Ive lived here for about 1.5 years, and while the management was great when I first moved here, they really started to drop the ball about 6 to 8 months ago. Things started going down hill and I noticed more and more trouble starting around the property. It turns out they sold the property to another company about 4 months ago and stopped caring about us near the end of their ownership. They just let it go to hell before the new management change took over. Ill admit, things havent been great these past few months, but they are getting better. What the old owner did to us residents and to the new owners is inexcusable and shameful.That being said, I am so happy with the new management even if its a tough transition. They are working so hard to fix the sabotage efforts of the previous owner. The manager Liz seems super nice, but the star of the show has to be Alison, she is so warm and welcoming and even remembered my name and any problems I may have. She has really made me feel at home here.My only complaint is a lack of parking. I really have a difficult time finding a parking space near my unit if I get home later than 6pm. I wont be taking a star off of my review because the new owner isnt at fault for that, it was just poor planning when the property was built. Im sure the new management will get that sorted somehow, we just need to be patient.
Me and my wife are living here since November 2021. So far, we liked to live here until recent events.On Sun. 2/6/22 there was a shooting on the Property. 2 individuals got injured. The shooting took place right next to our Apartment. Our next-door neighbors were involved. Since then me and my wife did not feel safe to live at the Parkway at Westlake. I reached out to Elizabeth Chapman, who is the property manager, with my concerns. A screenshot is attached:Me and my wife both are scared and do not want to live there anymore. We are expecting a child and I do not want to raise my child in a violent place. My wife is in shock every time someone knocks at our door. She will not leave the Apartment after it is dark. This is causing massive mental stress to our family. Miss Chapman reached out to me and wanted to talk about it. Also, she said that they will not release us from our lease, and she wants to show me my options to break the lease. Response from Management is attached.I know my option that are within the contract. I refuse to pay them a lot of money when this is an unsafe place and not, as advised, a luxury place to live. The termination is 2 months rent and then 2 months rent as a fee. I my case it is 6000$ which I am not going to pay. The Management gave the option to get a payment schedule, which I also do not accept because it is not my fault. In my opinion the Management failed to keep this a safe place. So I have to stay there now until my lease is over…This is terrifying.So you see that the Management does not care about your concerns, only about their money. I can only advise to stay away from this Property, and I recommend to NOT live here. This is a cruel and violent place and the management does not care.
Ive been at The Parkway since new...management has changed and while I dont think anyone could come close to the original FEIN crew, the new team seems to be making an effort. Alison is incredible, she really makes an effort to get to know residents and does whatever she can to make The Parkway a great place to live. The new maintenance team is great, knowledgeable, and gets things done ASAP.
I really love this apartment and this location. The property is beautiful! The staff has been helpful and I love the floor plan that we live in. We have been living in these apartments close to 1.5 years and renewed bc we have yet to find a floor plan like the one we live in.However, we can tell our apartment and the appliances was poorly made and things are starting to break one by one, more often.First, our washer started to vigorously shake so much that it turn and wiggle out of the laundry room. They tried to “fix it” 4x until we finally demanded a new one to be put in bc it was damaging the wall behind. Next our ice maker works on and off. They finally brought in a new one after calling about it multiple times. Our toilet seat is loose and not attached properly to the floor . It seems as if it was just glued on the floor and now the glue is wearing off. Just recently the knob to our laundry room just came out after just attempting to open the door.Wasps are a big issues right now. We are charges a pest fee monthly so I don’t understand why this is an issue.We understand that these things are not of emergency. But we expect that if we are living in a luxury apartment, paying close to $1,700/month for rent, that the actual units would hold normal daily wear. And we know that recently management have changed and it’s taking a while for maintenance request to be done. But we having regular breaks in our apartment unit is starting to really frustrate us and we are not priority so it’s taking sometimes a full week for some of these request to be filled.
The staff here has been very professional and helpful with assisting me with my transition into my new home. I would also like the give my utmost thanks to Alison, who not only went above and beyond to keep me updated with this process, but also stayed in the office past closing to make sure my need documentation was submitted on time. Thank you.
