UPDATE: 7/25/2020The Good: Our apartment is very nice. We are in the newer building and it is very spacious and the rent is affordable. One of our roommates locked himself out and they were able to help. The staff all seem friendly and willing to help so my complaints arent with the staff. (Before the new company took over). The friendly staff are gone. Some of the staff actually seem annoyed if you ask them questions about notices they sent out. The old staff were at least pleasant to us. So the good got worse.The Bad: They want to change the parking arrangement. Also only two cars per apartment. (We live in a three bedroom apartment bc we are three separate roommates all equally contributing to the bill).The ugly/gross: Well, the online payments got better. However, I would rather deal with that mess then the bug problem. Its disgusting. Weve had their exterminators out here twice with no difference. I work from home and have to keep an eye out for bugs crawling on my computer or crawling on me. I would never have renewed our lease if I knew it would get this bad. At this point I am just ready to get the hell out of here.Before hand there were redeemable qualities about this place but the friendly staff is now a group of people who are not very helpful. The big spacious and nice apartment that is affordable is a roach infested nightmare (which again, the staff doesnt seem to have any urgency to take care of). Recommendation: dont move here unless you reeeeeally have to.
It looks a lot better since they are renovating the property. It makes me proud to live here now. The dog park is amazing, my daughter now wants a puppy for Christmas. Thank you Rockstar Capital for making the property a lot nicer. Amber the manager in the office is really nice, she is always walking the property and she says hi to me when she sees me. If your needing an apartment go see Amber she will help you.
DO NOT LIVE HERE!!!!!!! I moved out DECEMBER 10th 2020. It is APRIL 2021 and I have yet to receive my security deposit back that is owed me. I will only be receiving 20% back when my apartment was spotless, I was told it was perfect. Then I get slapped with a “sanitization fee” of $85 that is NOT in my lease (no pandemic clause). I have NOT heard anything from Rockstar Capital at all, even after mailing letters formally requesting my money back. They have HORRIBLE professional skills, do NOT treat their residents well nor business skills. DO NOT LIVE HERE, UNLESS YOU WANT YOUR MONEY TO GO TO WASTE. There’s plenty more inadequacies like how they wanted to charge $189 “flat rate” utility bill when your utilities usually are NEVER OVER $85-100... Way more but Rockstar is HORRIBLE. I’m reporting to the BBB.
I moved into Steeplechase this year. I saw several reviews before moving in, but decided to take those with a grain of salt. Ashley was my leasing agent and she was wonderful. The process was extremely stress free and simple. I have lived at other apartments where the manager sits in the office and you never see/hear from them. She is not one of those. Always see her out on the property and I appreciate that. I love living here and plan on staying for a long time.
I have been living at Steeplechase Apartments, Alvin, TX for almost 13 years. We just got new owners October 2019 RockStar Management. I just loss my husband of 33 years and Amber the office manager and Stacy her assistant have been absolutely wonderful to me. Any repairs that I have needed they had them fixed in a timely fashion. Both ladies could not be more caring towards me and that has really helped me in my time of loss. The new owners have invested in this apartment complex by really updating the complex. I know it will turn out beautiful and would make many people come to live at Steeplechase Apartments. Its a mixed bag for me with this complex. The apartment was nice and clean when we moved in, though the lady at the office was unhelpful and forgetful (even moved our move-in date twice because she kept forgetting to arrange this or that). Then the apartment was bought and placed under new management. The new ladies at the office are very friendly and helpful, Bridget especially, considering that we are not the easiest tenants to deal with. I cant, however, say the same about the service crew. It takes both hands for me to count the number of times a service call was put in which did not get handled either within a week or at all, even though I know it was submitted. The kitchen light was unreliable from the very first day, flickering and going out, even refusing to turn on. Seven times there was a service order submitted. A Tech finally came out and told me what was wrong, and said he would be back. We moved out yesterday and that light still wasnt fixed. It also took a month for the air conditioner to get fixed, but I believe that a specialty technician was called out for that because of how old the AC unit was (remember, the apartment complex had just been purchased) so I dont believe this was the fault of the apartment complex. Other than this issue, the apartment was a good first home for my wife and myself, and we were happy to renew for the second year. The complex is clean and organized, the grass is well-tended, the pool is kept tidy, and the neighbors in general have always been friendly. I would live here again.
