I lived here for an year. I really had an awful experience here. Manager is completely biased and do favorism to their known people. The new neighbor was given special facilities when they moved (like enhanced area for their dogs). Seemed liked they knew them. Neighbor was worst. It was impossible for us to walk freely in our apartment. We were just two people living in my apartment (no kids). We were out whole day for work, jus come home in evening and wanted peaceful place to live. Neighbor use to hit their ceiling badly when we walk. They never had cooperative behavior. In fact, it was threatening and obnoxious behavior. This brought anxiety and unpleasant environment. We complained to manger many times and I have never met such person before she was rude and never showed willingness to help and sort out the problem. Management should take this into consideration. I would never recommended anybody this community.
I am compelled to leave this review because of my experience so far...I just moved in yesterday. I will adjust this review according to my experience moving forward, but for right now, I am extremely happy.Zack in the office was able to provide exceptional customer service throughout my entire leasing process. I secured this apartment earlier in July, and he made sure to touch base with me and keep me feeling relevant as a new resident. The Settler’s Gate team prepared and cleaned my new apartment very well which has made me feel so comfortable here. I’m excited for what’s to come. ☺️
Amazing apartment and we got a GREAT rate! The Manager and staff are absolutely amazing. They work hard for their tenants and are very welcoming! We moved here from Oklahoma and they made the transition so easy! The maintenance team is also great. We had an incident after moving in and they were quick with repairs! Love love love living here!
I have never been so impressed with an apartment complex in my life! Due to my lease being up at another apartment, I had to move during the craziness of COVID-19. I absolutely hate moving and figured the process would be a lot more difficult due to the current circumstances. But somehow, Settler’s Gate made things even easier. The customer service that I’ve experienced since moving in has been PERFECT! Zack has helped me every step of the way, from the application process to even after moving in. Anytime I called while Zack was out of the office or helping another customer, Samantha was always willing to help as well. I even received a courtesy text message from Zack days after moving in just to make sure I was settling in ok. Zack really went out of his way to exceed my expectations!! Not only am I impressed by the office staff, but I am really impressed by the apartment complex itself. I have had no maintenance problems since moving in. A major bonus is that they offer valet trash that picks up 5 days out of the week. I never realized how convenient that would be until I moved here. They also have a well-kept dog park and plenty of other great amenities. They do an awesome job with keeping the complex clean. I am fairly close to the dog park so I was worried that there may be some problems with people leaving their dog messes behind, but that has not been a problem at all. What really sold me on this apartment was the area. I feel really safe in this neighborhood and there are plenty of stores and restaurants nearby. This apartment has exceeded my expectations by far and I would recommend this complex to any of my friends or family members!
My family and I recently moved from New York, moving during a pandemic was not easy; but Zack was extremely helpful and helped in making the move smooth sailing for us. He was constantly in touch, making sure to answer all of our questions. We love the community, it’s really safe and kid friendly and the apartment is very clean and spacious ! The staff, from management to maintenance are a great group of people who work together to get things done. Settler’s Gate has been first class every step of the way!
Leasing staff was very helpful with assisting me with my move to settlers gate. Maintenance is very professional and I was extremely happy with how quick they were to help install washer and dryer. Apartments are spacious and the community makes you feel right at home. Happy to be here!!!!
Settlers Gate Management has been great! We moved here from Oklahoma and they have been extremely helpful in the transition. we love our apartment and the location is great! Maintenance team has also been amazing, they are timely with repairs (we had a little accident..) and they worked great with us to get it all fixed so we could move in.
