Wasnt very happy to see bathrooms not very clean upon move-in, either they were not cleaned properly for move-in or someone had urinated on one of the toilet seats since initial cleaning; the front office was very responsive and sent cleaning staff to take care of it. Overall premises/parking lot needs some cleaning, particularly the stairwell leading to 2nd and 3rd floors: has a bad smell, lots of dead insects, dirt and stains from people dragging their trash. For a property that has so many medical students/doctors for tenants, I was surprised there wasnt focus on more cleanliness and hygiene.
I loved the Edge! My neighbors were great above me until the week I moved out (they stomped a ton) but other than that, maintenance responded quickly, the front desk workers were awesome, moving in was decently smooth, and the gym was good. I respected how quickly the Edge got back to me when I submitted a complaint for noise or gym equipment that didn’t work. I really enjoyed living there!
My son took the apartment 1 month ago, paid the first rent. The walls are dirty, carpets are stained and dirty. They told him it is ready to move and took the first rent. The sink is leaking and several reminders it was not done for a month, he is not able to move in. They took the rent today, so I called to say, the complaints have not taken care of, the front desk told me that they cant find appropriate colors to paint the wall, and they cannot find carpet shampoo to clean the carpets. She also told me, ask your son to move, while he leaves the apartment, he will not be penalized for it.
Do not trust any of the good reviews at this location. They pay residents to give good reviews on google. Look at the photo Ive attached.This place is a really bad apartment. The rooms were dirty when my partner first moved in, multiple cars were broken into and robbed, the hallways in many buildings SMELL LIKE URINE, there is dog poop everywhere you walk (sidewalks, grass, parking lots), the washer/dryer unit did not work when my partner first moved in and ended up ruining a lot of clothing, this list goes on.For the cost that this apartment charges, I am confident a nicer apartment with a better managing staff can be found. If you can avoid living here, I highly recommend finding somewhere else.
This apartment complex is fantastic. Its very clean and well maintained. I love how secure the property is. Maintenance is fast & efficient. The resident events that they have really make the difference! Its always a fun experience. Lastly, the office staff is AMAZING. These ladies go above and beyond to make us feel at home and to make our stay comfortable. Couldnt ask for a better place to live!
Great apartment complex. A mix of families and younger grad students living here. Everyone is quiet and friendly. The office ladies are so sweet and helpful. Never once were they rude or made me feel like just a tenant. They worked with us when we had to pay rent late, maintenance is extremely fast, everything is clean the pool, office area, the grounds, and apartments. Only bad experience was our truck got broken into twice but that’s not the edges fault and they always try to do the best they can to keep tenants happy.
I recently moved to Lubbock this past summer and am glad I picked the Edge to live. Though I had never visited before move-in, it turned out to be exactly what I had pictured and has been a great home. I have felt welcomed and have enjoyed living at the Edge since day one. My apartment is spacious, clean, and bright, and the location could not be more perfect as far as my commute goes to the Health & Science Center at Tech. The front desk workers and staff are very friendly, and maintenance requests have always been responded to quickly and exceptionally. There is never any noise, which is perfect as a student (the free printing is also a bonus). I highly recommend The Edge!
I would give this higher rating but I have been VERY unhappy living here. There is NO insulation between the floors and if you have upstairs neighbors like I do you can hear everything! The people who live above me are extremely loud. It happens all hours thru out the day and night. I have talked with management many many times and NOTHING has been done. Management seems to stick up for the noisy neighbors. Management told me 2 months ago they had another apartment in my same building on the 3rd floor but yet I am still here being miserable.The apartments itself are nice but the heat only works on one side of the apartment. My daughters room is freezing! I havent been able to use the dishwasher since I moved in. It doesnt clean the dishes even if you rinse the dishes first. The water pressure is lacking in the shower. The pool is ALWAYS dirty and the hot tub jets dont work. The bottom jets are the only ones that do. Its quite dirty as well; sitting in there while you have leaves at your feet and other debris. On top of all this they raised the rent after we were told that if we resigned a lease before it expired we could keep are same rate.There are some good; the office will receive your packages, if you fill out a maintenance request they respond quickly, overall management is nice (not helpful with my situation but nice), there is covered gated parking, the fitness room is clean and overall the apartments feel safe and secure.I would be happier here if I didnt constantly hear the noise above me. They have even woken my daughter when we were both sick with the flu and she is the same girl who slept through a rock concert. Management tells me its apartment living. I bet if I was in a different apartment I would be happier.
Have stayed at the edge for the past two years. The location is amazing- right next to TTU and UMC and really close to all major amenities such as restaurants, groceries and a free museum. Safety has never been an issue and there are various locks and gates to make sure everyone is safe as well as police presence within the society.The current management is super awesome! They go above and beyond to take care of any requests and always have a smile on their faces. Maintenance guys are super helpful and any maintenance issue is taken care of within couple hours max no matter how small. The management also holds frequent social events which is a great way to meet other tenants. Covered parking, gym, pool and study area round up the excellent facilities on location. Would definitely recommend staying at the Edge to anyone. It really is single friendly, family friendly and pet friendly.
