This is a great place to live and couldnt recommend it strongly enough. The apartments are spacious, by far the best parking and guest parking experience Ive had at any apartment complex Ive lived in, and the staff is great especially Cheyenne Crouch who took the time to show me around, followed up with me after my tour to answer any questions I had and has made sure Ive enjoyed my time living here.
I want to add another comment because overall the apartment complex is fantastic especially if you have dogs! I had four dogs and the management was super flexible and understanding with getting them accepted! If you are even a animal person I think the royce 8100 is the best complex in Austin that’s very welcoming towards dogs and cats! The apartment itself is super luxurious and the the ementies were amazing. The price per month was pretty cheap compared to other apartments in Austin or in cedar park/ round rock area. It was super close to everything! I will say the new management was a bit un welcoming at first but, they were doing there job and everyone makes mistakes. Im super happy that I lived in the complex and I wish the complex nothing but success. Thanks for having me!

By Far the worst customer service ever ! ive lived in multiple apartment complexes and never have i came across a worker this rude and disrespectful . i dont remember her name but she was a dark skin complexion with dark hair. You can tell her energy was off when she was giving the apartment tour and just seemed like she was not happy with her job and it was really reflecting on the way she selling the unit. she seemed to get frustrated every time i asked a question and would answer with short and obvious answers. i wouldnt recommend even wasting your time with this complex.
The living experience is great here, esp. if you have a lot of money. But one thing worth mentioning is that the management mentions there will be no charge while signing out . This might sound lucrative , unlike other leasing companies which upfront tell that there is a non-refundable deposit amount , and then there will be no other charges when the lease ends. But in case of this company, they do send a huge bill at the end of the lease. So beware , clarify these things before signing in, because they dont mention that upfront, at least to me it wasnt .
The unit we live in is great. Seems to be newly renovated and kept well. Plenty of visitor parking. The amenities are also nice. The pool is a resort style pool that I would sit at all day. The best part about this property is the maintenance staff. They are some of the nicest people I’ve ever met. They take the time to make sure everything is fixed. (Shoutout to Frank for always helping us). Location is also amazing. Close to everything for eating and only 15 away from the Domain!Update/Side note: Emily you are a nightmare of a woman (property manager). This property would be better off without you. The regional manager though is so sweet and helped us more than she ever did.
Coming up on 9 months at this residence and it is by far the best apartment complex I have stayed in. The staff in the office is the most polite, proactive, and honest group of people I have been around. Take into account there are hundreds of residents and any given day, there could be a myriad of issues. The staff has never had an attitude, or made me feel like just another tenant. Goes a long way. The grills are awesome, simply because they ALWAYS work! They even put up lights so we can grill at night. The staff does a great job of keeping the property clean. We residents should do more of our part as more people move into the property. Overall, if youre looking for a peaceful, modern, conveniently located place to stay--This is It! Keep up the good work, and dont ever think it goes unnoticed. Have a great day!
The apartments are beautiful. Moving in was fine, and the property is taken care of very well.Moving out was a nightmare. If you want to be treated ethically upon move out, I would suggest another place. My rent was not properly prorated upon move out. I was required to take time off work, with almost no notice, to get them a cashiers check because they refused to update my online account, despite me notifying them of the problem with in the deadline to pay rent. They also did not send me a breakdown of how my prorated rent was calculated. Ive followed up multiple times via email, in person visits and over the phone with no success.Kudos to Kaylah, though, for trying her best.I had to move out because they were unable to control my noisy neighbors.In the event the staff is reading this comment - please do not respond with a vague comment like Thank you for your feedback, please contact the office so we can help you. I have contacted the office multiple times.Thank you!
