I gave this place a good review (only because they begged my father and I to do so and I actually like the management and employees from the past) but I have to say this place is horrible. They will pester you for every little thing and make you pay tons of money for whatever they deem necessary. The apartments are nice and all but the management now is lousy and is in serious need for an upgrade in order to accommodate the lovely people that seek out homes in the complex. Great apartments though.
I been leasing here about a 6 months a routine espection was done at my apartment and I was not notified that a “sub contractor “ was going to enter my apartment so that they could repair something .Also a sub contractor was in my apartment with no supervision of myself or staff . I left money out on my table lucky it didn’t come up missing.When I spoke to the staff about it all they said was that it’s their job to fix a repair and they didn’t have to give a notice .The sub contractor showed me the key that he had to my place. Who would feel safe knowing that anyone can get a key to your place. just because they “Sub Contract “
This is my opinion dont move in because too much rent zero service also gate brocken all time I lived there six month gate code never worked and laundry room nasty dirty never clean from the beginning.Secondly check everything in the room before you move in mostly carpet and paints make sure 100 times I lost my 100 dollar from deposit guess what reason? carpet dirty ....
Do NOT move here. Gate is always broken, no surveillance cameras. They stole my deposit and lied that they would refund it to me but of course never did. Do yourself a favor and leave their apartment a mess because they wont give you back your deposit. Dont trust the reps or fickle management they will say whatever to get your money. Oh ya...did I mention the murder of the pregnant 19yo on their property? Dont believe the fake reviews they post.
This place is the worst I lived there for a year and the maintenance was terrible put in a issue for my lights not working multiple times because the upstairs apartment flooded down into my apartment (they busted there bathtub) they didn’t fix the lights till I moved out 4 months later!! Had mold growing on the walls from the busted upstairs bathtub leak put in calls for that all they did was paint over it! Then they kept my deposit and put in for collections for 263 dollars saying that the apartment needed paint and I had to pay for it since I lived there for a year but they didn’t call me to tell me or anything they just sent it straight to collections also said the apartment was dirty but I cleaned it very well before I left I lived there alone didn’t smoke, hardly ever home anyways! Stay away from this place worse place to stay!
If there was an option to give this place zero stars, I would because that is what this place deserves. The staff is completely useless and extremely rude to tenants and guests. The people working in the office would rather argue with you than to simply fix a problem (so if youre up for a pissing match, they would love to have you). If anything breaks, they fix it a week later. They have no sense of professionalism. DO NOT MOVE IN HERE. As one person to another, it is in your best interest to find somewhere else to live.
Where do I start? From lack of information coming from the front office, to horrible follow up of maintenance issues, being told that noise complaints are not the problem of the apartment complex management, to rent going from paying online to checks to BOTH AT THE SAME TIME, from one site to the other without any information really flowing to the residence... I have lived in apartments on and off for the last 20 years all over the country and I have NEVER lived in an apartment where I want to tell more people to STAY AWAY. There is SO MUCH MORE, I would add, but I am limited by the amount of characters I can post.... Especially considering the average rent prices at this apartment complex my honest advice, LOOK ELSEWHERE....
The amenities are pretty nice but the service sucks. It is quiet for the most part. They allow animals. They have breed restrictions on dogs that they allow, yet I have seen pitbulls, and great danes being walked by their owners who live here. They dont keep the place up as much as they should. If you have a service request, forget about it, or do it yourself because even going into the office, or writing emails to the staff or even the corporate office, they probably wont even respond let alone get something done.
Do not move here. The place looks nice, however the hours were never accurate, the management staff was incompetent and very confused, it seemed like they never communicated anything with each other so I kept getting phone calls for something I had already taken care of. They have the absolute worst system set in place for everything! They dont even use email for notifications, just a piece of paper that is likely to get ruined by the door. THEY WILL TAKE YOUR SECURITY DEPOSIT AND POTENTIALLY CHARGE YOU EXTRA NO MATTER WHAT!! The staff is rude unless you get on their good side, which is difficult. The place is nice looking, they have a nice lobby, and the price is ok, but the management is insanely unorganized.

2022-04-23All those saying this place is nice and kept. I wonder what kind of living conditions you are use to. When I lived there for 2 years it felt like I was living in the projects. There was always trash overflowing like every day just about. In the 2 years I lived there I had a new neighbor every 3 months it felt like. All you smell all day and all night is weed creeping through the walls, outside in the air. It was the most horrible living conditions I have ever lived in. Maintenance!!!! That is a whole new conversation. I think my 9 year old grandson could maintain a property better than they could. The office staff was very friendly. It’s not them who make the property it is the residents. You can’t let everybody stay everywhere. Not if you’re going to classify it as luxury living. There is NONETHING luxurious about this place.

