I realized that I didnt have a google review for my time here. Dont be alarmed by the bad reviews. They are mostly from people who had a bad experience, and who only write reviews when something bad happens. Then when something good happens, they never give any credit to any of the good. People whined about the dog junk around, but that didnt bother me much because I would rather have a nice apartment and just deal with the dog junk.Most of these apartments are in acceptable condition. They have been around for roughly 8 years or so. They are newer and more up to date. Most of them are also nice and clean, too, so no need to worry about that. I have high expectations for the quality of apartments, and they definitely met my expectations. I liked using the gym and the drink machine there in the office, and I LOVED painting pumkins on that one day. Courtney, the property manager, is really nice, too! She is always wiling to find a way to satisfy residents. Finances can be hard, and they do different deals and discounts to help with those who want to sign a lease, but cant afford. I think it is worth it here!
I’ve lived at the Arch since Aug 2019! Any maintenance issue I requested got fixed in a timely manner, front office staff is really nice, amenities are pretty good, and I never really had a pest problem (maybe a random bug every few months but who doesn’t)! Don’t really understand the negative reviews. I would recommend them! Good amount of space for how low the rent is!
I’ve been a resident here since August 2019. I cannot stress how easy the arch made my move. From understanding leasing documents to telling me what to expect as a resident. This complex is definitely a hidden gem, don’t be fooled by the bad reviews…those are just people that didn’t get their way. Through covid and even during the winter storm, the staff worked around the clock to make sure we were safe!What you see is definitely not what you get. The arch will for sure make your college experience a positive one!
*IF YOU HATE YOUR CHILD, THIS IS YOUR PLACE!*Would rate 0 stars if I could.This place has roaches, in every building (I’ve asked other tenants) they don’t do anything for bugs and what they call “spraying” for them is using caulk everywhere. They use cleaning ladies to sweep and wipe mirrors down. Vent filters have never been changed in any building, dust will pile up QUICKLY on shelves/tv’s etc. the office is run by a bunch of 20-24 year olds who couldn’t care less to be there. Nobody know anything it’s always “let me put you on hold and ask the manager”. People are in and out staff wise quitting left and right. Wifi goes down frequently. They will show up and walk inside un announced no email, phone calls or anything ahead of time. Every year, your charged with a 1 time fee of $54 that nobody’s ever been able to explain to me what that’s for. Overall, this place is a shot box and a trap.
The worst place ever to live. I recommend to not live here at all. First the apartment was completely trashed when I moved in and when you move out, they expect the apartment to be perfectly clean. One little spot will be $50 charge. The walls in the apartment are so thin, you could hear from other peoples rooms. They dont care about work orders because at the end of your lease, they will just charge you for it. The staff is really rude and dont know anything about their job and the general manager is no where to be found ever. I have been trying to contact the general manager for 2 weeks now and she has been ignoring me and sending her staff to try to send me away. There is throw up and dog poop all of the sidewalks and parking lots and there is high theft in the area too. The apartment have done nothing about security but park in the wrong area and you will get towed within minutes. I recommend to not even make this an option. You are better off sleeping in your car.
The guy (initials are P.B) at the front desk gave me a tour. Then he proceeded to steal my phone number off the information card without my consent or knowledge and added me on social media, which was super creepy. Then he proceeded to lie to me about how he got my personal social media accounts. I also have not been able to get into contact with the site manager or staff since my tour. My lease was lost after your front staff decided it was okay to be a total creep and steal personal information that was required for the tour. Do not move in here, if this is what the front office is like I would worry about my safety as a female living here.
The Arch is a fantastic, small community to live in! My favorite things about this apartment complex are the maintenance speed, amenities, pool, and events! There’s multiple events per month that we can all attend. There’s tanning beds, 24 hr gym and study rooms, and a Starbucks machine (amazing). My unit was clean upon arrival with mostly not broken used furniture. I’ve renewed for another year, and look forward to another 12 months at the Arch!
This place is a huge scam. I would suggest not living here. First problem was that our dryer was broken after a couple of week, and it took a while to get a new one in. Second, our water heater kept breaking. Every time they would come to fix it, a few days later we would have cold water again. This was on going for a month or two, and no one knew why the water heater kept acting up. Replacing the water heater wasn’t on their radar. I heard someone say that they won’t replace items until it REALLLY needs to be. But, they finally replaced it after my dad did his research & talked to them. I also kept finding one or two roaches in my closet every month it seemed like.The move our fees are ridiculous. In December, this person kept banging on my door at 3 AM, and it persisted until 5 A.M. I called the on site security guard, but no one came. Then about a month later I receive a call asking if I called for the security guard. I told them the incident happened a month ago, and hung up the phone.The move out fees I received was close to 800 dollars. $700 of it to replace carpet in my bedroom, but it was like that whenever I moved in. I don’t know how they decide what is “damaged” & what is not. You’ll have to get your carpets professionally cleaned. Before I moved out, I steamed clean my carpets & the water was black. So, I don’t know what the carpet cleaners do or what, but that carpet was not cleaned.All in all, stay away.
Crooks. It has been over a year since I applied, but the collections account they created under my name is still haunting me to this day. I had a credit score over 700. Applied to live here. They sent me an email saying they would not be able to lease to me. Didnt make sense, but I went on my way to find a different complex to live in while going to school at UNT. I get a call a couple of weeks later saying that I need to find a co-signer to move in or I will have to pay over $2,000 before move in if I am not approved. I thought my application had just been declined and the only consequence was that I wouldnt be able to live there. Unfortunately somewhere in their contract (that they told me to sign online) states that even if you are not approved you still have to find a co-signer. If you cant, you have to pay a large sum of money upfront to be able to live there. They tricked me in to thinking I was applying for the apartment, but really they were making me sign a contract BEFORE I WAS APPROVED to live at the complex, leaving me to pay for an apartment I wasnt even allowed to live in. Needless to say I did not pay them, (considering I wasnt allowed to live there and didnt have the $2,000+ on hand they required before move in) and they sent my account to collections. I did speak to a lawyer, he said that what they did was not legal. (signing a contract before you are approved to live there and forcing you to pay even if you arent approved.) but I didnt have the funds the law firm requested to fight it. So, I am left with a collections account. I do plan on fighting this once I have the funds and do hope that it forces them to change their crooked policy that prays on college students. Evil company. Heed my advice; look elsewhere.
Let me start by saying thank you to Chelsie for helping us and answering all our questions recently. I do have to admit the maintenance department is a little bit slow but a lot of apartments are that way. The 2 things I would like to see improved is the trash bins situation. There needs to be one on each side not just one compactor by the front office this is very inconvenient especially when you have no car in the winter. And I feel like if someone renews their lease there should be something like a free carpet cleaning or some kind of cleaning since many times roommates are moving and the one left is stuck with the mess. But overall for a student apartment it is a great location and kind of fun atmosphere .
I find it hilarious that you guys are so strict on towing but never bothered to fix you gates lmaoIsnt this place supposed to be a gated community? Because anyone can literally walk in here. And I experienced that myself unfortunately.Edit: oh Also my friends car just got broken into here at your apartment complex. Nice security you got there lol
Zero Stars. The management is the rudest Ive experienced in any establishment. They are disorganized and lose your documents so when you complain they will tell you you never signed something.There is dog poop, fast food trash, and literal garbage covering the entire premises. I discover a new species of bug in my apartment restroom every week. Maintenance takes months to arrive for any simple thing. Once they wounded up breaking my sink even further causing it to leak all over my bathroom floor. Low security. We came home to a homeless man chilling in my roommates bedroom and we had to call the cops. For weeks onward we would see the same man hanging around the apartments we would complain to the front office and no one cared to do anything. They are friendly until you sign your lease. Once you sign, you are doomed. They charged me for damaged property that was already damaged when i moved in. Even now that Ive moved out they are haunting me threatening to ruin my credit.
I lived here for 2-3 years under the grove management and had no major problems.I recently moved back under the arch management and after 3 days had a major issue with the living conditions. When I was assigned my room it was quite clear they never cleaned the room prior to my move in. There was dust, dirt and surfaces stained yellow. It also didnt take me long to find the apartment infested with fleas. I find this unacceptable for an apartment complex especially since I am a clean person never having this issue before and moving into a unit that did not house any animals. This place has definitely gone down hill under the new management.
When my son first moved in two years ago the staff had not cleaned their apartment. Another set of college kids had just moved out. We did not get a discount for having to clean this up. There were massive fruit flies and the refrigerator was a nasty mess. The kitchen was also a mess. Since my son has lived there the fruit flies have came back and its been a huge issue. Electronic keys when lost are 150. to replace; dont lose them. They do not change out the AC filter we had to pay to have this done. The rent continues to go up. The allowed to have a cat with no deposit but when new owners came in they demanded a pet deposit even though my son had no yet renewed his contact, and they bumped up his rent which was not what my son had originally agreed to. They wanted me to cosign his apartment to lock in rates last year and gave me 1 day to do it.... Sign contracts electronically and get it back to them. I did not have access to a fax machine and they go rude about it. The young staff was very rude over the phone and via emails when it came to trying to work with me on getting the contract back to them. I feel numerous changes should be made
Honestly speaking staying here has been alright. I dont have much to complain about and not much to praise either. I am not a fan of the lack of kitchen space and lack of ceiling fans. those would be my two biggest gripes. I will say that maintenance and package notifications have been pretty speedy.