Steeplechase apartments is managed by Rockstar.Apartments. Rockstar management at Steeplechase apartments is using an app called active building that does not currently have e-check available and makes you pay through card and has a highly dissapointing $30 processing fee. On top of that my girlfriend got payed today on the fourth and because she was a day late on rent deadline there was a $75 late fee and $90 contract breech fee. Close to $200. A monthly rent has been increased nearly 20% in one day for late fees on a $950 a month one bedroom apartment. She broke her lease a 3 months early and they are charging $1500 in addition to the last months rent of $1000 for this one bedroom apartment. That is very difficult to handle. There is a number of other financial obligations for people than just rent, and Rockstar.Apartments do not appear to give this legitimate consideration.On top of this financial strain from this lease with Rockstar.Apartments, for the duration of the lease in the apartment, the shower temperature fluctuation has been not safe for use by a young child. There is also no light in the ceiling in the living room, no nobs or hardware on the kitchen cabinets and drawers, and to be frank a sloppy interior paint job. I would hold rockstar management to higher esteem if they gave financial grievances a virtuous consideration prior to making levy of steep late fees which I highly doubt they will at this point. As far as I can tell Rockstar.Apartments and whoever they work for care far more about their pockets than their tenants situation.
There were roaches before we even moved our stuff in. Asked for pet information and fees for 3 months in a row even though they had already cashed the check. Lost power and hot water at least once a month. I had my first child in July of 2018 and had no air conditioning for a week when I was 9 months pregnant and after I had him. No AC WITH A NEWBORN. IN AUGUST. They gave us one to plug in but when we tried to put a second one in our room, it blew the breaker so we all had to sleep in the living room. (this also caused our electric bill to sky rocket). They never gave us notice that the end of our lease was coming up but claimed they put one on our door. (why would they even do that when the mailboxes are 5 feet from the office and they have our email on file?) we gave 30 days notice since it says in our lease that it would be acceptable since there was no notice. Basically said they did and its their word against ours. Anyway, we were forced to go month to month until it was considered 60 days. When we moved out, I gave them our forwarding address so they could send the bill. We received nothing for months until a collection agency sent us a bill for $792. I call Steeplechase and they EMAIL me an itemized bill. Funny how they couldnt email me anything before that. Our apartment had 1 room with carpet and it apparently cost $660 dollars to have it replaced. I call bull****. Youd think with the $500 pet fee/deposit (THE HIGHEST IN ALVIN INCLUDING THE KENTON AND MORGAN OAKS. not to mention also having to pay a monthly pet rent) would cover part of it, but no. We never paid late, never caused a problem, but now I have my first collection on my credit report. The thing is, even if I didnt agree with the bill, I WOULD HAVE PAID IT IF I HAD KNOWN. Do yourself a favor and do not move here. You could go to Morgan Oaks for the same price and have a way better experience (I know because Ive lived at both). Thanks for messing up my credit and making the first month of motherhood harder.maintenance man was cool. I could tell he felt bad about us not having air conditioning, but his hands were tied.
I have been a resident here at Steeplechase for several years and never had any issues. Maintenance does work orders quickly, the ladies in the office are so kind, and weve had very few issues with our apartment. My husband and I love it here and do not plan on going anywhere else!
