Not the community it used to be AT ALL. My dad lives here and had a truck with registration that went out. Hes been in horrible health and in and out of the hospital and JUST had surgery. They gave him 2 weeks to move his truck or get it inspected/registered up to date, fair. My husband took care of the inspection for him and he had to go get it registered but couldnt drive (cause surgery) so he asked for a ONE DAY extension to get the truck legal and stickered this Monday instead of friday... and they wouldnt budge at all and said its not their problem. We have documentation to prove all of the hardships. My dad has been a resident for several years and used to love the community, but between the seriously dangerous drivers flying through all the time, the constant construction dust from the area , and the LAZY and now heartless management, we will be finding somewhere else for him and recommending everyone to steer clear of this steadily declining community.
I have been living here a few weeks now and I just have to mention how amazing the ladies are in the front office. They made my move here super easy and have always been available to answer any of my questions or concerns. At The Landing they make you feel at home. I would 100% recommend moving here.
Been living here since 4/2019. If I can give a big fat 0 I would. The stairways are filled with spiders and their webs, trash and frogs. Stephanie and Heather J are awesome. Kristen has lied too many times and Heather had to solve the problems. We do not complain, we pay rent on time and mainly keep to ourselves. When I had to call the office with questions, Kristen is rude and has hung up in my face. I have emailed Heather about this but do not know if anything will be done. We are now moving away from this place THANK GOODNESS but cant get the office to respond to owners about our rental history. I am so happy to be leaving here and will not advise anyone to move here.
I have enjoyed living here since September of 2019. I am a first time apartment renter, and The Landing at Little Elm apartments was helpful and patient with me throughout the entire process. I love my apartment and neighbors which is why I’m currently renewing to live here for another year. When the pandemic hit earlier in the year, our leasing office team was extremely proactive and efficient in making sure their residents were safe, happy and healthy. I am very appreciative of that, being someone who has a compromised immune system. The maintenance here is so kind and friendly; I adore having Donnie come in and help with whatever I might need. The entire leasing staff is extremely warm and friendly, you are sure to have a good laugh with them! The amenities here are amazing! From the huge beautiful kitchen, to the large bathtub perfect for soaking, to the dog park where your furry friends are sure to have a great time! This community is amazing to come into and everyone has been so welcoming and kind throughout everything. I LOVE THE LANDING AT LITTLE ELM! THANK YOU!!
My husband and I moved here in December 2018 and it’s been great! It’s the nicest new apartment we’ve ever lived in with its granite countertops, wood laminate flooring and beautiful pool. Tenants are friendly and there are plenty of cute dogs in residence too. It’s quiet and relaxing atmosphere let us enjoy our patio often. Maintenance has been quickly responsive to our requests and very friendly. Our only regret is that the grills by the pool are charcoal as we were informed they were going to be installing gas grills. However overall we are very very happy living at The Landing at Little Elm!
I have lived at The Landing going on my second year. I love my apartment it is like a small house. I have met a lot of people here and have become good friends. Always get a good response if I am having an issue in the apartment and the office staff is very friendly. I feel very safe where I am the courtyards are very well lit at night. I would recommend this to anyone very spacious apartments and they do try to activities for the residents.
Great neighborhood. The apartment is clean, the leasing managers are very nice and understanding. Ive been hear a year and plan to renew my lease again. My unit is so spacious, and up to date, great for the price. I always get compliments from visitors. Would recommend for anyone.
We have lived at The Landing for over a year and have started our second lease. We have had very few issues and the office staff has always been so sweet when we needed help. The grounds and pool (and gym before having to close) are always kept clean. They also have a lot of community events from food trucks at the property to contests. We love living here.
