Overall Quiet, until you have the occasional noisy neighbors but they usually dont stay long in the community. Maintained well with great improvements year after year. Ive been living here over many years and the mgmt team have changed a few times still the team is responsive. Only one small issue, the parking pavement is overdue for repaving. A few pot holes and dumpsters can be over filled at times but I think thats a city issue. Great place to live in a hidden area.
They are old apartments but they are very quiet. Still haven’t seen my neighbors, I just hear them coming in and out. Just pay your rent on time or at least with in the same month and you would be good. The staff is cool. No complaints. The phone could be answered more but other than that it’s a nice quiet neighborhood with lots of food spots and grocery stores nearby.
I love my apartment! Love the neighborhood and my neighbors! It’s a great place to live. The best elementary school is literally 1 minute away! Also, Chip and Angela in the front office are the best! Always nice and professional! Thank you for working with us through covid. So grateful I found Prestonwood Trails! I would give more stars if I could!
Ok I moved to this apartment because the process was easy but once I moved in like a month later I started to get disturbances letters for things I wasn’t even doing I advised them it was my neighbors and they still blamed me because I was the new person around is exactly what was said to me. On the third letter they evicted me for too many occurrences. But I didn’t just leave in the 9 days I stayed for the process. But nobody ever came back to my apartment for almost a month on the day I moved out, a new management team came to my place to leave a vacant apartment letter. They advised me the last management team was terminated. I have been trying to call them for months to get my deposit and they won’t answer calls don’t even have space in their voicemail. This place is ran terribly DONT DO IT!
I lived at this apartment for more than 5 years. It’s a nice place to live!!! Excellent management!! Especially the manager Angela and assistant manager Jeff. I don’t have anything to say except thank you!!! They are very helpful and very respectful of the residents. Also the property maintenance are doing their duty properly. They help with whatever you need any time even at night!! I had very excellent experience at this property!! Thank you Angela & Jeff!! Thank you to all the team members!!
Idk whats up with the bad reviews but I love it here. Its quiet and my neighbors dont bother me. One night someone left their car door open all night. Their car was safe!! Nothing happened. Thats never been the case anywhere else I have lived. Management will suck anywhere you go if you have a bad attitude. The creek is beautiful. I love it here. Parking sort of sucks but they do have an entire other parking lot that is usually mostly empty anyway.
These apartments share HVAC units. What does that mean? That whatever your neighbor smokes, you do too.Ive lived here for a few months now, if youre a smoker or a person that is not bothered by weed and cigarette smoke these apartments are great deal!They are clean and most of the time pretty quiet. The apartments are renovated, so the management company is putting the money into the community, just not the HVAC system, the windows or the patio doors.
Firstly they keep switching management so you never know who you are going to deal with in the office. They have a Dallas police officer working as their courtesy officer (which tells you about the quality of the people who live here) who is a very nice person and does her job well. The current management team is TERRIBLE. It is a man and a woman who are extremely rude, defensive, apathetic, and unhelpful. No matter what way you use to explain what is going on, they try to twist it so it’s never their fault and try make it your fault. They refuse to offer any type of help and are not even creative with solutions. I have seen police here several times (recently I saw about 7 police cars one night but I never did figure out what was going on) and there are all types of creepy people who lurk in the parking lot and horrible possible weed/cigarette odors. It appears they have no process for deciding who lives here. Complaints go unanswered, they are slow to get to maintenance requests, and their parking lot is a mess of pot holes. I am tired of my complaints falling on deaf ears. I am counting down until my lease ends so I never have to see the faces of the horrible neighbors and management again. I only gave one star instead of zero because I haven’t heard gunshots yet.
Lived there 7 years, loved it the first 3 then came the big rent increases which is all over the dfw market but with total neglect for the exterior of building. Example, tree trimmed and dumped beside dumpster by them, has laid there 2 years blocking entry to dumpster and fire hazard against code. 11 huge dead bushes in a row all dead for 2 years in front of 2 apartments. Looks like the Adams family mansion, no one can use a lopper I guess. Ever heard of the saying whos job is it anybody, somebody, nobody , bushes probably killed by neighbor with herbicide like the ivy on the creekside was because after 2 years of it being beautiful the new lawn crew stopped caring for it and management couldnt handle it but resident got in no trouble for killing something that could be beautiful again. Dont bother to wash your car ,there parking lot is worn out and lawn people blow it down weekly leaving your car dirty. If you are disabled forget it, trip hazards in parking lot and stepping stones used where sidewalks could be. Mail room has 2 high steps with no rail , fell there twice. Concrete breaking up outside my door around stairway for 7 yrs. Watched maintenance man trip on it one day. Ever heard of vinyl concrete patch guess lawsuit would be cheaper than $8.00 bag. They had to replace concrete on balcony above me, first load was dumped in woods by creek next in a ditch in field my them. Trees hanging on carport screeching every time wind blows was trimmed by resident the year prior because they wouldnt. Car ran off the road and went in woods ,wrecker pulled it out along with huge tree limbs in field, 2 yrs almost gone now from rotting, Whos job was it.Sprinkler system doesnt work but did at end of last season after resodding so ??? . All this in one 12 apartment building .lived on creek which was nice, had a ornamental fence around my patio, was stolen by neighbors the day before I moved after they asked if they could have it and I said no, management again stayed out of it. Neighbor has a fence that was well into my area which caused a few arguments but gave up after a few yrs. Asked manager if she would have