Ever since the new owners took over everything is just a mess! There is always trash everywhere Hallways are always dirty , elevator never gets cleaned and there is dog droppings everywhere! When you call the office they never answer ! I’m so sick of it!! Definitely not renewing my lease
I came into town fixing to start a job and was looking to move in right away. I was able to get approved and move in the next day. Chris Salas really worked to get me in. The property is gorgeous, I have had no issues with loud noises as I am on the ground floor. If you come in, ask about the move in specials, they have amazing deals! Im looking forward to making this my residence for the long-term future.I also wanna give a shout out to Isaiah Vargas, this guy got me hooked up with internet quickly and conveniently! Thanks again to all you guys!! Lola (my dog) thanks you too for the dog park yall have 🙂🐶.
After living here for a little over a year I have not been very fond of this place. They didnt bother telling us about painting and I was rudely encountered to move my car when I pulled in to my port. I have called about my ac as it wasnt working and my dog was overheating, it was also a super hot day, and i got nothing from them. There is no such thing of a quiet place here as people are stomping and running up and down the stairs and screaming all through the hallways. I get complaints about how my dog is barking at 6am yet he was in bed asleep at that time with me as i also dont have to leave for work for another hour. I cant even walk my dog down the stairs without being rudely stopped by people sitting on the steps. Its very hard to even get ahold of the office even for emergencies. I do not recommend this place! They charge way to much for very little care they say they do. And very rude people live here. Nobody cares about their neighbors!!!Chris is the best! He gave us so much information that helped a lot with the move! We are new to this complex and I have to say its been wonderful. The people here are super nice and very welcoming!
I am updating my post from 2018 because the conditions have changed drastically. I have now lived at the complex for nearly five years. Estates 3Eighty was run very well; professional, clean, responsive, etc. Under the management of Berkshire (now called Park 3Eighty as of 10/1/2021), living here is no longer enjoyable. Its awful. The staff are polite; however, every day maintenance and upkeep are terrible. Trash remains in hallways, the elevator, on the grass, and in the parking lot/street for weeks on end. On more then one occasion there has been (dog?) feces in the hallway and elevator for about 5 days before being removed. General maintenance requests take several days to be addressed, and I have needed to call and check in with the office to get the requests completed. For example, I submitted a service request via the portal on 3/7, talked to Tye on 3/10, talked to another staff member on 3/17, and now on 3/20 my request has still not been addressed. There are lights out in the breezeway areas (this was quickly addressed under prior management) which makes it precarious to maneuver the hallways after dark, and I feel less secure. The pet rent increased to $20/month; however, the pet waste bag supply is often empty, the waste baskets are often overflowing (not being emptied regularly), and the grounds are now always littered with animal waste. I loved living in my apartment when it was Estates 3Eighty. The management was present, responsive, and highly active (monthly events, contests, treats, etc.). I felt safe, valued, and taken care of. I no longer feel any of these things. This complex feels abandoned and neglected by the current management. I look forward to leaving as soon as possible.--‐------------------------------I have lived in my apartment for nearly one year and I have no complaints. The apartments have nice features; granite counter tops, stainless steel appliances, tall ceilings, etc. The grounds are well-kept and well-lit. Its a great place for dog owners; there is a dog park and a washing station within the complex. Last and definitely not least-- the staff is terrific! I have had only professional and courteous interactions with the staff. When I have an issue (light bulb out, toilet, etc.) my service tickets are addressed and completed very quickly. I feel safe and very happy to live here.
Moving here has been a very pleasant experience. Chris was my leasing agent and he went above and beyond to help me get the Unit I wanted. Nice clean property, caring staff to assist you with your questions/concerns. Not to mention the apartments are upscale luxury living at a affordable price. I’m happy to call this place home.
Just recently moved in here and it’s been really nice compared to my old apartments. Open floor plan and all the natural light coming in is my favorite part!Destiny was awesome to work with. She kept me updated throughout the whole process and made it so easy with this very sudden move I had to make! Highly recommend working with her if you are looking to move here! :)
At first when we moved In the staff was really helpful, apartments are nice inside really spacious but now that they were bought out the new staff doesn’t even pick up the phone I’ve tried calling several times I get voicemail, even when I leave a voice message I don’t get a call back. Only issue I’ve is the staff and management, the neighbors and everything else is good.
I moved to Texas from another state, and after looking at other apartments in different areas; I have decided that this area was the one for me. When I was given a tour of the model apartments, I fell in love with these apartments instantly. I was working with Destiny the entire time except for her days off. She has been nothing but a joy to work with. Every time I called with a question (s), she was always happy to help me.Upon walking into the office anytime she was there, I was always greeted with a genuine smile. Her personality goes well above making a person feel comfortable. She doesnt know what a person such as myself or anyone else is going through when we call or come into the office. She has the same attitude no matter what the issue is.I would recommend these apartments as well as Destiny for the leasing agent, because the units are nice, the community is quiet and I feel safe here. But most of all; Destiny is the real reason why Ive chosen to live within this community because of how I was treated and taken care of due to my situation!!!
This was my first time renting an apartment, and my experience with the leasing consultant, Paige, was amazing! I visited the apartment while I was on vacation in the Frisco area. Though the place looked fantastic and had everything that I was looking for, it was Paiges hospitality that sealed the deal for me. She was very patient and responded in a timely fashion to any message that I sent during the business hours. I truly am grateful for the experience. I am optimistic that I will not regret my decision to move in at the Estates 3Eighty.
SOOOOOO UNPROFESSIONAL. Whole move out process is crazy. Still being charged after I’ve already moved out, lease is up and keys are turned in. The people in the office clearly don’t know what they are doing. Need to hire new people or get the old people back , this is ridiculous. Dont answer calls or emails. Do better. When i first moved in , there was never a problem until the new people took over.