2022-02-10Not enough parking for the units unless you pay for a covered spot and then they take up what little parking there is with a gigantic dumpster for several months. My fridge didn’t work when I moved in and it took 2 months to get a new one and when I got a new one, the old one was left in front of my door for several months. No communication between management and tenants. Most of the amenities aren’t accessible after business hours. There’s a gate, but it only works half the time. Water staining of the ceiling of my unit fromThe freeze that still hadn’t been fixed since I moved out in December. Now, 2 months after I’ve moved out apparently they don’t have it on record that our keys were ever turned in and now I’m being charged an extra 6 days rent and a late fee. Just go somewhere else.

2018-02-07I have soooooo much to say about these apartments. First off please i repeat please look at the reviews before deciding to move into this, unsurvellience,unkept, unprofessional, and disorganized apartment complex. 1. The gate is alwaysssss broken. 2. Break ins are constantly happen (every other day there’s a note on the door saying a break in has happen) 3. They lost our contract 4. Management/employees are always changing (you will never recognize anyone because there’s always someone new) 5. Unprofessional (very unprofessional) 6. The apartment grounds are very unkept 7. There’s dog feces throughout the grounds of the property 8. Their excersise room machine stay broken and very old. 9. Most importantly a 19 year old girl got murdered on the property. 10. Lack of surveillance there’s only 2 cameras 1 towards the office and 1 towards the pool area.. that’s it.. now let me talk about my experience (i have plenty to say) there’s several times i asked the leading office as much as you all put letters in the door about cars being broken in to, where’s the surveillance on the property, i told the manager they should take some type intiative given the fact that someone unfortunately gotten murdered on the property (which a lawsuit is against them). At one time the water was off neither did they notify tenants about it. 2nd they lost our 6 month contract and had us paying month to month when ask to speak to the manager the girls in the office had us talking in circles (very unprofessional), so now we’re paying month to month (but I’m so happy because we’re moving out this week). This is not a place for a family, the apartments are so small and your paying 1200 for a very small space please look around for a better apartment. There’s dog feces all over the property, at one time there was a car that was park there (i do not know if it was for one of the tenants) but the trunk was wide open and it has been raining for several days, so the trunk was filled with water, instead of reaching out to see who car it was, or towed, the property management does not we’ll regulate the complex. In the summer time the pool stays with algae in it, the weight room have outdated machines, it’s very dusty and unkept. To be honest this apartment complex doesn’t deserve any stars. Lastly the employees are constantly changing (that’s why my contract was “lost”) I’m ready to get far away from this complex and you the person reading this review should too!

2020-12-14The best days of this property are long gone. There are not so many options to select from down here and this happens to have reasonable rent. The previous management ran the place down and the current management seems to be heading in the same direction. Pest control is an issue, security is a major concern( I have had my car broken into twice, both of which I reported to management), we all know weather can be harsh down here sometimes but it’s not an excuse not to get the fences repaired( it’s been 4 months since the fence outside my apartment fell and is yet to to be repaired).There are so many cars in the parking that have never been moved over the past year and management fails to notice that, at night parking is a hustle if you don’t have the covered parking.Some of the charges on your rent do not make sense, we pay for; water base charge-10.27, sewer base charge -6.57, trash - 7, water and sewer admin fee- 10.87 then you pay for your water bill which is based on your usage. On top of this you pay a service fee of $3.When I last renewed my lease I was told my apartment was going to be upgraded but COVID happened which I can understand. I just don’t understand how come no one has ever followed up with that considering I paid a premium for it.With all that being said, I have my reasons of staying here for now but really and truly, if you are spending 1300 a month on rent , you deserve to Stay in a decent apartment. Unfortunately this is not.I would suggest having this complex as your last option when looking for somewhere to stay in the Beaumont area.

2021-10-24Loved living here, the curbside trash pick up was very convenient and helpful. The grounds were always kept very clean. It is now under new management. But Im sure its ran the same way. I recommend this place.