it moved for the new tenants and was told she had to remain neutral, guess the new tenants can fight it out with the managers buddy, saves management from making a tough decision. This is a plus for the ones along the creek and a great selling point to live there because you are not confined to just your concrete slab patio which is awesome untill someone takes advantage of there neighbors. Sad ,beautiful quiet neighborhood ,nice area.loved it there living on the creek. Owners let it turn from a older higher class residence to a slum. Wow just got my final bill, since I took such good care of my worn out 7 yr old carpet they took 87.00 off my deposit for cleaning it instead of upgrading to vinyl they decided to keep it for the new 1000 a month tenant, really, so I saved them 1000 dollar upgrade and was penalized for it. Wished it had been worse and I wouldnt have been charged for it. They where upgrading all as people moved out. Fill sorry for new tenant if they really have my old carpet. Well I had good times here and met alot of current friends, im disabled and in a better place for me and the only reason I left was finances. All in all I would have stayed if I could have. Angela the manager is a good lady and does as good of a job as anybody could, it always comes down to how much a owner cares. I Was a maintenance manager for 32 yrs, guess I see things others dont. A big plus, if you see a bug it will be dead the next day, they have good pest control, on bus line, great schools, restaurants, stores, safe area. Could be a bigger gold mine if owner could just see all the positives and potential, Sad. I always said ones that leave bad reviews are disgruntled tenants, in my case not so. I paid rent early every month, there maintenance was fast to do what little repairs I asked to be done. Was not upset at all, just put these comments here in hope these things could be corrected for the happiness of future residents.
I wouldn’t recommend this place at all. Management is cool and pricing is good for the area but definitely overpriced for what you get. Parking is horrible, the walls are super thin so you hear everything from doors opening to people just having a conversation. The whole parking lot needs to be repaved and every time it’s windy outside the covered parking sounds like it’s going to blow off lol. On top of this they have a GNAT infestation that you just have to learn to deal with because it’s barely anything they can do about it.
First I will start off by saying that chip and Ms Angela are very nice people , they are willing to help you with whatever your need is, they are very professional and courteous. The reason why I give the prestonwood trails apartments one star is not because of the management but for two reasons 1# me and my wife are very grateful to I have a roof over our heads because some people are sleeping in cars and on the streets, the rent is affordable, the neighborhood and area are very nice and quiet clean. But the reason why I give it one star is because these apartments were built back in 1980 so the building is very old you can hear conversations from your neighbors above you and below you.the floors make a loud creaking noise when they walk if youre staying beneath someone especially if they have kids or someone stomping in the apartment above you for no apparent reason. The second reason why I gave it one star and I am warning anyone who are thinking about staying here if you do and remember I am warning you, whoever is reading this stay away from apartment #481 you do not want to stay in this apartment because of the tenant in apartment 482 this man in apartment 482 has demons within him. One day I was coming from Walmart and all of a sudden he leaned over his railing and started to curse me out I didnt think that he was talkin to me maybe he was on the cell phone until one day I was outside checking my car oil and he passed me by really closely and I spoke to him cuz I seen him out of the corner of my eye and he cursed me out again thats when I found out he was talking to me. Now I dont know this man from a fresh hole in the ground and I dont know who he think I am but that didnt stop him and from that day all the way until my wife and I move out in October to this very day he has been purposely pacing up and down in his apartment while stomping because he has a hatred for me that I dont know why because I do not know him at all he doesnt like me or my wife for no apparent reason he doesnt work but he still pays his rent I think its because hes paying with mental disability checks because this guy sounds and seems crazy so please stay away from apartment 481 they cannot and will not evict him because he is still paying his rent and he has not threatened our lives and or touched anyone physically so legally until he does so they cannot evict him noise is acceptable here no matter how many complaints because he has not verbally threatened our lives or physically harmed my wife and I. He hates us so much he gets up early as 6 in the morning right out of his bed and starts to pace and stomp in his apartment and he does that all day long until he goes to sleep at about 12 at night and starts all over again because he hates us that much and whoever is in that apartment that he can spend his time hating because he has no job. Im upset because there was nothing that can be done to move us in our special situation in some kind of emergency move that could have helped us stay for another least term but nothing could be done because people have moved early before and have abused that power therefore it cant happen no longer for anyone else we cant take living in these old apartments or staying under that demon any longer and thats why we are moving out of the apartment complex . We have given our 30-day notice and we are so excited to be moving to a more updated modern apartment with nicer neighbors we are literally counting down the days until we can surrender our keys in October.sorry this was so long Im so angry and frustrated with these apartments and that tenant in 482 it could be longer but Im going to end it here by saying please please pretty please listen to what I say you can live here thats fine but under no circumstances are you or anyone reading this to let them give you apartment 481 dont do it. While he is still staying here above you in 482 I promise you hes going to find a reason to start up again with you after we are gone whoever you are.
Maintenance always comes to fix any problems I’ve had and are friendly.The office Managers are friendly.Nieghbors are friendly.Havent had any problems living here.Me and my son take walks often it’s a nice neighborhood.Only reason I’m moving is because I’m going out of state.But I’ve recommended a few family members moving into town.