January 2022Need to revise the review as management changed. Lets see how they work. So far this new company is not as responsive to email inquiries as the old one. Several emails I sent just went unanswered. Maintenance requests however, is still fast within 24 hours. Snacks at the lobby were eliminated. But the nice coffee.espresso machine has survived so far. There used to be events with old management like a breakfast, or taco or pizza day, but so far no more. With Omicron the leasing office has gone virtual so it is closed -- so no access to the espresso machine ugh :(Thats it so far------------------------------------------------------------------------May 2021Moved recently here and I am very happy. I visited many places in the area before leasing and have to say i liked this place immediately.This is a fairly new development. It is very modern and very well kept. Staff is super helpful and friendly (big kudos to Destiny at the leasing office for always been there to help). Maintenance people are great. Maintenance requests are placed online and the two requests I’ve had were solved in less than 24 hours.Place is very quiet. Lots of working people but also retirees live here. Never had safety concerns. Property is gated and gates are fixed quickly when broken. I walk around at night and it is very safe.Prices are so far reasonable. Incentives to move were good. Fixtures at the apartment are great - (love the floors and the jacuzzi bathtub). Love the fiber internet (work from home and stream and play).Amenities are also great (24 hour gym, pool with cabanas and grills, business center, pretty comfortable lobby with wifi, big espresso/cap machine and snacks, walking trail, big green areas to play, excellent dog park). I receive packages frequently and haven’t lost any that was left at the door. Definitely love that the front office accepts your packages and text you to let you know they have it.There are frequent events. In the couple of months I have been here we’ve had a breakfast burrito morning, a pizza night, and a St. Patrick contest. Looking forward for the taco & drinks evening event and the Mother’s Day event in May. Definitely looking forward for the summer events. Excellent decision moving here. I recommend it.
The apartment it’s self is really nice. However, the manager is god awful!! She made our stay very unpleasant. She is very rude for no reason. We spent about 2 1/2 years at this apartment and enjoyed it until she started harassing us. I have spent a lot of time at the dog park and at little events the complex had and not a single person liked the management at the front. Please don’t google this place and make your decision to move here off the high rating. At every single event the complex’s has they enter you in a drawing only if you give them a 5 star review!!! I was in 8111 from February 2019-July 2021. Nice try
The great thing about The Estates 3Eighty, is they are willing to work with you. The area is great, animal friendly, the staff wonderful. Candice, Chris, and the other staff greet you with a warm welcome. Ive been trying to get an apartment for months and now I have my own with The Estates 3Eighty, thank you.
My mom and I moved here in mid April and Chris made it easy and stress free. Everything is online and there was a move in special. This was the only complex that had an elevator, which is why were able to move to the second floor.Update: on 7/14 I was stuck in the elevator for 1 1/2 hours. I am not sure what the help button did but no one answered. Pressed the alarm and it was barely heard. Finally, a nice resident had to go to the leasing office and get maintenance. What is the point of the help button if no one answers or its not connected to 911. We specifically moved to the 2and floor because of the elevator.
My family and I have been through one of the worst experiences with the Estates 3Eighty and W3 Management. It’s enough that we were affected by COVID-19 but to have someone send your 5k rent check back and then lie on the agency. For them apologize for the bad experience and swore they would make it right to only give us an eviction notice. We took them to court for a remedy repair and we did not win which was okay. They blame everyone for issues and don’t public take accountability for anything. There Regional Kendra is dishonest as well. There attorney is even rude but look at what he represents.I will say that the apartment is spacious and Chris has been awesome. Britney has always been nice and some of the maintenance staff is great. I have been in Property Management for a little over 9yrs and I know you can’t make every tenant happy. However you have to take accountability for actions that effects people livelihood. They treat people any kind of way and think they can get away with it. I have experienced retaliation at its finest with them.
Chris helped my son and his girlfriend get into a beautiful apartment! They are so happy, and that makes my heart happy! He was super easy to work with, clear and upfront so no time or money was wasted. I would highly recommend anyone looking for an apartment to check this place out. You will not be disappointed!
Chris has been such an awesome leasing agent! When I was seeking information on leasing a short-term apartment, Chris responded within 30 minutes and has been the same ever since. He is professional, helpful and kind. We are moving into the Estates in a few weeks and I cant wait to meet him and thank him in person for making this move so stress-free!
We LOVE living here!! Let me start by saying that Heidi has been an exceptional property manager and has made us feel so welcome and made our stay here very pleasant! Would definitely recommend this property. The neighbors are friendly, the maintenance stays on top of things to make the property looks amazing, and the staff is phenomenal. I also love the fact that no matter which floor you live on you get beautiful hardwood floors and high ceilings. Would give 6 stars if I could! ( Special shoutout to Chris, he showed us the property and went over and beyond for us! Thank you! )
Moving in was a super easy experience. My leasing agent, Chris was so patient with me and answered all of my questions. I knew that I had chosen the right apartment after getting the tour. Chris does an excellent job with customer service and presents a very professional and competent image for The Estates 3Eighty.
I just love The Estates 3Eighty!!!! I have been a resident for 5 years and plan on staying forever! The management team and office staff are wonderful. Kudos to our Community Director Candice M.!!! Candice is the face our Community and because of her dedication she makes living at the Estates 3Eighty worth being a resident. She is incredible when it comes to making you feel welcomed and that the Estates 3Eighty Community is your home! The maintenance team is outstanding as they are always working in a sense of urgency when responding to any maintenance issues and maintaining our community. Trust me when I say, The Estates 3Eighty is the best kept secret in Aubrey/Little Elm!!!
After a long stressful hunt for my next home I came to Estates 3eighty and immediately knew I found where to call HOME! Chris Salas welcomed me with a smile and positive attitude! He gladly showed me around and even sent me off with a bottle of wine for just stopping in! He got me into the perfect apartment for my needs. He listened and even helped to lower my monthly rate without hesitation. I was so excited I even brought my mom back with me, and he gladly showed her around as well. The people in the office are very helpful and sincerely care about their residents. Chris goes above and beyond and is always welling to help! Thank you so much for getting me my dream home! This is truly the nicest apartment Ive ever had! Its nice to live in a safe place surrounded by wonderful neighbors and friendly staff! Thank you from the bottom of my heart!
Cant express how pleasant and professional our getting set up in our a new apartment was with Destiny, our rental agent. Destiny walked us through the application process and gave us a thorough walk thru of each apartment we looked at before making a decision. Great location! Highly recommend.