Upon move-in, our smoke detectors were not installed (they were laying on the kitchen counter tops), there were small roaches/bugs crawling around the kitchen floors/counter tops and the living room, no drip pans on the stove top, no ice tray in the freezer, the main light in my bathroom was out, one of my roommates did not have a desk in her room which is supposed to be included in each room, and the blinds in the living room were all bent/broken. There were scratches and dents all over the furniture and some of the kitchen table chairs were wobbly/broken. I was definitely disappointed upon moving in. I submitted maintenance requests on all the above stated problems within a few days of moving in and all the issues were not resolved until a week and a half later. A year later and there are still small roaches/bugs crawling around the living room and kitchen. They are in the cabinets, drawers, dishwasher, and even where our cups/plates/utensils are. It is disgusting. We have had pest control come out several times. We keep the apartment very clean, take out the trash regularly, and never leave food out. I moved here from 33 Degrees North and that was clearly a mistake. The only positive things I have seen from this place is only having gone over the electricity cap once, the various community mixers/events, and being close to Taco Bell & Whataburger. Make sure to read reviews prior to signing a lease here and be thorough in writing down any issues/damages you see with your apartment upon move-in so that you dont get charged for those damages when you move-out.UPDATE: 8/18/17Furious is an understatement. I received a statement from the Arch recently and it is absurd. I was charged $205 upon move out. I left the apartment cleaner than it was when I moved in. I have emailed the appropriate people and will be going into the office today to speak with a manager. There was a water leak from the bathroom above my bathroom the week before move out which caused water to damage the paint on my bathroom walls and leave water stains. Now, it appears that I am being charged for something that was clearly not my fault. Upon noticing the leak, I had submitted a maintenance request as well as had 2 office staff members come with me to my apartment to see the damages. They ensured me that I would NOT be charged for those damages upon move out because it was clearly not my fault. Well now I have a $175 paint charge for damages for my bedroom/bathroom. Do not live here. It will be the biggest nightmare of your life.
Im looking for someone to sublease my apartment. Rent is $602 every month for everything. I share the common area with two other girls but you get your own room and bathroom. Maintenance is pretty slow and you sometimes have to call twice for them to finally come. Other than that my apartment isnt run down and all the appliances work . The furniture had quite a few scratches but my room is nice and spacious.
Whats up yall I just graduated #TWU, honestly I did not have too many problems with The Arch/Grove living here my 3 years/2 apartments through college (I was mostly too busy to be at my apartment anyways). HOWEVER, the condition they want you to leave the apartment in was a little bit unreasonable in my humble opinion, I was charged $800-$900 after living in my second apartment there. (I was in this apartment for a year). Without these charges they would have gotten a 3.5 from me. The living experience here is a 3.5 overall, its the prices and the charges after you leave that makes the rating go down. Its college you live and you learn I think renting a house in Denton might be the best option honestly.
I really wanted to love it here. I have only lived here for about 2 and a half months but every day there is something happening. My over all unit experience is okay. The neighbors and lack of respect and safety is what makes this place so awful. There are always people fighting and yelling. My downstairs neighbors have zero respect during the quite times. I work at 6 am. So I get very little sleep. My unit always smells like weed because of my downstairs neighbors. And no amount of wallflowers have helped. There are parties all the time and so my sleep and study time is always kept to a minimum. There are always people at 2-5am in the patio/porch area yelling and talking...its right next to my window. So again, VERY little sleep. My roommates and I are also convinced that there are homeless students living here. We always see random people in the hallways setting camp. We also keep hearing conversation in the middle of the night coming from a closet in the hall. My roommate has made several complaints but nothing has changed. I love our unit so much but I have already made up my mind that its not going to be enough. This place lacks security.
Not really sure where all these negative reviews are coming from but Ive lived here several months without any issues. My apartment was clean when I moved in and the staff is definitely some of the friendliest Ive ever encountered.The staff seems to go out of their way to keep the place up to date and to communicate with the residents ever the most mediocre of occurrences.Long story short, if you need a cheap place to rent long or short term, the Arch is just fine.Btw the internet is included as are the rest of the bills and the internet is insanely fast. Its also easy to get set up unless youre just completely technologically inept
Im a parent of a student living at The Arch. I decided to write this hoping I can help another parent and/or student. If I see things change I will update this post.What you actually move into looks nothing like the model apartment. I understand that happens but the condition of the furniture is not in good condition. The current manager is very nice and is trying but there is a long ways to go at this property. My daughter regrets moving here. There is a reason for the price and the gift card giveaways. The maintenance men take several days if not weeks to fix minor issues. I suggest you put your request in writing and be prepared to follow up to get the work done. I also suggest you make sure you get everything that is promised/said to you in writing. After visiting other apartment communties, I know there are others that I would consider worse than this one but this community needs a lot of improvement.
If I could give 0 stars I would. The Management sucks. Mainly Ellis and Courtney. They have no respect for your privacy. Always coming in and out of your apartment WITHOUT THE PROPER NOTIFICATION. They’re very rude. Then they charge you ridiculous amounts of extra fees and will lie and say “oh we can do this for you” then turn around and charge you twice the amount of your rent for the thing they just said they wouldn’t charge you for. I absolutely hate this apartment complex and I wouldn’t recommend anyone staying here. I regret renewing my 6 month lease with them. I’d rather sleep in my car. There’s only been one helpful person and I can’t remember his name but it’s like he doesn’t even exist anymore sadly.
My experience with this place was so horrible Im not sure where to even begin. On move in day I arrived to an apartment that was FILTHY. The shower/tub in my bathroom had hair all in it as well as the sink. The couch had stuff all in the cushions and when I flipped the couch upside down there were spiders and their nests on it. The coffee table was broken (they did however bring a new one quickly) and the mattresses in both bedrooms were stained yellow and smelt nasty. Because the mattresses were so disgusting we refused to stay there and we had to wait about a week for new ones to come. The kitchen had nowhere near the amount of space or cabinets that we were told it would have. When we viewed the model apartment we were told our apartment would be exactly like that, just maybe flip-flopped which is understandable, but our apartment most definitely was not like the show one. The garbage disposal did not work when we moved in, the fridge had bugs all in the bottom of it, food was left in the fridge, and dishes were left in the cabinet. If this hasnt made you realize what you might be moving in to let me tell you what I went through while living there.The first week I stayed there during fall classes I woke up with bug bites all over my hands. We actually had to call someone from the city because we thought there could possibly be bed bugs. The bites looked as if it were, but we were unable to find any bed bugs. When I told the office staff about the bites I was told that there was no way I had a box spring mattress (apparently there were only a few box springs on the property) but I was angry that I was being accused of lying about the bites and the box spring. The city worker must have told the office something because the next weekend when I got back to the apartment the box spring was gone with a new frame. Speaking of the frame, I had a guest over and when we were getting ready for bed the frame actually broke and we fell to the ground. So that night I had to sleep with the mattress on the ground and wait for the frame to get replaced.Get ready for BUG PROBLEMS BIG TIME. The entire time I lived here I fought bugs constantly. Spiders, ants, and silver fish. I sprayed the entire apartment multiple times with my own purchased pesticide and traps. Even by doing this I couldnt keep up with the bugs. I did request a few times for the pest control company to come spray. Dont even bother asking them to come. The guy comes in with a side backpack and one can of spray. He literally sprayed it around like a can of febreze and it took him a whole 2 minutes. When I complained about the bugs to the office one of the workers laughed at me and said, I dont really have a problem with bugs. Its not a big deal. Excuse me, but I dont care what he does and doesnt like. Get ready to deal with staff that clearly doesnt care about your concerns.They also allow people with keys to your apartment to come in whenever they need to do work without letting you know beforehand. Multiple times I was literally naked and could hear the front door being opened. I couldnt even make sure that they worked there because they had no clothes on that made it look like they worked for a company. Twice they came in to fix the windows without my knowledge and left windows unlocked afterwards. That wouldnt be a huge problem but I lived on the first floor so that is kind of important.The whole time I lived there the gate maybe worked 2-3 weeks. Even though it was broken I was still having to pay for something I was not receiving. They also did some new renovations like the gym. But while they were renovating it for a few months I was not able to use it, yet I was paying for it.If you want to have a guest over they have to park in the visitors parking lot and register their car on an app. If you dont do this their car will get towed. The tow truck is extremely shady. They sit with a timer waiting for the time to expire. Pictures included, including a picture when I first vacuumed and they tried to tell the carpet was cleaned before move in
Living at the Arch was one of the worst experiences of my life. From the day I moved in the staff was rude and disrespectful. After getting to my apartment, my father and I quickly realized my bathroom sink and shower drain were infested with fruit flies. Shortly after move in our apartment was broken into while we were inside, a police report was filed, and the arch was made aware of the situation. Not once did they ever try to reach out to me or my roommates to see how we were dealing with it or even file an incident report. Fast forward one month and we are still dealing with the trauma and maintenance came, I was in the shower when they got there, and no one else was home. He came into the apartment and I quickly got out and kindly asked him to come back later and his response was “No.” I was in absolute shock that they wouldn’t leave my home and the place that I pay for. I called the front office and told them that that was NOT okay. A few weeks later, management came in UNANNOUNCED. There were a few faint knocks to the point I thought it was a neighbors door they were knocking on, but they did not shout “management” to let us know they were here. I was in my room and they just walked right in. Due to the previous break in I began to panic, someone was in my home and I didn’t know who it was. I texted both roommates to see if it was them because they were both supposed to be at work. It wasn’t them, so I grabbed my pepper spray and cracked my door to see who it was. He looked at me and said “I’m doing an inspection.” I told him how I didn’t hear him and again asked them to come back later since I knew my roommates were no longer okay with having them here without us all being at the apartment. He again said “No, this won’t take long.” I told my roommates to what was happening and they were furious. They told me not to let him go into their rooms because they were not comfortable. I told him what they said and he looked at me and continued to walk into one of my roommates rooms.Now, I am a member of the Alpha Phi Sorority at UNT and I have already let each and every member know what happened to me while living there. They don’t clean any equipment. They’ll tell you there’s a security officer.... there’s not. The gate by the highway is broken. The front gate rarely ever works. We were supposed to be able to swipe in with cards to get in the gate and those don’t work either.DO NOT MAKE THE SAME MISTAKE I DID.
