flooded kitchen until noon the next day. I should mention it still took a whole week after that for my dishwasher to actually be fixed. I also had a guest have their car broken into overnight. I cant wait to move out of here.
Ive been living here for almost 5 months. its a pretty convenient location but very painful if you have to call the office to fix something. They are just very slow or just dont care enough to solve the problem. When I first moved here, the dryer was not working. I had to call the office couples of time until talking to the manager to have someone to come to fix it. Similar with the AC but dont think it has been cleaned up as they said. And then with the toilet, the water is just keep running and flushing by itself every 10 minutes. Called them, the lady said she would put it in the working order, no one showed up for two weeks, I had to lock the water after every use to stop it running. And seem like its not working even with this way, so I had to call them again. Its very annoyed when having to hear the toilet flushed by itself every 10. I cant wait to move out of here soon...
Tu Bad costumer service. I had rent a PO box, because they dont gave a mail box, I miss all my ✉️ letter.
They tried very hard to make sure I was happy with my move-in. It was heart warming.
I would give 0 stars if I could... DO NOT MOVE HERE!!! Keep looking for something better.. if the price sounds cheaper than other places well you get what you pay for right? I can’t wait for my lease to be up.. what ever you read in the review comments is true, all the negative review comments is true... I wanted to give it my own opinion and benefit of the doubt and decided to move here and it was the worst mistake of my life.. I would not recommend to my worst enemy.. so much stuff wrong with my apartment that has yet to be taken care of.. but if I was late on my rent they’d be nagging and nagging for it.. or if I called the media and told them about what’s going on they’d get here right away to fix the mold issue I’ve been having for months and hasn’t gotten fixed.. I can go on and on and on but it’s just too much..
Ive lived in these apartments for 3 years so far. These apartments really arent bad. For the price its amazing. The area has gotten a little worse but the maintenance people are usually on their stuff. Every time Ive called with an issue they have come and fix it. At first I did have a SMALL roach problem but that wasnt their fault. The roaches had made a whole in my drywall in a very secret place that I had found and I bought raid and sprayed the whole and I havent had a problem since. Except of course when it floods I see them on my porch but I just sprayed Raid on my porch as well. But other than that I havent had any issues. My washer and dryer have never broken or anything like that. I would recommend these apartments to other people. Just watch the neighborhood and sometimes some of the other tenants are ghetto. But other than that Ive enjoyed living here for the 3 years and the price is great.
My fiancée and I have been here since August 2018 at first it was great quiet location all other tenants around us were nice. Our dryer started to smoke in October while doing laundry. Obviously to prevent a fire we turned it off immediately and unplugged it. Since then I’ve put in at least six work orders asked for management left messages and nothing. Not one maintenance man showing up. It’s great if everything works but if it doesn’t you’ll never get it fixed and they won’t care enough to help
The mailboxes are broken into. Haven’t received mail. Need to get a P O box. The leasing office receives the mail until the mailboxes can be secured.
New maintenance really stepping it up compared to past all issues we’re resolved fairly quick
I have lived here for about 6 months now and I love it! Its close to my school and work and I love that I have my own washer and dryer. The staff was very helpful and answered all my questions I was so nervous it being my first apartment. They made the process so easy. So far any work order I placed was done in a couple days so I have no complaints. I will definitely be renewing my lease here!
Horrible apartments, horribly run, and horribly run down. Only partially updated apartments that look horrible and have pathetically thin walls so you hear everyone and everything. The appliances, which im pretty sure are older than I am, dont work. But they turn on, so they wont replace or repair them. The ac units are just as old and dont work well, but they refuse to let anyone fix them. If they go out. They refuse to do anything, and wont even get a window unit over to you. The staff lies, are rude and disrespectful, the property manager is a jerk that doesnt care about anything other than money, and the place is infested with roaches and fleas. Packages get stolen all the time, so dont get anything delivered here. There were also people murdered in the parking lot in broad daylight, so theres that too. But security is non existent. Run away from this place! Its not worth it!
This place is just the worst maintenance always takes forever to fix what needs to be fixed. the ladies at the office are incompetent it looks like they dont know what theyre doing theyre always on their phones or the gossiping amongst each other. And whenever you come to them with a complaint they will say theyll get to it and they dont. My mother and I have lived at these apartments for quite a while and weve always had problems a deed of the AC the water getting turned off, my mother has lived here longer than I and after my daughter was born I moved here. My neighbor from upstairs is always moving something or playing his music too loud in the middle of the day and in the middle of the night my mother and daughter needs sleep and so do I. My neighbors from upstairs always has his friends over and theyre always drinking in the parking lots making no room for nobody to park in because they either have their trucks theyre blocking the way or theyre literally taking up a whole parking spot just a drink and play your music. We have told them to lower down their music then nothing happens. theyre so inconsiderate of other people. Weve made complaints to the office and nothing has gotten done nobody has said anything to anybody because still to this day my neighbors literally drinking outside with his friends right outside of my apartment I can hear them from my window. If you have kids do not move here. this place is the worst that more bad reviews than good.
Where to even begin, first off I would recommend to who ever is looking into these apartments NOT to stay here, Especially if you have kids. I do not write reviews often but I feel it is beyond important that Future Residents know about all the issues these apartments have. When we were first given a date to move in they told us everything would be ready by then, Wrong! This went on for about two to three weeks, they kept switching apartments on us saying they gave it away or it wasnt ready. There were so many excuses on why were unable to move in and it became extremely inconvenient for us having to be in contact with CPS calling multiple times having to update the address and figure out living situations at that time, because if we didnt have the power switched under our names by the time we moved in we were going to be charged $50. So now after that was settled we got to move in, this lady named Daphne apparently did an inspection and told us everything was ready to go and working well, come to find out the lights dont even work in the dining room, the kitchen sink has a major leak and the hot water does not work on it, we ended up having to mop up water that flooded the kitchen floor. Then the hot water goes out to one of the showers. The wrost part is the AC goes out. The toilet doesnt even work because there is a leak and flooded the restroom floor.. I have a 5 month old baby and 4 year old. Weve called multiple times to get everything fixed, they come in look at everything and say its fixed and NEVER actually fix anything. Now Obviously I aint a plumber, electrician, or HVAC tech but I am 100% sure we shouldnt be having all these problems and weve barely been here a month. This place needs to understand just because it looks clean dont mean it f**king works. NO ONE should go through what we are dealing with now. Especially in this Texas weather. If you can find apartment that works, great But I would say look into getting an apartment somewhere else. This place isnt worth over $800 a month for nothing to be working right. I will NOT be renewing my lease next year.
If I could give no stars I would. The day I went in to apply they sold me on the fact that they had all appliances, including a dishwasher. As a massage therapist who works on 4-5 clients a day, coming home to cook dinner and not having to worry about dishes seemed ideal. Well that wasnt the case, my dishwasher never worked the entire time I resdided there. They kept giving me the run around, Id call in theyd say well have someone over and no one would ever show up (typical Lincoln village maintenance behavior.) Id even give it a few days, because I figured they were busy and too rude to give a courtesy call but still nothing. My fridge was a horror show! I had roaches getting into my food and laying eggs everywhere, mind you I am a very clean person. It also leaked water everyday inside and out onto the kitchen floor, enough to ruin food and the cheap flooring they have.It took them about two months before they addressed the problem.Besides the roach infestation I also had a GIANT rat raiding my pantry, destroying entire cases of water and eating a lot of my food. His entry way was located behind my washer which had a big hole. I called them about this, they sent an exterminator a week later who came and did the exact thing I had done already, put out bait. The hole was never covered. I took matters into my own hands & caught the rat myself. One night I came home from work and noticed my things had been pushed aside in my pantry, as if they were trying to make way to work on the washer/dryer. I looked around for a paper they would normally leave that indicated they entered my apartment and worked on something.I was confused as to why they needed to enter my pantry when the only thing I had pending was the dishwasher. I decided to put a load to wash as I had done the day before with no problem. My washer started to spray water everywhere and filled the pantry floor immediately. At this point I was infuriated,I thought I was being messed with being that I wasnt their favorite tenant constantly calling them out. I waited until the next morning to walk over to the office and ask who had entered my apartment with no notification and why was it that my washer was coincidentally not working. They told me no one had entered my apartment and looked at me like I was the crazy one. At this point I felt unsafe, I knew someone was in my apartment and no one was fessing up to it. I had to make a police report. I had even tried talking to the manager and she was always busy or out to lunch. I called several times and she never returned my call. The entire staff is unprofessional! Maintenance guys would hang around chit chatting in a bunch instead of attending to the many work orders Im sure they had pending. They would make a mess out of the walkways on a rainy day with their golf carts where the tenants werent even able to walk through, and they would not bother to clean it up. I had a horrible experience I HAD to break my lease because they wouldnt let me out of it. I paid their fee no problem as I had always paid my rent and water Bill on time. It is their loss and it will continue to be their loss with other responsible tenants who deserve a decent living. Instead they are concerned with always replacing their balloons out in front by the LINCOLN VILLAGE APARTMENTS sign to lure in more people instead of taking care of the ones they have. Worst place ever, I wonder if the owner knows he has a no good for nothing staff running his place. I wanted to warn others about this place, please take the reviews seriously!!! That was my mistake.
After living here for 5 months i couldnt wish my lease was over any sooner. Since Ive moved (day 1), Ive had issues with my ac unit, which is still not 100% fixed. Its now leaking water which has caused some mold to grow on the base boards and im pretty sure under the carpet. Calling maintenance is a waste of time, you get told youll be put on the list. Currently Im dealing with no hot water which i reported yesterday, lets see how long this request takes to get fixed. I guess thatll teach me a lesson never to move into a place with a move in special its a TRAP!!!So with all this said STAY CLEAR AWAY FROM LINCOLN VILLAGE APARTMENTS, you might find a nicer place under a bridge somewhere.
Warning.... This administration often sends letters saying that they have not received the payment, they have not been able to cheat me, because I always have my receipts in Dropbox and also physically with me. Everything I mention I do have prove with evidence and my purpose is to educate and not to run over. My apartment is flooded with water since October 2017 and at this time remains the same, and the girls very kindly receive my request, but nothing happens. My neighbors and others have trouble controlling insects. They have water filtration problems and the promise of extermination on some Wednesdays is not efficient. Lately they have tried to introduce a personal property insurance, a perfect excuse not to fix the damages caused by the limitation or lack of maintenance. It is so sad to see people so short professionally, with unlimited staff and still charging rent without attending to the maintenance in a competent manner. I do not recommend them.
The new management has turned this place around drastically in just a few short months. Im very pleased with the progress being made to make this a better community