I live here at steeplechase apartments now and i am ready to leave. Since rockstar has taken over, i have had problems after problems. The most recent problem i have with them is not honoring they word to give tenants 5% off Mays rent. I look at Mays rent and i see that they have actually charged me more than last money rent. You would think that they would try to understand work with people that have lost jobs or had a decrease in hours no they sisnt. They also charged me an additional 100s the morning of may 3rd. When they originally told me that the rent isnt late until the office is closed on the 3rd.
This place is great! I love living here. My A/C went out once, I called the office and within minutes, a maintenance worker was here and fixed it. The 3 bedrooms are HUGE! There are often balcony contests and other ways to win rent credit! The pool area is so nice and the kids really love the playground. Its usually quiet and feels safe. Overall, Im very happy here.
I would say 0 stars to this place is more accurate. I didn’t even get to move in, and Christina was in charge and made things more stressful. I had given her a $199 deposit and was supposed to move in around March. Then I had to wait for my transfer to go through at my job so they canceled it. (Luckily I got a portion of my refund back) I then tried again for April 28th (which was supposed to be my move in date). I kept calling to ask to see the place I’m moving into because I want to know what my future home will look like, and she kept telling me it wasn’t ready and Ashley told me it wouldn’t be ready till the day BEFORE move in. Like why? So I called Christina again, we made an appointment to meet so I could see the apartment even though it wasn’t ready, I come at the time we agreed on and she isn’t there. Door is locked. No one answers. I waited for 30 minutes! Thinking maybe they are on lunch. But why would she agree to meet me if she knew she would be gone for lunch around that time? So I gave up on them. If I’m dealing with this much stress JUST to MOVE in. Then I’d rather not put myself into this place and deal with worse for a whole year.
First off, let me say I do not rent here. Nor will I EVER. I have a friend that lives here and I dont know where to start. It took me 10 minutes of being in my friends apartment to realize the owners of the complex didnt/dont care about it or the residents. If you want a brief summary then skip to the bottom.ROACHES! Dear God, the amount of roaches there are is actually terrifying. Im not scared of roaches, I hate them and kill every one I see. But the place is INFESTED and thats describing it in generous manner. My friend has spent money time and time again buying products to get rid of the roaches but it is never enough. On top of that, he/she has to pay a monthly pest control fee as part of their bill. This would be understandable and acceptable if it wasnt for the fact that my friend has not seen any attempt, by the owners or anyone that works for them, to actually control/kill the pests. We have talked to other residents thinking maybe, just maybe, it was his/her building only. But thats a big no. The other residents have stated that its an issue with their buildings as well.BUT WAIT THERES MORE! So my friend was not even moved in for a month when a water pipe busted. He/she called the office and informed them of the problem. It took them a week...A WEEK to get out there. Mind you, during this time they didnt even send someone to turn off the water so it flooded the bedroom and part of the living room. My friend was forced to move their belongings into the dry part of the living room and sleep there during the duration of the repairs. So they fixed the issue and I use the word fixed lightly because 7 months later it leaked again. Both times they came out, they never finished the job. What I mean by that is they cut a massive hole into the wall to fix the issue and never patched the hole. So EVEN MORE bugs came crawling into the apartment. And to top it all off they didnt even replace the soaked carpet. They just used fans to dry it. The carpet was soaked for a week and had mold in it. Completely unacceptable.Short-Version: The owners dont care about their apartments or you. Infestation doesnt begin to describe the roach problem. Getting someone to your apartment to fix ANYTHING takes more effort than a triathlon.Again I never lived here but ive spent enough time here to know what goes on and to know that I wouldnt pay $10 per month for this place. Id rather save my money and buy a tent. At least a tent is sealed and I dont have to worry about roaches crawling on me in my sleep.Dont just walk away from this place...RUN.June 21, 2019 01:00 PM...Update for owners response: Dear owners, Im sure my friend would love to contact you if they didnt already know it would be a waste of their time. They have contacted you before and you did nothing. My friend will read this and the choice is ultimately theirs but dont hold your breath. Your actions in the past have shown who you, personally and as a company, truly are.