Overall, this is complex is a great fit for families with children. There is a large, open grassy area for kids to run around and play, a basketball court, and a playground area for younger kiddos. The walking trail offers a safe path for young bike riders. Elementary students living in this complex attend Green Elementary. The teachers are absolutely amazing and the school has high ratings.There are a few areas where this complex could improve, but the positives out way the negatives. For example, the dumpster area fills up quickly and can get pretty smelly in the Summer. The city comes multiple times each week, but it seems as though the complex could benefit from an additional dumpster, or an increase In the number of times the city comes each week. Parking is an additional area of need for this complex. Both residents, and visitors, will find it a challenge to find available uncovered parking in the evening. If renting, it would be wise to pay an additional fee for assigned parking or a garage. The complex has tried a few options to address parking, however, parking remains a challenge. It could be beneficial to open additional uncovered spaces in certain areas. (Side note: the speed bumps are no joke here. I think the goal of getting people to slow down could have been achieved with “less aggressive”speed bumps.) I will say one of the biggest negatives I have found is specifically with the 2/2 with the solarium on the third floor. The apartment is rather large and the A/C unit just cannot keep up. I think there are several factors at play: the placement of the unit, lack of insulation, and additional number of windows compared to other apartments. I have lived in the 2/1 on the first floor and now the 2/2 on the third floor. There has been a significant increase in A/C usage causing an increase in my energy usage while in the 2/2. My mother (who is retired and stays home all day) lives in the 2/2 (same floor plan-no solarium) on the first floor and her bill is anywhere from $40-$80 lower than my bill each month. All of that being said, the 2/2 with the solarium has a ton of space and the one I am in is fully upgraded. It is absolutely beautiful and I am going to miss it when I move into the 1st floor apartment.I have lived here since July 2014 and it has been a positive experience. The front office has gone through staffing changes over the years, but everyone in the office is friendly. Nikki is an amazing leasing agent who goes above and beyond for current and prospective residents. She follows through and addresses resident needs with urgency and excellent customer service. Regala is a wonderful property manager. Any time I have had a question or an issue come up, she has taken time to provide clarification and/or help me in any way that she can. The maintenance crew is efficient and address any issues in a timely manner. The only time there is a delay in the completion of a work order is when they need to order a part. Plus, you can submit your work order online any time of day.Again, the positives this complex has to offer outweigh the minor issues I have come across while living here. I highly re NB commend this complex for families with children.
Settlers Gate Apartments are great. I absolutely love the layout of my apartment and patio. The maintenance group are excellent as they have taken care of any issues I may have had on the same day as requested. They have always been respectful and willing to help. I do have to say that the one person that sticks out the most , is Zackre Stromberg, Leasing Agent. Zack is awesome. He is the most professional, helpful, thoughtful, articulate, respectful, and caring person Ive known in his profession. He responds to phone calls and emails right away. He follows up on everything weve discussed to make sure all is right. He is truly an exceptional individual and exceeds in all exceptions from knowledge of the apartment complex to superb communications. I could go on and on because he truly is a great young man and Im sure Settlers Gate is happy to have him.
Settlers Gate is a great community to live at, the office staff is great at handling any concern,question or complaint that you might have we have lived here for over a year. No Loud music, Maintenance staff that we love and is prompt on fixing maintenance issues. Chris on the maintenance staff has fixed any issue we have had either same day after we process our maintenance request. We love that they call ahead of time to make sure you are home before entering the unit. Destiny in the leasing office we deal with most she has been there since we moved in, she even knows us by name and apartment number. We recently changed management Michael and Joann have helped us with I noise issue we had and it was fixed in only a couple of hours same day. We are even having updates to the property for the better. We love living here great park for kids, small and cute dog park if you have a dog, valet trash, wonderful landscaping team, 2 pools and Exercise Trail inside the Property and On property a Business office and Gym inside the Property, Great Schools and Nearby Parks. Thank you Settlers gate for making us feel at home.
Manager is not co oppretive. I showed some extra amount included in my account then i went to the manager and trying to solve the problem. Instead of solving problem she misguide me and told me that this extra amount which was cut by your bank than after i went to the bank they show me all transfer in which it is not showing that this $40 cut by my bank. Manager told me this$40 will be your bank charged on your card to make a rant payment. When i showed her that orignal email in which it th shows this amount was cut by them then same day she send me a notice of overdue. Instead of solve the problem she makes me down. I have been here in same appartment from almost 2.6 years. Before 2 month i talk to them to renew my lease but still they are not know what is going on with my renewal lease. When a person leaving their job or fired from the job he/she must give over to other person but in this managment no one know whats going on with the renters. This is not a first time i am facing this problem its happened. Most of the time. Management always trying to hiding their mistake but due to this other person who is paying their rant on time always suffer. convenience charge is charged for convenience not for unconvenience means we are going for loundry outside, no pest control, no event. I like to live in settler gate but managmant is still not good.