Since I started living at The Estates 3Eighty, the staff has been extremely helpful. In particular, Chris has been awesome to work with. He always greets me by name and asks me if theres anything he needs to do to make my stay more enjoyable. He is professional and follows through when he says he will.
So I have been living at the Estates for nearly 3 years and have always had kind of hit and miss experiences with some of the office attendants. However my perspective was totally changed after meeting Miss Destiny! She is a gem!! She had reached out to me about a potential maintenance issue the day before and was super pleasant via text. When I went into the office the next day to follow up she just happened to be there and made my day. Yes we handled the business we needed but then just got caught up talking about our kitties and coffee, it was kind of amazing. I know it may seem silly but she was just so bubbly and sweet, it was infectious! Destiny is awesome ❤️. If you ever need help or a friendly conversation, she is your go to!!
Estates 3Eighty is definitely the place to be. From the beautiful grounds of the complex to amazing staff they have in place. Chris was freaking awesome from start to finish. He answered all of our questions in great detail, Reassuring us that we chose the right place to call our new home. I highly recommend. Thank You for the amazing service!

Destiny helped us answer all of our questions, gave an excellent tour, and helped us stay up to date on our lease and move-in process. Walked in to the office and spoke with Destiny about getting a 3bdr 3 bath for my roommates and I. Destiny was super nice, and welcomed us as if we already lived there. She gave us a tour of the property and within a couple days we had our lease signed! Excellent staff!
I have lived in Estates 3Eighty since June. From the first time I toured the complex to moving in this past June, my experience has been amazing. Estates 3eighty has a resort feel. The amenities and activities are amazing.The property is well maintained and constantly upgraded throughout the entire complex. Customer Service is top notch from the Property Manager to the maintenance staff, my experience has always been positive.
I had the best experience working with Chris. He walked and help me through the whole process from finding the right apartment and finishing the application process. He is patient and respond quickly for any questions or concerns I had about the apartment. If you are looking for Nice apartment, I would ask for Chris to help you 😊

We have been living at The Estates Apartments now for just over a month. We worked with Calvin Reese and he completely surprised us by his high level of professionalism. We had so many decisions to make in a very short period of time, he was patient with us, didnt rush us and at the same time putting our best interest at heart. He patiently provided us with tips on moving, how to partition our apartment to work for us as we both work from home and even gave us decor tips! He made a rather confusing and difficult transition smooth for our family and we thank you from the bottom of our hearts. We love our apartment, its just like he described. Our neighbors are friendly and so far so good. The ladies at the office, Britney etc are all very warm and always looking to help out. I hope their management keeps this team , especially Calvin! Hes a rare find! Over all, great experience, Thank you!

I came in for a tour the other day. When I came in I was greeted by Destiny. We began our tour and I noticed her personality was amazing and our conversation really flowed! The grounds were very nice and I was impressed with how clean everything was. In this day and age that is something I look for. If anyone needs help ask for Destiny she’s the best!!
In the beginning it was an ok place to live. At the time I was short on time and needed a place ASAP and they were able to accommodate. There was an issue with bugs in my building. Even with pest control coming out the bugs were still an issue. The location is a draw back because it’s Hwy 380 traffic is insane. It’s one way in one way out so if there is an accident you’re stuck. Upon moving out I was nickeled and dimed so much. I had to pay to have the apartment professionally cleaned. I was charged for sheet rock damage but I have photos that I took upon moving out and I saw no damage. The move out process was very inconvenient.
Not only is this complex beautiful but the customer service is amazing. I worked with Paige and from the get go she was so helpful. Never tried to sell me on something I was not looking for or out of budget. She even answered questions while out of the office to make sure I understood everything. Best service Ive experienced with a leasing office. If you consider this complex, Paige is definitely your girl!
My fiance and I have been looking for the perfect apartment for months. We have looked in almost five cities with no luck. Today we came to The Estates 3Eighty and were blown away, not just by the amazing apartments, but also the professionalism and courtesy of our leasing consultant, Calvin Reese! He was amazing and really knew what he was talking about. If it wasnt for him we wouldnt have come back the same day to submit our applications for this amazing apartment! Cant wait to move in!
The apartment itself is gorgeous! The feel and five of the clubhouse is that of a resort. The amenities on the grounds are immaculate. Every time I walk in the door it feels like I’m home.Chris, At the front office made my transition into the estates of 380 very smooth and very pleasant. He was knowledgeable, friendly, and anticipated all of our needs.I am happy to call the Estates at 380 my home.
Absolutely loved these apartments. Im moving here from out of town and have been searching everywhere for a new place to call home. Got very fortunate to have Paige showing me around. She was amazing, very down to earth and honest. Seemed like she was there to actually find what best fit for me and not just sell me an apartment! love love love it! Thankyou so much Paige!

Let me start by saying AMAZING! Our experience, from the beginning, has been nothing short of incredible! The application process, our move in - the entire staff has been and continues to exemplify how coming home should be - warm, comforting and welcoming. We would certainly recommend living here! The grounds are well kept, its very quiet and every neighbor weve met, thus far, has been really pleasant.
I used to live in this community for over 3 years.I loved everything except poor sound proof and management.My upper neighbors dogs are barking until 3 am and I complained so many times but management said we are pet friendly apt so nothing can do it.I decided to talk with my upper- neighbor and waited until he came back home. His reaction was yelling and cursed at me.Finally I left this property even though I had 2 months left from my contract. I didnt care because it was not secured to me.This property is very very generous to your pets but not human.
I signed my lease in December 2016 and Ive enjoyed living at the Estates 3Eighty. The office staff are super sweet and helpful, repairs are quick, amenities are awesome. There are normal apartment complaints like noise levels and fellow residents not taking pride in their surroundings but that has nothing to do with the complex itself. I would have renewed my lease if it was a bit closer to my job!
I had the pleasure of touring the complex today with Calvin and it is absolutely breathtaking. Im very much a planner and brought a tape measure to measure everything out 🙈 Calvin even helped me measure and didnt rush me. He answered my countless questions some of which Im sure I asked 2 or 3 times. 😂 when i arrived they were doing a complimentary brunch for their residents and everyone looked like one big happy family. I immediately went home and filled out the application. My husband is active duty military, overseas and theyre going above and beyond to accommodate us with the application process! The apartment is gorgeous inside, I fell in love with the jacuzzi garden tub. The dog park is by far the biggest dog park Ive ever seen and I will definetly be utilizing their doggy spa station. You will not be disappointed with the wonderful complex! Ask for Calvin when you call, hes awesome!!!
Calvin is outstanding!!! I had the best experience leasing an apartment at this property. Calvin was very patient with me, making sure that he answered all of my questions. The process was quick and easy with no hiccups. He made sure that I was able to get the best possible price by advising me on the options with most savings. The time i spent at this office applying for a new home was thee best experience i have had on my journey so far. Calvin from the front office was an amazing outgoing guy who helped us get into our new home. I recommend anyone applying for the Estates 3Eighty to ask for him. Everyone was so helpful. He made it fast and such an easy process.
I love living on this property. It’s the first time in awhile that I actually feel like I’m home. Heidi has been amazing and so accommodating to me since she’s joined the staff here. She’s been so pleasant and welcoming to me from the beginning and I truly appreciate her for that. The staff is friendly and they do a great job at getting to know their residents.
My experience at The Estates 3Eighty was amazing! I worked with Calvin Reese and his professionalism was impeccable! I was taken on a tour and the grounds were kept together exceptionally well. My expectations were exceeded during my visit. I am excited to begin my new journey here and am grateful for such an awesome experience.
My sister and I have been living at The Estates 3Eighty for a year now and we love it here! The apartments are well lit in the parking lots as well as in the hallways of the units, so we always feel super safe. In addition, the office staff always go above and beyond when weve had an issue with our apartment. On top of that, the Jaime, the maintainence man always gets the request done the same day - which is really helpful. The monthly brunches on Saturdays are definitely a plus as well!
My wife and I have different opinions about the office staff but we both agreed that Calvin Reese the leasing consultant truly phenomenal. Hes professional, informative, extremely patient, and understanding. We really appreciate Mr. Calvin for going above and beyond.I would like to say thank you to Miss. Monique Williams. I had a great experience with my move in process from the day I called and question about the apartment Mr. Chris was there to help me every step of the way . He and the other employees have great customer service and make you feel right at home from start to finish. Calvin made our move extremely easy and saved us a ton of time with our busy schedules. I can honestly say this was the best moving experience I’ve ever had. I was one of the original residents here since May of 2016. I was skeptical of leasing an apartment after owning homes for the past 20 years but honestly I feel like I live in a home. The apartments are HUGE with really nice features that you would expect in a home. Some of these older complaint comments may have been before the new mangager took over because she is awesome both DeAnn and Stephanie really care about the residents and they go out of their way to make us happy even if there is a problem they not only get it fixed they actually show concern for what is happening. Even the leasing staff Zach, Cathy and Monique are amazing and always have a smile. They will address maintenance issues ( which is rare these days) they plan fun activities and brunches for us and they are always professional. I have been happy here and both of my teenagers enjoy the amenities and the location. I just renewed my lease for another 15 months. I normally don’t feel safe in apartments but I have felt safe here and have not had any safety issues. Any apartments will have some kinks to work out the first year, it’s new construction. But overall the owner cares about us and the staff is wonderful. I mostly want to thank Jaime the maintenance man. He is amazing and so polite. Anytime anything breaks or needs to be replaced he’s so quick and fixes it with a smile. I’m dealing with my first real maintenance issue right now and he is so concerned and helpful. He and DeAnn have understood and treated me very well even when I’ve been upset about it, they have shown concern and I know they care, that makes all the difference in the world. I would recommend anyone live here, with dogs or kids it’s a great place to live.
Visited on Saturday with my wife and daughter and was given a tour by Stacy. Very impressed with her presentation and representation of the Apartments. She was very knowledgeable and forthcoming of the amenities, specials and added bonuses for making their apartments our new home. Even tthough my daughter is in the apartment leasing market, my wife and I was so intrigued by the value of these apartments presented by Stacy, we thought about leasing one ourselves. Too bad we are in the home buying market. Lol Awesome Job Stacy, keep doing what you do!