I have lived at The Arch for almost three years now and I can say that it is a great, well rounded community. They have made big improvements since Ive moved in such as adding a 24/7 Fitness Center, renovating the gym, more community events and slowly rolling out new furniture. The staff here at The Arch are also friendly and helpful. It is located at a convenient place for both UNT and TWU students. They offer a lot of great amenities and one of them being the Starbucks Coffee machine. There are some minor issues like the furniture getting old but I believe they are slowing working with that. The guest parking/towing thing hasnt been a big deal to me as long as you register your friends on the app when they tell you that they are coming to visit. I get why the apartment did that cause if anyone could get to park there they would because its so convenient to park there and go to school where its a pain to find parking and buying a parking pass is overpriced. It is also a gated community but I feel as if they could improve on the gate and make it faster to open and close other than that it is a great community to live at.
My daughter came to visit a friend for a bit. She parked in the visitor parking area, which is what you do when you go to an apartment complex. Still, her car got towed and I had to pay hundreds to get it out for her. We came to learn that you have to be registered with an app. No initial warning or anything. What a terrible way to treat your tenants guests. I guess it is worth it to them to get an extra dollar.You can determine by all the other terrible reviews that this is a horrible place to live. It is obvious that they have no regard for the people that live there.Steer clear of this place.
I cannot emphasize enough not to move here. Especially if you do not have a lawyer. I have had multiple issues since before I even moved in, and every month seems to bring a new issue that will not get resolved. I could write an 100 page essay on everything wrong with this place, but my latest one involves my vehicle being towed despite there being a visible parking sticker. When I arrived at the tow company (Texas Impound Services), the sticker was no longer there. I called The Arch and explained to them the situation, but they refused to do anything because they did not register my vehicle or give me paperwork when they (a young lady of Asian descent) gave me a new sticker. Basically, someone did not follow protocol on their end and they left me with the $200 bill. I tried to calmly and peacefully get it resolved, thinking they would be understanding, but nobody seemed to care. I should not have to get a lawyer involved (which I am) for something so small, but this complex will never admit to any mistakes they make and will make it seem like it was your fault. I feel so sorry for the people that do not adhere to all the bad reviews and experiences and choose to move there. If I may quote The Arch in Denton, “It’s your fault.”Update: I called the supervisor of the group who owns the property and she did not have the decency to return my call. Instead, she had a local manager call me and do everything I previously said they would do. This alone should tell you about how much they care about the residents. You are nothing but an insect with a wallet to them. Please do not move here. You will regret it.
DO NOT LIVE HERE. I wish I could give The Arch zero stars. It is one big scam and all of my roommates have now had at least one of our guests towed because of that stupid parking app. Management talks to you like you are incompetent and they do nothing to make your stay more comfortable. From day one it has been awful. They didn’t even do a walk through of our apartment before we got there. There was furniture tossed about all over the place. We had to stay in a hotel the first couple nights because of how gross it was and they were not the least bit apologetic (and we are not picky people) if you live at the arch you will be just another dollar sign to them. They do not care about you, your well being or your feelings. Ignore any of the good reviews you are reading on this page because they are more than likely fake. DO NOT LIVE HERE
Horrible. Horrible. Horrible. My son subleased an apartment for a summer class at this place, and it has been pathetic since day 1. Parking. Exactly as others have stated, atrocious and it is a huge scam. Im pretty sure someone is getting a little backside $$$ on all of these towings from both residents and visitors. Maintenance. Nothing gets fixed, period. Broken appliances and lack of responses to requests. And here is the kicker... if anyone is looking to sublease, just dont do it. Ever. Ever. Ever. We received a bill for over $600 of repairs for items that were noted upon move-in and inspection that the complex said would be taken care of. And when you call to speak to someone, they wont take calls on the matter. They will only communicate via email. Huge mistake with this place. Renters beware.
Hello everyone,I unfortunately did not have a pleasant experience living at The Arch. I liked the front desk staff and the property manager was nice, but everything else was a trainwreck.I had a similar experience to many of these reviews, move-in day I opened the door to a dirty apartment. There were bugs everywhere, small pieces of trash littered the floor, and the floor was so dirty if I walked around with bare feet my soles would turn black. There were already damages in the place: the fridge had broken shelves, the drip pans were disgusting, and there were many scratches and markings on the furniture and walls. Now I know this is student living, and I dont expect the place to be perfect at all, but I was just very disappointed to what I came into.The second week there our washing machine broke. We immediately put in a work order and they promised to get us a new washing machine within the next week. A week went by, and another week, and another. We would call or go to the front desk asking multiple times when our washing machine would be replaced. They kept telling us it would be in within two days. We were told this multiple times over the course of a month. For an entire month I had to drive to my parents weekly to do my laundry or pay to do it at a laundromat. It finally arrived a little over a month later and when I looked at the tag that was on it, it said it was shipped from Canada. Why did we need a washing machine from Canada when they could have easily and more wuickly gotten a cheap one from Sears??One evening my roommate knocked on my door and informed me the kitchen was flooding. I walked out and saw the water closet was flooding and upon further inspection realized it wasnt just any water, it was sewage water. There were chunks of fecal matter and toilet paper covering our kitchen floor. We lived on the first floor too, so it was not just our units sewage, it was the entire buildings sewage flooding into our kitchen. I was absolutely disgusted. We called maintenance and they came out quickly to fix the problem, but the maintenance guys idea of fixing it was taking my Swiffer mop that happened to be in the entry way and shoving the handle down into the drain to unclog it. Later they cleaned the kitchen which was really just vacuuming up the water without any type of sanitation. I bleached the entire floor as soon as they left, I was extremely disgusted.However disgusting it was the first time, the next two times it happened were even worse. Yes, it happened a total of THREE times while I lived there. The only solution they gave to fix this problem was to send out a letter to residents asking them not to flush things down the toilet. That was it.The last time, maintenance workers entered my room to see if my bathroom was flooded and tracked seesge and fecal matter all over my bedroom carpet and my rug. They did clean these later free of charge but coming home to poop on my nice rug and floor was not pleasant at all. I was also offered a room change at this point but it was the beginning of finals week and I was going out of town straight after so I did not have the time nor energy to move all of my stuff and decided to just deal with it until my lease ended.The rest of my time there was not as horrific as the sewage flooding epidemic that plagued us. I did have another major flood in my room from the water pipes outside freezing and bursting (which is no ones fault), which they came and fixed after my frantic EMERGENCY call to maintenance.The maintenance people also put in the least work possible to fix our problems. For weeks our water heater thermostat would lower and wed have no hot water. Id put in multiple requests for it to be replaced and they would come in and just reset it. But a week later it would happen again.When I moved out I was charged $240 in damage/cleaning fees (mainly broken lightbulbs I was unaware of, and $180 to repaint some walls I never touched). I am so done with this place I just plan to eat it and pay the $240 to never have to deal with them again.