Overall impression of the property is favorable.ProsOffice staff is great and responsiveLayout isnt too badPrice isnt terribleLap pool(Re-written)My initial impression was a fairly clean and nice apartment but within a few days of moving in there was a distinct smoker smell in my apartment. The complex worked with me to eliminate it as best as possible going so far as to have the vents cleaned and to seal the door with a foam expander. The expander helped a lot more and while Im still having some issues with the smell coming in its more manageable. Thus the only real con to the apartment itself is that for a 1 bed there is just no airflow so smells really set in.
The staff and maintenance are friendly. Parking is terrible especially after 6:00pm and weekends, unless you spend an extra monthly fee for covered parking. The worst problem is large aggressive dogs and owners who cannot control them! I have had 3 encounters this week alone with large breeds coming after my 18 pound dog. They are supposed to be breed restricted, but that’s a joke! If I had known this before I moved in I would not be stuck in a 12 month lease. The office staff claim these are support dogs they are not in violation of the lease. People also don’t like to pick up after their dogs. One apartment across from mine lets their 2 dogs out on the patio to do their business. Another person leaves a pickup truck full of pool chemicals in parking lot! The dumpster area is a mess very weekend with boxes and furniture strewn around. I feel bad for the people who live in the buildings near there.These are only my experiences, but I would expect a lot of these problems could be handled better.
I like the location, walking distance to Kroger, restaurants, Grant Elementary, and trails. Its also close to 75. The customer service is amazing! Zachary helped me find a great parking spot, and he did all paperwork with incredible speed. Its nice when you call the office, and they know who you are, and they are trying to provide the best service for their residents.
I love my community! They just did a beautiful renovation on the clubhouse and now i go in just to admire it! My father spent most of his You her days in construction and even he was VERY impressed with the new look. It’s beautiful. The community is calm and the staff truly welcomes EVERYONE. The management is great in every way and the office staff is just great,knowedlegeable and helpful and always up for a quick conversation. I’m proud to call this place home!
I had moved here during the middle of pandemic, I really liked the leasing staffs and maintenance crew, and I liked that there are many green areas for my dogs to play, the layout of the my apartment is desirable and spacious and pricings are fairly reasonable. When I say reasonable I’m still paying a lot of money to live here, I would really love to make the money spent worth every penny, I have now lived here for 5months and I can really see the things I like and dislike, therefore I would just like to leave some suggestions and reviews here, and I’m hoping these suggestions are going to be turned into reality soon, and then I’ll definitely come back and change it to a 5star review.1, the noise is everywhere, I live in second floor and I hear noises from above me, when they are walking around, opening/ closing their doors, flushing their toilets, running their water, and even when they are doing their “things” at 3am, I generally don’t have that good of hearings but for me to hear all of it really tells you how bad the sound insulation is. It really affected my sleeping at night and staying focused during the day.2, the equipments in the gym are really way too old and some of them make a whole lot of noise or don’t function as smoothly as they should. Perhaps replace them with new ones so I can enjoy spending my time there more.3, I see that the pools are being worked on very often but the water in the pools are still very very filthy and floors are dusty, i wonder what is really being worked on.4, its a big complex and lots of green areas, I would really love it if they would expand the size of their gated dog park or put one more gated dog park in one of other green areas, because it would really safe me a lot of time walking my dogs the dog park all the way in the front of the complex to let them run and play leash free.5, its hard trying to have guests over because of how difficult it is to park, everyone has to register and not allowed to park any of the open spots in marked. Please make parking easier for guests if it’s possible. My sister’s car was tolled for parking in the unmarked parking space and I had to drive her all the way to mesquite and paid over $300 to get her car back. I wish there would be signs throughout the complex, for visiter and let them know where’s allowed/ unallowed to park.Im giving my review a three star for now and I’m really hoping I’ll come back to change it to a 5 star review within the next 8 months of my stay here. The staff members Mike and Chelsea have exceptional leadership skills and were very kind to make sure my husband and I were taken care of! Beautiful updated apartments in a great location. The community is well kept and the people are very friendly as well. Plus bonuses like a fitness center, two pools , and a park is perfect for families!
Staff doesnt respond timely, you can hear every move your upstairs neighbors make...from flushing the toilet to moving a chair to moving in their bed! Gate is always broken. Only one way into the community. Its a beautiful place but poorly constructed which makes it close to impossible to have peaceful enjoyment. In addition, the management and type of residence has declined greatly and in a very short amount if time. In my experience the office staff is only friendly and helpful when you first move in...after that dont expect much.