Just put my 60 day notice in here. I have never lived in a more hospitality apartment complex! all the office ladies and managers here made me feel at home. i have lived here over a year and would be renewing if i didnt have to drive an hour to work everyday. never had any issues and if i needed maintenance they were at my apt. within a couple hours to address the issue.i will continue to recommend friends to live here as this has been THE BEST complex by far i have ever lived at.
I would highly recommend living at the parkway! I’ve lived here since it first opened in the summer of 2018. From the very beginning, all of the staff was extremely helpful, knowledgeable and nice. Melanie took the time to walk me through different floor plans and even gave me ideas of how to set my furniture up. The staff was consistently checking in when we had issues with the water pressure and constantly gave us updates to keep us informed. The maintenance staff responds quickly and the grounds are always clean and well kept. They offer great amenities and also host a variety of fun filled events. I am glad I made this my home!
I am so impressed with the staff at The Parkway! They made me feel welcome from the very first time I came to inquire about looking for a place to call home. Roxanne is absolutely awesome. She was very thorough and answered every question I had. Melanie is also very helpful and supportive. She sent me an email to welcome me and ask if everything was going well. The front staff is also very courteous. The floor plan is amazing and the apartment was very clean when I moved in and it is modern and spacious. I already love living here! Thank you, everyone at The Parkway, for making my move-in so effortless and a great experience! :)
I absolutely loved living at The Parkway. There are so many amenities and it’s an absolutely beautiful community. It’s very safe and quiet and I felt safe at night because it’s so well lit. The management is kind and attentive. Melanie is always very helpful, friendly and knowledgeable. Maintenance issues get resolved in a day or two. They also put on so many great events throughout the month. Stop by and you won’t regret you did! I only moved out because I had to relocate for work. If I’m ever in the area again, I’ll definitely return to The Parkway on Westlake.
I moved in about 1 week ago and I absolutely love the spacious open floor plan. The staff and maintenance has been helpful which has made my move go smoothly. I know that no complex will ever be perfect or get to all your needs on time but so far the office staff and maintenance have done their very best with my move in request. Would recommend this apartment to anyone looking for a quiet, modern and very spacious living community. Their features such as the pool, pond, gym and clubhouse is on point and very stylish and invites you to take time out for yourself.
Best of Humble. I love our brand new apartment. My wife and I moved in about a year ago or so. We were new to the area and Melanie made us feel as if we were already at home from the beginning. She helped us through the process and was very attentive to our needs. Im glad my wife made the right decision. We have made friends here and my wife loves the events they host. Maintenance is fast and professional as well.
Resort Living that’s your home... that’s the way I would sum up The Parkway.My husband and I moved here almost three months ago and I have to say it was a very good decision.Besides our beautiful two bedroom apartment we have a balcony ( my favorite place) that faces the well designed pool and walkways that make it enjoyable to walk our dog or just take a stroll through the complex. The staff here are always smiling and very friendly. We have enjoyed the indoor golf room, workout room, and watched Notre Dame play on the outdoor TV by the gorgeous pool! We really do love living here and plan on staying for a good long time.
I moved in about a month ago. I cant say enough good things about the people and community here. Devin made the move in process easy and answered all my questions. She even checked in on things after the move. The property is very nice and well maintained. If youre looking for your new home, come take a look!
I’ve lived at The Parkway for about three months and all I can say is that my experience has been a bit disappointing. My partner and I were super excited to move in to these brand new modern apartment homes expecting everything to go smoothly but since we moved in we have had issue after issue. The office staff is actually really nice but a lot of the times they’re not too informed on questions and have to ask other apartment complexes in their network to figure things out. That’s fine, I understand. Except...The first day we arrived we realized the microwave was not working. It took two weeks to fix because it was under warranty and they had to wait for them to come look at it. A few weeks later the AC stopped working... we spent two days with a giant mobile AC in our living room until they could fix it... again because the warranty people had to come look at it. The water pressure is abismal... we’ve let the office know and it has not been fixed. I put a video below of the sink... the shower water pressure is just as low! Let me just say that the maintenance crew is awesome and very helpful and in no way is this their fault. They do what they can to fix the issues quickly but it seems like the company that built the apartments needs to get their stuff together and makes the maintenance crews job hard. If your apartments are not ready... do not move people in! Simple. I would definitely think twice about renting here... at least until the construction is over. I’m hoping the rest of my time here goes smoothly and I can add stars as I go. Will update throughout my lease.UPDATEI added a star because they’ve worked with us to increase the water pressure. I still think people should wait until the construction is over to lease but at least they’re doing their best to fix the issues. I will continue to update.