NEVER THINK ABOUT LIVING HERE.Its the worst apartment ever!The management here is really bad. They will do whatever they can to take more money from you. They will put some utility fees even if you did not stay in the apartment for one whole month!!The internet connection is slow. They told us that they did improve it but that wast true. It still really slow.The maintenance will never come and fix the problem in time. They will take more than one month to fix the air-conditioner !! I had to go there everyday to tell them to come. Not only the service is bad, but also the security there is really bad. My friends bikes were stolen more than once, and the management did nothing about that!
PLEASE DO NOT LIVE HERE! upon move in, almost a year ago now, we walked in to a dirty apartment. Trash on the floor, stains and dog hair all over the couches and chairs, no blinds, broken furtinure, holes in doors, hairs all over floors and beds, mold on ceilings and window sills, dining room chairs stacked on top of the one of the beds. Our apartment had obviously not been walked through and no one at the arch cared. Collectively, my roommates and I pay $1,872 a month and that is entirely TOO much to be living in a place that doesn’t use that money for its residents. It just seems like they use that money for the lobby area and new pool furniture which only like 10 people utilize. A week after moving in I went and spoke to Piper, one of the managers at the arch, and she wrote down all the things that I told her still needed to be fixed in our apartment. Some of them were fixed, but still, to this day, almost 11 months later, the request for the BLACK MOLD issue to be fixed AND the hole in the door to be fixed has still not been fulfilled. Someone did come into my bathroom and paint over the black mold though!!!! definitely fixed the problem, guys!!! Great job!! The apartments bathroom or pipes above my bathroom have been leaking onto my ceiling for years now and just 2 weeks ago and maitenice man walked in my bathroom and was astounded that pieces of the ceiling hadn’t caved in and started leaking yet. Very reassuring! I could talk forever about issues wrong with our apartment itself but let’s move on to parking!!! When we moved into the arch, visitors had to park in the lot labeled “VISITORS”. Then months later they introduced a new rule that visitors had to download an app and enter in their name, car make, model, color, license plate number, and the last 4 digits of whoever’s phone number is attached to the apartment your visiting. AND with this new app, we can each only have 1 visitor over at a time. this is a student living apartment complex AND we are in a college town!! We would not have singed a lease here knowing that all our own friends couldn’t even park in the parking lot, or that we couldn’t have the opportunity to have our peers come over and study/do a group project because we can only have ONE PERSON OVER AT A TIME. My roommates, and I have all have had someone towed from visitors lot of the arch because of this awful system they introduced half way through the school year. One of my friends was towed because she had visited me at my apartment more than 3 times in one week. Was never told about that rule and why is that even a rule?????? She was towed during Christmas break, when there was about 4 cars in the whole visitors lot. I had put all of her info in the app but the app aparently kicked her out because of the “no visiting more than 3 days rule” .. or at least that’s what the front desk told me. The Arch gives no cares about who lives here or what problems are wrong with your apartment. Because the money you pay is just gonna go to something like a food truck that they bring in for 2 hours in the middle of the day while everyone is at school or work. I have so many more awful experiences with The fArch but I will stop here. I am usually not very picky when it comes to living space but when an apartment complex is paid so much money from so many students a month and charges students for damages upon move out and doesn’t even fix those damages or help their residents out with issues in their apartments, it is very hard not to be upset about it.PLEASE DO NOT LIVE HERE. Dont move here. The roommate matching is just sticking you with whoever they want and the apartments were dirty on move in day. The roommate they stuck me with leaves a huge mess whenever she goes and has said she hated me just because. When I moved in the kitchen tile was coming up, furniture was old and rundown, theres a giant crack in my bedroom door, shower drain is clogged, pretty much everything was a disaster. Also, the smoke alarm goes off anytime we use the oven for any amount of time. Maintenance requests were only handled when I emailed the manager threatening to break the lease under negligence. I wish I never wouldve signed the lease, this place is a huge scam 0/10 would not recommend. Side note, dont believe the managers apologies for these bad reviews, they are only looking to make money and are not accommodating at all until you threaten them. THIS PLACE IS THE WORST NIGHTMARE OF AN APARTMENT I COULD THINK OF DONT MOVE HERE
This is probably the worst place to ever stay and I do not exaggerate when I say that. Management is shady he will say one thing to you then never remember making said arrangements. They love to con you out of money in all ways possible! Maintenance likes to take their time getting things done. My roommates and I went 3 months without having hot water and we constantly told them we needed it fixed. The walls are thin and the neighbors can be very inconsiderate. Would not recommend living here to anyone and wish I would have known more about it before signing my lease here
Apparently the Arch has tried to hide my facebook review on this place so I’m moving to other platforms in hopes of saving people from moving here. This was my experience:We arrived move in day, more than ready to be back in close living proximity to our college jobs and friends, and our apartment was completely skipped. Absolutely revolting. Our furniture was broken, some were on the beds, the entire dining room set of chairs were in my bedroom, there was mold in my closet and on my roommates ceiling, there was (and still is) a hole punched through my closet door, and I swear I could’ve picked the person that lived in my apartment previously from a line up JUST FROM THEIR HAIR. Now, I understand mistakes are made, but we formally requested all of these things to be fixed immediately and were treated like children. It wasn’t until my grandfather got involved and had to contact the regional manager that anyone took us seriously on our demands. That took over two months and still there are things on our list that were never addressed. When we asked for the floors to be cleaned for us since our apartment was skipped, the cleaners used our magnet letters on our fridge to (and I kid you not) spell “LIL BABYZ” because we complained to upper management. We have since embraced this name and decided if we were to start a band that would be our name, but the professionalism of the company is inexcusable. Also, any time they have something they need to look at or fix in our apartments, we get ZERO notice that they are going to enter our apartments. It’s an extreme invasion of privacy and we often have no idea who these people are because their staff changes so often. Also they expect us to replace any burnt out light bulbs, bent blinds, the drip pans on the stove, and get our carpets cleaned for them when we move out which is something they nor the people that lived there before us did for us? Ridiculous. I’m already leaving this place way cleaner than they gave it to us and they’re expecting us to clean more? Also do you really think I want any carpet cleaners in here with our stuff again after the last incident? No.I’ll move on from our apartment itself because, if all of this and the $621 a month for these conditions doesn’t convince you to move past this one, then I don’t know what will. I never write reviews, I should mention that. They have driven me so far past angry that I have trouble articulating it. I’m a very busy college student and this apartment has only caused me stress and heartache.I specifically asked when I signed the lease how the visitor parking set up was for this apartment. It used to be open visitor parking. Then they added the app.I was finally driven to write my review because my friend came over to talk with me for a total of 10 minutes about a project I’m editing for her. I showed her the project, she dropped off the files, and in that short amount of time she was towed from visitor parking. I wouldn’t have even had time to register her anyways, because there’s no way they didn’t tow her directly after she parked. The poor girl is out $188.30 for talking with me and not putting in her information fast enough. That is RIDICULOUS. Also, I don’t have service in the parking lot!! I can’t register them out there because I need WiFi so the excuse that they are BOUND TO GIVE about registering beforehand is nearly impossible. Get rid of your predatory towing practices and then get back to me about following directions on a stupid, money-grabbing app. Me and my roommates have all had friends towed now (a total of $564.90). I can’t imagine how much they’ve made off of college students here so far because they take nearly all of the cars in the lot any time the towing company comes by, clearly without any regard as to if they registered in the app or not because my roommates’ friends were registered and still got towed.I am counting down the days till my sweet, sweet release from this place.

So glad I moved out of this place if I could give this place a zero star I could! The staff is very inconsiderate and disrespectful to its residents when were the ones basically the reason why they even get a paycheck and the management is laughable even heard them talk about bad about me and other residents on a daily basis which once again proves they dont care about the well being of its residents all they care about is getting you to sign a lease. My roommate matching wasnt bad overall but the neighbors were the worst of all they were always throwing parties super late along with having dogs that cant shut up! Talked to management on several occasions and they never did a thing about it. It has been a very disappointing experience overall as a whole. if those things were fixed I might have a better review to write and I wouldnt recommend anyone to live here.
I have been living here since August of 2017. Overall my roommates and I like are unit and it’s convenient when going to school since the bus stops right in front of it. However, I would not recommend this place to anybody, you will regret it as I did. If you are thinking about leasing here I would recommend going somewhere else. Over the last 3 months we had had homeless people living in the storage room outside our door, people yelling and talking outside our windows in the middle of the night, the smell of weed and cigarettes from neighbors coming up through the vents, parties from neighbors at all times of the night, and hearing people arguing and fighting slamming into the walls. Several complaints have been reported but nothing has yet to be done, and nothing will get done. I can guarantee my roommates and I will be moving out at the end of our lease.