These apartments are horrible. I pay an extra $50 a month for a parking spot and someone keeps parking in my spot. If they actually had someone looking for parking stickers this wouldn’t happen. But they false advertise. Live here if you don’t care about your car getting messed up by other people and the apartment having no cameras anywhere to prove it and having no way to contact someone to come tow the person in your spot. Also these apartments are really old and just painted. They false advertise. Yelp they have a 2.5.
I would totally recommend renting here, our experience has been great, but sadly, there are a couple things that make us have to take a star off. We been here for several years.The good: Office staff has been very friendly. Every maintenance request we have turned in has been addressed within a day. True, sometimes a part had to be ordered or something, but thats life. Unit is set up well, price is fair, Grounds are kept up. Amenities are fairly maintained (again, sometimes something goes down but seems fixed quickly). Complex is generally peaceful and quiet.The bad: First, the complex, when we moved in, stated that while they were replacing the carpet in our unit, wouldnt do hardwood because we werent on the first floor. Fair enough. But then (and they may have changed owners) they changed their minds. And the people above us are HORRIBLE with noise. Guessing its small kids but weve been woken up a few times. Second, the valet trash SUCKS. We are FORCED to pay a monthly fee for this convenience. And yet, they only service us 5 days a week. And usually once a month (our highest count was 5 times) no one picks up our trash.I would GLADLY pay less a month and do it myself. So this is my biggest gripe. You are FORCING us to pay for a service we OFTEN DONT GET. I dont order a cheeseburger, then have to pay for it because someone didnt want to make it. But I am forced to pay for a service I dont even want, then am often not provided. Yes, I understand its a different company, but then you should offer it as an add on (like a car port) and not a necessity.That aside (while I am pretty upset about that), the community is great, and I would recommend checking them out.
Lack of customer service. Mistakes are made and no one takes responsibility. They are quick to say they have gone above and beyond to fix a problem, when they have caused the issue.Example, the rinse cycle on my washer was not working. They hade someone come out and look at it. Was told that I had to use a certain water level and cycle to get it to rinse. I asked that the washer be replaced. If I had to use certain cycles, then the washer was not working properly. They replaced the washer and the dryer. The kicker is, the dryer they gave me has crude in it and I would need to clean it before I use it.I did speak to the manager and was told by her they have done above and beyond to help me. I was told that there is nothing wrong with the dryer, that it was stained. I asked her to come look for herself if she did not believe me. She informed me they were not going to move the washer and dryer again. However, the would move the washer and dryer if I wanted to rent my own.They made a mistake and again, fail to take responsibility for what they did. I never asked for a matching pair, just a washer that works, now I have a dryer with crude in it, and will have to find someone to clean it before I use it.
My experience with Settler’s Gate has been nothing short of extraordinary! The professionalism of the entire office has been one of the greatest pleasures I have had in customer service! Most importantly, I would like to commend Zackre Stromberg for his exceptional service, patience, and passion that he exudes with each and every single phone call; no matter how big or small the inquiry. Zackre helped me find my perfect apartment a couple weeks ago and has worked tremendously to make sure that my experience as a first-time renter was phenomenal and smooth! He’s truly a joy to work with.
From virtual rental application and entry during the pandemic, to the continued service we receive any time its needed, this place is fantastic! The individual apartments and complex are beautiful, but the office staff and responsive time for maintenace is what really makes all the difference in living at Settlers Gate!
Settlers Gate is an older, established apartment complex. My wife and love living here. It is convenient to so many nearby shops and quick access I-75. As an older community, repairs in the units will be needed from time to time and the staff here have consistently responded in a timely and professional way to our requests. We had a recent experience where the repair obviously took more time that the repair person had first thought. However, he never showed impatience or frustration. He worked quietly and tirelessly until he completed the repair. And the office staff are routinely helpful and courteous. It things like this that makes us happy to come home to Settlers Gate.