I’ve lived here since March of this year and cannot say enough good things. The leasing staff is beyond accommodating, so patient while you ask your questions, and always there to help you with any concerns you have even after you’ve moved in. The company itself is very fair and have helped me numerous times. My biggest concern was safety, of course. I work with an array of police officers in my job and every single one of them constantly say how happy they are I live at such a safe complex, telling me they rarely are ever called out there and when they are it is never for any dangerous reason. Another important thing was maintenance and the maintenance staff. Being a brand new complex, everything is dang near perfect and so gorgeous so I don’t need to call on maintenance often, but when I do they are incredibly communicative, positive, friendly, helpful, and even leave a note letting you know that they had been in your home during the day. My home itself has the perfect layout, it is HUGE, and the value is exceptional. The walls are a little bit thin, yes, but I expect this to a certain extent with apartments. The perk is that everyone I have had the pleasure of meeting is incredibly friendly, my neighbors included, so if I ever do hear anything they are always so kind to be a little quieter. Overall, the entire complex is fairly quiet and peaceful. There are people of all ages and it’s truly a great place for all. I would, and do, recommend this complex to anyone who is interested in living in this area. I can only hope my experience here continues to be so positive and that any apartments that I live in in the future offer this level of excellence. Definite 5 stars for The Landing at Little Elm.
Stephanie is the agent you helped me ! Very kind, sweet , and made the process painless ! Very efficient and knowledgeable. Answered all my questions …. Just moved in March 31st so far so good . Property seems to be well kept thus far, gym looks brand new. Last but not least, good deal far as space and price !

I am a new resident to The Landing at Little Elm apartments and I must say the customer service I received from Victoria Valenzuela was amazing. She helped me get through the process quickly and I was approved for a 2 bedroom apartment the Auburn floor plan. This experience was great and I can’t wait to move into my new home.
UPDATE & Fair Warning if you are resident posting a negative review - do NOT get your hopes up that you might actually get to talk to someone at the property management company when they respond to your review with an email and phone number. All they do is forward it back to Heather, whom I am sure that most of you, like myself, have already spoken to.If you enjoy paper thin ceilings with absolutely no insulation or sound barrier built in whatsoever and listening to your upstairs neighbors every step/stomp, conversation, toilet flush, cabinet closing, and baby screaming for hours, then this is the place for you. Otherwise, the floorplans are quite nice.
My family and I have been here for almost 2 years now! We love the spacious floor plans and the staff is the absolute best! From the leasing office to maintenance we have built a great relationship with them all. Any service requests or concerns have always been handled in a timely and professional manner!
I love living here. I’ve been here 3 months and management is so friendly and very timely in dealing with any issues. They’ve removed a wasp nest from my porch within 24 hours, pest control came in when I needed and left a friendly note, and they responded to our need for a 24-hr rent drop box by adding one to the office within a month! Yes, I can hear my neighbors a bit in the evening, but for the most part it gets quiet here around 9pm, so it’s not such a bother. These apartments are affordable and spacious, and I love the carpeted bedroom and huge bathroom and garden tub. I have tons of space in my kitchen and a sizeable porch. I am beyond satisfied.
Beautiful apartments, perfect place to live, unless you like to hear conversations between your side, upstairs, and across the hall neighbors. You can hear sneezes, whispers, and even 3 dogs all at 6AM! Awesome. Gotta love these perfect concrete walls that make it almost impossible to hear your neighbors!Any issues with the offices, can take up to a week to resolve as they never get back to you.The gate is the biggest issue, must have your phone if you want to get in! And only with the phone number listed to your lease, heaven forbid you dont have a smart phone, otherwise youll never get home.You have to PAY to receive packages, and thats a monthly fee of 75$! So bye bye convenient Amazon deliveries! Have to get all those shipped to my closest friends house, or even my workplace.The address itself is so new, that most of my mail ends up being lost, or you just have to pick it up yourself from the post office.There is only one road into the complex (Unless you know of the mystical one road off 380 behind gas station), and with the power line construction and construction around us, it can be tricky.Overall, for the price of the apartment and the location Id give it a 4 stars, but just due to the minor inconveniences that have added up to many mornings without sleep due to noise and having to drive to receive packages, Im giving it 2 Stars. Im sure theyll improve with the leasing office, but nothing can improve poor wall choice and misleading information by the leasing office.