Mr. Calvin and the front office crew are amazing!!! They showed excellent customer service! They were very attentive to our needs and professional without a doubt. (For those that care....they dress very very well which tell us a lot about who they are) Furthermore, VERY knowledgable in their field and are aware of there surrounding competitors. If you are in the Little Elm area I suggest The Estates of 380 no questions asked!!! Thank you Calvin and The Estates 380 crew!!
The office staff is awesome and always helpful. They gym onsite is quiet and, other than the normal you live in an apartment and people are above you, the complex is quiet. The complex is always looking for little ways to appreciate residents - brunches, coffee, compensation for work, helping carry heavy deliveries to my car... They definitely make life easier which is awesome!
We fell in love with this place when we first saw it, but there are some definite downsides.The positives:The apartment is beautiful and almost brand new. The layouts are great and it comes with a free covered parking spot. Most of the office staff is nice and helpful. They generally want to help solve your problems. The maintenance is great. Have never had to ask twice for anything and its usually completed the same day.The negatives:Obviously the location on 380 is less than ideal. All the apartments have hardwoods throughout and the thinist ceilings I have ever seen. We can sometimes hear our neighbors having conversations.Speaking of the ceiling, they recently came into everyones apartment and blew insulation into the ceiling to dampen the sound. Im pretty sure it made the sound worse and was only to fix code problems based on the reimbursement checks we have received.We live in a horrible building. The neighbors above us have kids who are constantly running up and down the apartment and banging on the floor at all hours. The downstairs neighbors are super rude. The kids in our building play in the street between cars and run and yell up and down the breezeways. Weve even been told by management that we live in one of the bad buildings.Overall, the apartment itself is very nice, but getting to listen to banging above us almost constantly is very annoying. I am counting down the days until we can move...
I have lived here for almost 3 months and love it. Everyone is so friendly. The apartments are beautiful and well kept!!! I feel very safe when I walk my dog early in the morning or late at night. I have made so many friends!!! My first time to ever live in an apartment and I have no regrets choosing the Estates 3Eighty!!!
I just moved in, but as of now, Emily was amazing. She took great care of me and got me approved. Great customer service!! The appartments are one of the best I have ever seen. Only 1 was better, but they was way higher, so these appartments, you get the better value!! High ceilings, everything top notch, from kitchen appliances to bathroom tubs and sinks
I came in to look at a 4 bedroom and had the pleasure of getting Calvin as the sales associate to assist me. He was very patient as well as helpful. Although we had some hiccups we found a solution that worked out and am very grateful for his help. I think I walked in everyday for something and every time he was just as kind and cheerful to assist me. I would recommend The Estates 3Eighty and ask for Calvin, he will do his best to help.
Whew, just yesterday I was freaking out if I was going to be able to find an apartment that looked nice and have availability with it being holiday time. Upon calling to check this location for availability, Chris was the one who took care of me by making the whole application process smooth and answering EVERY question I had. I called and let chris know that I needed an immediate move in and he worked with me over a 24 hour time frame and got me approved! I cant wait to move into my new unit. As I can tell by the other views its going to be a pleasant place to stay! Not only did I get a complimentary bottle of wine but they offered a move in special and a gift for coming and doing a look and lease. Im sooo excited!
I transferred to this property in June 2018 from the sister property, at first things were great but once my neighbor LIED about my dog on several occasions, I not only lost my dog but my lease was terminated. Not once did I hide the breed of my dog nor keep him from the property, he was listed on my previous lease and it was never a problem. They changed the locks on my door when I was in the process of moving and now theyve placed a $24k debt on my credit! The only thing the manager had to say when I spoke with her regarding my dog was people sneak dogs in all the time. I DIDNT SNEAK MY DOG IN, I paid a deposit and monthly rent for him, if his breed was a problem why even allow me to rent?? Let alone transfer from the other property where they also know the type of dog I had and it was NEVER a problem there because he NEVER bothered anyone. This was the WORST experience Ive ever had with an apartment, not only losing my dog that I had for 2 years but debt reporting to my credit and screwing me. I reached out to them regarding the statement in which they sent to the apt that I moved from ( smart huh ) this had to be forwarded to me, I got NO RESPONSE, then 2 weeks later its reported a collections! I wish I never moved here I would still have my dog and free of a ridiculous debt!
First Thing i must say. I went online and contact the property about my concerns and not even a minute goes by and Calvin replies to me . Friendly and professional as ever i was impressed. So he asked me to give him a call. and let me tell you where ever this man goes i will follow this professionalism is amazing, he is so informative and helpful. He was so patient with me and answered all my questions and he asked all the right questions. He is truly the man!!!!! if he is this nice i can only imagine how the rest of the team might be. this has been the best apartment hunting experience ive had.
Just signed a Short term lease with Chris he was very polite and extremely helpful with everything. He was there to help us with any thing we needed and I couldn’t have asked for a better agent to have helped us. If you need help just ask for Chris I promise you won’t be disappointed.
Very bad apartments.... Warning Run far away... I have been staying with my family in building 4. I did a tour of these apartments, the staff is unprofessional and just plain rude. Chris is the person who showed me around, and he was so rude about everything. I witnessed him rude to someone that lived here too. Tonight April 19, 2020 at 12am to 1am in front of building 4. 6 black guys got into a physical fist fight, weapons were involved. Police arrived to the apartments, arrested several people, cars were searched. The same apartment these guys belonged too, had a fight just 3 nights ago, police were called and people went to jail then too. The office management has yet to do anything to resolve these dangerous neighbors. Then within the same week, another fight happened in the parking lot in front of building 4 yet again. I will say these apartments are nice, but it appears they have a lot of crime, and appear to be NOT SAFE. I also forgot to mention, the random people sitting in the parking lot, cars and smoking weed. The maintenance team appears to rock, and they know they are doing as I met them 2 weeks ago while staying here.
My boyfriend and I toured the complex earlier this week and we had a very enjoyable time looking at the apartments and talking to the lovely Mrs. Monique. She was very friendly and answered all of our questions while showing us around. Everything was tidy and up to date and the amenities were very nice!