I love living here because I feel at home! Mabel is so awesome, attentive and very professional! The entire office staff is amazing. They host the best events like Wine Down Wednesday and always take care of my needs. Maintenance, especially Fransico is amazing. He responds to any service request I have in a timely manner and always stays positive.
The parkway is my fiancé’s and I first home and we couldn’t have made a better choice.We love the area, the complex is constantly maintained, pool & grill area: cleaned everyday, gym: always clean, stocked with water, offer a play room for kids, free classes with trainers, the list goes on with the gym. Grass: always cut, dog poop: they literally have a company come out and scoop up anything anyone else doesn’t, complex hasn’t flooded despite the surrounding area being flooded, our appliances work great, the one time our dryer didn’t: maintenance fixed it immediately, if there’s any alerts: emails are sent out ASAP along with long term solutions.Our leasing manager Melanie has been absolutely helpful with everything and anything we’ve ever needed. Roxanne and Mabel as well. They’re always super friendly and very willing to listen and always offer solutions to any concerns. They’re a big part of why we leased here, obviously nothing’s perfect but their attitude and great customer service is what makes or breaks our decision to settle down somewhere along with overall touring experience.Despite some reviews mentioning the water pressure...our building and unit is not affected. Also, we took time to ask questions regarding any of those related issues during our tour prior to leasing.And regarding the spiders... sometimes it takes a bit of effort of ones own time to clean your own area. A good sweep and a bit of raid has helped keep bugs away for us. At the end of the day we take into consideration we are in the middle of a woodsy area and expect there to be critters around.I have absolutely nothing bad to say or to complain about The Parkway or it’s staff members. However if you’re not as fortunate, obviously not all neighbors are considerate of you or your sleep schedule, but The Parkway does offer solutions to any type of neighbor complaint.Overall we are thrilled to live here! I do not usually write reviews of apartments because I feel everyones experience is relative. However, I felt compelled to leave this because I went to 2 different apartments right across the road from each other and my experience with The Parkway was so pleasant that Id pick this complex based on my experience with Melanie! She was thorough in showing me the grounds and apartment and was very kind, patient and courteous. I must say after seeing 4 apartments in 2 days, this place by far hits the top of my list! Thank you Melanie for your kindness and Mr. Fein for creating such a beautiful property!
Absolutely happy living here! From the first time we came the office staff was very friendly! Devin was amazing! He showed us everything and was very diligent with our application. The amenities are very good and well maintained. In general we are very happy! This is a good place to live!
I was visiting a friend that lives in these luxury apartments and I was really impressed with the property. Decided to visit the office to inquire about a 1 bedroom. The Staff was very professional and knowledgeable. Would like to also mentioned their personality was off the chart. As soon as I make my decision to relocate to Humble, this would be the the first place I would apply.
Mabel and the front office staff are always attentive with minor needs and handle concerns promptly. The amenities are always clean and the maintenance crew responds to repairs very quick. Our A/C had an issue with the condensate overflow and after a quick phone call, maintenance was at our place within 20-30min.
My family of 5 has been living here for nearly a year. This place is outstanding in every way— luxury apartment living at its finest. The office staff will bend over backwards to help all tenants. The service is incredible. I’ve needed a couple of things repaired by maintenance over the year (just a light fixture, the bathtub drain thing, and a small work order for the pool’s hot tub), but that’s it, and the issues were immediately resolved within 24 hours. We enjoy the cozy modern fire pit on the huge pond, the always-clean property, the big hot tub by the beautiful pool (seriously, this pool is incredible... like we are at a 5-star hotel on a vacation), the fun ping pong table, the simulated golf practice room, the instagram-worthy modern library (unbelievable; what other place has that!?), the brand new gym (it even smells amazing in there) with all new gym equipment and an adorable children’s area so moms can work out alone while children are safe, fun walks to their large modern dog park (you’ve gotta see this thing: my children want to walk their stuffed animal toys there because it’s so fun), and all The Parkway’s fun parties. The valet trash pickup at our doorstep is spoiling me! It’s heaven. WHAT IS WRONG WITH PEOPLE FOR GIVING THIS PLACE 1 STAR?? I think they just like to cause drama. This place has been truly amazing. I saw some people have mentioned the water pressure was low. It was a little low in the kitchen when we first moved in last year (2018), but the issue was resolved. So... I think my favorite amenity is the super cool modern library with the Starbucks coffee machine close by it. And the fantastic pool. And our pretty patio. And the granite counters. And our huge garden tub in our 2nd bathroom. Too many to name; I can’t list them fast enough. I’ve told my parents to hurry up and move here, but I might retract that based on the premise of not wanting an Everybody Loves Raymond situation.