I moved here August 2013 and stayed for one year. My boyfriend at the time had his own larger one bedroom on the complex. His was a lot nicer and it was $585. My rent was $525 so very reasonable for one person.Pros: There was always enough parking so this was never an issue. The bathroom was spacious. HEB and other fast food establishments were walking and driving distance. Interstate 410 was nearby.Washer and Dryer in unit. It was very convenient to wash in my apartment and they were stackable, which wasnt that bad but they got the job done.Cons: The staff was not very friendly. When I would go drop off rent, they would make me wait so it was really inconvenient. The pool, at the time, was not accessible, neither was the fitness center. The appliances were old and when I first moved in, my fridge was infested with roaches. I immediately had a bad impression of the complex and asked to get another fridge. The unit had roaches all the time so I hated it. The bedroom, living room, dining room, and kitchen were too small for my taste but I made it work as best I could. The location was not that great, especially if you are trying to get onto the express way (410). There were times the train would pass around the time I was leaving. Maintenance was not very responsive and I had a large leak in my bathroom that soaked my bedroom carpet. I dont recommend this property.
**WARNING FOR ALL FUTURE RESIDENTS BEWARE! WORST COMPLEX EVER!!**If there was a way to give 0 stars, I would. I lived there for a year, and was so happy to give my notice that I was not renewing. This place is an absolute joke. When you see that almost every review mentions something about a ROACH INFESTATION, that should be more than enough to deter you from signing there. It does not matter how clean you are, or how tidy you keep your apartment. The roaches are everywhere; bedrooms, bathrooms, kitchens, on random walls etc....I ended up having to use various sprays/powders, and bombed my apartment every couple months because pest control there was very ineffective. I was so embarrassed for people to come over because right after you clean, more just show up out of nowhere. There were also 2 instances where my dishwasher (That I never used), and kitchen sink were back up, and overflowed causing a massive amount of sewage to run all over the floor, and caused an unpleasant odor. Oh, did I mention the RATS that I found in my apartment?? One day, I noticed there was a bag of chips that had been ripped into, and also some bread in my pantry. My boyfriend and I had caught 3 but saw a total of 4 (Including the one my cat chased in my living room but got away) The grounds of the place were unkempt/nasty. The stench of the trash overflowing from the dumpsters was grotesque. Anywhere from dogs being left out on the patio day in and day out barking at anything that moved to annoying neighbors who had no sense of time/job playing loud music and stomping like they are rehearsing for a river-dance special was unreal. Please do yourself a favor and DONT sign a lease there, or if youre thinking about renewing, think twice about it. I moved there because of the prices and due to the fact that its close to everything. Even if its a little pricier to go elsewhere, it will save you the headache of having to deal with this place. I honestly dont think the Property Manager takes the time, or consideration to see what people are saying about them, otherwise something would have been done a long time ago. Its like we are all complaining about the same issues just different timefames, and they continue to be a problem. As bad as the reviews are, Lincoln Village will never change its ways as long as they continue to swindle money out of their residents.
Great move in special. Nice staff. Lease is choosable 9 months to a year.So i stay in the back of the apartments by the ditch. There were no rats or roaches for the first couple months. Once we saw them i didnt even call pest control ive bought my own pesticide and use it weekly. The dishwasher is old the stove is old the fridge is old. BUT STILL WORK. Washer broke 1 time and then maintnence was called didnt come for 2-3 days. Addressed the ladies in thr front now the washer will run with the door open so you dont have to close it to run. They bypassed a safety sensor or something I assume. Ac/heat work great. Sometimes no hot water towards the end of the night when others are showering at the same time. We started getting rats then notified the ladies in the front they got me some glue traps from the pest control which comes once every Thursday. Gym is ok. Pools are nice they have more then 2 for the whole complex. Never had a problem with any of the employees. Great people always helpfull. $50 deposit-9 months close to 1000 a month after bills. Great starter place for youngsters. Neighbors real quiet keep to them self.I. i wouldnt have gave 5 stars if it wasnt for the nice ladies in the front or courteous maintenance team
The apartment I lived in leaked carbon monoxide, so I was very sick for the 2 years I lived there. When I called and asked them to check the furnace, they fixed it, but it was too late. I immediately felt better after I moved out. The building is not insulated so the CPS bill for a studio apt was over $100 most of the time.