Dont let the relatively new, sparkly apartments fool you. This property management company will gouge you. I have multiple examples of their dishonest business practices.First, because they dont have porch fences for 1st-floor units, I had someone coming by regularly to steal off my porch. When I reported it to the police and then to property management, management didnt lift a finger. Not even a call to tell me they were working on it.Second, they require 60 days notice before you move out. Every single other apartment complex Ive dealt with in my life only needed 30 days. So theyre betting that youll miss the 60-day mark so that you have to pay them for another months rent.Third, they have a tiny little $1 rubber band they give you when you move in. It grants you access to their amenities. Thats another item theyre betting youll throw away so they can charge you $100 when you dont turn it in when you move out. They say its to deter people from giving them to their friends. But they charge you when you move out. How is it a deterrent if its after-the-fact? And why not charge $2000 instead of $100? People are still going to sign that lease and forget about the band. The answer is that people will remember $2000, but not $100. Which means theyre making a pretty steady $99 profit on their $1 pieces of rubber.Brittany in the front office was always pleasant to work with. But that wasnt enough to counteract the issues I had with her management. Dishonest to the bone. 1 star.
I just moved in these apartments in January, and even with the month and a half free and a free tv. Nothing gives for how many times the freaking elevator has stop working. I live on the 3rd floor with 2 kids and a infant. It hinders timely routines and makes a true inconvenience, when trying to take out trash and or bringing in groceries. And when I request for a different unit, they inform me that the elevator is an amenity!!!!!! I will not be renewing my lease next year, this is truly a nightmare.
At the end of a long dreadful day of home searching we landed upon the 3Eighty Estates and called to set up a tour. Calvin Reese answered the phone and had us touring within the hour. He was friendly, knowledgable of the homes, and very helpful in the decision making process. We signed that same day and has been the best decision. Calvin Reese was honest and blunt which made us feel comfortable about signing the lease. The homes were beautiful and clean. The amentities as well lived up to the images posted.
I love to live in this community because it is beautiful, quiet and also safe to live. I enjoy every minute of my stay here. The staff is very good. Zack is one of the excellent worker at this place. He is so helpful when ever neded. I wont hesitate to recommend friends and relatives to this comfortable community.

Pros:*Beautiful apartments, with faux wood flooring and stainless steel appliances.*Very friendly and helpful staff*Maintenance does an amazing job, fast and efficient*Packages are stored away and the system is very organized* They celebrate most major holidays and have a brunch once a month*You have your own parking spot*Dog park was upgraded with a few new things earlier this summerCons:*Although the landscaping is beautiful, neighbors do not do their part in keeping it clean. You will see trash and dog feces on the ground.*The walls are thin, so if you have children, maybe go for a first floor. I was on the second floor and had to tell my kids multiple times a day, to please walk, speak, and play quietly. My neighbors above me had a big dog that never slept and they used to play fetch upstairs. You could hear the dogs nails scratching against the floor. My neighbor below complained twice about the noise (my baby is 2 and oldest 8).*The trash areas are a little walk away from the building and you cannot leave any bags in the halls overnight. I have a 2 year old, which means diapers/pulls ups and occasional accidents. Waking her or getting her dressed every time I needed to take out the trash, wasnt realistic for me, so it would have to stay indoors until I had the opportunity to take it or id just wait for dad to come home.*Other than celebrating major holidays and a brunch once a month, they had nothing else to offer tenants. No game nights, arts/craft, movie nights, events for the kids, no community events, etc.*The kids playground has no cover and is just way too hot to play on during the summer. Ive also seen profanity written on the slide and swings. On top of that, there is no place to sit and there is dog feceson the grass (thanks to the irresponsible dog owners).The tenants have to be more responsible for their trash and pick up after their dogs. Ive seen tenants take the garbage out, and leave it on a parking spot because theyre too lazy. Its crazy and inconsiderate because then maintenance has to pick up after them. Overall, I think its a great place. The staff (Cathy, Monique, Stacey, Jaime, and Stephanie) are ALWAYS very kind and helpful. Wed talk and theyd treat us like family. My feedback would be to add some shade, a few benches, and some new upgrades, similar to the dog park, to the playground and something else for the community (a potluck, poker night, book club, etc. ).

It’s my first time renting an apartment and since I contacted him by phone he was very helpful and made this really easy for me, he answered all my concerns he was very patient and knowledgeable. Be careful and read through the whole lease, do not listen to what they say but watch what they do. We took their word saying we owe nothing and signed the lease. We pick up the keys only for them to call back the next day (Calvin) saying he forgot to ask us for the $500 pet fee which was never ever mentioned once while we visited and talked over anything owed.We were under the impression it was a stress free move in and we would owe nothing but the monthly add on fees, which also turned out to be more than we thought... $134. Which also he did not tell us we had to get a money order or cashiers checks, so we had to leave and come back. Customer service at its finest. Also they started to get a bit chippy with us with we actually started to call them out. Email responses became non existent as well as in other reviews.So we canceled and now they wish to charge us the reletting fee. ha. The manager even called and said sorry for the miscommunication, which seems a bit more like fraud to me. So in this, be warned, I am reporting them to the BBB and the FTC on this issue.Place also seems a bit sketchy and less luxury than what you see or portrayed on their website. Hallways are super dim and dark creating a feeling of being unsafe, elevator seems old and creepy as well. The day we got our keys people were already blaring loud music outside shaking the inside of the place.Trust the reviews on warning you about this place. Just a heads up and you have been warned. They ask all people coming in to give 5 star reviews instead of them actually earning it and I see why now. Good luck to all future residents.