We love this place! We relocated here from Indiana and when we came to tour the apt we fell in love! it is spacious with a lovely kitchen with tons of cabinet space which I love! The rooms are all nice size, and we love having the bathroom in the master bedroom! It is located by all the stores we need to have access to on a regular! To top it off, the staff is so friendly and helpful!
I love this place. It’s quiet, spacious and new! I’ve lived in the surrounding area almost my entire life and these apartments are a wonderful addition to the area. The weight room is a nice bonus and I can’t wait to try out the pool this summer. The office staff and maintenance people are nice and friendly. I noticed a few people complaining about noise, the gate access and construction. I personally haven’t experienced any noise issues in my 2 months here. Gate access is strict because it should be. And construction folks are out of the way in 5 seconds after they see you. A lot of complaining here is just whining in my opinion. It’s an apartment, not a sound proof music recording room. Gate access is on your phone, be responsible and keep a charge. They are still building new apartments, if a five second delay ruins your day, get moving sooner. I’d recommend this place to anyone. It’s home.
After falling in love with this apartment I was extremely devastated at the customer service and management. I was approved and received my approval email on April 2nd. When applying I supplied the information about my dog who is a boxer/catahoula mix and weighs 57lbs. Nothing was every said about her information. She is an assistance animal prescribed by my physician. When applying for the assistance animal exemption at the complex they required a doctors note. So I supplied them with the note from my doctor but they called back several days after me sending it in stating that the note from my doctor was not enough for them to approve my animal. I called them and they said my doctor has to state that I am handicap or disabled. Which I am neither I have severe anxiety and depression (and living in a big city alone with closest family 4 hours away doesn’t help). They sent my doctor a letter to have her sign off gg stating I was handicap/disabled and my doctor can not because I am not legally disabled or handicap. My doctor asked for the complex to call her and they never called. They just sent an email. So they were not even trying to help me. After 3 weeks of back and forth with them they came to conclusion that in their terms my medical condition that requires an ESA was not to their severity. So I let that go and tell them that I will just pay the $500 pet deposit plus the monthly rent. The last email I receive from them states my dog can not be approved as a pet because they do not allow boxers and because she was over the weight limit. That information was never given to me before being approved when they knew the breed and weight of my dog since it was on my application.Not to mention I already had a moving company hired after being approved and lost $475 for that.Save yourself time and don’t bother applying here.
I have lived here since December 2018 and when it was time to renew my lease, I didnt think twice until Saturday, March 28, 2020 when my car was towed from in front of my apartment because I forgot to hang my handicap placard in the window. This cost me $220 and I am very disgusted especially during this time with all that is going on and folks are off from work not by their own fault. I understand it was completely my fault but to tow my car and I was told by the towing company the apartment is partnered with them to come in and scan the parking lot in hopes of finding a violation. It wasnt like there was anyone who needed the spot. It wasnt like they didnt have several spots one even next to the handicap one and let’s not forget, I have a valid placard. Even after the towing company saw I had the sign they still charged me $200+ dollars. So unfair and what about being fair to your tenants that paying high rent on time every month and never causing any problems of any kind. Even though I lived for a year with noisy neighbors above me with barking dogs sometimes all night. I called the office once and it still didn’t cease. I still didn’t complain. Needless to say this has caused me to look differently at this complex and I wont be renewing my lease next time! What a horrible time to cause such an unnecessary hardship to someone in your community. I am totally disappointed with this place! And to find out even the local police has suspended their towing!
This is an absolutely beautiful property with equally as beautiful management! All of the ladies in leasing/front office are so sweet, thorough and pleasant (We specifically worked with Kristin start to finish and I just love her!). Maintenance is so kind and quick to service!The property is conveniently close to all shopping and dining. Me and my little family have 0 complaints about The Landing at Little Elm ♥️
I have been living here for a little less than a year and I have nothing but good things to say about the landing at little elm! Management and front office are very professional, polite, and were great at communicating making it super quick and easy to move in. Would definitely recommend living here!