This complex is pitiful. The office management is rude and unprofessional. They never work to solve problems; only create them by allowing anyone to move in and out. Dogs bark at all hours and are allowed to relieve themselves on porches and tenants play their music and televisions loudly at all hours of the day and night with lack of respect for others living around them. People are not expected to pick up after their pets because the complex is “pet friendly”. At other complexes people are actually expected to pick up after their pets. The complex grounds are sloppy and trash is left everywhere. Management fails to notify tenants of property issues (water issues, maintenance entering to install fire additional fire alarm, etc). Years ago you could put call once to make a maintenance request; now, you must call multiple times to get anything done. This isn’t the fault if maintenance; it seems more to be the fault of the secretaries taking the calls. They don’t enter the request into the system so that the work can actually get done. Do yourself a favor and steer away from this place. Do not be fooled by the “great and central location”. As soon as my lease is up I am as good as gone. If I could rate it with negative stars, they would certainly earn that reward.
This complex has a surplus of problems. Im a very tolerable person, not a lot of things really bother me, but I can honestly say I was a little traumatized after living here. I lived here for a year on the first floor, during that time my car got broken into, the person who lived above me fridge broke and leaked through my ceiling. Maintenance didnt fix or clean anything till a couple days later. Even when they came they had to come back several times to redo the job. The roach situation at this place is beyond real. Im incredibly surprised that this alone hasnt shut them down. The police, fire department, and or ambulance are here probably about 3-4 times a week. I feel incredibly reluctant to leave.
I bet youre wondering why I would take time out of my day to write a review about a place I lived at 5 years ago. Im trying to save you from heartache and disaster. Today was the day that I found out even though I paid my rent on time every month, that Lincoln Village reported my account to collections. Setting aside that fraud, I believe that this was done because I complained constantly about the never ending rats and roaches. I lived here when I was in law school because it was cheap. But like the old adage says you get what you pay for. Here, that is poor service, rats and roaches. Find somewhere else to live.
I moved in 5-20-20 washer doesn’t work sink in bathroom water was OFF called them about that for TWO DAYS then they finally came but washer still didn’t get fixed ! AC went out just 2days after I moved In plus there is mold in my bath which I’ve reported since the 22nd today is the 27th I had to personally go to the office and talk to them because nothing has been worked on other them coming to turn on my water I have a 7 month old baby and I am 5 months pregnant they have yet to come fix my AC or the mold! I asked to speak to the manager first they didn’t think she was there then she “was in a meeting” if I could get my money back & leave I definitely would ! I don’t recommend this place to one ! I told them I would wait for the washer to be fix but I need the mold & AC fixed ASAP everytime I come home it’s literally 85 degrees in my apartment ! This is ridiculous & they are so careless , the mold & AC should of been fixed the same day or next day especially because I have a child !
Worst apartments ever cant wait to my lease is over so I could move out of here takes maintenance weeks months just to come fix a simple thing here. I would not recommend this apartment complex to any one. The oven hasnt been working and cant have them come fix it they say we will try to send some one, the same thing with the AC they dont care at all that why a lot of there employees sons work here no more they suck as a apartment complex.
Please dont move here with the new owners and management the water bill with sewage and trash pickup is $164.00 a month plus your rent
I would give this property NO STARS if I could. I have been there since the beginning of the year and lost ac 15 days ago! 15DAYS AGO! It has been in the high 90s and in triple digits. After multiple calls and rude remarks and no help from Mia, in the leasing office, I NEED A RESOLUTION NOW! I have endured excuse after excuse for the last two weeks trying to get this issue resolved. I was denied an ac unit to help in the mean time and today was trying to get more help but Mia repeatedly kept hanging up the phone on me. She should be reprimanded for her poor customer service and frankly not be working with people if she can not act professionally. In no way is it ok to treat people that way, especially if they are paying for services and begging for help. I’m disgusted with this property and their lack of “management” and training abilities. Ivan, the property manager, has also been aware of this issue and still has not found a resolution to help. These are not suitable living conditions for someone who is paying rent and expect someone other than Mia or Ivan to contact me ASAP!
I’m only giving it 2 stars because of melinda other than that this place sucks roaches everywhere mold everywhere maintenance never fixes anything but somehow is always riding around on the carts. Drinking while on the job and the fat maintenance female worker swears up and down it’s not them. Told them I had mold in my apartment and my wife has asthma and they waited 2 whole months I complained about 4 times before someone came out. When I first moved in the ac was blowing hot air had to wait 3 days before they came out and fixed it. Makes no sense
Since Ive moved in they have not fixed one thing and that includes a poetruding outlet that could electrocute me. That was 6 months ago reported. Now for 4 month I have black mold in my apartment n they do nothing.
My apartment had a major roach problem which is something we can all deal with. The other major issue is that I also had a bed bug problem. They use a spray which doesnt have much of an effect on them directly so i had to live with it for a year. Great price and location and the community is great. Recommended you do some bed bug tests before moving in.
This is the very 1st apartment complex I have ever renewed a lease on. I am pretty satisfied here. Like on a former comment placed here there is a problem with the water shut off. I would come home to no water @ 10 pm. How long would it be off??? Who knows!!! Where my apartment is located is an awesome area. There has been some bassing but nothing 2 complain about. You have to expect that in an apartment complex. I havent met my neighbors yet but it seems to me the people in my building are respectful & aware of other tenants. Overall this is a nice complex to call home compared to the few I have already lived in! Thanks Lincoln Village
I moved in On July 5th the office administration were very helpful at first . But after the first month I started seeing roaches coming out of holes and I bombed the apartment 3 times myself and stuffed the holes, And had put in two work orders they never showed up to exterminate. I have a 9 month and 2 year old and dont like the fact my kids cant walk around the apartment without roaches coming out of the walls and cracks in the ceiling and being scared to go to the bathroom at night. It was my first apartment so I like how they made it easy to get into but Ive only been there 3 going 4 months I put my notice to move out I rather pay all the reletting fees the water leaks and take forever to fix the problem . The cabinets are old and falling apart. When i wen to out my notice they gave me the worst attitude and didnt want to give me a proper TAA notice form they wanted me to write it on a random paper. Once i asked for the proper form the eye started rolling. They were trying toscrewt me so they could say I never gave notice but I asked for a copy. I would not recommend moving here if you have kids or if you dont like bugs crawling everywhere.
I dodged a bullet by not renting here but I am entitled to put my opinion on here ! About a month ago I went with my locator to view the property because I was looking for an apartment. The girl at the office a young one showed us the worst apartment ever ! It smelled like someone had died in there, there was rochas on the floor, the kitchen was a mess it had an old dish washer the size of a micro wave and to end it there was a wine rack from 1990 still installed!! The appliances where yellow! Not even white they where so old ! It was a total mess. Me and my locator ran out of there. Do your self a favor and rent somewhere else they have cheap specials to get you in the door but you will regret it ! Pay a little extra to live better! I been reading the complaints and can’t believe their management company doesn’t care ! Buff management needs to read these complaints and fix the issues if you live there I encourage you to contact the Health department and HUD because this property needs to understand that tenants have rights and it’s illegal to not respond or take a complaint up the chain ! Save your money and read the complaints
Its a good location as far as stores, malls, restaurants, parks. Close to downtown as well. But other than that:1. It’s not a gated community. They have gates, but they are always open, gate system is broken, there’s no supervision at all. Anyone can enter the community at any time. Personally saw big families walking in with towels to go to pool.2. Strain cats. They’re everywhere. There’s strain cat that sleeps on our car and patio since we moved in.3. Roaches. Sooner or later you’ll get those in your apartment. Office doesn’t react on complaints, its not a priority for them. During summer it gets pretty nasty, even if they spray your apartment, it wont help.4. Old appliances. While we were staying, our A/C broke 2 times. When we moved in microwave didn’t work at all, so they had to replace it ( office didn’t check it before we moved in). New microwave was smaller, so after replacement we got piece of bare wall uncovered. Stove and fridge are old, yellow, and microwave and dishwasher are white. Looks good together. Dryer vent was clogged when we moved in, nobody checked it. Faucets are old and disgusting. Some cuts on counter tops. The bottom of toilet started leaking at some point, it also looks nasty. While staying we got cracks in ceiling, leaking (not sure if its neighbors fault or reckless office).5. After repairing works in apartment staff never cleaned up. They just don’t do it. And when they come to your place to fix stuff, they just open the doors with their own key without knocking. While performing works they speak Spanish to each other, so I had no idea what they were talking about. Thats not how customer service works.6. Hair and grass painted into the walls - honestly comparing to other things not that big of a deal. When we moved in, there was white powder all around the carpet. One of the tiles at the front door is cracked, they just covered with carpet, kinda.7. Pools are always nasty and packed. People swimming with their clothes on all the time. Lots of people that don’t live here come to swim as mentioned before. When they do clean pools, they just put excessive amounts of chemicals without measuring - I personally saw that. After weekends a lot of garbage around pool area, it takes some time before they clean it. There’s no restrooms near pools so I can guarantee a lot of kids that play in there for hours just use the pool.8. When they clean leaves and cut grass they just blow it from street to your patio.9. Workout room only available during office hours, no people under 18 even if supervised. Need to check in at the office every time you want to go there. So if you work regular shift like 9 am-5 pm, its not available for you.10. Almost every day where I live (not necessarily all over the complex, just something I’ve experienced) there’s a bunch of kids playing in the parking area all day without any supervision, messing with strain cats, tenants cars and dumpsters, cussing.11. Dog feces on the premises.12. We can hear people from upstairs walking, their washing machine, other domestic noises. Theyre no loud, its just walls and ceilings are thin.13. Office workers are a lot of the times dismissive. Sometimes when I go in there seems like theyre trying to look busy so I ask somebody else for help. After me and my husband lived there for 6 month they still didnt remember us.
Location: The complex is up the road from a high school or middle school. It is within walking distance of HEB supermarket and convenient to other businesses.The Grounds: When I moved in there was trash and melting dog poop in the yard by my apartment, worst between the entry door and patio. I decided to clean it up rather than ask maintenance since they hadnt done it before I moved in. When I put out my trash I also pick up stray trash in the parking lot if needed, same around the dumpsters. And I am not the only one doing it. It seems a mere few folks sometimes litter. A fair number go out of their way to help keep the grounds clean. Same with the dog poop. More dog owners pick it up than not, despite the inconsiderate dog owners who dont. The grounds here are actually quite beautiful with mature trees and landscaping that most residents appreciate. The grounds and location are why these apartments get a 2nd star.Maintenance: The very day I turned in the walk-through sheet maintenance fixed a bathroom faucet leak--slowed it anyway--and secured to the ceiling a dangling smoke alarm. They wanted to wait until Im settled in to address other issues, which was okay with me. UPDATE: Maintenance never returned. Had to file a complaint with the City to get a working washing machine, a microwave that heats, and an intact kitchen blind. Code compliance is coming again to look at the filthy and inefficient AC unit. You can see a photo of the AC unit on Yelp.Bugs: The roaches are horrendous, as bad as other reviewers describe. They are mostly German roaches; each egg sac hatches about 50 nymphs. A neighbor told me this building has bedbugs, although thankfully I have not seen any. All I can think is the exterminator must not be using IGR (insect growth regulator) to stop the roach and bedbug nymphs from maturing into breeding adults. Simply spraying a population with poisons triggers its reproduction into high gear and the infestations get worse. Proof? They spray monthly on request, sprayed this apt heavily prior to my renting it, and during the past 2 weeks Ive killed hundreds of roach nymphs and dozens of egg-sac laden adults, found over a dozen empty egg sacs on the floors and in appliances, and on top of cabinets and that is conservatively speaking.So I asked no more spraying in this apartment! Then went to Lowes and spent nearly $30 on more effective--and more benign to humans--roach and bedbug killers, diatomacious earth and boric-acid based roach-killer powders. Boric acid eats holes in their stomachs and diatomacious earth abrades holes in their exoskeletons. As time permits I am treating the whole apartment. I may order IGR as well, and spray the outside window and door sills, etc. And Ill probably invest in a few tubes or more of caulk for inside. Id love to put in baseboards to bar the neighboring roaches but the expense may be prohibitive. The lead maintenance man said I could install baseboards at my expense as long as I ripped them out when I left. GrrrAppliances, paint, etc.: The microwave doesnt heat; if they cant fix it they will replace it. The fridge has dents in the doors and a crack in the rubber. When I found the crack I understood better how roaches get inside the box. The toilet seat is 2 inches too small for the porcelain bowl. Bathroom calk around tub and toilet looks mixed with feces. The tub is not normally resurfaced but painted with some sort of soft paint like wall paint.The cabinet floors and shelves are painted roach brown and the color is non negotiable. Thank goodness for shelf paper! On the very plus side as others point out there is a washer and dryer in every apt. My washer needs repair.The Staff: Some have been here years, and some live here. The women in the leasing office and maintenance men at first seemed helpful, professional, and appropriately friendly. That was before I moved in.