All of the staff is very friendly and professional with the exception of the Assistant Leasing Manager. I recently moved in a couple weeks ago and she accused me of having an unauthorized pet on my property and failed to check my file before telling me I needed to pay a lease violation. She didnt ask any questions and was extremely accusatory. My Authorized dog was on my patio for less than an hour and i got a call from her. When she realized it was a mistake I received a disengenuous apology. I would not have moved here if I knew I would be dealing with people who dont understand standard customer service especially coming from someone in an elevated role. I will not be recommending this place to anyone and will not be renewing my lease.
If you have lived in this apartment complex like me for a few years, you probably noticed quite a downward change in property management. The management staff used to be friendly, personable and eager to help but the current staff are impertinent and act as if concerns raised by tenants are exasperating and trivial.I recently had to move out of my apartment prior to the date when my lease ends, and I agreed to pay rent until the my lease ends. I was asked to either return the keys on the day I move out or have them mailed at the end of lease. With Covid and my plan to move out early in the morning, I was told on phone and in email by multiple staff that I can simply leave the keys in the apartment when I move out, and they will be picked up the same day. This is important because I had the apartment all cleaned up and left unlocked. To my surprise Ashlyn Schneider, who had been exceedingly difficult to work with, stated in email that the keys will not be picked up until the end of my lease as my apartment is left unlocked. Additionally I had the NTV turned in on 9/2 but she insisted my email inquiry date about the keys recently as my official notice date. All these red flags have alerted me that the current management staff may resort to chicanery to scam tenants for additional payments. I cant help seriously considering legal options to protect myself from more atrocious surprises.These are but a few of problems that persist on this apartment complex. If you are considering moving here, I suggest you take a careful look and I personally would absolutely not recommend. If you cant even trust the property management staff there really is no business to do here.
After our application was denied, they were supposed to mail a check to return my holding fee for the unit. The check I received was literally ripped in half, envelope taped back together, then put inside another envelope.After contacting them and requesting a new check WEEKS ago, I have yet to receive it. Can’t get anyone to answer their office phone or emails. This has been an issue for over a month. 0 professionalism and a major issue in communication.
First of all I have to say this is probably one of the nicest apartments I have ever seen. Some things I really like are the high ceilings, big sink with garburator, modern appliances, walk in closet, etc. The pool & gym are really spacious and impressive. The staff here is amazing. Melanie was extremely patient in answering my questions and always got back to me in a prompt timely manner. They all are very helpful and informative, always making sure everything was working well for me. Overall I am very pleased with the service and happy to call this place my new home. I highly recommend Broadstone 8 One Hundred.
Took a tour of this community and it seems like they were really disorganized. When I went, I think the manager was new but she was also leasing. She didnt know the property very well and didnt really try to get us to lease there. The apartments were beautiful and the community was well kept with lots of amenities!
DONT MOVE HERE. WORST EXPERIENCE EVER. Thank goodness I have 2 more weeks in this awful place. The leasing staff is AWFUL. I have been here for 2 years and my first year was great, leasing staff was super friendly and then for some reason everyone left and they got a whole new staff that is TERRIBLE. Managed sucks, there is this one dark hair girl that always looks like she hates life and is SO unpleasant. Katherine is beyond unhelpful and Broadstone wants to charge you for anything and everything. Be VERY careful if youre trying to move into this place. I would never recommend Broadstone to anyone. There are so many nicer apartments. Maintenance will charge you for anything, I had 1 light bulb go out in the kitchen, I requested maintenance because I didnt have a latter or else I would have changed it myself. They charged me $5 for it.... I pay so much money, thats ridiculous. DONT MOVE HERE.