2021-02-06I was moving from Corpus Christi to this area and I initially picked out a different property in the Port Arthur area based solely from the on-line visuals. When I drove to that property, I politely made a U-turn and began my search over, as the original complex had totally misrepresented themselves virtually. At that point, a friend of mine mentioned Marbella Bay and so I immediately called and spoke to a leasing agent named Melissa, who walked me through the approval process. The customer service, the willingness to please and the special attention they paid to detail made me smile. That let me know that this community was special. They were able to secure all necessary information for the approval process within one day. And then to top it off, they made special arrangements for me to move in after hours on the weekend. Thats what I call service. The grounds are identical to the images on the website and the apartments are upgraded as well as pet-friendly.My experience with this property is truly beyond compare. Gold star, baby.

2020-07-08I became a resident here when it was still known as Sienna Apartments. I was a resident here for a year and a half. At first it was fine but became increasingly worse, and even more worse after Marbella Bay took over. Curbside trash pickup was removed, yet we were still charged a $13 trash fee. Rent was raised even though there were less services. My whole deposit was taken because of damage yet I had cleaned the apartment thoroughly and had no damage whatsoever. I only stayed there two weeks out of the month by myself, no instances for damage. The only damage that I can even think of is when it flooded and my roof leaked and mold started to form. After email after email, nothing was done by maintenance or management. I became so frustrated I just stopped trying. They simply do not care and will take your deposit.

2020-07-07A terribly run establishment. Management is a joke. You will not receive your deposit back no matter what. As others have stated. They are shady. You are charged for trash and pickup but they dont even do that anymore. Still charging the tenants. I WOULD rather recommend staying at a motel 6 than this place. Lets not forget about the stabbing incident that occurred through gated community. Its very sketchy.

2018-09-01This place may look nice from the outside, however what’s going on on the inside is a different story.Let’s start from the top- MANAGEMENTIncredibly rude front office staff (Chassady). She has zero people skills, thinks she owns the place, she is not friendly or nice whatsoever. Every time you need to go to the front office and you have to deal with her be prepared to be look down on and put down by her.MAINTENANCEIn the short (thank Goodness) 4 months I’ve lived here I needed to call maintenance several times.As soon as we moved into our apartment the lights didn’t work, ice maker didn’t work, garbage disposal didn’t work, the floors were incredibly sticky (still are after even after excessive scrubbing).... I put in maintenance request every single day for a week for someone to come fix those things. A month ago my door broke and I’m still waiting for maintenance to come fix it. Absolutely terribly.THE GROUNDSAlways dirty. There’s always dog poop that people don’t pick up, and trash that people just throw on the ground.There are also a lot of stray cats that tenants tend to feed for some reason. Maybe I should have put up a sign on my door saying the can feed my dog as well?POOLThe pool at this complex is either dirty and opened or clean and locked. The management tends to lock the pool for major holidays because they think that people don’t like to swim/grill on their days off.GYMEvery single machine is broken including the AC. Don’t even bother going there. Get a gym membership instead. The gym is there so the apartment complex can say they have one.APARTMENTSBug infested, dirty, sticky, not secure. Upon moving in I had to scrub down the whole place because it was filthy. The tub still has dark spots in it- that’s how dirty this place is. Things are outdated, the stove had angled burners so when you put your frying pan on it and are attempting to cook a meal, it’s angled. No idea why they’re not leveled like every normal stove? Cockroaches are everywhere. We had pest control come twice yet that didn’t even help.SECURITYThis place gets robbed on weekly bases. Cars get broken into, apartments get broken into....What does the management do about t? They stick a piece of paper in our doors informing us about it.Oh, they stick papers in our doors on DAILY bases. Letters from the management are full of grammatical mistakes; it literally hurts my brain to read them. They are absolutely useless. Instead of using so much paper it would be easier and cheaper to send an email.Overall, I am beyond happy to move out of this complex. The neighbors are nice, some maintenance workers are nice, however it wasn’t a pleasant place to live at. Going to bed worrying if my car is still going to be outside when I wake up or if my apartment was goin to be the one that was going to be broken into is just not something I want to lose my sleep over. This place may be affordable, however I strongly advise you to look somewhere else to live, somewhere where the management cares about their tenants, where safety is the number one value, and where you will feel safe and home.

2019-04-22Very nice pool and barbecue area. However the pool and chairs are very dirty. You literally sit down and get dirt and grime on your skin and clothes. This is especially sad because all you need to do is pay someone 4 hours worth of work and you could have this area looking beautiful. You charge tenants over 1k a month. I think you can afford $200 in cleaning charges