If you have a dog you will love the dog park amenties and the dog spa to wash your pet. This property has done a complete turn around since they fired the old manager and hired a new one. Deann (the new manager) is dedicated to making this community safe and comfortable for the current tenants and dedicated to upholding standards for all new residents looking at making this a new home for their families.
Ive lived here for almost a year and am so disappointed with these apartments. When I first moved in, my apartment was without air conditioning for a week and when I went to the manager about it her response was that it was not her problem.There is very little parking for visitors and when I park in covered parking I can barely get into my car due to how little the parking spots are. Gate code does not work for guests. Office staff is very rude and not welcoming. Apartments are really nice but not worth living here with all the inconveniences and management can not do what they are supposed to do.
Brittney toured us and was so kind, so informational, and so patient. We appreciated her time and effort with us & will never forget it. We may not have ended up choosing Estates 3Eighty as our new home for reasons surrounding the town it’s located in, but the apartment complex looks wonderful and would make a great home for a family. Beautiful apartments. Pretty good customer service. Only complaint is there was some miscommunication among the staff about letting my washer / dryer guys in my apartment after I gave permission to enter and I had to have the delivery rescheduled because of their mistake. But so far Im happy with the estates.
Coming from the world of hospitality , owning and having run a family owned budget boutique hotel , The realm of managing , running and maintaining a property coupled with customer/guest service is more than familiar ground to myself.The Estates380 team is a well oiled machine. This fact is pretty evident as the managaments and staffs actions speak in volumes. From their well maicured lawns, timely maintenance to the warm and attentive welcomes at the leasing office, each and every member of this unit truly makes living here a great experience. My wife and I have been here for roughly a year now and we call it home. Monique, Calvin, Stephanie, Jaime and the entire team ( my humble apologies for not remembering all your names) are uber professional at what they do respectively and with smiles on! ( now that is truly a challenge, people from the industry would know).Special shoutouts to Calvin and Monique for being true gems , Always having the time for you even if its just lending a ear. Were all human at the end of the day so a little genuine concern does go a long way.Keep up the stellar work ! I hope this review does its justice and hopefully one day youll allow me to drive one of those golf carts that you all are constantly buzzing around in!.

The staff at 3Eighty alone are enough reason to stay! They literally take the hassle out of everything from maintenance issues to billing. The grounds are always well kept and they truly do care about You! The week after my wedding, the office (Andre) sent my husband and I a gift card and beautiful ivy. 3Eighty really is Home Sweet Home!
The office staff is always helpful and go above and beyond to help resolve issues. Special shout to Monique for getting Hyman to change the batteries on the smoke detectors last minute. Thanks Hyman for taking care if this and know I could get a good nights rest without the constant beeping. Stephanie is awesome as well!! You guys rock and have always been there..Appreciate you all.

Visited the complex with my mother she wishes to move in and is. Dry particular about the places she moves to. Stacy was very informative and helpful with our questions and was very nice and friendly with us. Also she made sure their was someone to help with residents and future residents before we went on a tour.
My goodness...where do I begin? Well I am protecting my identity because I had to break my lease because I just could not deal with management or the ghetto neighbors any longer. I moved in 2018 and initially I loved the property. Yes, It is out of civilization and quite a drive to my hang out areas but the Estates 380 was offering no admin fee or deposit subject to credit approval so that really intrigued me. The positive is that they offer free brunch the 1st Saturday of the month and the food was not bad at all. Let me tell you where it all went down south. I had living near ghetto, loud, overweight hood-boogers and thats exactly what I started to see about a month into living here. Weed in the hallways, beat down vehicles everywhere, people hanging outside of their residences playing music loudly. Disgusting! And also my vehicle was totaled! As god is my witness. I woke up a Saturday morning to see my sunscreen out my vehicle and my beautiful Honda Civic was SMASHED into another SUV. I cried and almost passed out because I did not believe that someone who be so malicious to do such a thing. The neighbors were nice enough to describe the type of vehicle it was and everything. But I have attached proof of be contacting management and the response that **** gave me. She was completely dismissive and didnt even acknowledged what the heck I was trying to explain to her. I had to purchase another vehicle, thank god I had insurance and they gave me the value of my car. Point of the matter is, majority of the people that live of here are urban, lower class, and do not have any consideration for other peoples personal space and their feelings. I thank god EVERYDAY that I do not have to live here anymore. People consider moving elsewhere. OH YEAH! I almost forgot, they have rodents here. And Im not talking about roaches...mice or rats. Something like that. We had to keep our food in the oven, microwave, and refrigerator because they rodents would have access to our food if we put it in the cabinets. I know... seems crazy. I am NEVER EVER stayed somewhere where I saw rodents. And once I found dropping...I knew it was time to leave! Stay here at your own risk. I warned you.
My fiancé and I were looking for a place midway between his job in Denton, and my job in Frisco, and the Estates were smack dab in the middle! All of the people in the office are extremely friendly and inviting, especially Beth!We signed our lease in early January and we are moving in next week. We had originally signed for 18 months, and decided to make it an even two years, and they let us change this free of charge.Our animal is also ESA certified, and removal of the pet deposit and rent, was easy as could be.They have also allowed us, to come in and look at the place and take measurements multiple times, and seem to enjoy seeing us each and every time. There was one day when I was on my way home from work and had to stop in, when there was a huge wreck on 380, and they told me to stay as long as Id like, until the traffic could clear up.We are both very excited to move here, and cant wait to add our living experience to this review!
I highly recommend The Estates3eigthy to everbody. We moved here 3 weeks ago. All I can say is positive. Beautiful and clean apartment with nice neighbours. Great management with efficient abilities. Clean and big pool besides business center and gym facilities. I love this place!! Even my dogs are happier here. Dog park separated for big and small dogs along assigned dog bath place. They even provide dog bags!!! Wonderful place for both humans and pets!!!
There simply isnt enough parking & management has signed contracts with tow companies that allows residents vehicles to be towed repeatedly. I am a resident and my vehicle has been towed at least 3 times. Each time it costs $300 to get my vehicle back. I just want to be able to walk out to my car & go to work in the morning. So, future residents beware of this hidden fee.