Best apartments Ive ever lived in. Front office people are always nice and helpful and the maintenance crew is even better! Theyre always on top of every repair and keep the place looking beautiful! I always see them working every day and requests are always promptly handled.
I love the complex and the staff seems to be very nice but they had originally called us and told us they need to move our move in by 5 days and we said fine when we moved in on Friday , the place was not clearing mean not cleaned at all not the shower not the bathroom not the kitchen everything filthy and of course they said they are coming right over to clean but no one showed up the carpet was just changed and their was all the stuff that ones off of carpet every where the office was closed for the weekend and no one available to clean their was so much hair in the shower drain that water did not go down so I had to get it out myself that was totally unacceptable we basically had to clean the place ourselves just to move in .we went to the office on Monday and made another request for cleaning and they said someone will come by no one has so far today as much as I like the complex and the lay out of the apartment i was very dissatisfied with the moving in process I expect a clean place when I move in especially in times of Covid
Excellent location and friendly staff! The amenities and facilities are amazing and other apartment complexes in the area cannot compare or compete with the services provided at the Edge. Have always felt safe and secure here which is super important when you are moving to a new location from a different country. Strongly recommend living here!
I’ve been living here for a year and we renewed our lease. The staff is very accommodating and helpful. Before we moved in initially I had really wanted a place without carpet. My husband asked if they had any units like that and while most units are carpeted there was a unit where they were ripping the carpet out anyway so they offered to put in laminate fake wood flooring- which was really nice. I know ours is a special case tho so they probably can’t convert any unit to laminate , especially the non - first floor ones. I like the grilling area a lot and the buildings are locked from outside so there’s that extra level of safety. A lot of med students live here, it’s been described as an unofficial dorm for ttuhsc med students. We are planning on living here all 4 yrs.
Would not recommend, unless youre a big fan of bugs. Ive been here about a month, and the bug situation is ridiculous. I keep my home pretty tidy, and yet every day I find little dead bugs on the floor. Its not just my apartment either - the hallway is littered with dead bugs, and no one cleans up (or they just accumulate so fast!). Management claims theyre spraying, but I have yet to see any evidence of that. For what the rent is, I would expect better.
Always one issue after another at The Edge. No one seems to know what is going on. With what they charge for rent, this should be operated a lot more smoothly. Office staff is not what it used to be. Used to enjoy the friendly office staff but now no one seems to know what they are doing. Not sure if poor management, lack of regard for the residents, or both.
The Edge is conveniently located next to TTUHSC and near great restaurants. I have lived here for almost 2 years now, and I appreciate the hospitality and professionalism of the office staff. Additionally, the maintenance staff is always incredibly helpful and responds promptly. I enjoy living here and would recommend The Edge to anyone in the Lubbock area!
I have lived at The Edge for the past 3 months with no incidences; however, today my vehicle (as well as 3 others) was broken into due to a faulty gate. The Edge Management poorly handled the situation - they did not notify me of the break in, and when I confronted management about what had occurred, they could only offer their apologies and that I was on my own to figure it out.On top of a faulty gate, there are no cameras throughout the community to monitor the parking lots and the on-site security officer only patrols the area intermittently. Given this experience, I dont feel that The Edge cares about my and other residents safety.
Fantastic place to call home in Lubbock! Amazing units with spacious floor plans, great amenities, incredible staff, and quick maintenance! Awesome place to live for TTU and TTUHSC students for super close proximity to campus, the commute is so convenient. They have a nice pool, beautiful grill area, excellent gym, quiet study area, with free printing and coffee! Safe neighborhood with free covered parking at the property and very close to terrific food options! Pet friendly but also very clean! Very affordable prices too! 10/10 would recommend this exceptional community!
Our son rented at The Edge in Lubbock and recently passed away. The apartment management could not have been more understanding and gracious as we dealt with the hard task of clearing out his things and closing out his lease. It is obvious that they really care about their tenets.
I’ve been working with Elena, I have too say she’s very professional and kind. She makes moving seemless. I recommend requesting to tour with Elena. She will make sure to answer any questions you may have. The community was outstanding as well. Great staff and community!
While the facility is nice (I have visited it many times), they had no units available. So I put my name on a waiting list since I was not moving to the area yet. They accepted a $500 deposit (besides an application fee) to put me on the list. When my plans changed and I was no longer moving to the area, I requested they take my name off the list. Since I had not even moved down far enough to be next in line for any particular unit, I figured this wouldnt be a problem. The problem arose when they would not refund my $500 deposit. They did nothing besides put me on and take me off a waiting list and took $500 for the trouble. All the front desk could say is, essentially, check the fine print. Lesson learned: READ THE FINE PRINT AND DO NOT TRUST THESE PEOPLE!