Peoples dont move into this place !! I have had many problems living here. Today I do not have water, I have called the office and they just tell me that they cannot solve the problem, it is very hard to get home from work and not have water in my apartment, in the middle of a pandemic when we need to have more hygiene. the people in the office never resolve the situation. It is the worst place to live, poor attention from the staff, poor quality in everything, the equipment is old and breaks all the time, there is mold and it takes time to provide a solution all the time.
If I could leave no stars, I would. This place is INFESTED with bugs. Roaches and bed bugs!! We have never had an issue with bed bugs until we moved there. Just graduated high school 2 years ago and this is the first apartment we moved to. We notified the leasing office and right away the blame was put on us. That we must’ve gotten them while “going to the movies” was their exact words. The prices are what lead us to lease here and I’m sure most everyone looking there. I repeat DO NOT do it. We decided to fork up some extra money and move to a much nicer place with good reviews, 2 weeks in and we’re finding more bed bugs and countless nights of itching!! If I could take back anything in my life, I would have definitely NOT moved there. It’s extremely disgusting to know that they deny ever knowing of any bug problem when it’s clearly in the reviews on google. Not just one person having the problem, but many. I hope they tear that place down because they’re causing a spread of bed bugs while many try to leave that disgusting dump.
At first everything went well, a few weeks into the move we had nothing but freezing water kept calling and no one would come. Finally they came and on then work order it said “low priority”, how sad that they would label it that. Maintenance is always out and about playing Mario Kart instead of working. Fan blade broke off a few times, AC only threw out hot air, mail keys didn’t work, roaches everywhere, clogged tub and doors would never lock. If you do decide to lease there ask for whatever crazy reason ask for Mr. Ricky (maintence) and Jamie (leasing office) they are the only friendly and hard workers there!
Thank God we are moving! We even went month-to-month before we would renew in such a disgusting place. Please: young people/college students/people looking for a low rent-its NOT worth it! Management has little to no knowledge of SAHA laws and regulations, very poor people skills and if you cannot speak English-forget it. AC are probably 30+ years old, and the allergies you encounter due to this are nothing Ive ever seen. My door has NEVER locked correctly and this of course is not a big issue for management..Roaches, cats and garbage clutters the grounds of this complex. Pools look like swamp water. Apartments are so outdated and have fallen apart within the year I lived here. Please stay away. Its one thing to have a sucky property but the staff is another huge issue.
ROACHES WILL CRAWL ON YOU WHILE YOU SLEEP. They come out of the electrical outlets, the drains, and every other crevice around. Once you move out, good luck paying them for the roach infestation they dont deal with.Everything else people say in the reviews is true. Oh and good luck finding parking. The neighbors around you will have 5 cars each and will take all the spots with cars they dont ever move.
I wish I read reviews before putting a deposit down here. This is why:Grounds and security: No security, although they boast having surveillance and a security company. Id think that if there was a security company, theyd stop the music being blasted until 2 am and people throwing empty beer cans/bottles out of their cars as theyre speeding through the property. The security gates dont work either, so anyone can come onto the property and steal your stuff if they really wanted to.The grounds are generally dirty with trash everywhere. They allow pets which is awesome, but they dont enforce people picking up after their dogs, so there is feces everywhere. I unfortunately had trash all over the front of my apartment. I dont get paid to live here, I pay to live here, so I didnt feel compelled to pick up after someone else. They finally got around to picking it up after two days. Usually when I see maintenance theyre standing around talking...around the leasing office.Staff: Dont bother complaining about anything because the general attitude of the front office is that everything you say is an inconvenience. The only time I got a warm welcome from anyone there is when they knew they were going to get our money. They dont communicate (unless theyre bickering about who forgot what) , they lose work orders, and worst off, they dont remember their tenents. When I moved in and half of the appliances didnt work in my unit, I thought I had one of the girls at the office on my side. Unfortunately when I walk in now, she doesnt even remember me and instead of a smile, I get a stern can I help you...., no smiles, no warmth, nothing. I dont know if management is unaware of their behavior, or they just dont care. Im probably the most hated tenent here because I complain about things that shouldnt need to be complained about. Never once have I been told that I need to call and remind them to do their job until I moved here.There is paint splattered everywhere on the floors, and I even found a chunk of someones hair painted into the door in the bathroom. Gross. It makes me sad because theyre pretty nice apartments. I just wish that the people running the place actually cared about the state of their property.
DO NOT MOVE HERE!!!! If I could I would put one star I would. this place is gross roaches everywhere I can clean and clean and they still come back . the main guy I think his name is Mike hes so rude and Everytime I go to the office to ask for assistance in my apartment hes very rude and never has time but then again I see him and another employee working on his jeep!! And dont get me started about the new manger o how I miss Carla. Jennifer is never there and when she is there shes to busy to talk to me or anyone to be honest I think Ive seen her twice since she took over just dont move here there are some amazing maintenance men and leasing girls but as for Jennifer and Mike they need to get rid of them they are the reason these apartments are going downhill.
Its funny to me how petty people can be! Weve lived here for 4 months now and we love it here. Its quiet , clean, no stray animals (that weve seen anyway). The office staff is kind and professional! Work orders are completed usually same day unless informed otherwise. Thank you Lincoln Village for making us feel right at home.Only complaint is that you cant utilize the gym after office hours.
This is the worst. My microwave and window have been broken since last september, whe we signed the lease. The ac filter cant be changed because the panel is BOLTED SHUT. I asked for a copy of the work order, and they refused. Shortly after that, my hot water was shut off and is still off. I want to believe its a coincidence, but this place is so shady i wouldnt be surprised. They just dont care.
Their new maintenance man is such a nice guy and has done great with the new color schemes inside the units. Great floor plans, grounds are well maintained, washer and dryer included in every unit and no extra charge is something rare to find.
How do you give a place zero stars?? Terrible place to live. Roaches, roaches roaches! Stray animals, roaches, maintenance takes forever, roaches, oh and tons of roaches. Was without AC for a day and a half in August..not like its hot in August or anything...oh and did I mention the entire complex is infested with roaches??? Unless you have some weird roach fetish..stay away! Traumitizing experience. Thankful Im done with this place.
Its an ok place to live. Although I went a year without getting my doors inside my apartment fixed. None of the doors closed right, or locked... And the apartments never fixed them.... my dad did. The best thing about these apartments are the washer and dryers.
Ive been living here for about three years now, the first 9 months were great, but after that new peple moved in and now the whole building its infested with roaches. The office pays no attention to this, manager and the whole staff is very rude and in a bad mood all the time and are never willing to help, also maintainence is bad. The pools are always dirty, they rob vehicles and even go in to apartments. Water goes off constantly. I wouldnt reccomend for anybody to move in here.
Before you skip my comment because its too long and dont want to read it, just hear me out please.Im not one to give bad reviews I usually just ignore bad service but omg I couldnt not write anything. We lived here for 9 months and it was problems from the get go. I know there are roaches but this place HAS ROACHES, I mean I couldnt even leave a piece of bread without a heard of roaches coming. I am very Mexican lol so I drown my house with Clorox and fabuloso and that didnt do anything. I never leave food out or dirty dishes but even at that, there were herds of roaches still everywhere. Ive used at least 10 bottles of raid and NOPE! Roaches dont live in the apartment, the apartment lives on roaches. We cant escape them and Ive done everything.Also people have dogs and they are on leashes and controlled but do not pick up waste, theres more poop than grass. Ive stepped on poop at least once a week. Its embarrassing cuz you see piles of poop on sidewalks and on the grass.Theres also no parking. Ive had to park in illegal spaces just to not be extremely far from my building.The inside of the apartment the carpet is so bad I can pick it up with my fingers and it was very stained when we moved in. The cabinets are peeling and have wood dust everywhere. Of course Ive mentioned it to them but nothing they did.Only good thing was that a washer and dryer is included and the apartment is spacious. Thats it.
When we first moved here, the apartments were great. Nice, safe, clean. Now the area is crime-ridden. There have been multiple murders here and theres always police here because of burglaries, drugs, and domestic violence. The complex is full of stray diseased cats and trash. The maintenence guys are nice but it takes forever to get one to show up. The property managers and the ladies working in the office are straight up jerks. I would avoid this place like the plague, for you and your childrens safety if nothing else.
Dont let the new paint fool you, they painted over rotten roach infested walls. Melissa treated me great when I was first signing up and now when I call with questions or complaints about the non working bathroom or the rotten cabinets, she raises her voice and treats me worse than if I was her maid. They also like to threaten people putting notes on the door saying you have 5 days to leave the building, thats illegal but I guess nobody can do anything except for just put up with it.
Worst place to live, roaches everywhere, bad costumer services, when you file a complain, they take forever to go and check, water leaks from another apartments, damage and your property and they said is not their responsibility, rats where coming into my apartment and we have to catch them on are own, but When we finally left the apartments then they star charging for damage in the carpet witch it was from the three times water leak they took for ever to fix, pest treatment ( but they didnt put attention when we where there) water, and i dont remember what else. Thanks God now we have our own place.
2 weeks after leasing my apt flooded so did my downstairs neighbors we had to get the water sicked out but they never changed my floors amd just ignored the whol incident as if it never happened they only fixed my downstairs neighbors apt floors renovated and kitchen but not mine as of now because of their lack of action my floors are lifted and now 2 years later my bathroom pipes bursted and the tilesin the bathroom liftes like a bubble formed and again never fixed it both of these accidents happens at midnight the apartments are infested with roaches no matter how much we clean and they
I been leaving in this place for the last two tears and these are the worst apartments to leave. Please if your are thinking on moving to these apartments do not do it, they don’t give maintance and they don’t care about anything else but money. I don not recommend anyone to leave in this apartments.
DO NOT RENT HERE!They are infested with bed bugs and do not tell tenants. Rather, they make you pay to get all of your stuff dry cleaned and replaced and do not try to find the source of the problem. I moved in a month ago and am now being forced to move because they are not willing to tell other tenants and find the source of the bed bugs.
Giving the 5 stars because jason is the best!!! He fixed my water heater at 1 in the morning! Also got my mailbox key since the office took forever to give the guys the work order! He is always there when something breaks and always has a smile while doing it(: thank u jason!!
I moved in 5 and one half months ago to an apt.I still dont have a working dishwasher! My washing machine quit working yesterday! My stove is ready for the trash , extremely old and doesnt have an oven light, not to mention the only big burner doesnt work now! If you love ROACHES and out of date appliances this is the home for you!!! Think people, do not rent here!!!!!!
Yes, I have lived here since October 2015. I have had no problems with management at all. The staff is very helpful in the information I requested about the area and helped me transferr to another appartment. The maintenance crew is very polite and also very helpful in fixing things in my appartment. They are very punctual on coming to my appartment. Everyone at Lincoln Village cares about your safety and happiness. I would recommend checking out the area because you are close to North Star Mall, I-10, 410, and down town.
Pretty chill, just hope you dont have a maintenance problem, (they are pitifully slow, might be helpful to learn Spanish), Ive had no pests problems, theyll shut off the water w/o letting u know. Filthy Air ducts, and mold in the attic of our building. If you have respiratory problems please avoid this property.
See the place has not change when I lived there and it was 5 years ago when I lived there it was full of cockroaches the floor was caving in and the water would be shut off every week for a day and the maintenance crew did not speak English my suggestion if you live in these run down apts. best bet is call the code inforcement they need to see how unfit these apts are to live in if you call them they should come out and check the place and if they see how bad the place is they will give them 10 days to fix them up then after 10 if not fix they will fine them and shut them down
This place is full of trash everywhere, poor maintenance service, unsafe, the make ready service they dont know what the hell they do! The model units stinks, they have 5 pools and only one works with dirty water always. The staff are very unprofessional, rude and theyre always eating when theyre working what a cows! ...the manager is hangover always when I talk to her in person I can smell the alcohol from her mouth! ...and forget about the assistant shes always in bad mood so cant help. No maintenance service nights or weekends no matter whats your emergency!
NO A/C FOR THE 2 DAYS **HORRIBLE MANAGMENT **NOT WORTH YOUR MONEY !!MY A/C broke down saturday morning called in went to the office at 3 pm since nobody showed up .called at 11 pm because I was burning up and I have a 1 year old nobody showed up called again Sunday morning its already 5 pm and nothing .So basically they dont care !!!! Going apartment hunting this week and will be finding a better place. And also my dryer has been broken for 3 months ... so save your money and do your research .
Me and my husband just moved in not to long ago. They had a great move in special and included washer and dryer which was hard to beat. So far we are very happy here and we were nervous about the reviews but its been great. Also love thats there is plenty of parking and they offer a discount off rent to heb employees.#ReallyRecommended

