The location is good, and our neighbors are all wonderful. Ashley, the property manager, is really great, and the maintenance staff are all very friendly and efficient.The apartments however, are a bit over-priced and very noisy. Between appliances and paper thin walls, the noise is very noticeable and continues to wake us and our baby.Also, there is not a recycling program as is mentioned online. Weve been here 2 years and keep hearing about them being in the process of getting a recycling service, but havent seen it yet.
I would NOT recommend Olympus Waterford Apartments in Keller, Texas 76248.I was visiting a relative at Olympus Waterford at 400 Bourland Road, Keller Texas. I was very excited about my weekend. I am moving to Texas from Canada. I was thinking about moving in the same apartment complex as my relative.After my weekend visit, I changed my mind, I would not live in a place where people allow their dogs to poop everywhere.It was like being in a third world country where people and animals poop anywhere they want. This was shocking to see the lack of enforcement from the property management. I saw a little sign near the pool area asking people to pick up after their dogs. So,I asked my relative why was there so much dog poop everywhere. He said; the tenants let the dogs poop on the grass at night and during the day hours. Management is afraid of the deep pockets living there, so the property management allows it. The tenants ignores the signs and emails from management.Anyway, the dog poop is very bad. This is unclean and dog poop spread diseases. I watched a lot of nasty and lazy dog owners. The tenants walk 10 steps with their dogs to the grass and back to their apartments.Most of the dogs were over 60 lbs. When I was out running, I saw a large empty field behind the apartments where they could take the dogs near a elementary school for exercise.Concerning the noise, my relative apartment is over a garage, so the noise level was good. However, according to a neighbor I met, their noise level was bad, they could hear people when they sneezed, flush a toilet, close a cabinet door, and the other things couples do privately in their bedrooms. This is not good.I enjoyed visiting with my relative and Dallas.
On day 6 of opening my top-tier 2 wood blinds from my luxury living room to view an apparently stored dilapidated work trailer. There are only 3 parking spaces for guests and residents in this area. Notified mgmt on day 2 with pictures; responded nothing could be done to ask resident to move trailer. Although, several responsible, considerate residents store their work vehicles and trailers in an area with abundant parking. Our guests were forced to use an open space directly behind the office and walk back and forth to the very back of the complex. My ravishing apartment complex is becoming very unattractive with this type of abuse of resident environment allowed.Also, controlled access gate has been broken for more than a month this time. Do not confuse a gated community with security!DAY 11 - trailer has not moved 1 inch since being stored, never moved!!DAY 13. - stored trailer not moved, not being used regularly!
I am a current resident of this place and love most things about it. The ladies in the office are kind and usually always available. If you fill out a maintenance request it’s gets done immediately. I have only met friendly families and good people. I had a problem with management and earlier posted a bad review. They contacted me and resolved the issue. They do their best to maintain a clean and happy environment. There are some hidden service fees that you get every month but it’s about 45$ worth ....which isn’t bad. Overall great place!!!!
Have been here for a few months. The apartment itself isnt bad. The gym is quiet and mostly the residents stick to themselves. The rent is a little high for what you get but they are new and close to a gas station, fast food, and a park. The worse thing about the complex is the trash situation. The one dumpster they have is ALWAYS overfilled. It is a bad look and Ive seen roaches all around it. Im sure they have a pest issue with how bad the thing looks. Not sure why they dont have it picked up multiple times a week. Its gross
We love living here! We moved here a couple months ago and have nothing bad to say. Safe, quiet, and beautiful complex. We love to grill out at the pool, run the trails around the complex and love the HUGE dog park. Maintenance is super quick to respond to any request and the staff is so kind!
The apartments at Olympus Waterford sell themselves; modern apartments (non-smoking!), great amenities, and beautiful, seasonally landscaped grounds. But its the staff that makes OW a great place to live. From the grounds crews to the office staff. Especially Valerie H. Shes professional, and a creative problem solver; she gets the job done!
There are major concerns prospective tenants should be aware of. FIRST, if you live on the first floor, as stated by Olympus Propertys Business Manager: “It’s pretty bad, you would be surprised if you lived underneath. I mean anyone even if they didn’t have children; I’m not sure who built these apartments but hardwood flooring on the second floor was not a good thing. There are reasons why they don’t put hardwood on the second floor. I mean you can literally hear everything.” SECOND, they regularly let the trash dumpster overflow, particularly on the weekends. The areas anywhere near the dumpsters then often have a foul garbage stench. The rents being charged would suggest that conditions like these should not exist.
Update: Found a dirty tampon In the pool tonight. Dirty tampon always =1starJust got a text that they’re extending their Share Your Story promotion. Kinda had to laugh considering it was right after they texted me that the pool was broken. They still haven’t solved the garbage situation either. Lots of pileups outside the dumpster enclosure. At least it’s been a while since the gate’s been broken. Haven’t had my car broken into lately.I’ve stayed at better. You can do better too.So Olympus, am I the winner?
The front office staff is exceptional and service oriented! When I needed help printing forms, Jamie was so kind to be of assistance. Dondi was also very helpful when the gate access wasnt working for us. They truly care about us and make us feel that this is our home. They even have date night postings and events weekly as well as whats happening here at Waterford Glen like food truck night! That was a treat! There are many families living here and are pet friendly. Weve seen so many dogs, which Banjo is happy to see! Thank you for checking on us via letter and welcoming us to our new home!