If youre debating staying here or going with another apartment complex, I would recommend taking into account that there may be issues that may inconvenience you that will leave you stressed and bitter at the end of the day. I recently had to deal with the complex reaching out to me stating that they had to drill holes into my closet do to the neighbors upstairs not having proper wiring to get internet. I didnt have an issue with this and only stated that I would be available on the weekends and schedule a time for them to come in on Saturday. Unfortunately I had to reschedule due to work related reasons, and left a voicemail at 7 AM to inform the complex to reach out to me ASAP to reschedule. I assume my voicemail was heard in time since I heard the technician at my door 45 minutes past the original agreed upon schedule time, interrupting my work meeting in the process. The complex called me and after a bit finally informed me that the agreed upon time was a window, not a set set appointment and needed a two hour window within that window as well. I go ahead and let the complex know that Tuesday (Monday was Labor Day) at the earliest of 10 was fine and went on with my day. Come to Tuesday, I get a no show can call the complex asking if theres a possible ETA since I took out PTO to free up my schedule. I should note that due to the nature of my job and me WFH, I cant have the contractor witness my work due to legal reason and honestly their own safety. My work is hard to swallow at best and mentally taxing enough that we have mandatory therapy sessions at the end of the day to keep us sane to put it lightly (not taking into the that this is happening during a pandemic and again risking both our health to get something that shouldve been handle to from the beginning). I provide the complex this context, specifically with someone from the office to emphasize how urgently I needed an ETA since this was taking away not only my time, but my literal money, and get put on the phone with Jason.Before, at most this whole situation was a minor inconvenience that couldnt be help, with Jason, it became a hostile issue.Jason, the Service Supervisor, not only informed me that not only was not appointment made (waste of time, and money), but that the window of window for them to arrive is 4 hours, and will possibly take another 4 hours to complete. I tell him I was not told that and that only makes the weekends viable and he abrasively informs me that Im the one inconveniencing the complex and my neighbors. Before at most I was mildly irritated, but at this point his condescending attitude made me livid. He even threatens if that they have further issues with scheduling, that they would charge me with a fee due to denying service and honestly it was hard not to want to laugh at how ridiculous he was being. I give him my email so he can send a confirmation email just so I can have this nightmare over with, but the real kicker is Jason having enough time to belittle me over the phone, and not mention that there would be a follow up appointment after this one.I never had an issue with the complex, up until this point and mostly dealt with accommodating people until now. Despite that, I still see no justification for Jasons behavior and only want to inform others of Jasons behavior to keep people in mind of what to look forward to if theyre as unlucky as I have been in this whole experience.
Living here was the worst experience ever. I am so happy that I no longer do. There are so many other apartments in the area, so why settle for this dump? Do not expect to ever see your deposit after moving out. I have been waiting for several months; and it is to the point now where I am either ignored, put on hold and then hung up on, or given a vague answer. Take your hard-earned money elsewhere. The leasing office staff was shady from day one, and they seem to have a horrible reputation amongst the residents living at this complex.
These apartments are very nice. My client lives there and I go there a few times a week and have delt with the office plenty of times in her behalf as she is a senior citizen, and cant get around too well. They are quite courteuos and do what they can to help the residents feel at home. The maintenance workers are the best. They say hi to her, check on her, change her air filter, etc. Just wonderful people.
PLEASE READ:POSITIVES- Good staff that seem to be extremely helpful. The apartments are well kept and have a nice appearance. The maintenance staff work hard to maintain a clean environment. Very good dog park that is busy and used by lots of residents. As a police officer I believe the apartment complex is safe considering apartments in in the area. Very rarely there is some vehicle damage or criminal mischief in the parking lot. This is definitely a plus.NEGATIVES- The apartments are cheaply built. You can hear through the walls and through the ceilings. Be extra careful not to get a building next to Parmer Lane due to traffic noise. You will have to blast ur television just to hear it. You also will not be able to enjoy the patio due to the excessive noise. Parking is a nightmare for guests. They have about one parking spot per building and its not convenient. They will tow if not registered which is expensive. On my apartment they added a gate so when my lease was up for renewal they added about 300 dollars to the price. I didnt ask them to do this. Also be careful about getting a building close to the dog park because it does smell like poop all the time.OVERALL- I think you can find better for the price.