Anyone giving it more than 2 stars is lying, this place cares only about the money, not their tendants. Moved in 3 months ago kitchen sink was broken so we placed the order now we are getting attitude from the front office for calling about my sink, no maintenance no rent money

I was forced out also by Jessica (ugh) because I complained about the roach problem They also dont want to fix anything!The worst was the horrible people who lived upstairs who were a Defenant problem. I do NOT recommend this to anyone including any enemies I might have.Please rent somewhere else, you will be happier I promise. If you do decide to rent here my prayers are with you.
I was living there for 8 months had to leave a month early because i had rats in my apartment and the roaches OMG never stoped even though i had pest control almost every week.. i do not recommend these apartments at all. They might be cheap in price but thats all thats good about them.
The ghetto on Jackson Keller! Pull the police reports. You can tell they dont care just by driving through the complex, screen doors hanging off on peoples balconies; car parts and misc crap scattered everywhere (turkey smoker anyone?). The stench of cat urine and other animal feces is powerful and mingles with the stink of sewage near building five. Small, dirty, unaccompanied children running loose, seen them almost get run over. Very sad. Cockroaches abound. Management is a pathetic joke. Rat hole overall. The pools would be ok if they werent full of former/current meth heads, gang members and diapered kids, furniture routinely disappears. You can look forward to rampant vandalism, theft and even the occasional murder in Lincoln Village. Traffic sucks, getting in and out is very dangerous. AVOID AT ALL COSTS!!!!!!!!!!!!!!!!!!!!!!!
I’ve lived here for 2 years so far and the staff is horrible, it takes forever for them to fix things, the pool is closed all the time for no reasons, and the people are rude. The apartments are filled with roaches and bugs, the apartments are horribly made and I had to have two major fixes done to just my apartment.
Me and my roommate moved in at the beginning of December and we have had nothing but good experiences the price is very fair the office staff is very understanding and helpful and the workers respond in a timely fashion we’ve had two work orders since we moved in our heater wouldn’t turn on and our hot water went out our first week here Jason and Henry came out to fix them the same day we put our work order in!