Worst apartment home experience ever! DONT MOVE HERE!Upon our first meeting with leasing agent, Caleb, we have been consistently deceived. While viewing the apartment prior to leasing, our major concern was people living above us. When we questioned Caleb about this concern, his reply was, No, you wont have anyone living above you, due to the way these apartments are laid out. We also questioned him about the flooring, which he stated were imported hard wood floors, and he also told us the door on our patio was a storage unit, and that we would receive the key at the time of move in. In addition to this, Caleb lead us to believe there was a dog park within the apartment complex, which turned out to be false along with all the other previous stated concerns above.From day one of our move until now, which has been approximately 6 1/2 months, we have been consistently swindled, manipulated, and harassed, which has resulted in us both despising this complex. The events that have lead us to this type of reaction are:1.) Constant harassment, both written and verbal, of our dog for 5 months by a certain fellow neighbor, office personnel and management, along with even corporate. Management even went so far as to tell us it was in our lease that our dog was not allowed on our patio, when in fact it states in the lease that dogs cannot be TETHERED on a patio. Lakota was NEVER tethered on our patio, nor did she ever hurt or disturb anyone. In addition, we did address the many concerns that were brought to our attention regarding Lakota by a certain tenant. This was done by putting Lakota in doggie daycare Monday-Friday 9am-6pm, to help eliminate any further complaints toward us. This cost totaled $2400 up until the time she left our apartment the end of June, 2016.2.) Having neighbors (two different sets of families with young toddlers) that DO live above us, which cause an abundant amount of noise and massive constant disturbance resulting in us not being able to relax in our own home we pay for. Even though we made an extensive amount of complaints regarding this issue, nothing seemed to be resolved.3.) Our postal mail being returned to the post office due to someone in your office stating we moved out when we had just moved in. We even had to personally contact management at the Keller post office to resolve the situation that we in no way created. This irresponsible statement by a Greystar (Waterford Glen) employee resulted in egregious inconveniences with us.4.) Our gate cards frequently not working. We were told by the Assistant Manager, Lisa that we can only enter on the right side entrance. Prior to this, our card opened the left side entrance. The result of this was us having to circle half the complex to arrive at our apartment. In an effort to correct this situation, we made this known to Lisa, which in our opinion, was completely unnecessary and avoidable.5.) Lack of communication. Things as simple as acquiring an air filter became incredibly difficult. Upon requesting the air filter from Lisa, we were told maintenance needed to install the filter. Lisa stated she would send someone right over. After almost 2 hours of waiting, we contacted the office a second time and spoke to the leasing agent, Dondie. She addressed our inquiry with extreme sarcasm and rudeness. Finally after much grief, the air filter was installed.6.) Informed by management that One Source was the exclusive cable/internet provider and no other options were available. This proved to be false, for we noticed several satellite dishes on neighboring patios. This is yet another example of us being misled and treated unfairly by the property management company.We wished we had never signed a 12-month lease.
Average apartment. The air conditioner is God awful loud (and has been looked at twice my maintenance and verified to be working correctly) to the point the TV volume must be adjusted to hear it. Putting the A/C unit somewhere other than in the ceiling above the bathroom wouldve eliminated this completely. Luckily it is the cool time of year where I havent had to hear it for a couple months. However, this amplifies the sound of neighbors! The walls are paper thin. Luckily I travel often and get in late, so the normal during the day noises that are heard easily, which include normal conversation, toilet flushing, sneezing, coughing, and coffee makers, are kept to a minimum. What another tenant stated about the gate keys is correct. They now only open one side. However, if you enter via call-box, both doors open.The office personnel were the saving grace, but new management just took over about a month ago and things are already taking a downturn. The online rent payment portal has been down since at LEAST the first of the month. While I travel often, I luckily happened to be in town this holiday weekend and figured Id just drop off an old fashioned check. Low and behold, the office was closed the 1st and the 2nd. Have no fear, theres a dropbox, just like every other apartment has. EXCEPT SOMEONE SCREWED IT SHUT. I called when offices opened this morning (the 3rd) and was informed that new management doesnt accept rent-drops and rent either has to be paid by check IN PERSON, DURING NORMAL BUSINESS HOURS or online (but the system is down!). I was kindly informed by Nicole that if it wasnt in by 9:30am the 4th, I would have a late fee tacked on to my account and hopefully the online portal will be back up today. Now, I work and go to school full time and am often gone from 7am - 11pm. The option of paying online is out, because the system is down (we never received notification of this either, by the way. I was informed when I went to log in and it said my account didnt exist. I tried to re-register and that didnt work as well), and it is completely unreasonable to ask for me to be available during normal business hours to pay something in person on absolutely no notice from management. Im supposed to come in TODAY, after work somehow, and drop off a check, IN PERSON by 5:30pm. Due to offices being closed the first and second and the portal being down throughout this time period, it is completely unacceptable to have a late fee threat thrown at me if I cant physically show up from my job thats 30 miles away by 5:30pm tonight. Ive never once missed a payment nor been late, and to have a fee threatened on me because of the incompetence of the new management is absolutely absurd. Well see if things improve by the time my renewal is up in June, but poor management on top of a mediocre complex isnt worth the $1225/month. Go to ArtHouse and at least be within walking distance of the Keller Town Center.
Really great place to live. Only reason for 4 stars is the fact that the walls are SO thin. And I know apartment walls are often thin but I can hear my neighbor snoring and I wear earplugs AND listen to a white noise machine. Maybe he snores insanely loudly though. Who knows. Aside from that, it’s great.
Love the community here at OW! Very quiet and pleasant place for children. Maintenance by far has exceeded my expectations!!! Jabaris is very timely and extremely efficient in getting the job done. I must say in 9 months of living here Jabaris has always been very professional.
Horrible experience at these apartment, while vacating I paid the total amount due but these guys sent me a bill saying that the stove is broken, there is odor and all sorts of things that they want to screw you up by not paying the deposit back and trying to get more from those who left the apartments. If they want the apartments as is condition then they need to lock their apartments and not rent their apartments. These guys need to be sued for what all they are trying to do. I am going to take legal action against these idiots. My review for the management and these apartments is minus 5
I couldn’t ask for a better apartment complex to live in. My daughter goes to school next door and it’s been amazing walking to school with her everyday.. the peaceful walkways and friendly neighbors feels like close to paradise. My mind is at ease knowing I am safely gated. I couldn’t be more content!