This place is managed horribly. First of all, the front desk staff didnt have my mail box key when I moved in. They told me to come back in a week and they will have it ready. I went back, and of course, it wasnt ready and the staff didnt even know how to make me a key. Secondly, when you sign your lease they say all utilities included, but they always put flyers on everyones door to conserve water when they run the sprinklers on days its pouring down rain. Thirdly, there are silver fish ALL IN THE ROOMS. My 2 roommates and I found 5 within the first week of moving in--been finding them ever since. Also, When I missed a payment deadline, they cut off my internet. I wasnt upset because it was my fault, until they took forever to turn it back on. I spent 48 hours making phone calls to the staff asking to speak to management, and they happened to be in a meeting every time I called. I was promised a phone call before closing, and nobody returned my phone call. I took matters into my own hands, and contacted the Internet service provider and they didnt want to take the blame for it, either. I was never helped, so my roommate put the router in his room so we can have Internet. In addition to, they wouldnt even let me pick up my own brothers packages for him while he was working. Its apparent that I have access to the same mailbox for all of my roommates, but when it comes to items that dont fit in the mailbox, you need to be physical present. Even if I had him on the phone with the email confirmation in my hand, the staff still wouldnt hand it to me. Note: The package doesnt even require a signature upon delivery. Not only did I have issues with the staff, my roommate came home to his bathroom trashed with wet clothes from the toilet. Apparently, maintenance came in to unplugged his toilet and didnt even leave a note or anything. My roommate didnt even call for maintenance, but they barged in and left it a mess. Lastly, they dont accept cash or card. You have to pay by money order, check, or online. They know online is what people prefer most, so they hike up the fees. I paid a good $20 in fees doing it online, because I was out of town for a funeral. To the mailbox situation at the clubhouse all the way to my apartment unit that was invaded by little critters, my first apartment experience was dissatisfying.
So when I first moved in I moved in with roaches. They sprayed every week and that did nothing. I went to investigate myself and found out where they had been living. After a few requests to get that item that contained the roaches out they came and got it. We had no choice Diana the old manager really did not care. She looked stressed as any lease manager at the arch looks. I also moved into the scratches on the wall brokenchairs and other broken furniture. The type of material they use for their toilets and sinks is horrible as well. Its stains and gets dirty for noreason. There is a lot more I have to say but wont comment on at the end of the day these are a nice sized apartment. Theres too many different managers that have came in there has been threesince I live there one year. The staff that they have at the Front are pretty nice for the most part Jeremy and Piper 10x better, but they still have ALOT to work on. Piper added more decoration to the front office food trucks and fun activities for the residents to do
There are a few staff members that are very helpful and then there are those that are rude. Maintaince takes forever to fix a problem even when you tell them its an emergency. They do not have security like they say to monitor the noise levels late at night. When I moved in it looked as if nothing was ever cleaned and I did not even have a desk or chair in my room which should have already been there. All the apartment does is gives out excuses and claim they run out of visitor passes. I got into a car accident and when I asked for one they said I would have to park in visitors instead of giving me a visitors pass, this was extremely unacceptable. Why should I the resisdent that pays to live here have to walk far distances to my apartment when I should be able to park closer. Would not recommend this apartment to anyone and that is why I am not renewing my lease.
I was locked out of my room recently due to a faulty mechanism/battery in my lock at around midnight. I had my key and it worked to lock it on my way out but when I came back it would not work. Tried calling the front office to find a 24 hour response but couldn’t find a number even though in the lease it mentions about re-entry into apartments during non-business hours but if there’s not a number provided, how does that work? I left a message on the office phone and had to sleep in my car because I’m new to town and don’t know anyone so I can’t crash somewhere else. My roommate also had to sleep in his car. My roommate got a phone call saying someone would met me at our room to get in but it took him at least 30 minutes to get into the room. Eventually I got in the apartment and the battery was changed but not once did I receive a follow up or an apology. Other complaints about the complex including taking long time to get the gate working properly and there was trash being thrown around the parking lot for almost a month after move in. I moved in with lightbulbs already out and not replaced before I got in. Staff never follows up with anything. I tried asking for a coffee table instead of an ottoman and they said they would do it but never did. There have been several times I’ve been woken up at 3am do to people partying it up outside my apartment or loud music.There was a loud argument one time in the parking lot and police had to come which was also at like 2am. Already looking forward to moving out after this year.
Dont live here. I have for two years now and am glad to be leaving soon. First of all, the security gates stay broken because idiots bust through them with their cars and apparently they just dont care to fix any of the fences. Secondly, parking is atrocious. It was bad before they implemented the rule that visitors could only park in the visitors lot and also put their car into an app to show they were legally parked in the visitors lot. My roommate got towed within five minutes of parking a rental car there and she was trying to download the app to put the car in and they towed anyways. THen, my mother is HANDICAPPED. When she came to visit, they said it was fine for her to park at the handicap spot at my building if it were open. If it was taken by another handicap vehicle, she was told to park in the visitors lot by the front gate or park at the next building overs handicap spot. I dont know about you, but handicap people dont get special spots because they can. Its because they are HANDICAPPED. Thats ableist as heck and extremely morally wrong. Also, we have obnoxious upstairs neighbors who stomp so loud throughout random times 24/7. We complained to the office after their stomping led to a light dome falling off our ceiling and SHATTERING nearly hitting my roommate in the head. They did nothing. The light got replaced by maintenance AND IT HAPPENED AGAIN. We complained to the office again and they snootily told us that they cannot change the way a person walks and its not loud music so they arent going to do anything about it. Uh, I am a 200+ lb woman and I live on the second floor and I do not walk like that to cause things to fall and shatter. Thats some BS. These arent even heavy footsteps they are STOMPS. In the lease agreement, THE LEGAL BINDING DOCUMENT it states we have the right to complain about any disturbing noise to the office. A shattered light is whatever though! No big deal at all! On top of that, the security officer is impossible to get a hold of. There have been some shady characters around here as of late as well as car burglaries and apparently the security officer is a ghost.TL;DR dont live here if you, friends, or family are handicapped. Or if youre concerned for your safety and to have some peace and quiet. Even if you are formal, polite, and always pay your bills on time, the Arch does not care about you. They really dont. It sucks to feel like youre just another dollar sign.
All of the things you can associate with moisture in the walls, youll get here. I moved in and found a mushroom growing out of my closet baseboards, I have daddy long legs coming to say hi every other day, fruit flies all over the place, and youll always feel a little clammy. The management is great, but theres only so much they can do about the place not having enough insulation. I hear my upstairs neighbor on the daily, to the point where I know he plays fortnite every day.
I thought the Arch would be a great place to live because they allow pets and the location of the apartment complex is convenient for school. However, after living here for a while, I try to warn away any prospective renters. If you are choosing The Arch so that you and your furry friend have a home, then I strongly encourage you to look elsewhere.The Arch does NOT take care of their residents. If you have any issues that require the Arch to act in a timely manner, you are going to be disappointed. Unfortunately there is also a severe dog problem on the location. There is a Leash Law, however nobody enforces it. I was attacked by leashless dogs on several occasions. Two of these occasions required me to seek medical attention. My dog and I have both sustained injuries that were met with no action.Apartment complexes are not required to file reports or protect their residents, but all I asked for was for whoever is in charge of writing the reminder emails (which are sent out several times a week) include a message about protecting residents dogs and using a leash. The Arch, like many issues I have encountered and like issues that you WILL encounter, did nothing.It feels terrible to live in a place where you cant walk outside without worrying about an irresponsible owner, a complacent administration, and a powerful canine sprinting in your direction. The Arch will doubtlessly include a snarky response about how sorry we are that you didnt enjoy your stay. Im sure that is all I can expect from this place.Furthermore, The Arch gives strangers access to your apartment without notice. You may come home to find a strange man digging through your closet. Why? Well, you have to trust whatever explanation they give you because you are very rarely informed of these random maintenance sessions.Due to the quality of the Arch apartments there are a mass of parking spaces that go unused throughout the course of a leasing session. There are visitor parking spots which are now to be enforced by towing agencies. The annoying part about this is that there are a finite number of guest parking spaces available. When these fill up, your guests either have to visit another time or park outside of the complex and walk. Whether there is money to be made when working in tandem with towing agencies or this is another side effect of administrational incompetence, I’m not sure.Also, there are very few people at the front desk that you can trust to handle your issues. I found that on average I would have to confirm information 3-5 times EVERY time I needed to talk to someone at the front desk. So that is super fun.Lastly, when I moved into the Arch, my bedroom door was on the floor. I’m still not sure what happened to it, but it looked as though someone ripped it from its hinges and left it. After moving in during August it took until mid-October to get a replacement door. The worst part is that I had to obtain a lawyer in order to force the Arch to replace something as simple as a bedroom door. Otherwise, I’m sure I’d still be using a curtain for privacy.Respect Yourself! Don’t live here.
Theyre about to start pushing their predatory renewal programs, this usually starts in November for leases that end in July. Renewal beware: I was promised (and signed an agreement) to receive a $300 gift card 30 days after move in 8/01/2020. Still have yet to receive and the office keeps pushing the date Im expected to receive it.(EDIT)10/6/2020 I received it a few days ago only two months late.