This is the first place Ive moved to on my own, instantly I felt like I was at home. Ive only been here a couple of weeks but Im loving it so far, and Stacy has been nothing but helpful and kind every step of the way. I thank her for everything and look forward to the following months here. 🙂
We currently live in these apartments. They were fine at first till you get that one neighbor who calls the cops all the time! There are people throwing parties always and people having band practice in the middle of the night but because your dogs bark a couple times when you get home all hell breaks and the cops will be at your door. We only have 6 months left in our lease and I cannot wait till we can move out. We have tried talking to management but that never works! So if you have animals and they bark from excitement when you get home do not move here because youll need harrased!Oh and dont forget letters in your door. The neighbor that loves calling PD will tape letters to your door with out a name. Which that neighbor has never came to us directly we dont even know his or her name.Sincerely,Elizabeth Hahn
Hello, I just wanted to express my appreciation for my so-far experience living at Steeplechase.Weve only been here for about 2 months and since then have needed a few things fixed and/or replaced.First of all, I want to point out that Candace is AWESOME!!!! She has literally been such a great communicator the past few months by staying in touch and even checking up on us. Even if there was a mix up or misunderstanding, she humbly admitted responsibility and worked to resolve it. That is SO RARE these days and it is a breath of fresh air to deal with someone who does what they say they are going to do and actually displays integrity and stays in contact so promptly.I appreciate the fact that it didnt take months or several phone calls or inquiries for some of the things we needed to be attended to. Literally maintenance or whoever was needed was on site either same day or within a few days.I understand that things may not always go this smoothly, but I wanted to make sure you (or whoever) know that this is a prime example of excellence and to keep up the great work in serving your tenants the best way you can!Thank you thank you again!
Absolute GARBAGE!!We lived here for 12 months and it was nothing but trouble. Air conditioner leaked on the restroom and was never fixed, toilet did not worked half of the time, management shut off water mid-day for maintenance etc. It is probably comparable to ACRES HOMES tier of trash right now.The area used to be good in 2016 but now it has everything from tenants smoking marijuana on the foyer to multiple broken down cars filled with trash on the parking lot. A lot of bad people moved in towards the end of our lease and we could not wait to get out. 1 bedroom apartment filled with 2 families, people selling drugs right across our apartment and multiple nights where drunken or high people would knock on our door thinking it was their apartment etc you name. I have lived in some real shady places in Mexico and have yet to reside in a place this dysfunctional. Do not let the nice front area trick you, go to the back part of the apartments and see what this place is really about..OBTW they wanted to raise rent to almost 900.00 this FY!LOL, for that amount of money you could get a more prestigious and closed community apartment across the street.DO NOT WASTE YOUR TIME HERE
If I could give it no stars I would. This place is DISGUSTING, not only is the place bad but the Managment is just as worse. Had an issue with a leaking ceiling for months, no one ever showed to fix it, place was filled with mold including inside a/c cents. On top of all that after we moved out management never even contacted my girlfriend about oweing any kinds of money to them, they just reported it to her credit and COMPLETELY screwed her
Called and asked if they had a A2 available. Was told yesAsked if it had connections. Was told yes. Asked me if I wanted to come by and see it. Drive over from Webster and told they told me they only has a 1 bedroom to look at and the one o asked about had no connectionsWhen I asked why they bait and switched me they said they they HAVE an apartment to look at and SOME of their apartments have connections.
DO NOT SAY HERE!!We stayed here for a year and could not wait to bail out. This place is disgusting, they charge you extra for a reserved parking space that is not enforces. Air Condition fails every other week and takes several days to fix. There are old broken down and abandoned cars in several spots from god knows who.The people that stay here are the LAST you want be associated with, trust me. If you stayed in 3rd/5th Ward and South Park Houston then you know what kind of people stay here. Constant smell of marijuana and drug dealers that hand around some of the back apartments.There is also a gas station next to the apartment that ALWAYS has transients that walk through the apartment complex and either ask you for money or you can tell are on their way to buy dope.