The exterior is nice, but the interior is cheaply put together. The kitchen and the shower, in my opinion, are the Only upgrades. I wouldnt consider these apartments luxury, but they have awesome community features. The blinds on the sliding door are for those old school apartments - For these to be brand new units, my unit was poorly done. Instead of the manager moving me to another unit that was error Free, they decided to fix the issues- it took 2 weeks. The concrete to building is dirty/ stained even the stairs ( needs to be pressured washed)The flooring in the unit was stained and lifting; you were able to see where the sheetrock was cut( wasnt enough paint on the walls to cover); bathtub had a safety issue, - doors cracking and paint chippings- Oh my! - These things are fixed, butI wasnt able to move in because of the fumes and there have not been any adjustments to my rent.The staff is professional and friendly but has a lackadaisical approach to certain things. It took 20 days for me to get a signed copy of my lease.The area is quiet.To get out of your lease is over 3000k plus you are responsible for the 1400 reletting fee. (Trap) its A month later and I havent official stayed a night there. My spirit is uneasy knowing that I am paying for a unit that I dislike. Fein is a great brand, but if corporate knew about some of these issues, it would be a disappointment.Normally, I wouldnt write a review, but I felt that it was needed.
Absolutely love this place. The office is extremely nice and do not make you feel like a bother when you have questions or maintence requests. Maintence is always completed as requested. The rooms... love love love how much space the 2nd room has in the townhomes. The closet space is great and love the shelves. We moved here from our house in FL and I don’t feel like we downgraded at all. Water pressure is a little off but mostly only effects us at night, other than that I love this place and the activities that they host. The pool is awesome as well, very resort style. We are one month in and love it.
Been living here for about 3 months the office staff is okay but the property it self has a lot of flaws, had the maintenance come to my apartment about 3 times and every time he does a slap a band aid fix on the problems in my unit, the grass has a lot of dog poop and they’re is also super loud vehicles in the parking lot. The apartments are built cheap you can clearly hear what the people on the other side of the wall are talking about loud thumps can be heard from up stairs. Just a fyi for anyone who is interested in moving it.
The Parkway apartments are the best in the Atascocita/Humble area. The apartments are clean and modern and have a upscale feel to them. I toured 8 different Apartment complex’s in the area and The Parkway was by far superior. You get way more value out of your monthly rent than anywhere else. Valet trash service , state of the art golf simulator, billiards and a gym you would normally pay $50 dollars a month for a membership. Did I mention they also have classes for yoga and HIIT at no additional cost? The pool and hot tub is phenomenal, you would think you where at a resort somewhere. there is also a lake to fish for the kids stocked with bass! If you want a garage or a parking space assigned to you ... you can also have that at little cost per month. Mable and Devin where the best leasing agents I’ve ever had. Any question you have they will get the answer for you no doubt. The location is very convenient located between beltway 8 and FM1960, but just far enough where you have peace and quite.
Spider / Bug problemsThis place has a major spider and bug issue. I have complained to MGMT multiple times about black widow spiders, eggs, and webs around my townhouse. I get told the same thing every time......the pest control comes on Fridays. The have done nothing to kill the insects, remove the webbing and eggs etc. I finally had to buy a pressure washer and wash the patio and front entrance because it is that bad. The pool area was so bad the other day, I had to complain to a maintenance guy walking. There was so many dead worms and bugs in the pool we decided to leave. I have personally spoke to the Manager about this issue and after a year here, still nothing is done about it. Makes me wonder what I am paying a pest control fee for every month if nothing gets done about it. You can walk the community and see this problem evident in all buildings, stairwells, and common areas. Im not sure why nothing is being done about this.