If I could give them zero stars I would. They have broken the fair housing act law. They are discriminating against those with disabilities. I have a degree in criminal justice and they have broken many laws while saying they haven’t. They lie, lead you on, and take your money. You could not pay me to live here. Will be filing complaints with the state of Texas. I will encourage a full audit of their behavior and practices. Do not stay here.
I can’t count how many sleepless nights that I have had while staying here due to my loud neighbors. I have talked to several other people that stays all around the apartments and they have had the same issues I have had with how inconsiderate the neighbors are here. The floors and walls are very then, and you can everything going on above you. It gets so bad that I can feel my apartment shaking. Me and a couple others have complained to management multiple times about the noise and nothing has been done. It’s to the point we’re it’s embarrassing to have any company over because its that loud. Even when I’m talking on the phone, the person that I’m having a conversation with can hear the noise that’s coming from the neighbors above me.
Walls are paper thin!! You can hear your neighbors whole conversation. Don’t let your neighbor play music it’s terrible. If you’re above someone you can hear them walk all day and all night. It’s annoying. Stairwells and grounds are not that clean in the back buildings.
I’ve stayed here for about a month and all I can say is very good things about it! Everything is so accessible and easy. The staff was helpful during the application process I wasn’t stressed compared to other apartments. It’s a gated community and it’s very peaceful and quiet which is the best. I love it here!
I stopped there two weeks ago when I was looking apartments in the area. Christine, I hope I spelled her name right, greeted me immediately. Showed me the complex and amenities and explain the different options I had because of my preferred employer in the area. Needless to say a week later I dropped off my application and the very next day she called me back, you are approved. Something I wasn’t even expecting but stoked to hear the news. The management there and maintenance people are great. No complaints at all.What a better way to celebrate the new place than cooking in your Spider Man pjs 😜😜😜
Just wanted to write and say that the management at this apartment complex is amazing, They literally go up and above for you. Christina hopefully i spelled her name correctly helped me. Great person amazing personality. The apartment are big and spacious, you would literally love being here!
Management sucks, they tell you they will call you back about an issue but never do. You need to blow them up to get something resolved.The construction workers think it’s cute to have a full conversation while blocking the road - They were just laughing at me while I nicely asked them to move. Provided picture below.You need a smart phone to get into the gate because you open the gate through an app SO pray your phone is not dead while the office is closed because you won’t be able to get in.When I toured the apartment Christina told me they were amazing because the walls were made to where you can’t hear your neighbors - LIES! I can hear my neighbors conversation clearly inside my apartment and as soon as the ppl upstairs moved in, it was a nightmare!!! Called the office to complain so they could reach out to them and was told I had to do it myself lol. What a joke!
Who decided it was a good idea to put speed bumps on the roads? Whoever made this decision obviously doesn’t have to drive through it every morning. And why would you add them in front of the gates? Are you trying to make everybody’s life harder. Waste of time and money.
Management are not good., they have a hard time with doing their JOBS. If you go to them with a problem it won’t be resolved. They never call back, and they never find a solution to an issue. No matter how many times you reach out to them with an issue especially the same issue, it is never dealt with. The issue is always pushed away and it is never a priority to them.

2022-03-25Living here has most definitely felt like home and not just an “ apartment “. The staff is absolutely great, they show they care about their tenants. They’re the most friendliest employees ever! Each time I’ve needed assistance they were always so great to help. Aside the wonderful staff the community is so beautiful. You’ll always see kids playing outside , it’s quiet , and everyone is just overall friendly! I feel safe here with my husband and little ones. Thank you guys for making this place worth living 🤩

2022-06-23I have recently moved here and the staff is amazing at this community, my special thanks to Victoria and Stephani they are just awesome and you feel like a homely environment after meeting them. Gary is a nice guy and resolves the maintenance issues with no delays, it was nice talking to him. So far so good, I liked my apartment, its so spacious and fully ventilated. Plenty of car parking. The pool is awesome too. Overall its a great experience so far!