My husband and I have lived at Settlers Gate’s for a little under two years now, and this will be my second review for this complex. While we have lived here, management has changed a couple of times, but it seems that it has been for the better. When we first moved in, the apartment that we moved into was a steal of a price, which was probably the only reason we moved in to begin with. The ORIGINAL staff were rude and dismissive of concerns, seeming to talk down to us whenever we visited the office. Unbeknownst to the staff, my husband is fluent in multiple languages, so we did hear everything they had to say about us.Let me say this again, the behavior and actions that I wrote about above were all done by the ORIGINAL staff here at Settler’s Gate. No one from the original staff is still employed at Settler’s, and it has shown tremendously.I have not had any issues with the new office team. Whenever my husband or I have paid a visit for one reason or another, they have always be open and accepting. Our last two visits have been for a mail issue and a rent issue, and both cases were handled professionally and in a timely matter. For the mail issue, the boxes had been replaced without our knowing until I went to get the mail. My husband and I went to the office together to see when the changes had happened and when we would be able to receive our key. We had both just gotten home for work, and had mistakenly left our wallets at home in our work clothes, so we did not have proper identification to prove who we were. However, after answering a few questions to prove that we did live there, we relinquished the old mail key for a new one.The rent issue was about a late payment. While entering the bank information, there was a clerical error that stopped the payment. Unfortunately, this means late fees, and they had stacked up by the time I was notified with a phone call of what was going on. After getting off of work, I made a trip to the bank before promptly going to Settler’s Gate’s office to see what could be done. This was a one-time offense, and so management was able to wave the late fee’s this one time to help us.I know that Settler’s Gate has some problems, but there are also a lot of good things about them. There is still reconstruction going on around the apartments, and inside some of them as well. Parking is an absolute pain, and it does stink when the car gate doors are broken, but it’s bearable. My husband and I will be renewing our lease sometime this week, marking us as 3-year tenants. I hope that Settler’s Gate continues to improve, as I hope to continue living here for quite some time.
I have lived here for a year and just signed another 10 month lease (as I am going to start looking for a house in a few months). When the old management was here, I always thought I cant wait to move away from this place. I thought it was awful. No one was ever really helpful, I remember once I had a package and it said it was delivered and I went up there to get it and they kept saying they didnt have it. I blamed the mail people and they kept telling me they delivered it. I went up to the office for a third time and they found my package. It was there the whole time. They were very unorganized and unprofessional. The gates were always breaking. When new management came in, things have been so much better. They are always prompt in helping... I decided to stay in my apartment last minute and they were helpful and more. they never acted annoyed with me when I was calling for more information and bugging them. Shannon and Nicole ... all the girls were so great. I was wanting to move closer to my job, but every apartment complex I found had horrible reviews.. located in bad areas and/or had bug problems. I havent had any issues with this apartment. I feel very safe here. The only reason I am giving 4 stars is because the parking is awful... I sometimes park outside of the gate. The new management said it would be fixed, but they turned the only few spaces near my apt and turned them into employee parking. I hope that gets changed soon. When it does, Ill update my review to 5 stars :) very pleased in my choice of staying here.
I feel like I need to share my experience because it’s not everyday you receive exceptional customer service. I visited this community and was immediately greeted with a big smile and offered a drink. This is definitely at the top of my list! I love the location of the community with easy access to highways/tolls and near shopping and restaurants! Not only my practical needs are met here but I can tell I will be in good hands with this team by the way the staff paid attention to my needs and was so helpful and welcoming. I look forward to being contacted in the future when a one bedroom becomes available when I am ready to relocate.
I liked to live there but it is getting worse. I noticed less maintenance. It was getting more dirty. There were no any activities for residents any more. And etc. Our electrical bill for 2 bedroom apartment was $300 a month because a/c didnt work properly. I didnt get any help from the manager for find way to decrease any electrical bills. I was happy to move out.
Rude. I walked into the empty office to inquire about a 3 bedroom. Manager walks in, cuts me off, taps her face (as if I don’t know where you’d wear a mask) and tells me very rudely she won’t talk unless I’m wearing a mask. I ask her for one, she says no, and that they have no availability.If you work in Texas, where there is no mask mandate, being RUDE to potential customers is a fascinating strategy.*^AVOID
Toured at this property along with many others in the area and I loved Settlers Gate! The property was so nice, clean and inviting. The whole staff was welcoming and had great attitudes, especially Joel who helped answer a ton of questions I had as a first time renter. An experience unlike the other properties I looked at. Thank you Settlers Gate. Cant wait to move in here this summer!