It’s so sad because I commented on these specific apartments.. ABOUT 4 days ago! I needed to look up the office number cause I had a question to ask the office, then checked to see if any new reviews were posted, while I was going through reviews I NOTICED MINE WAS GONE!!!!!!!! They DELETED MY POST!!!And they never do that! They deleted my post of me exposing how trash their units are and how horrible the service was!i was trying to warn everyone about these disgusting apartments in Alvin! I was genuinely trying to warn people not to waste their money, time and happiness!!!!These units have ROACHES GALORRE!!! they will nest in your fridge , furniture and mattress NO MATTER HOW CLEAN YOU ARE I PROMISE!I hate coming home every night cause once I turn on the light... the roaches flee...I was even letting people know how my roommates room got flooded cause the pipe busted and it took them WEEKS to repair and till this day they did not patch up the hole in the wall!And about how I kept having to complain about BLACK MOL GROWING IN MY BATHROOM!!! AND ALL THEY DID WAS PAINT IVER THE BLACK MOLD!!!!I ALWYS FIND NEST IF ROACHES, everywhere! They even come out the air vent!!! Spiders here and there AND SADLY THERE ATE EVEN LIZARDS IN THE HOUSE!!!!these units are built so horribly insects from outside can make their way in...I hate going to bed thinking roaches will crawl on me... THESE ARE INEVERY UNIT I PROMISE....It’s crazy cause when you first move in and go fro a tour of the units... Not a single insect insight!!!! Run from this place , don’t fall for no rent special, or move in special.. YOU WILL REGRET IT!These photos are NOTHING , they do no justice!!! I hope they do not remove my post again! That is so messed up if they do cause they just don’t want people to know the truth
This apartment complex is one of the worst places I ever lived at. They take forever to fix anything that goes bad in my apartment. Ive been complaining about mold that is in my vents and they have not made any effort to clean them. They have made several compliant bout me leaving objects on my patio but every other residents has barbeque grills and crap on theirs.. I dont recommended these apartments for any one.
DONT MOVE IN WARNING SHOWERING ISNT AN EMERGENCY i had to give it a star to write my review doesnt have a thumb down I lived in these apartments for a week literally discusted by them dont be fooled with the pictures they post and the lays outs my water didnt didnt work for a week the shower would drip and the toilet water wouldnt go down i had to call several times to the office management said that my issues werent an emergency am sorry but we shower at least 3 times a day and we use the toilet i dont understand how they think thats not an emergency not only that the outside was so disgusting trash everywhere not a clean environment sure isnt anything like the pictures either bathroom had mole we never saw the inside because they said it wasnt ready and insured us it looked the same as the display inside .Trash outside looks like a waste management couches tvs bed everywhere ridiculous take advantage of people once I sign there smiles and where here turns to B.S and ignoring calls i took pictures and videos all week with no shower and toilet not flushing we couldnt live like that no water is a violation and toilet not flushing is a waste hazard how can they expect us not to shower for a whole week we showered at the gym of course the manager could care less since it wasnt an emergency and all meanwhile she was clean and showered and made a comment when i told her how would u feel if u had to shower at the gym take my children too she said oh no I WOULDNT LIVE HERE .... ReallY WOW and sent us credit bural funny i have my proof and am getting a lawyer lets see u all tell the JUDGE MY ISSUES WERENT WERE AN EMERGENCY

2022-02-12Thus far the best experience with politehelpful and caring management.Maintenance has quick response and getthe job done fast and neat. Community forthe most part is quiet and groomed verynicely. I really have no complaints. I love ithere.

2021-07-15I would not recommend living here. So thankful my lease is up this month. I had a renovated apartment that smelt like smoke the whole year. I filed many complaints on it. Even tried to move units but nothing was resolved. The bug problem is embarrassing. I continue to pay the rent while my lease is still in effect but I live else where because the living conditions are not good here.