RENTER BEWARE!!!!!!!!!!!!Front desk staff is beyond amazing and always helpful and friendly. Thats the good, the bad: Management that is in office (Crystal Jones) completely ignores tenants’ problems and will not respond unless a call or email has been sent to the corporate office. I have had this happen to me, and my neighbors also said the same thing.After 6 months of living here, these are the reoccurring problems, some not so big, others are major problems.Water pressure- There is a MAJOR issue with water pressure to the entire complex. After speaking to several neighbors in the complex after we moved in, I learned management has been aware of it since the place opened, and did not inform us there was an issue before move in. Please see attached letters to confirm this. Water pressure is so low at times that you cannot shower, or do dishes, or laundry. It is been confirmed by the city and the complex that the pressure is at a majority of times below the threshold for a public dwelling. Management has blamed the city and tried to say it was normal for this area, which is a complete lie. Still to this date, there has been no “fix” installed at the apartment, even though we were told weeks ago they think they figured out the problem. Just run the water on the tour, and don’t run it in the model home, run it in an actual unit. The pressure is at its lowest from 5am-10am and from 5pm until 10pm at night.Broken appliances and electrical issuesThe appliances are so cheap in the units, that the microwave, dishwasher and A/C have all broken on more than one occasion. There were a few days where part of our unit did not have electrical power.The outdoor amenities may look nice, but the hot tub is always down for “maintenance” and by always, I mean it’s been out of service totaling a month over the past 6 months. The fire pit did not work for most of the cold season, and when it did, a loud humming sound from the gas line made it impossible to sit and enjoy. It is still that way today.The big blue umbrellas are both broken around the pool. They have been this way for months, and parts are on the way.We have received 5 emails so far in the last month reminding us of the pool hours and to “warn” us not to be caught after hours or face repercussions.Pest Control- There is a major bug/spider issue around the units. Just look to see the webbing and bugs for yourself if you come on a tour, the Manager knows and doesn’t bother to follow up with pest control for herself. Our patio on the upper floor is so bad, we can’t even use it.Schools- The complex is no longer zoned for any of the schools in the Groves no matter what the office says. You can confirm this as well on the Humble ISD website. All residents are now zoned for the schools off west lake Houston parkway.Attached are some of the letters we have received dealing with water pressure and the amenities. I have posted this from a friends account as I wanted to get this out there (and not face repercussions) without the MGMT trying to say that I do not live here.
My family and I have been here for about a month now. Great place to live. Very quiet and clean. My wife loves this place. If we have any issues or need maintenance done around our place. It will get resolved right away. The staff here are amazing. Always willing to answer any questions you have.
I highly recommend this place! All of the staff here is always wanting to help, and very polite. Specially one of the managers named Melanie! She answered all of my questions, and helped me with everything! Complex is always super clean, and I’ve been loving every minute living here! Don’t forget to ask for Melanie if you decide to check the place out!!!!!

2022-06-02Wow! When I moved in with my family we knew the pricing was for the added client experience. We had a couple of hiccups when moving in during the transfer of property management but my expectations have been exceeded as of yesterday! 😊 our AC went out.....that sometimes happens...the maintenance team came and changed the filter and went about their day. They told my husband if the temperature in our apartment didnt drop by the evening to call the emergency maintenance number. I was sceptical when I heard this because in all the apartments I have lived in before..... you just had to deal with it until morning when this happens....I mean, where can you get a part after hours if they cant fix it ....right? So before I was even finished on the phone with the 24 hr emergency number maintenance was calling my daughters phone....A technician came back out immediately. He was pleasant and worked through diagnosing the root cause of the AC unit. Lo and behold it couldnt be fixed until the next day. But at this time....another technician arrives on scene...they brought in two mobile window units...to cool our home. And left with the promise to return this morning for the repair.....I have no doubt it will be fixed today.....If we were ever on the fence about staying another year....they swayed us last night. We slept cool and comfortable!