Oh man where to start. First off the apartment complex has at least one weekly visit from the [police for violence, theft, vandalism, or drug related incidents. The parking lots are not safe, multiple of my neighbors and my self had car break ins, stolen motorcycles, and vandalism of our cars. On multiple occasions i have had people try to scam my friends or steal their wallets IN THE PARKING LOT!! Literally had someone throw a fire extinguisher off the fourth floor onto my roommates car. Many people, including me and the groves own employees have requested more security for the apartment but the general manager blew us off and then more vandalism occurred. The staff loves to claim that they are safe and care but they are far from it. Even the groves own employees have quit because they didnt want to live there because of how much vandalism occurs there.When you move out and get your minimum of 300 dollar fine, they refuse to do anything for you and say that its too bad just pay up (even if your apartment is spotless).On top of all that when u decide to leave the apartment complex at the end of your lease, the general manager finds every single blemish in your apartment and charges you outrageous prices to fix. My roommates got 700 and 850 dollars in charges each.The apartments are beyond chinsy. The chairs break after a month or two and they charge 17 dollars per person for them at move out. The couch is extremely uncomfortable. The table is wobbly and breaks after 7 or 8 months if used frequently. Toilets clog every other time you use them.I lived here for two years and by the time the second year came around i regretted signing the lease, the staff changed and became a scam for money around every corner.Just avoid this apartment, there are way better apartments for the price, Goto the Forums or the republic or even mid town (Way better quality and less money grabbing) just pls stay away from here.
Apartment was broken into first night I moved in, Infested with ants and flies, they treated for ants worked for about a month, ants are back. Door lock didnt work for first 5 months anyone could get into the common area, once they fixed the door lock no one could get in not even me, Had over 5 maintaence request to have the door lock fixed. Recently replaced door lock decided not to work yet again leaving me locked out when I got off work at midnight. Have had to leave my front door unlocked several times due to not being able to lock it because they refuse to correct the issue. When I moved in all the furniture was damaged and floors were very unclean. Found a bra and panties on my roomates side and on my side found food wrappers and rotting food. Several other issues that took way longer to fix then what should have been. Also dealing with the staff is fairly 2 faced seeing how I signed paper work and then when I call about the paper work they dont have it amd I was stupid enough not to make a copy. If you have taken the time to read my experience at this terrible establishment of an apartment complex never Never ever Ever live here at all cost. Speaking of cost they tried to make me pay for burnt out light bulbs when I moved in and my overage on utilities has been steady at less than $4 except the las 5 months its been doubling a compounding when I hardly ever use the A/C my apartment being at 80 degrees constantly would vouge for that.
With all the reviews I thought Id leave my personal experience. If youre looking for a student living apartment this is it. The furniture comes with the room and is very recently updated. The rooms are fairly big in comparison with other student living apartments. The staff is knowledgeable and very put together I enjoyed having access to the gym 24/7 and the pool was large and not too overwhelmed with people. I currently live in another student living apartment and am seeing how bad student living could be. If you are looking for fully funished houses in Denton, I recommend this one!
Parents and students if you are looking for housing in Denton, skip this facility. Several maintenance issue that took weeks to address. Some of which include several sewage backups in which cleanup was dismal. The problem was from the units above. Raw sewage in the kitchen and carpet in the common area. Weeks without a washer after the one provided in the unit quit working. Days without internet. Upon moving out a bill was sent with ridiculous charges including $15.00 light bulbs, painting in the common area (with the two other roommates still in residence). Total charges almost $300. There was no damage. Disappointing experience.
Save your time and money and look elsewhere. Many things were missing/broken upon move in. Most of the staff is nice, except for one guy who you can tell hates his job and all the people who live here. I went to pick up a package from him today and I told him I was there to pick it up and he replied, Okay, I guess. Thats no way to treat residents. Overall, you dont get what you pay for. Our apartment is crawling with bugs after months of putting in repeated work orders. Do yourself a favor and do NOT live here.
*****DO NOT LEASE FROM THESE PEOPLE******Where should I start....1. When I first leased from these criminals I was told I could not view the apartment Room I was moving into until I signed the lease. DO NOT LET THEM FOOL YOU WITH THIS! You are entitled to view your apartment BEFORE signing.2. So believing that this was true, I signed up for a year lease. Come to find out the room they gave me smelt overwhelmingly like cat pee.3. I complained for several weeks that they needed to fix this problem, and each time they said it would be fixed. They even tried and convince me that my room was just deep cleaned. Upon inspection, the carpet was not wet/damp and it smelt just as bad.Finally, I had to send a letter threatening to terminate my lease due to unhealthy condition of the apartment.For those of you needing help with a similar situation, please refer to Texas code § 92.052. If you have no choice but to lease with these criminals please go to UNT and get yourself a lawyer. (She is free for students). We (the lawyer and I) worked for several weeks to have this situation taken care of.4. The manager (Piper) thinks she and her staff have unlimited authority to enter your premises whenever they please (without notification). Now I am a private person and do not like to have unannounced people in my room randomly. To deal with this issue, a simple cease and desist order (which you can find online) will work. Piper will state that on your lease you have to let her or her staff in at anytime. This is a false statement and can be challenged by you and your lawyer. Also, having a dog in your room is a good deterrent to any unwelcomed visitors. By stating you will not be liable for injuries that result in an unwanted visitor walking into your apartment room, will solve this issue as well. From then on Piper will send out emails asking you to put up the dog at such and such time. Also, by keeping your personal room locked will become a headach for unwanted people, as they only have 1 key to that door and often dont carry it around.5. Now Piper herself is extremely irresponsible, reckless, narcissistic, and unprofessional. I have had several encounters with her. You may as well talk to a wall (its more responsive). To give you an idea, I had a large tear in my carpet due to a previous tenant before me. When I asked if they could replace it, she told me that it was my fault and I had to pay for it, and proceeded to hang up on me. Now this is wear that move in sheet comes in handy. I sent a copy of the move in sheet that clearly stated that the carpet was torn previously. Needless to say, never heard from Piper for awhile until I sent a letter of demand to them. All of a sudden Piper called and told me she will fix it.6. Now when they fixed my carpet. They also damaged a large amount of furniture that was in the room. So much so that I again had to inform Piper, who again told me it was my fault. Thankfully, a series of before and after images fixed that problem.7. When I moved into the apartment, my room still had the previous tenants belongings in there and the toilet was covered in pee stains. After much back and forth with Piper, I finally sent another letter demanding repairs and it was done.8. Now the manager above Piper is just as bad. I had to call her up repeatedly about Piper, who each time, insisted nothing was wrong with my apartment and Piper was doing everything correctly. Even when Piper hung up on me, the manager insisted Piper was in the clear.Please do not move into this unprofessional criminal enterprise. Two, if for some reason you have to, please please look at room BEFORE you sign lease, walk out otherwise. If you go to UNT please talk to the lawyer about any problems. (Piper is scared of the lawyer and promptly repairs things). Do not be afraid to issue a cease and desist order (its free). Do NOT take Pipers word. Trust but verify. By getting lawyer its free for us but apartment had to retain one and it cost them ALOT
If you are a responsible individual who expects to be treated fairly, this is NOT the place for you. If you have already signed a lease, PLEASE mark down every scratch, tear, bump, mark on any wall, floor or furnishing. Examine all furniture and mark anything that is already broken as all the furniture and appliances are in terrible condition. Also get a copy of EVERYTHING that you turn in to the office or they give you because the office happens to lose anything that youve given them that would prevent you from paying a hefty move out fee to replace the originally terrible furnishings and appliances.
Ive lived here for two years and its really just a place to sleep. Management really isnt that great. I know theyve been trying to work on it but still. Weve been waiting for a chair to come in and we never got a replacement after 1 1/2 years, my own car got towed from the complex even though I had a parking pass there, water leaks into the apartment every time it rained or they power washed the floors (put in a work order every month) and its still not fixed, had to pay overages on electricity every month even though we were barely home and didnt use the A/C often. I had friends who lived in the next building over who consistently ran their A/C and rarely had overages. Oh, and when it was in the winter the heater went out and it took them almost a week to fix. In the summer when there was 90 degree heat, they still they did not fix our A/C for over a week. If you can find a better place go live there but if youre extremely patient and just need somewhere to live then this is the place for you.
Worst place ever!!!! I read the reviews before I moved here but I didn’t believe them. THEY ARE TRUE!!! This place sucks! Don’t be fooled by the pretty swimming pool and the nice furniture. Most of them are broken anyways. Except you don’t see that until you move in. And they won’t even fix them. Maintenance sucks. The gym sucks. There’s barely any equipment in there. Also, one of my roommates left our trash next to the dumpster instead of inside it and they went through the trash and found something with my roommate’s name on it. And then they charged all of us a $25 fine. I fcan’t babysit my roommates and walk them like dogs every time they take the trash out! I would give zero stars if I could. DONT COME HERE!