We just moved in and the office staff was very polite and informative there was a few issues when we moved in the hot water went out the first week the workers came out the same day and repaired it so far so good we will be renewing for sure
They just take your money ! They kept giving me the run around about having a apartment ready . The manager is never there she’s probably just keeping all the money to herself . I’ve call and ask for corporate number and the receptionist Mia is very rude . She’s just like her manager a bunch of scammers !
O my God Im so glad Im getting out of here in 2 weeks the manger Jennifer is the most inconsiderate person ever she for one is really hard to get a hold of or shes never in the office and when she is shes always busy or in a meeting or out to lunch ha ok and forget about getting anything fixed in your apartment Ive talked to Mike and I get a we will send someone to where im waiting around for noone because he himself has told me Im so sorry Ill tell them to go asap when Ive asked many times . excuse me how do you forget to let one of your men know a resident asked you personally to fix a problem if you want 2 mangers that seem never to be in the office or to busy to attend to any tendents move here you be ignored over and over again
Lived there back in 2017 and all buildings are roach infested. I moved in and thet left roach mediconein kitchen and we opened the door and roaches everywhere. Wouldnt recommend to no one.
Jason and Jeremy came to my apartment and repaired my dryer they washer very nice and respectful I’ve lived here in the once in the past and work orders never got done but I called and they showed up right away
DO NOT RENT HERE!!! Don’t let the move in specials fool you! It’s not worth it, mold all over the ceiling, they have rats living inside the walls in ALL the buildings! And the ROACHES!!! Its a great apartment complex, community friendly, we watch out for each other here as we should in these harsh times, I just want to be up front as a tenant I really need the AC/ AC Unit fixed there was a very harsh echo coming from the internal fans after that we can move on, I really do love living here, please help me out you guys