2022-05-19I lived in a first floor apartment at Olympus Waterford for two years, before moving out because I purchased a home. Otherwise, I’d still be there, because we loved it so much. Everyone I ever encountered was very friendly, staff included. About a year ago, we had a really bad hail storm that destroyed most of the vehicles in the parking areas. You wouldn’t believe how many people were outside that same night, helping each other cover busted out windshields, sun/moon roofs, etc. It was seriously amazing! The grounds were always clean, with the exception of dog poop, sometimes. The inside of my apartment was very spacious, and pretty modern. My dog LOVED going to the dog park, which is a very large area. There’s a pond nearby and walking trails, which was awesome. If you’re looking for an affordable, pet and family friendly apartment, make sure you give Olympus Waterford a looksie!

2022-04-30It was an honor to live in such a stunning, well maintained, and loving apartment community. My second story apartment with an attached garage was more like a home. It was quiet, cozy and with ample closet space. The floorplan was excellent with modern amenities. I had two balconies that overlooked gorgeous trees. The grounds were well kept, and the maintenance crew responded quickly to any concerns. Latonya and Reagan, the office managers, were amazing. Olympus is so fortunate to have them on board because they really make the difference. In my short 6 months there, they became like family. They were so warm and inviting- ALWAYS. If I had to live in an apartment complex again, I would choose Olympus Waterford over and over. This is hands down the best community in DFW. I hope that it never changes.