This post is for any parent who plans to have their college student move into a property owned by Asset Plus Companies. They own the property my son has lived in this past year in Denton Texas – THE ARCH DENTON. DO NOT EVER SIGN A LEASE WITH THIS COMPANY. THEY TAKE TOTAL ADVANTAGE OF COLLEGE STUDENT!!!! Kyle lost his keys and we had to pay $217.00 (YES $217 FOR A KEY) so he could get back into his apartment. Completely Kyle’s fault for losing his keys. However, the minute we found the keys, which was the same day The Arch received payment the keys were overnighted to them. I was told the $217 would be applied to Kyle’s July rent. Of course that did not happen… so then I was told I would not be refunded until he moved out. Well he is moved out but prior to moving out we had to pay for all carpets to be cleaned and show a receipt from a professional carpet cleaning company. OH NO they would not accept going down to the local grocery store and renting a carpet cleaner – they think college students are made of money! Oh and let’s not leave out Asset Plus seems to forget there are cost in owning rental property – it is called wear and tear. They put the absolute cheapest of cheap carpet in these apartments but expect the carpet to look like high end carpet when the renter moves out!!! I am now being told I have to wait 60 days before receiving my refund. Basically holding my money hostage. Totally unacceptable and unbelievable!!! So I called the corporate office this morning and when I got someone’s voicemail and called back to speak with someone I was told “The rule is you have to wait 24 hours before you can speak with someone” Give me a break – HORRIBLE CUSTOMER SERVICE!!!Oh and let me go ahead and say that when Kyle moved in back in August his apartment was infested with FLEAS & BED BUGS! Now they did replace his mattress and we received a credit on his rent but who wants to move into an apartment with fleas and bed bugs! They expect when the renter moves out the apartment to be clean but sure was not clean when Kyle moved in back last Summer! AGAIN DO NOT EVER SIGN A LEASE WITH THIS COMPANY!!!!
This leasing office is friendly if your about to sign your lease but after you do they are hostile. Ive attached a screenshot showing the email I just got.They said they are going to fine Every Resident if they find a single trash bag on a storage container( I admit this is frustrating) but this is outright bullsh*t.
I cannot stress enough how aweful this place is. It is a huge scam. They market toward college students, but no way can a college student afford this place. There were roaches and black mold all over my room when Ioved in. They cleaned up the mold, but the roaches never left. The locks on the doors were always malfunctioning so we had to leave the front door unlocked which made me feel very unsafe. The deposit is non refundable and upon move out we got fined ridiculous ammounts of money for the tiniest damages. They make you spend your own money to proffessionally clean the place, repaint the walls, or else they will fine you. This place is a huge scam!!! DO NOT LIVE HERE!!! I BEG YOU! I AM VERY EASY GOING AND DONT HAVE MUCH PROBLEMS WITH PEOPLE, BUT THIS PLACE IS NOT WORTH THE STRESS OR TROUBLE.
The arch smh.... I am very disappointed about my apartment.i moved into apartment that had not been cleaned, paint all over my shower and sink ,and stored trash under the dishwasher. I was trying to clean the trash under the dishwasher but I ran into a infestation of spiders. Like not one or two, many. The refrigerator had dead bugs inside and not to mention the shower doesnt even come with a shower rod. Unfortunately I have signed a year lease with them and I surely regret it. Everything that sounded good on tour was true but came with a catch.for example, the offer high speed internet but they do not inform you that you have to purchase your own router for your mobile devices to connect to the wifi. Now I see why they were giving away 1000 gift cards
The Arch is not a safe or nice place to live. The staff is very rude and never helpful. Ive been living in an apartment that is covered in mold from a leak in the apartment above us. It has be almost three weeks now and the management has done nothing to fix it. Ive gone to the office every day this past week telling them to fix it and i get the same answer We will send someone tomorrow.Oh and also there is a train that runs 50 ft from the complex and blows its horn every two hours. It is so loud that you have to plug your ears if your out side.**UPDATE** (9/28/2017)Lets talk about the tow problem.The Arch allows Texas Impound Services, a company that is currently under investigation for illegal predatory towing practices , to drive around the complex in the middle of the night and illegally remove cars.They recently posted a notice making it mandatory for visitors to register their car if they want to park on the property. So if I want to have friends over I have to ask them to download an app an register their car before they come over. That is beyond annoying and frustrating.If they do not register their car it will be towed even if its in a visitor parking spot.Oh and the registration is only temporary!!!So they have to register every time they come over. It also doesnt notify you when it expires.The arch does not care about the residents living here.They partner with a company under investigation for illegal practices and allow them to prey on students.
Had a number of phone conversations with the management staff here and they seem friendly. Its definitely in a good location. However, I decided to stay at Gateway at Denton where Im actually subletting my apartment at a much more affordable price. If youre looking for a place to stay Id check them out as well.
One of the worst place to live in in Denton TX. i been lived here for almost two and a half year and it is sucks. The manager and their stuff are very bad and doing their work. Maintenance are very bad and no one show when you call them to come and fix some thinks. They love taking money from you. They charge you with a lot of late fees every month and they email you every days to pay them. The internet in this place is horrible and weak and they suspend it sometime form your apartment if you have late fees. The new manager is so bad and disrespectful. She is not helpful with any thinks in less money.
Horrible apartments. everyone is loud, the whole place smells, and they tow cars like CRAZY. You have to type in a code to get through the gate & go through one at a time. If you dont wait, your car gets hit by the bar so there is always a huge line just to enter the complex. there are so many better places to live in the area. dont pick this one.Edit: They commented on my review that they would reach out. They never did. keep that in mind.
Whatever you do, do not live here. The management is terrible, the rent for such a small space is too expensive, and we always have issues. My roommate and I have had to call maintenance at least 10 times because our locks, which are electronic, continually mess up and die. Weve been locked out for an entire day with pets inside the apartment. We have constant bug problems, even though we keep our apartment clean. Weve lost internet multiple times for no reason. I take online classes, so its been horrible. Please, for your sanity, stay away from here!
Much better than the previous owner and staff (The Grove). Looking forward to seeing what additions and improvements that will be made to provide a great experience for both new and old residents. The roommate matching is a little bit of a toss up, but overall a good living experience and there are finally staff who care about their residents.
I lived here for a year, DONT DO IT! When my roomate and I signed the lease we were promised a first floor apartment bc my dad is DISABLED, on move in day we were told we were on the THIRD floor my dad had so much troubke trying to help me move in. On top of there total lack of respect or promises when I moved in the couch was already damaged and the middle of it sunk to the floor, as well as all 4 table chairs! My roommate and I sent MULTIPLE maintenance requests but that entire year they never fixed it. A man came into my apartment at one point, he came all the way into the living room until he realized we were home, and the same man went into other peoples units and stole from them! Upon move out my roommate emailed them claiming responsibility for certain pieces of furniture, however they charged us both which went against their move out policy. Then they proceeded to charge us both for the furniture that was already damaged when we moved in as well as furniture that wasnt damaged at all! The Arch also charged me near 100 dollars for PLASTIC blinds and light bulbs that were never out. DO NOT MOVE HERE for the most part, its unsafe and they will try to get as much money out of you as they can.
Man!!! Id say this apartment is a home to me. Ive been living here and working here for about 3 years and its the best experience ever. I met the staff before I started to work here, and they were super friendly, understanding and very helpful. If you sign a lease and moving in soon, I want to say WELCOME HOME!!
Out of my three different living situations in Denton, the Arch has been the best by far. My electricity bill rarely goes over, my wifi has never cut out or been slow, and all my appliances work and are in great condition. Even the staff are great, calling me by name and always asking me how my day is. All around it has been a very pleasant experience.
I currently live here and realize what a mistake it was. Nothing is done about noise from neighbors. I have the misfortune of living right under a group of guys who think its okay to party all night, and security does nothing about it. Forget studying or sleeping. They host community events which I wouldnt mind if it werent so noisy. As Im writing this theres loud music, noisy people shouting and screaming, and people stomping all over the place. Also, on my move in day, there were many issues with furniture and appliances, none that have been fixed. In particular my shower head is broken, and all Ive been able to do is tape it since maintenance has yet to even come check it out.
This place is a dump the pictures are lies. The rooms and furniture they provide are dirty and stink. They dont fix nothing . The pool never once was a clean. Its green. Its gated community but the gate is wide open 24/7. They never clean around the complex rats and roaches. The GM should be fired for falsifying information. How he became GM is beyond belief. They sale heroin acid and weed out the rooms. Hot water wouldnt sanitize a thing. Ill be calling inspection
The apartment itself has 0 problems. Mine does not at least. I would say the biggest problem with the condition and everything is that the walls are super thin. You can hear your neighbor every time they turn on the sink or close a door. That being said, it is to be expected. However, the internet they provide you is damn near the worst internet Ive ever had. If you are an avid computer user or play video games on PC or a console, look elsewhere. You will not be able to hardly buffer a video, much less enjoy a video game to any extent.
If you don’t register your guests car literally with in 10 mins of them parking it, it will be towed. I’m sick & tired of this happening. I have sat & watched the tow truck wait for you to get out of your car & hook up to it, not even giving you time to register it. If theyd get the gate fixed registering our guests would not be a problem.