2022-07-02Why didnt I find someplace else to live before my lease was up, now we are here another year? There was a time I really liked living here! I have no problems with anything except every time it’s time to renew the lease, there is always an increase in the rent. I would be okay with that except, nothing has been upgraded, repainted, or anything since I moved here in 2019! We change our own air filters, you only get pest control if it’s requested! This may be a fair practice to the apartments but it’s extremely unfair to us tenants. I wish I had done a better job in finding a new apartment before my lease expired! Why are you raising my rent by $165 and giving me absolutely nothing in return? Thats almost $2,000 a year for what? Its so wrong but I am sure they dont care because they continue to do it. How about some incentives for those of us who are long-term, never later with our rent, and dont cause problems? They will not get a chance to do it next year, I will certainly be diligent in moving before resigning a lease with this place!

2022-01-21The landing at little elm is a breath of fresh air! Especially after dealing with the mansions 380(terrible experience for me). I’ve worked with both Stephanie and Victoria and they are both extremely personable and helpful. They made my transition from out of state easy with clear and concise instructions, and by following up with me along the way! The apartment is just as it appears on the videos, excellent closet and bathroom space, everything super clean and neighbors friendly! If you’re looking for a place to be at ease, check out the Landing at Little Elm!!

2021-11-24I have been living at this complex for a few months now. I so far have no complaints. Everyone is so friendly and will wave/talk to you when you’re outside. I love the Package Concierge service because I know my packages will be safe and secure until I can retrieve them. The ladies in the front office are always super friendly and will help you out with whatever you need. The past couple months, they have had food trucks come to the apartment gates, which have been super nice! I would definitely recommend this complex to my friends & family!

2022-03-25Starting from Day 1;Application.The application process took a month and a half to finally get completed. They’d continually ask me for more information, after receiving a completed list. Move in dates kept changing.It came down to the point I was trying to move in the day before my lease ended at another location due to their lack of communication and organization.Common areas. The grass is littered with fecal matter from dogs who’s owners don’t pick up after them. Not only that, but unregistered “restricted breeds” are scattered throughout the complex. Yet. My Emotional Support Animal, who’s an 8 month old puppy, isn’t allowed because we got her towards the end of the lease and had lost track of time to send in her certifications. Grounds are poorly kept, trash is often scattered throughout. As well as landscaping remnants (no, I don’t mean grass clippings. I’m talking about bushes uprooted laying around. Piles of sand laying about.)“Package concierge “Is a “$20 one time fee” for a “ safe place “ for your packages to arrive. Making it “ easier on you and the postal service worker” yet, the 2x I paid said fee, my account never worked, I’d lost 3 packages total, never being able to access them ( even with the “ help” of the office staff” )Fire alarms.The fire alarms go off probably 1-2x a week in specific buildings, with no sign of a fire anywhere.Lack of communicationTwo months into my lease I emailed the apartment manager, asking to start paperwork on adding someone to the lease, today, 12 months into my 14 month lease, they refuse to acknowledge the fact I’ve asked via phone call and email to get my significant other added. (They won’t add her so our emotional support animal will make them a few hundred extra dollars)GatesThe “ gated community “ isn’t very gated seeing as though 3/4 of the time the gates are broken and stuck open.Dog park.It’s not even worth going unless you’re willing to step in poop. It’s a literal minefield of dog poop.ParkingAlthough there are (I think) fourteen buildings, the compact everyone in the front few buildings so there’s never any parking ( unless you pay extra of course)From my experience, this apartment complex purposely does anything to make your experience living here as a way to grab additional money from you, also beware. It’s a 60 notice of not resigning your lease. Not a standard 30 day. It’s how they charge you more. Again.

2022-03-25I absolutely love my 2 bedroom apartment! It is so spacious! The kitchen has lots of countertop space and cabinets! The location is perfect for me! My favorite amenity is the pool.