My friends lives here her sink in her bathroom has been clogged for about 2weeks and no one goes to fix it its starting to smell since the water is all the way up to the top just sitting there
BED BUGS EVERYWHERE! They have you sign an addendum releasing them from all liabilities BEFORE you move in (you HAVE to sign it). And when you ask for pest control, it takes WEEKS to get help. Unless you like bugs, DONT MOVE HERE!!!!
Ive been living here for 3 months I had to get after my neighbor for throwing cigarette butts outside of the apartment when he is friends with the employment here I had seen him throw cigarette butts right of front of my stairs and told him he needs to pick it up and he had the nerve to do it a front of the maintenance workers had the nerve to told me it was fertilizer to the ground which is false and on top of that I am looking out my window and I seen one of the maintenance worker with a black hat on throw a empty bottle that he just drunk into the bushes and said something towards my window way I guess he got mad because I got after the other guy for throwing cigarette butts on the ground I guess they dont live here enough to care about how people keep up with this community these apartments could be way kept up better they just need to fire all maintenance people and hire new people from the front and run this place right and clean and remodel a lot of the decks here as well I have talk to a few members that been here over 8 to 9 years and said these apartments were a lot better kept I guess the people who work here dont really live here so they dont care too much for it which other people in this community do it is just a shame that I just had to witness maintenance people throwing trash on the ground as well.......