A derogatory mark showed up on my credit report after 6 months of filling out an application. I decided not to move in to the apartments at that time. Application fee was suppose to be free. I called apparments and they informed me that the free application was probably a promotion. $200 was sent to collections. I just wish I had known about the bill since my address, email, and phone number was on the application. I mean it was only $50 application fee with $150 admin fee. Oh well ..... this 75 point hit on my credit will recover.
Before I signed my lease, I let them know I have 4 young kids. I was assured that this was not an issue. However it is now. When I was told I have no options, that moving within the complex to a ground apartment wont happen, I tried to find a place elsewhere. I hoped that since they said originally there were no issues and this turned out to be not true that they would work with me. But this is not the case. I am very disappointed. Do not move here if you have young kids.

I would recommend these apartments to both small families or single students. Defiantly worth a look!
My Husband and I have been living here for 11 months now. At first, everything was okay. But now after being here for so long, it is horrible. The gates are ALWAYS messing up and the gate codes do not work. The office also tried to take my Emotional Support Dog. BY LAW, it is NONE of their business whether or not I have one and they threatened to take her away from me and take her to the pound. Which is ILLEGAL. I have a lot of disabilities. 6 chronic illnesses to be exact. My dog is literally there to save my life. They are also VERY intrusive. Always doing inspections and their rules are absurd. They are also trying to charge me for cigarette butts that ARE NOT MINE! They gave me a Lease Violation today because of it. I tried calling back to let them know that they are not mine but they never called me back. They are trying to fine me $25 for EVERY cigarette butt they find in the breezeway now. Completely ridiculous. I CAN NOT WAIT until our long, horrible, 15 month lease is up in Januray. So ready to get out of this horrid place.

This place is outstanding!!! Very friendly staff especially Kathy. Very helpful in the application process, I even got a bottle of wine upon move in, that’s never happened anywhere else I’ve lived. My puppy love his baths at the outdoor dog bath they have, makes it super easy to give him one. You should live here!!!!!
I have lived at the estates for over 2 years. Always paid rent EARLY every month. I decided to not renew and signed saying that I was leaving. Well from that moment on has been a pure disaster. For starters my lease is up on July 11th so I only owed a prorated amount for rent. Again I paid that amount early. The first of the July came and I always look at my account to make sure the correct amount came out. Well they charged me another full months rent. When I called to get this situated Calvin said that it’s just the system and they can’t recognize that I’m leaving before the end of the month. So I forgot about it. Well then I get a call today saying that I am late and I owe $90 dollars in LATE FEES. I even explained that I thought the right amount was paid but they wouldn’t work with me at all. They said “you can show up and pay the difference including late fees”. This place is legit a joke. They will do anything to get every cent out of you. I was a great resident who always paid everything early and this is how I’m treated.
Where do I begin? I’ll start with the small things first. Parking is the worst! Not sure how they though such limited parking would be enough for the entire complex plus those cars that sneak through the gate that aren’t residents. Next, the walls are paper thin. You’ll hear EVERYTHING going on with your neighbors and roommates. Then is the dog poop that no one picks up. And the worst of all my room floods everytime it rains. And I don’t just mean a little bit of water. My entire bathroom, closet, and room flooded. Did the office do anything about it? Of course not! Just stay away from this place, it’s not worth it.
Ive lived here for going on 5 months. I work nights. There has yet to be one week where I havent been woken up at least 3 times due to people painting the building, people needing to cut into my bedroom wall, or taking leaf blowers through the upstairs hallways. And calling the office staff does nothing. They have extremely poor etiquette and do not care, with a response of guess youll just have to deal with it for today. My worst living experience to date.
From the minute I walked in looking for an apartment Calvin took care of me! He gave me a your answered all my questions and walked me step by step with each process. If you are looking for grade A customer service when looking for an apartment look up Estate 380 and ask for Calvin.

The manager is horrible and heartless. We have been here since October.. not knowing that it’s a pest probably in this building when we moved in.. but it was... and we have complained about it. They send this rude pest control guy who wants you to clean out your cabinets every-time he comes. For what it’s not working at all!!!!
Estates 380 offers family living in a clean and modern manner. All of the apartments are finely crafted and detailed with the greatest amenities.The community is quiet, is gated, and offers a gym, a pool, a doggie park area as well as various other activities (Snack Pack Fridays for the kids, a monthly brunch for the residents, etc.).Really cost effective living solutions for a booming area that is nestled between Denton, Little Elm, Aubrey, Frisco, Prosper, and McKinney. The Denton ISD is top rated and with good reason.
This property is absolutely beautiful and Stacey was so warm and welcoming!! She answers all your questions and even answers what you may have forgotten to ask! It’s a great location and a very good price for the upscale quality. I’d recommend this area and community to anyone! Ask for Stacey, she’ll take very good care of you.
I HIGHLY recommend applying here they have the best staff and they work with you I came in and applied I worked with Chris he made sure he made the process very easy and wonderful I recommend going to him when you come in he is really going to work with you and help you get into the apartments and his costumer service is absolutely incredible.
Would not recommend!!!!!! The things that they put in the lease and put on their website are false!!! Paid a deposit then transferred to bigger unit! Thought my deposit covered damages only damages was hole from hangin tv and it was 200 my deposit was 290?! I have a lawyer on it to get my 200 back!!

2022-04-05When I first moved into this community four years ago (under the original owner and management, and called Estates 3Eighty at he time), it was beautiful and quiet, truly the “luxury living” that the current ownership (Berkshire Hathaway) claims to provide. These days, you will see trash blowing around the property like tumbleweeds in a cartoon about the Wild West, unable to be contained by the poorly-maintained dumpster areas. There is a totaled car in front of nearly every single building, with parts of the crashed vehicles strewn about, fluids running from beneath them. If you dare to step on any of the brown grass, you will almost definitely step into a pile of dog mess. Sometimes, youll step in it ON the sidewalk.In November, I was cursed with a new upstairs neighbor that never ceases to disturb my peace. My right to quiet enjoyment of my home is perpetually being violated by a family that should never live upstairs from anyone. Despite repeated requests, to the point of literal begging – the office management of Park 3Eighty refuses to do anything about the problem, despite the lease stating rules that residents must respect their neighbors. At this point, my mental and physical health is suffering. I cant chill, sleep, or even think most of the time.I would avoid this community unless you make a lot of noise with total disregard for your neighbors. Park 3Eighty is not the place for you if you expect to ever enjoy peace and quiet in your own home.

2022-05-18I would rather be anywhere other than my apartment. Management refuses to do anything about the loud, obnoxious neighbors above me, despite my begging and pleading. All day and all night, they scoot heavy furniture across the floor, they drop bowling balls or heavy objects, they scream at each other. I hear their noise over the sounds of explosions and gunshots in video games WITH HEADPHONES ON.I cant sleep until my neighbors let me, they dont stop the noise until midnight, then Godzilla starts stomping around at 6am. I cant get any rest in my own home. If management would just enforce the rules about quiet hours, my life would be so much better. Instead, they ignore my emails and phone calls. They have done absolutely nothing, and this has gone on for six months.This must be what Hell is like.You dont want to live here. Give your rent money to a company that cares about their residents.Note to management: Before you leave your generic cut-and-paste response about email the property manager, I already have, many times. You ignore emails. You ignore phone calls. You have the power to make this a better place. Your refusal to do so is the reason the reviews have been so bad these last few months.