2021-12-12Welcome to The EdgeIf you had asked me a year ago to write a review, it would have been an easy 5/5. Sadly, the new owners got rid of the old management and staff, and they hired a completely new group.I waited several months to write a review because I know it can take a while to learn the ropes. The most recent reviews with high likes are accurate. Any review beyond about 8-9 months ago was about the old management and is now meaningless.The new group is either highly incompetent, lazy, or completely indifferent to what goes on here(probably a mixture). The property is in a constant state of decay and neglect as shown in the pictures. For example, that urinal has looked like that for over 8 months, and the whole bathroom (and beyond) reeks of urine. Furthermore, half of the machines in the gym are out of order/broken (a pretty usual occurrence).These are locations that people on a tour of The Edge could easily see and smell. More importantly, this is what paying residents have to see on a daily basis. The Edge does not care.

2021-08-25I lived here for a few years and enjoyed it. I still currently live here. However, the management over the past few months has been horrendous. When I go to the leasing office to pick up a package, the woman at the front desk is rude and doesnt acknowledge residents, who then have to search through piles of packages to find their package.In addition, the place has become a dump. There arent enough dumpsters on the property, which is especially evident during high traffic move in and move out times. Trash has been overflowing from the dumpsters below for WEEKS. The city of Lubbock will only dispose of whats in the dumpsters, and the staff at The Edge has allowed the trash next to the dumpsters to sit there for WEEKS. In the mail room, the trash is overflowing and is all over the ground, to where people have trouble reaching their mailboxes.Im thoroughly disappointed because I adore my apartment unit itself, but the community pride is lacking. I was embarrassed when my parents visited a few weeks ago and the first thing they asked me was why the sidewalk was filled with trash. Its only getting worse...

2022-07-15Absolute scam. They offered a free month of rent and a month pro-rated and only gave us the pro-rated rent.The sinks handle would come off in the kitchen, the sinks in the bathrooms were corroded and would spew water. We submitted maintenance request and were not responded to until a month later in which they fixed nothing.The dryer has NEVER worked even after multiple maintenance requests. The apartment itself was actually a nice environment but the rent was INSANE. They charged $500 of utilities even when we werent there for a whole month, unplugged everything, and turned off A/C.(They threw together 3 months worth of utilities into one but still was $100+ in utilities a month somehow)The actual property is gross. The pool was always dirty and green, the gym(which is small) had machines that didnt work, and water fountains that have not functioned as long as I have lived there.They had zero security for packages. Just walk in and pick up any package if you want to.There are plenty of photos on here that speak for themselves. I wouldve been down to resign honestly, but all the stuff you have to go through is worth probably half of the asking price.

2022-01-06We have lived here for two years and the previous property manager was amazing but the property was sold and the new management is horrible. Dead birds all over the grounds, pool is always dirty, maintenance takes forever, and horrible customer service. Unless youre a college student who doesnt care about quality do not live here.Edit: the private matter they mention is still being dealt with and has nothing to do with the claims made above which align with a number of others reviews on here. The issues with how this property is managed and maintained are clearly outlined throughout these review comments and point to larger issues that cannot be dealt with on a personal basis.