Potential residents beware this is the worst place to live at if you ever need anything the girls in the office give you attitude please make sure that you get everything in writing if you do decide to rent here because if not they will say that they dont know where you got that amount from or who quote you but thats not the right amount if youre ever to put a work order in for anything that breaks or is not working itll take them a couple of days to get it done even if its an emergency I have moved out as fast as I could possibly move lost my deposit had to pay to get my contract terminated put together and you deposit for a new place to live at and with kids is really hard worst place place ever not recommendable especially if you have kids their prices might be okay but the facilities are not.

Ive lived here 2 times and both times were horrible those so called leasing agents are so disrespectful and come up with the most excuses Ive ever heard from a complex a maintenance man determined if I could transfer apartments then it took them a week to do it which left me in a very desperate situation to find another home dont move here they dont do anything but sit back and collect your rent they have 8 maintenance men that just ride around all day and act like they are doing things dont let those pretty faces lie to you never have I did this but something or someone needs to clean house here...

From the worst for everything they want to get paid, and the employees think they are dreamy, rude just like the manager. They never gave me back my deposit, I give them aversi it helps them fix what is not useful. I gave the apartment very clean and not even that. Even if you pay on day 3, they charge you surcharges, but they report what is not right and they do not go pe &) @? $ But to collect they are ready and they threaten to take you to court if you do not pay the surcharges that are invented.

Experience ......... of the worst they just stole 75.00 of my sweat from my work that is what they do to decent people I tell them that I brought work papers my deposits xomo asked for everything well but they found it that my job was not serious ..... but theirs was. ....... asking for money as if it were a car is full of cockroaches and it looks bad that they said after we left there and losing our money to the face and nobody gives you a convincing explanation only that is worth the application sir. ...... Look carefully at what you are doing. This is called a scam.
In almost 2 years they have never been able to improve the maintenance service really lousy and more when it comes to fixing the washer and dryer it takes months if its lucky you get fixed by the women in the office they just say if someone is going but that someone never appears and youre going to remind them and they say they have not seriously meant that they do not care a bit about the tenants, but that you do not get a bit upset because they charge you up to laughter. Its really annoying to see the lack of seriousness They put in the work they chose and for which they are paid and they talk on the phone and they leave it hanging until they are willing to answer. There are about five women and they can not work badly.
They do not maintain the apartments I have 20 days with the problem of my stove and I have not gone to give it away

2022-06-16Listen, with rent this cheap, you get what you pay for, and trust me, youll be getting very little. Is this the current property managers fault? No. Its the contractors coming in to make ready the apartments and take care of the grounds. Youll probably have to make a handful of service requests just to make it manageable to live in at the start, BUT the repair and maintenance crew are amazing. Its not their fault half of the stuff installed is either old or broken, but they put the time in to fix and replace things as quick as they can. They understand the make ready crews dont know how to put a home together but do their best to make people feel like things are being done around here. The new property management is really trying to turn this place around and moving in was ok for the most part. It is worth it to look elsewhere for now but one or two years from now Im sure they wont give up on this place. The only negatives I can tell from living here is the surrounding neighborhood and just all around quality of stuff the last property management left things. The main issue I have is the general shape of the buildings. Some floors are sunken in, very old, and in much need of total renovation. Hope this helps your decision. Also, currently, the gates are not functional. They are working to get it replaced however. Make sure you lock everything before you leave for the day.

2022-06-08If I could put no stars i would. I do no suggest these apartments because they change staff like every few months and then change their rules completely when “ new management “ comes along. Another huge problem that got to me is that they don’t respect privacy, while my boyfriend and I were at the gym we got notified by our camera that someone was at the door and I go to look and he just walked straight in to fix my sink….. I understand you’re there to fix what I needed fixed but mind y’all we had called TWICE before to switch to appointments only when we had a work order because we didn’t want them just walking in our apartment while we weren’t home! And lastly, you’ll constantly need something fixed even after your apartment is “ move in ready “.

2022-02-09No apartment to show,the clerk was all over the place. Not focused on the fact that there were people in front of her. Unprofessional. She kept getting up answering the phone talking to other people. After all of that she lied. I was upfront and honest with her stating that my daughter is first starting out,this would be her first apartment. She told me oh how nice and exciting and she stated that they work with first timers.She looked me in my eye,shook my hand and said that. Liars200.00 gone!!!!!! I gave her money under the assumption that she would (as stated) work with my daughter. Had she not told me that I ABSOLUTELY wouldnt have been stupid enough to throw that money away. I dont know about you but to me thats theft plain and simple. Should be ashamed

2022-07-23First off upon entering they are very unappealing to the eye and certain buildings are visibly in need of some paint and maintenance. Office staff are comfortable providing incorrect leasing information. I scheduled a tour and drove 25 minutes to find out they actually don’t have any 2 bedrooms available. The paper colored woman who dug in her mouth as she spoke to me was unapologetic/sarcastic even though it was clearly a mix up on their end. 0/10 don’t recommend 👌🏾

2022-05-10My mother is 64 years old and her ac has been down for about 3 weeks , they have repeatedly gone to her unit and done NOTHING and gone back to the portal to close the work orders , She keeps opening work orders for her ac and nothing is done they don’t even try to offer her a solution like providing her with a window unit. It’s ridiculous and she is still expected to pay her full rent . This is negligence. Do not rent here!!! Residents are in the leasing office daily complaining about their units falling apart and how they don’t get taken care of . We live in TEXAS summer is around the corner and just this past weekend we where already in the triple digits , how is she supposed to make it trough this summer!!!! The water is being turned off weekly as well.

2022-04-20The apartment itself is GREAT… but it was not ready for us to move into when they said it was. We’ve been here for a week and had to have been given a cooler because our A/C is broken(not checked and ready to use like it was promoted) and its really hot out here… our hot water wasn’t working and it still turns off, and we were supposed to move in with a washer and dryer and didnt get it until a week later and all they did was bring it in WITH NO ONE HOME AND NO PERMISSION and not hook it up so we STILL cant wash.

2022-05-09Me and my husband moved in about 2 weeks ago, it was a smooth process. We Did have an issue with the a/c when we moved in but was resolved the same day we reported it. The office staff is very friendly and helpful.

2022-05-02The pool is a disgusting brown pond, apparently not getting fixed till July. I have ceiling damage from a leaking roof, reported first day of March and its still not fixed. Also, be aware you will be paying for Water, Sewer, Trash and Pest control every month. Comes to $80-$100, plus the rent.

2022-04-25Whatever you do. Do not move here. These apartments are way to small and run down for what youre charged. I have lived here since last June and have lived through the management change, calling constantly to fix a broken window and broken AC and broken oven with only the stovetop working, bad neighbors, no pool, and an apartment that should never have been rented. I have so many regrets renting here that I should have gone someplace else immediately. I have spent so much money I will never get back trying to make this place work. Spend your time elsewhere.