Front office employees have terrible customers service attitudes. The apartment complex itself has strict, unnecessarily complicated rules. Its covered in cigarette buds and dog poop. The apartment alone feels more like a hotel than a home. If I could give no stars, I wouldve.
Staff is really rude (and inexperienced) except for that one kid Ellis but even management can give you the brush off.Horrible experience. They rented out my assigned apartment to someone else and no one had the decency to let me know. Had to find out on move-in day. I was almost left without a place to live. Also had trouble receiving my mail for MONTHS! And they return more than a few important documents back to the sender.Parents/students run the other way!!!
One of the absolute worst student living apartments in Denton. Trash every where, horrible maintenance team, managers dont listen. Twice I have had my heating and cooling system go out and both times it took a month to get anything fixed. AND THIS WAS A 12 MONTH LEASE. Water constantly came through the door when it rained and it never fixed. Bug problem. Just awful. Not worth the money ever.
Don’t trust these guys when it comes to money!! I am a courier that delivered $600 worth of food, catering order, to their office for an open house, or something similar. Several trips, over a 100 lbs of food, and to my surprise I was left with a literal 86 cent tip, if these guys are disrespectful to food industry employees that live off tips, I would not trust them to manage my property.
The Arch at Denton is a great community to be a great part of. It offers loads of amenities, community events and not to their Starbucks coffee machine where you can get a variety of your Starbucks coffee at your fingertips. The Arch is also one bus ride away from UNT so it wont take you long to get there. I have lived here for 2 years and renewed so I look forward to living here another year.
This is possibly the worst place to rent an apartment in Denton, TX. The hallways are a mess, littered with stains and trash, cigarettes, etc.. They have a sketchy way to charge you for your utility use, basically then can just charge you as much as they want and you can not do anything about it except pay them. These people are horrendous! My friend and I were going through the subletting process and they gave my lease away without informing me. The managers are horrible and I feel bad for anyone moving in. How can u treat a potential resident that way when they should have communicated with me each action before taken. I will be letting their corporate location know about higher management and I would just imagine how they treat residents.

2022-05-25I don’t even know where to begin. Living here has been an absolute nightmare. The unit had extensive damage when we moved in and maintenance has been no help. I even had to contact the building via instagram because no one would address our maintenance request. Our pool also looks like this and it’s almost June. And don’t get me started on how they will tow guests any time they can. This building may look nice on tours but it’s not worth it. Dirty, damaged, and overpriced. You’ll be better off anywhere else I promise.

2022-05-17This is just some of what they gave to me to move into on move in day!! DO NOT LEASE HERE!!! They gave me my apartment filthy from the inside my roommate had underwear from the previous person around in her room with a restroom looking like it was being demolished . Ants all over the kitchen and bathroom.We were shown an apartment that was well taken care of maybe not brand new but it was in a well maintained condition the apartment they gave us was disgusting we had to go spend 100$ to buy cleaning supplies and disinfectant spray to clean everything.

2022-07-08In the time that I have stayed here, there has been 2 or 3 management changes and they are all the same. First of all, the front gate to the complex is always open due to damages, there are no security cameras at all in the parking lot, very strict towing with no communication about when it starts after the move in. Also the gym is supposed to be open 24/7 but it closes down at 6 when the front office closes, the pool is not keep in good condition either. Secondly, I had no internet for over a week when I first moved in, the furniture was beaten up and almost broken and the lights would fall randomly because its only glue holding them up. I havent had hot water in almost 2 weeks and they still have yet to come fix it.

2022-03-01There has been multiple managements in a small duration of time. Once the new management came in, a few things did change but I had to keep asking. There are no cameras in the parking lot and the gate door is always left open. There have been multiple car break ins and no camera footage. They are raising rent without giving any improvements. Their gym closes when the leasing office closes which I was told would be 24 hour access. The internet crashes a lot. The ac from both units I lived in have not been fixed in a long time. If I decided to release and move to another floor plan, they are wanting to charge me a relocation fee even though I had to clean the apartments I moved into. The rooms were filthy and I would be ok if they were accommodating for the inconvenience but none was given. If they want to raise rent, they need to improve their procedural practices and provide more. There was also meant to be a tv in each living room but neither unit I was at had one.

2021-12-15Reported a maggot infestation and they said they do not have exterminator or anyone who can help. maintenance guy walked in my bedroom while i was sleeping. they owe me money from 5 months ago when i moved in and keep avoiding giving it to me. been living here 5 months and still do not have a mailbox key. my apartment has been dirty with broken things since i moved in that have yet to be fixed. my light above my bed exploded. management could not care less about residents. their model they promote is beautiful, but NOTHING like the apartments themselves. plumbing is terrible, sinks leak. got put into a storage room when i moved in and had to spend hours getting a new room. they spam you about renewing but suddenly disappear when you have a problem. the study rooms/gyms close at 6pm. gates have been broken for months and there is no security cameras. they are extremely strict on towing with no communication about when they start after move-in. the wifi doesn’t work. they up charge every single month for no reason do NOT live here, even with the prices it’s not worth it.

2022-04-18Don’t waste your time or energy even considering this place it is a nightmare maintenance never shows up we had two outlets that tripped a breaker and the outlets are now black we have mold and then to top it off the kitchen sink has not worked in over six months.So is everyone can see they responded and it is not true we told maintenance we told the office we even put it in under the Internet online so yeah right there was no reports that is so untrue. They even sent in a carpet cleaner who told them that we had black mold and when we called them with the carpet cleaner person in our apartment listening to their response they called the carpet cleaner basically a liar and said there was no issues it was just weathered by the sun or whatever so yes as I stated before do not let your children move into the arch it is a health hazard

2021-12-02The Arch recently changed management companies. Before then, the staff was readily available, able to answer phones, have packages ready to be picked up, and maintenance came within the same day. After the switch the whole new staff and maintenance does a poor job. They never seem to answer the phone, maintenance takes a few days to come and fix issues, staff seem nice but lazy. New manager at the office is rude. Overall the quality of the living experience has decreased significantly.

2021-11-18I would give 0 stars if possible. Upon moving in, our apartment was completely trashed, all the mess made from renovating our unit was not cleaned up and was left for us to clean. You would think they would clean up the apartment prior to moving in, ESPECIALLY with the fact that they made us pay rent 3 weeks before moving in. Besides the mess, our sink was leaking upon move in, our AC didn’t work, and our window isn’t sealed properly so rain water leaks in whenever it rains. The AC and sink didn’t get fixed until over 3 weeks of us being there and our window still is not fixed after 3 months of living here. In addition, our door handle doesn’t work properly and is on the verge of falling off. The best part is, we’ve had a flea infestation for over a month now and everytime we call they act like they don’t know what’s going on and say we haven’t been put on the pest list even though they say they’ll put us on it. The bottom line is, do NOT waste your time and money signing here. The rent is pretty cheap, but it’s not worth all the problems we’ve had to deal with.

2021-09-03Ive lived here for 4 years. When I moved in, there were fleas in the carpet, and I was bitten alot on my legs. I still have scars. When I asked management do something about it, they accused me of bringing bed bugs. It was nearly a month long process of fighting them to clear my name of the bed bug accusation, and then another couple of weeks to get the problem actually solved. And I still had to pay out of pocket to fix the problem, because a vacuum to get rid of the fleas after the treatment.Next, my bike was stolen. I called management, and they were of no help.The gates are never closed, and there openings in the fence all throughout were people have broken through. In my 4 years here, none of them have been fixed.In my 4 years, I have witnessed several move-in/out cycles. Cleaning and prep of u its is minimal. I mean MINIMAL. They wipe down surfaces, and vacuum, and only in the bedrooms. If you have a roommate already living in the unit, they leave cleaning of the common area up to them. Furniture is not replaced or cleaned prior to a new residents arrival. Damaged items are not always replaced. Prep is truly minimal.However, as this is my last year here, I fully expect the same attempts at fleecing me that I experienced on my way in. They will do nothing to improve a unit, but blame you for anything wrong with it when they can.Rent is cheap (if you sign up at the right time), but you are truly taking a risk trusting this place with your credit and safety.Also, the first year I moved here, a fan broke in the gym. 4 years later, that fan is still broken. Also, they restricted their 24 hour amenities to business hours during covid, and now, summer of 2021, they have not reopened the hours. So, if they claim to have 24 hour amenities during a tour, that is a lie, and I would ask actual residents what is up with the amenities.

2021-11-19This past year and a half has been the worst experience of my life when it comes to student living…I’m very low maintenance and this apartment has failed terribly. The internet is always going out, the gym isn’t opened 24/7 (even though they advertise like it is), front office have no clue what’s going on, there’s a pest problem, maintenance is not efficient. There is so much more I can say, but I trulyhope y’all get the Geist. Please run away from here! This is my first ever review, and I’m doing this to save someone else