2020-06-04Roaches everywhere. Big ones small ones .Broken lights, carpets were okay. $815 for a 1 bed apartment. Construction light bulb attachment in the closet. No fan or light in the living room. We are not allowed to have satellite. $110 late fee for a payment 1 day late. This is not conducive to getting caught up. What is the $110 going to? Admin fee done automatically by a computer? Floors so thin that when my upstairs neighbor walks, it shakes my bedroom door. Even on cold setting, water scalding hot, ac pump went out within 2 months. After 4 days they replaced it with another pump that had rust falling off it during installation. I reported a sparking stove for 6 months, every 2 weeks. Thats 12 reports of a sparking stove aka fire hazard. You know what it took to get it resolved? A threat to call the attorney and fire department for endangering the welfare of the entire building. I reported 7 blown bulbs before they did anything. They didnt have the right bulbs but gave me some that physically fit. So now the bathroom looks mismatched. The thomostat was made in 1971 and no longer functions properly. The upstairs neighbors have 2 labs that wrestle at 9am, 2pm, 8pm, 12am, 3am and 6am. They dump water off the balcony daily. Not just a pitcher. About 40 or 50 gallons. I owed them a certain amount of money, which was paid by certified delivery. 3 days later theres a 3day eviction notice on my door. The next day they locked me out of the apartment. The upstairs creeks like you wouldnt believe. I have 3 neighbors that have barking dogs. Dog whistles no longer work.again roaches everywhere. I kill at least 30 a day. They left a note that they would spray and put traps down. They never came. I had a flea, roach and fly problem so I bought 12 cans of raid fogger. Still have roaches and flies. I made a post asking for people to say what they thought of steeplechase apartments. I was threatened with a lawsuit for defimation. The rent is due on the 1st .On the 2nd, you have to pay $110 late fee, plus $10 per day. If you are 30 days late, you get a knock at the door from the police. By the way Kelley, if you threaten to sue me for this post, I have videos AND witnesses of everything I just said. Everything. Go ahead. There are laws against slum Lords. Section 92 of the Texas state property code. Roaches freaking everywhere the day I moved in I reported it. Roaches are still here. Sections 92 and 94 are relavent here. Do not threaten me. If you move in to steeplechase, get a judge involved first and put your rent into escrow before paying steeplechase. You have been warned. Ive lived in a tent 6 months. This place is not acceptable. First couple days I liked it. After a week I hated it. Im 7.5 months in and Im looking for anything else. Ive already made a clearing in the woods to live in the woods. It would be better than here. New manager, same trash. Check out the pictures. They even have trash on the ground in pictures that THEY ARE PROUD OF! In one of the pictures the pool is green and moldy. I learned a long time ago, if you want to know how something is taken care of, inspect it when you arent expected. Bad appearance means bad care which means bad ownership, which means broken. Apartments, cars, computers. That philosophy applies to it all. So I go in yesterday to pay my rent. They say that the eviction will start unless I pay by the 10th of next month. So they take my payment, refused 3 times to provide a receipt, and then threaten me with an eviction. So I publicly embarrassed them by doing this recorded conversation in front of 4 residents. When I asked them to make some kind of document about me paying rent, they said they may get to it in the next week, if at all. But they want me to give them money on their word. They refused to write a receipt. I had to threaten a fraud lawsuit in front of 4 residents before they gave me my payment back. Go ahead. Take me to court for nonpayment.Update Jun 4, 2020. Rockstar Capital said they are the new owners. Not impressed. Look them up. Read the reviews. They are just as bad.

2021-06-16Great management and beautiful units! I have only been here a few months but I was sold immediately on the updated units, the clean and well kept grounds, as well as the kind and responsive property manager. In my opinion these units are very affordable and a great size. I would definitely recommend these apartments.