I lived here for 2 years and it was a great experience. Very clean and modern with a super friendly management team. Utility prices were low and rent didnt go up much the second year. Ive been soured with apartments in the past not being fair at move out but these guys went above and beyond. Cannot recommend enough.
UPDATE: I do greatly appreciate that management reached out directly regarding this issue. I have not had an issue since and REALLY do love living here, it’s beautiful. I added a star since my experience has been prime since my last review.I moved in here because the reviews were great and the property was great. I’ve lived here now for 4 months and I’m very disappointed. I seriously did not want to leave a bad review, but it’s been Murphy’s Law living here for me. Like as of today, for instance, my AC unit is broke, so they brought in a temporary AC unit they taped to the window to “seal” it. This is just in my living room by the way, my bathroom and bedroom doors are shut. It’s still 85 degrees in here, my bathroom and bedroom are at least 90 (not livable). They said I could move the unit into my room, but freaking “sealed” it with masking tape in my living room, so that would require me to untape everything and then somehow seal it in my room? I’m pretty sure it’s why it’s not cooling off (I wish I could post a picture). I called maintenance to request just another AC unit and they said no because the one I have is working (but really not). The part is not guaranteed to come in tomorrow, but maintenance said they’ll move he unit into my room tomorrow morning - that still will not cool anything down, let alone make my living room 90 degrees instead. I wonder if I’m the only resident that has had this bad of services from them, if so, that’s just very unfortunate for me.
Best staff ever! Ive moved 5 times in the last 6 years and have never had such a great experience. They are very professional, helpful, and genuinely care about theyre residents. On my birthday I woke up to a balloon outside my door with a personally signed card from the apartment staff. They even had a gift bag for me in the front office:) The amenities are extrodinary, the pool is a dream, and the residents are all polite. Overall broadstone 8100 is best apartment complex I have seen and had the pleasure of living at. Theyre a great team.
Resident for > 5 years. Every year I re-hunt for apartments North/NorthWest Austin. I keep renewing.Thoroughly enjoy the people, property, and quality of amenities. While the pool, the free wifi in the clubhouse, the nice buildings are all pleasant amenities... the real value comes in the interior of the apartments and the personnel in the front office. EVERY SINGLE PERSON Ive met that works here is a top notch individual, with both personal and professional pride in their work. Feels like an extended family - and I dont normally post that kind of yucky stuff.I love the quality of the residences. Top feature (for me) - they have BOTH Grande Communications Fiber (gigabit symmetrical) for ~$70/month and AT&T Fiber (gigabit symmetrical). Google Fiber is unavailable, but it is an equivalent service attempt. My ISP experience has been generally positive.This property recently (~Jan 2021) changed ownership, including all personnel in the front office. The new ownership has consistently demonstrated Words Lead to Actions and quality maintenance and customer service. Im glad to continue to live here.11/10, with rice, will continue to rent.
Pay close attention to the negative reviews as they are absolutley spot on in their feedback. To echo an existing review regarding the carpets upon move-out, they FOR SURE will go after your security deposit. They had the carelessness to flood my bedroom while power-washing the exterior of my unit. They didnt offer to replace my carpet, just put a couple fans in there to dry it - that took 4 days, 4 days that I couldnt use my bedroom. I had them professionally cleaned before moving out and they had the audacity to charge me for my carpets because they said they were dirty.They also asked if I wanted the floorboards that were ruined in the incident to just get replaced when I moved out..... ummm no, you can replace them now instead of waiting until I move out and trying to charge me. Im not living with rotting floorboards due to the negligence and carelessness of your grounds crew.The claims of NEVER being able to find ample parking are true as well. Good luck parking anywhere near your apartment at night if you dont live on the South wing of the complex, and feel free to enjoy whatever couple / teenagers are loudly bickering in the parking lot on the way to your residence.Pool is always littered with people who dont live there, and they leave bottlecaps and empty beer cans around the pool area. Unsupervised children to run amuck as well.Do not be fooled upon first glance, this place is a shiny new apple, but when you take a bite, its filled with worms inside. All in all, management is lazy in their approach to cleanliness, unapologetic when in the wrong, and theiving in regards to your security deposit. Hands down worst place Ive lived since being in Austin.