I really dont know were to begin because too many problems here at Settlers Gate to mention on here. We cant even get through to office via phone, and when my wife went in to talk with Manager, they say he isnt available and they ignored us and helped new people who came to look at an apartment. We have emailed, called and went in person to office. They are not addressing the noise complaints and told us to call the police. Its not a criminal matter, noise complaints are civil matters. The management is supposed to help, per the Allen police officer we spoke to. Seems to us that the good residents are mistreated and the bad residents are coddled. This is not rational nor professional. We will be moving at end of lease.
Find someplace else to live. This complex tries to present itself as nice, but they dont care about your apartment when you move in. We moved into an apartment in July and it was littered with dead bugs, the floors were rotted in one area, several of the drains were terribly clogged with the hair of previous residents, the walls were discolored, there was broken glass on the patio, the fan in the living room was missing a blade, our kitchen counter had holes throughout it, and maintenance was rarely helpful. They also flooded my apartment once when they were power washing the hallways outside, and when I called to let them know my floors were wet and there was water under the floorboards, their exact words were You have paper towels, right? I could go into so much detail about so many other situation that just made me want to swallow the fee and move out early, but let me just tell you to save yourself the trouble and find a nicer apartment complex. Weve spoken to property managers more than once about all these issues and they never care. AND MAKE SURE THEY LET YOU SEE THE APARTMENT BEFOREHAND.
Please do not go here. Initially team is very welcoming to me and my family but later they started having so many issues. Their online payment system has bugs that took close to $3800 from my account after I ended my lease. Auto-payment failed and costed me >$200 in late payment fees. Management acted as they have nothing to do with their online payment system.Property manager is unavailable most of the time. Their gym was closed for about 3 month under name of upgrade. Their business center looks good but has never had working wifi when I stayed here, every time office team says we called ATT and waiting on them.Tip of their mismanagement occured when I renewed my lease for one month and their paperwork screwed up. Maintainance team entered my apartment using their key asked my wife to vacate apartment immidiately. Later property manager realized mistake and fixed issue.. DO YOURSELF FAVOR... DO NOT GO HERE.
I lived in these apartments for two years. Initially, my experience was great. Neighbors were friendly and noise levels were at a minimum. But soon I started noticing some major issues with this complex.First, the parking situation. If you get home after 9pm, you won’t be able to park in the complex. Some people have to park in the store parking lot next door, surrounding neighborhoods, or if you’re lucky, the front entrance of the apartment. But don’t be there after 6am because they will tow. Also, make note that the complex does not have rules against bikes being hooked up on the poles in the covered parking sections. You are already paying extra for a parking spot, only to learn that you can’t open your car doors without hitting a bike. I went to management and they said they couldn’t do anything about it. In fact, they were pretty rude about it when I asked for help.The second thing I noticed was the trash-related issues. At first they didn’t have enough dumpsters, then their dumpsters would overflow and be left like that for weeks. You are forced to pay for trash valet, but they are unreliable and people continue to add trash bags in hallways. Sometimes it stays like this for 3+ days. Because of these issues, roaches were everywhere around the complex. I couldn’t even open my porch door at night without at least one huge roach making its way in.The complex was sold to a new company and they wanted me to start paying an extra 11% a month to renew my lease! Many of the apartments haven’t been updated in years, so they weren’t really worth the rent price to begin with. Don’t let the cool entrance gate fool you. The apartment buildings are falling apart due to water damage and foundation issues. Stay away.
Zackre did a great job helping us go over the application and details of the complex. We don’t move in till nov 10 so we weren’t able to view the unit yet as it’s occupied. Once we get moved I will update but so far we were quoted a reasonable price and everything’s gone super smoothly , excited to move in.* edit. So there was one slight delay in the move in date that had to be pushed out three days which was the only hiccup throughout the process staff has been super helpful and I like the apartment.
Agree 100% with other reviews about poor management. If you treat residents (your customers) poorly, they will leave. Occupancy has dropped significantly in recent months and I look forward to joining them when my lease is up. I would rather go through the hassle and expense of moving than stay and have to deal with management here. If you think you can be successful without good customer service, you are wrong. I have a choice and I choose to take my business elsewhere.