2022-01-28I moved in 1/5/22. I have not had hot water in my shower since move-in.I submitted a work order the following week. However, the resident portal only allows residents to submit routine work orders. I attempted to reach out to someone in the office for 7days before I was able to get someone on the phone. Monday 1/24/22, I spoke to Tye in the front office and she confirmed my work order had been put in but that it was only routine and immediately upgraded it to urgent. She told me if the issue was not addressed by the following day to call back and they would personally reach out to maintenance. By Thursday 1/27/22, maintenance had not even been by my apartment to look into the issue. I called the office again and after several attempts to reach them Xavier answered the phone. After catching him up on the issue and informing him that I had called several times but no one answered, he informed me that there was only one working phone in the office and if someone else is on the phone, they cannot answer other calls. He also confirmed that Tye changed my work order to urgent, so he was going to reach out to maintenance himself to see if he could get things sped up. As of today, Friday 1/28/22, I still have no hot water in my shower and maintenance still has not come by to even look into the issue. I am furious and starting to regret my decision to move here as I have been here for a month and have not been able to take a hot shower/bath yet. Also knowing that I will receive a water bill with usage based on me showering, which I have not done in my apartment in nearly 3 weeks. I have not spoken to anyone above the leasing agents about this problem and have not been offered any sort of accommodation for this massive inconvenience.Upon move-in I was informed that there was only one maintenance person but I did not foresee needing him as my apartment was supposed to be ready for move-in, which I assumed hot bath water would be something that is checked prior to leasing out an apartment.The one star is for the office staff. Every time that I have spoken to Tye or Xavier they are always polite and willing to help however they can. I do believe that they care about the residents and truly do all they can within their means to ensure the residents are happy.

2022-04-20My lease cant end soon enough; Im strongly considering just breaking mine and dealing with the consequences. I used to recommend this place to my friends and family, but now Im embarrassed to even have anyone over for a visit.Things have gone dramatically downhill since the new owners took over. Much like the other recent reviewers have said, the community has trash everywhere, and management refuse to do anything at all about extremely disruptive residents. They would rather the police do their job for them because they just DONT CARE ABOUT THEIR RESIDENTS. I have lived in literal slums that were more peaceful than Park 3Eighty.Theyre spending money on painting the buildings, when it would be much nicer to just enforce the rules stated in the lease, or to pick up the trash.Please look elsewhere if you expect peace in your own home, or a decent nights sleep. You wont get either here.Oh, and ignore the owners generic please email the property manager responses. Youre lucky to get a response, even after three or four emails, and its NEVER the property manager; its someone from the front office who will nicely say that they dont care about your issues, even if those issues affect your mental health and peace of mind.

2022-03-05Don’t move here I lived here a year my motorcycle was stolen nothing was done about it I ask can I move earlier they told me no my lease was up with in a month so I move anyway because it was there fault they said I couldn’t keep bile on patio also there was mold inside of my place I reported it they dragged there feet to get it fixed never missed a payment always paid on time paid double at times I wouldn’t waste anytime here I still think it was a inside job Candace the property manager is the big. Problem I went to tell her about mine she gets off subject Talks about her problems at her home . So not a ideal place to live

2022-03-01Old Management was pretty good under the Estates 380. New Management for Park 3Eighty has been the worst I have ever experienced.- Gate constantly broken (gated community is an amenity we pay for)-trash everywhere constantly and we get charged a trash clean up fee...-Hallways are constantly dirty with trash, they are never cleaned.-Elevator has had the same smell and stench since new management took over.- Have not seen any maintenance ppl as of late-Followed up with leasing manager, they never got back to me-They replaced old manager with new manager. I signed a renewal promising a certain amount of money of my next months rent, and that never happened, and now they are saying that was only 12 month leases.The list truly goes on and on, they never answer, are always busy, apartments themselves have a decent floor plan, but most of my neighbors have moved out. if you are looking for an apartment in this area, I do not recommend at all.

2022-05-30Nothing is being done about people leaving their dogs on their balconies and patios that howl and wake you up at 5am, or noisy neighbors. I just want to be able to sleep in my own home or go ten minutes without hearing yelling or loud banging.You will get no peace here, and management wont care. Youre lucky if you get a call back or an answer to your emails because most of the time, the front office just ignores you.

2022-01-05I moved here in September of 2021 and for the first few weeks I battled with bugs in the apartment. There were spiders, beetles, and worst of all, roaches in this apartment. I have had pest control come out several times. I dont see anything consistently anymore, but I will see a bug maybe once a month. I put in several maintenance requests nearly 3 weeks ago and nothing has been addressed. The apartment looks nice, but it just didnt seem ready for someone to move into it when I was allowed to move in. They gave me the wrong car port assignment. I was leaving notes on the windshield of the car that was parked in the port they assigned me. I went to double check my assignment and what was in the system was different than what they had told me and written down in my welcome packet. I checked on the maintenance requests I submitted nearly three weeks ago ( the Monday before Christmas) on Monday 1/3/2022. I was told there is only one maintenance man available right now and they dont know when they will be able to get to my requests because they have to hire more. The one star is because they are always friendly, but when it comes to getting what you need from the people you give all this money to in rent every month, they are not doing a good job. I regret moving here. I dont feel like Im having a luxury apartment experience. Any excitement I may have felt about living here was crushed by dealing with bugs. The gate was broken for a couple months. I dont understand why it took so long to get that fixed. Theres dog poop everywhere and it seems to be getting worse. Im seeing more and more of it. There was a change in ownership about two weeks after I moved and the computer systems were down. A whole new staff that couldnt answer any questions or do much for you due to lack of connectivity was hired and nobody that was here when I moved in was here. I couldnt figure out how to get internet hooked up for a while. I couldnt do work I needed to do at home. It has been extremely frustrating living here. This is a really long review and I could write quite a bit more, but I wont. This place needs some serious revamping. They definitely dont need to be calling themselves luxury anything.

2022-01-12I see all these positive reviews about how people of management moved heaven and earth to movie in...HELLO...that is their job!! Let me read reviews from people who have been here 6 months to a year! Lets see if you think it is wonderful when you see people going 30-40 mph through the streets and going through stop signs. When something stops working in your apartment and it takes the maintenance people 2-3 weeks to even respond. Trash all over the place because people constantly leave their trash in front of the dumpster. This place is just a fancy ghetto. Thats it and thats all.