2022-03-24I’ll start off by saying I’m a medical student and moved into this complex at the beginning of my med school career due to the convenient location right across the street from the hospital. When I first came here, The Edge was owned by a different management company and was advertised as being a “professionals only” living complex. However, during my first year here, Student Quarters took over and from my understanding, it’s just another mass student-living company based in another state that charges overly high prices and doesn’t care about the quality-of-service tenants receive. Since the takeover, The Edge has been a total dumpster fire. The new management team has shown to be less than accommodating, rude, and disorganized at the very least. To avoid going on a complete rampage, I’ll just list a couple of my bad experiences since *the new management* took over:My unit was filthy when I moved in. I knew the person who was in my unit before me, and he had vacated a few months before I moved in, yet the unit was not properly cleaned. In fact, The Edge asked me to wait a whole extra week to move in because it wasn’t ready, yet the unit had been empty for a while. I spent the day before I moved in just cleaning the place myself.Not pet friendly – they charge $500 in deposits/refundable fees along with $25/month on pet rent (fairly normal), yet the waste bins are always OVERFLOWING with dog business, and the waste bags are never ever stocked. To manage dog-related issues at the complex, management shoots blind and accusatory, aggressive emails to individual tenants about animal “noise complaints” or “not picking up after your pet” and threaten to vacate animals or impose $250 fines based on no evidence.Safety of the complex has been an issue as well. I’ve only lived here for (almost) two years, and my car has been broken into TWICE (yes, I always lock my car). Both times, the gates at the complex were not shut and the gates around the complex are often broken for months at a time. In addition, my first year here I witnessed a gunshot murder in broad daylight from my living room window. Management will try to tell you this didn’t happen, but it most definitely did. Safety is most definitely an issue here, and on top of having broken gates, The Edge for some reason found it appropriate to increase rent by nearly 5%-10% next year.I noticed management is active in replying to these reviews and so I’ll mention that I did renew my lease here, but purely because it would cost me a lot of time and money that I don’t have to get out of the complex. The caveat is, I renewed after receiving notice of a promotion of one month’s rent free if we renew (SEE PICTURE BELOW), only to be told it didn’t actually apply to me, so this is yet another issue I am currently going to take up with upper management.My goal in posting this review is to help future students like myself who may not know a lot about the area and to make them aware of the situation at The Edge. I don’t recommend living here to anyone, and I will talk with any classmates I know and my school to stop promoting this place to medical students especially. Do yourself a favor and pay cheaper rent, have nicer/more responsive management, and a safer environment at any other complex.

2022-03-26Moved out of here about 4 months ago. Property went downhill after the new management took over just like all the previous reviews said. Lady at the front office literally looks like she hates her life and acted like grabbing your package you were picking up was a huge inconvenience for her. They also still required masks to enter the office when I left in December lol..

Not to mention the stupid game they play with the front gates.”As a visiting significant-other I can confirm all of the above is true. Also, as a visitor, it is a tremendous hassle to get I to the apartment gate using the code given to the tenant. The code box seems to be faulty. My significant other, on several occasions, has had to walk out of their apartment to come open the gate manually. This is a major inconvenience as sometimes they’ll have to come all the way to the gate in the middle of the night or during a snowstorm in the winter. Lease renewal process is also disorganized as other tenants have reviewed previously.Management, Do better.

2021-09-01I have been living in the Edge for more than a year, and unfortunately, things have been getting much worse. Initially when I moved last year, I liked the place but for some reason the new management are careless as I am in a 3rd world country. First, I changed my apartment in July and when I moved it was so dirty. They didnt even bother themselves to clean it although they increased the rent. The maintenance requests are taking longer even more than a month. Previously it took one to two days. The hallways are always dirty. The front desk lady is mean. We dont receive notice for package collection as before. The trash dumpster are always full with garbage and flood to outside. If you live in the 1st floor, insects will get into your apartment and the management team are careless about it, not proactive. So you have to request cleaning the hallway your own every time and took for ever. They always say they are short of stuff although they increased the money for this. The head of the management are not proactive towards these things, and I dont know why the owners are so laid back about that. Of course the reputation of the Edge is getting much worse, so overrated and dont let them scam you. Please check the reviews after May when things started getting worse with no prospect for improvement. I decided to write this review after I lost hope.

2021-09-16I was extremely excited moving here. I was pretty cool with it. That was until I moved into my apartment. There were dark stains on the carpet, the apartment had not been cleaned before having moved in. There are food and grease stains from the previous owners that lived here prior before me and were not painted. I had to personally clean the entire apartment and will be buying my own paint to fix the touch ups that the maintenance team FAILED to fix before I had arrived and told them exactly where to touch up areas.The air filter in my apartment was not even changed out before moving in, the fans were not cleaned. Absolutely filthy. I especially dislike the front desk people who work there. Extremely disrespectful, bad attitude 24/7, and needs an attitude fix. I will not be referring anyone to live here and will be moving out once my lease is over. As a person who owns townhouses and homes, this is extremely upsetting and embarrassing.

2021-06-17Ive lived at The Edge as a medical student for 4 years and plan to live there for another 4 during residency! The staff is so helpful and courteous. Maintenance requests are fulfilled within 24 hours. Gated community with limited access to each building, so I feel very safe!!!