2022-04-14I am amazed at this complex. I am a pretty thorough guy when it comes to choosing where I live. What I looked for and have found in this place is1.) It is quiet2.) It is clean! (I see people actively maintaining the property)3.) They are respectful and respond quickly to issues.4.) There are not any bug or rodent issuesThis place is located near a quite beautiful neighborhood surround by plenty of food and places to walk. I personally got an excellent price for my unit.The google reviews do not seem to be artificially pumped up. I totally recommend this place!

2022-01-31Decent for ancient apartment but 1123 is very bug prone(always seen roaches on the sidewalk). Does not have any safety precautions as far as cameras, a gate, or even an assigned parking spot with the limited parking. Constant construction and dirty parking lot. Good for a cheap starter upper not do not expect much more.

2022-02-23A friendly,quiet and nice place to live. The ladies in the office has gone above and beyond to help me. If your looking for a nice and quiet neighborhood to live in this place is definitely slept on but highly recommended it.

2022-06-08Customer service and follow up regarding issues is poor at best. Facilities have been improved on the outside but there are some issues to plumbing and appliances that need to be addressed on the inside. Emails sent to office sometimes go without response unless its about a rent payment which is very sad to say the least. I want to love this apartment community but they make it really difficult because they fail to adhere to basic customer service etiquette. There is no way that I could go without responding to any of my customers emails EVER.To add to the above comments, I loved this property when it was ran by Chip and Angela. They were very welcoming to the tenants. New management appears to be very racist and only bothers the black residents almost to the point its harassment. You constantly see people moving out or choosing to non-renew their lease, I wonder why???? If you can avoid it DO NOT MOVE HERE. RUN!!!**UPDATE**Now they have placed me in collections for $25 and I do not even know WHY because there has been no communication from them nor the collection agency to let me know that money was owed. It was placed on my CREDIT REPORT THIS MORNING!!! Which is funny to me since i received a REFUND on my DEPOSIT. If I owed money to them why would I received a REFUND?????? I am SUING!!!!!

2022-07-03Although the office staff is very friendly. They are dishonest and the fact that there is no on site management ever here when normal people are actually off work and home makes it almost impossible to get anything done.

2021-12-30The apartment complex is an older building and there are things that need update but it’s not bad if you’re looking for an affordable place. I’ve only complained of a few things 1) my loud running refrigerator 2) ant issue in my room 3) a leak in my bathroom. Unfortunately the ant problem has not gone away and had to put in another pest order. Parking is on a “first come first serve” basis which can be annoying especially if ppl have overnight guest or friends visiting. Recently the complex has been updating the parking lot. It has been an inconvenience since I have to park further from my home but not enough to make a complaint. In the beginning when I first moved in I made a mistake and didn’t read through the contract throughly missing information about updated tags for cars. It’s very frustrating because I was told in the beginning I wouldn’t have an issue with my car being towed but now there was a notice left on my door informing me my car will be towed if I don’t have my car up to date. I wish management would have more compassion and be more lenient with this. I’ve been getting things fixed on my car little at a time because it’s so expensive on top of rent and other bills.This has made me very upset and can’t believe management expects me to get everything done by Jan 2022 and then make January and Februarys rent.

2018-05-24Great place to live. Quiet and secluded apartment building backed up against a river canal and lots of trees. One time we even spotted a bobcat near the river from our back patio view (yes there are bobcats in Dallas)! Management is friendly, helpful, and reasonable.