2022-05-17My friend was going to move here, she asked to see the apartment prior to leasing so they allowed her to see a floor plan that they claim was the exact floor plan as the one she would be moving into and that her apartment was occupied. On move in day she signed the lease and went to do a walk through of the apartment and the bathroom didn’t have a bath tub as the model apartment did so she went back to the leasing office and told them of the error and boy did they give her the run around about moving into the correct floor plan although they did have an apartment available the problem was that the rent for the one available was listed at a higher rate then what she was offered so they kept saying they had to contact someone in corporate which was BS. The management didn’t have a care in the world about there mistake. Moral of the story she didn’t move there, and not to mention there was a shooting about 2 weeks ago.

2022-06-22I lived in the parkway for 2 years, at first things were good with old management once they left they gave the apartments to a management team that just didn’t care. After the winter storm last year I noticed a serious issue with silverfish, they were coming out of the air conditioning vents they were all in my bed, I killed multiples all over the apartment it was so bad I had to move, because calling pest control was doing nothing. I believe a pipe burst due to the storm. And before moving out water was dripping from the sprinkler system in my unit, I’m pretty sure that’s why the silverfish were coming out of the ceiling. And when I called to report this issue and others the office would never answer the phones. These were nice apartments but the silverfish and a shooting and two people getting shot and management sending out falsified emails pertaining to the shooting that was so disheartening towards the tenants and overpriced rent was not worth staying another year. I do not recommend these apartments.

2022-03-14I love the Parkway! The apartments are well appointed and functional. The office staff, especially Liz, is incredible! They sincerely care about the residents and are always available. After a year and a half here I have no complaints!

2022-05-13The amount of crime that goes on here is ridiculous. While living here my truck has been broken into twice, 2 people were SHOT in February here, and my truck was stolen last month. Their gates are broken all the time which just lets anyone come in whenever they want. They have security but that hasn’t helped at all. The security left at 3am my truck was stolen at 4am. At this point we don’t even feel safe living here anymore! Would not recommend moving here

2022-02-08There was a whole shootout here last night. I understand that bad things can happen anywhere but there seems to always be cars broken into over here. Dont get me wrong the apartments are always clean and neat but I dont know why they havent hired security here lol. For the amount of rent that the residents pay, security should be easily affordable. The rent here is wayyyyy too high to be honest. They need to lower the price of rent because this has gotten out of hand. 2-3 people injured with gun shot wounds, come on now.

2022-01-14In my search for a new place to live I was very impressed by all the images and the floor plan. But upon arrival to my scheduled tour the agent who was assisting us seemed very uninterested in giving us a tour of the complex.We chatted for about 2 minutes before she asked us when we plan to move in and thats when everything changed. I told her that we were not looking to move in right away and that we were still shopping around for the a good place. From that moment on she had zero interest in me or my girlfriend.After giving us some pricing she said that she needed to grab the golf cart and jetted off. We stood around the lobby unsure of where we could/could not go until she arrived at the front at which point she just motioned us to come outside. She proceeded to drive us to the model apartment not asking us any questions about our needs or what we were looking for. I had to literally ask her about everything. She was complaining to my girlfriend and me about how she had just gotten her golf cart back after however long it was in the shop.Once we got inside the apartment the agent didnt really sell us on the place, the unit itself is nice, but a lot of our questions were left unanswered. When we returned to the leasing office I had to remind the agent to show us the amenities. Yes, thats right, all those wonderful amenities that they have? She almost forgot to show us those. She spent about 90 seconds showing us the gym and grabbed our IDs as we were still looking around and gave them back to us and told us that we could be on our way now.Overall, extremely unprofessional encounter. I would definitely consider living here if it wasnt for the lack of professionalism displayed by their leasing agent. An issue like this surely stems deeper into the complex.

2022-06-02Been living here for three years as of lately the Apartment complex is filthy and when you make a complaint to the office they do nothing more but tell you what you wanna hear just to get you out of the office but absolutely nothing is done about the complaints and how poorly kept. the apartment complex has become. 2019-11-14The Parkway has been absolutely incredible, for the past four months my 9 month old son and I have been living here. With the short amount of time living at The Parkway, I must say we couldnt be happier. Living here has been truly one of the best experiences Ive had in the Houston area. The office personnel are outstanding! Melanie and Roxanne are always so helpful these two ladies will absolutely go out of their way to make sure we are well taken care of. The property is beautiful and well kept, I feel so safe going out for walks at night. There is no doubt in my mind The Parkway on Westlake is the place to live.