2022-03-15These apartments are beautiful, they have a little village feel to them. We ended up going with another Olympus property but I will tell you Olympus does things right! Staff longevity, clean-well kept communities, and great location. This was our second choice and will be a possibility in the future for us if we decide to move again. LaTonya is super friendly and very knowledgeable about the community. Great property!

2021-03-09This Apartment Community is Stunning!Each and every time I visit the office I am greeted with smiles and a big Hello from everyone in the Leasing Office. They are always willing to go above and beyond to make sure each Resident & Guest feels like they are at Home.The property has a great Fitness Center, Resort Pool and Clubhouse.In my opinion, Olympus Waterford is the BEST apartment community to reside at in Keller and to call HOME.

2020-12-19When I first moved to Keller, I wasn’t sure where to live. I was thinking about renting a house but decided on an apartment because I traveled a lot for work. And I decided on Olympus Waterford because I felt my belongings would be safe while I was away. I made the right choice and never had to worry about anything while I was away. Also important for me were the schools my son could go to while at Olympus Waterford.The people in the office were professional and kind and always a pleasure to work with. The residents were friendly and I even made some friends while staying there. My son and I really enjoyed the pool.The apartments were clean, spacious, and a good fit for me. I never had an issue during the two years I lived there.

2020-12-11Reagan is literally the best manager I’ve ever encountered at Olympus. She is kind, professional, works with your budget, understanding, and follows up with every question/ concern. The entire time I lived at this complex if I was at the office she was attentive and knowledgeable of her job. The pool, office, and gym are always clean. I felt safe living here and it’s just a great place to meet friends too. I’ve met life long friends at Olympus Waterford. We’re all like family and it’s great!!!! If you want a good neighor this is a place for you! Only the elite of Keller live here!

2016-12-24The apartments are clean and exude an air of class (stainless steel appliances, modern looking cabinetry, fairly spacious rooms/bathrooms, adequate storage, private porch, etc.)But as one poster stated, they need to improve the trash/recycling situation.Anyone who has come to the apartment has had nothing but good things to say 🙂

2021-03-24I lived here for a year and lived in their counterpart Olympus Stone Glen before here and the company is so great - I had a crazy personal thing that happened where I needed to move apartments and they made it a smooth transition. The neighbors are all super friendly and the apartment itself feels like a townhome more than an apartment and I loved living here - I would definitely recommend this complex to everyone!