My experience has been nothing but negative living here. The Manager lacks basic social skills and proper decorum. He appears to be unhappy within by the way he treats the residents. Staff refuses to be polite, no grace, no friendly tones, just rude behavior. Each time we complained about extremely loud noises and other serious issues, no action was taken. They will nickle and dime you to death, and even if you pay rent on time, they do not care. All they focus on is raising your rent and putting on a little, fake show for the new potential residents. Once you move in, they will not care about you. Its pure greed with this company. VERY EXPENSIVE RENT WITH LOW CLASS CUSTOMER SERVICE. DO NOT MOVE HERE, YOU WILL NOT BE HAPPY HERE.
Have to say.. I had a wonderful time touring the apartments with Joel. He went out of his way to answer all the questions I had and showcased how well the apartment I was looking at would fit my needs. He toured me around the property, around all the different amenities, and I have to say.. Settlers Gate is currently top on my list! Counting down the days until my lease ends at my current apartment so I can move here!
My wife and I toured these apartments and everyone was so friendly and the amenities were great. The pricing was fair and comparable to the other places we looked especially considering all of the amenities and recent renovations. Destiny has kept us informed on the new specials and we hope to move here when our new lease is up.
Please note: Management for Settlers Gate JUST CHANGED within the last two weeks. My review is based on the old management.My husband and I have lived here since Feb 2016, and let me start by saying that the ONLY reason we chose to rent at Settlers was because someone had just moved out that day, and so the apartment that we are still in fit our budget perfectly. It was almost a dollar per square foot!With that said, the previous management was absolutely atrocious. Trash that was supposed to be picked up was either forgotten or grabbed well after midnight, which caused the stairwells to develop horrible smells, slippery stairs, and attract insects. The back car gates are almost always broken, staying open for weeks at a time or closed until management hires someone to fix it, only for it to break down again a week later.The staff either pretends you dont exist, or rushes you out of the office the second you step in. The only pleasant person that Ive spoken to was the gentleman who showed us the apartment complex, though I havent seen him in months.I cant speak for any other lot, but our ceiling has significant water damage. In the dining area right in front of the fireplace and the balcony, you can see this long bubble. Im hoping that its either repaired soon, or that is just holds up until our lease is up.As far as our neighbors go, theyre pleasant. Some are families with kids, others with small animals. Neither my husband nor myself have had any trouble with anyone. No one blares music at odd hours, though living next to a main road we do hear people racing their cars or bikes every other night.Ill update my review around late November to early December with my opinion on the new management.
Rejoice has been so helpful in helping my wife and I transfer from our current two bedroom apartment at Settlers Gate into a smaller one bedroom. We are moving to help save money as my wife is currently pregnant with our first child. Rejoice has gone above and beyond to talk with me on multiple occasions to answer and address all of my concerns. She does truly care about her job and making sure that every member of the community is taken care of to the best of her ability. I couldnt have asked for a more caring and genuine person to help us with this tough transition in our lives.

2022-07-04The staff at the leasing office was very kind, welcoming and professional during my move-in. They were quick to get me a storage unit and explain community policies, and even made me feel welcome with a small gift in the new apartment. There are children biking and walking around and my daughter immediately also felt welcomed by the community and made friends. The grounds are well-maintained and pleasant. The apartment is updated and lovely. I am happy to be here. (This review is given of my own accord.)

2022-03-17Love living here! Maintenance is quick and friendly. Not noisy. Parking is very good. Very friendly neighbors. No loud animals. We have had no issues living here almost 2 years. 3rd story apartment without balcony adds tons of square footage.

2022-05-05Overall my experience has been very disappointing, frustrating, and unacceptable.I moved here 04/15/22 and ever since then I have been having problems on top of problems with my apartment.When I first moved in my apartments I was shocked to see, feel, and smell the carpet in these rooms. It was soaking wet from a bad cleaning job they had just done. Smelly from the previous owner and stained. Very unsatisfactory.The head manager was HORRIBLY rude and first told me I would have to PAY them to replace the carpet I JUST moved into AND be out the apartment for THREE DAYS. I FINALLY go the carpet changed which was incredibly inconvenient to move my furniture back out the rooms and then move them back when this should’ve been done before I moved in. They tired to say I should’ve let the carpet dry more time but I picked up my keys in Thursday at 5PM went back at 8PM to turn on all the fans and open the windows and didn’t move in until Friday at 2PM and the carpet was still smelly!!Also when I first moved in The hot water was not on for FOUR days!!! So I literally had to go to my mothers house to bath me and my two kids which are only 5 and 6 months…Then the sinks breaks today and my Kitchen was close to flooding!!!I have not been here but two weeks…I would honestly recommend The gates of Allen station apartments before these apartments….

2022-04-12The leasing agent, Jenny, was very informative, patient to answer all our questions, and kind enough to tour us around the property.Property seemed well kept and clean, though very, very busy with in and out traffic. Apartment itself, that we toured, was nice and roomy. Prices were impressively lower, compared to surrounding properties. Outside of the busy traffic, we could see this as an option to consider!

2022-06-16We stayed at this community from beginning of 2020 and absolutely enjoyed our stay. We have lived in Allen area since 2015 and I wanna say This is one of the very few communities that has quite a lot of open space/play area in the middle of the community and is quite kid friendly. If you have toddler/kids like we do, you will appreciate this for sure!! 5 stars just for that.

2022-03-22Have been staying here for nearly 5 years. Never had any bad experience with maintenance or management. In fact Cyndi is really amazing at understanding the issues and addressing them appropriately. It was not just one off incident but on multiple occasions she had been doing what is right for residents. Support and cooperation from management is the prime factor to retain residents which Cyndi and her team is doing. Kudos to her and team.

2022-05-20My ONE month stay here so far has been absolutely terrible. I don’t no where to start if it wasn’t the bad carpet that was replaced AFTER I moved or the infestation of ants in both bedrooms or the pipes busting under the kitchen sink or the cabinets in the bathroom literally falling apart. Everyday is a new problem and the option to release my contract has been in the wind since the manager hasn’t been responsive or available. Find BETTER PLEASE:

2019-05-01The staff are generally nice. Although most have no idea what is going on most of the time. They will have your car towed without notice. They will enter your apartment illegally if they feel like it. (they probably dont understand the law) I lived there for over 5 years and denied me to transfer to a new unit. They also tried to send my bill for them straight to collections instead of sending me one. Which affected my credit. They do however offer great discounts and rebates for move-ins, but you will have to remind them because they will try to forget that they offered it or what the amount was convenientlyAltogether a great place to live and generally affordable for what it is. And if you dont mind not having access to any of the amenities for 85% of the year.

2022-07-08Unfortunately we made a mistake and applied for an apartment at this chaotic place. We got approved signed papers set up the app paid the deposit, they even had the rent ready to be paid, then they called a month later to tell us the unit is no longer available, they had a replacement in a worst location for 200 more. Or just get our money back, so we said we would rather get our money back. They gave us a receipt and promised to refund within 30 days. Of course no refund was paid getting closer to two months, our credit of course dropped the traditional 15 points because of their inquiry, no one answers the phone and rarely respond to email. They are yet to even respond to the better business bureau. After reading other reviews we realized that this is a chronic problem with this company. So if you want to get a hit on your credit, waste your money, and then find out at the last minute that you have to start searching all over again somewhere else and not have anyone respond to your calls then this is the place for you. By the way they made us fill out over 4 5 star reviews for them at different locations during that wait. I wish I could figure out which sites they made us do it on. Their app puts you on the spot every few days. So most of their good reviews have been manipulated out of people. What makes me feel worse is that they finally responded 1 year later. Wow

2022-06-23The current staff, except two ladies, one is the assistant manager and an awesome young lady, that sits at the desk outside the assistant managers door, does not practice very good customer service. I have lived here for over eight years and my rent was increased by about $194 all in one during this last renewal. Also. it takes an act of congress to get anything done and outside of being told that there would be no negotiating and that the discount given for the carport, will no longer be honored, I always have to ask them if they would approve of their property being cared for, with the lackluster as mine has been. There are a couple of front office staff that are friendly, but overall they are very arrogant. This has been a nice place to live and the office staff has been very friendly , until this current staff took over. I hope they get back to providing great customer service and being tenant friendly. After speaking with two of the staff today, Im hopeful that things are about to get better 🙏🏼