About 5 months now and so far so good. REGISTERING: Im here temporarily due to work contract, and the process of signing up under a friends lease and getting my own apt insurance during my stay wasnt long from what I remember. ROOM: I usually dont have issues--and havent had any here--with the community or apartment room, apart from the usual wear-&-tear. And since its a fairly new complex, weve only had to ask for a lighting fixture to the high-ceiling or questions about resetting the faucet garbage-disposal, which were addressed timely. I see maintenance guy going around now & then and hes very nice...I witnessed some drama outside my window as it appeared some boisterous guy was being shown out once; other than that, its generally a quiet community.. Friendly, attentive staff when answering your questions via phone or notifying about mailed packages; well-organized.. they seem to be well-staffed as the people appear relaxed & hardly any waiting, the times that Ive stopped by. I also like the community event notifications via email. :- )
Just over 4 years ago I had given this property 5 stars when they deserved it. Now they do not even qualify for 1 star. Current management and maintenance have no issue allowing you to have no heat for 3 months in the winter, all the while telling you that all units work differently and its normal for it to be blowing cold air 24/7. The unit then broke in the spring, this time they only let it go 3 days. The front gates have been broken for 2 years, the back gate for 6 months. Youll be told that its on the top of the list to be fixed, clearly this is not the case. I had an issue with my gate clicker not working, they claimed it was fixed. The one time the gates were closed my gate clicker did not work. However there is the possibility that the gates were broken in the closed position, theres a 50/50 chance. The virtual spin cycle room hasnt been working for 11 months. Youll hear, we are trying to figure it out as to whats wrong with it. Previous management never had in issue figuring things out. At the beginning of Covid my toilet wasnt working, I was told that they had to see if it was a necessary repair, since maintenance was only preforming necessary maintenance. Last time I checked a toilet is pretty necessary, which they came to fix. Parking lot and covered parking lights often dont work. However they claim that they are on a timer to come in when the sun sets, clearly not the case. If you call to report your neighbors car broken into but all you have is their vehicle description and their parking spot number (which is logged in the computer since we pay for these spots), they will say they will let them know and then not let the owner know at all. We used to be a luxury property with competent management and staff and now, there are no words for the level of incompetence that is currently running this place.
Move-in was seamless and easy. Apartment is super nice, and it seems to be higher quality than my previous community, which was also brand new construction. Here at Broadstone, I never hear neighbors, the floors dont shake when I walk, etc.As long as you like living up north (i. e. not downtown), I highly recommend this property!
Really nice showers and high ceilings. Reasonable rates.The negatives are that once you move out they WILL go for your deposit pretty good and make petty things up like: the carpets in the room appeared to be walked on. Seriously! They deducted money from my deposit because they claimed the carpet was walked on!!
The greatest new apartment community in Austin. Not only are all the new amenities (Club Room, Workout Facility, Swimming Pool & Outdoor Lounge, Office/Computer Center) second to none, the Management and Staff are the best. They are polite, friendly, and extremely efficient; all maintenance requests are handled immediately and to the residents total satisfaction. And, located in the best section of Austin-- Northwest Austin-- conveniently located to all the best schools and shopping areas. And, all this at a price that is very reasonable within the competitive apartment market. If looking for an apartment in Austin, look no further. Broadstone 8100 is the absolute best. You wont be disappointed.
My fiancé and I have been living here for a few months now and our experience has been amazing! The amenities are great, Ive NEVER felt unsafe, the maintenance staff is quick to respond, and the ladies in the office are so helpful and sweet. Ive recommended this complex to so many friends and will continue to do so.
I love this place. This is by far the nicest apartments Ive ever lived in (or seen for that matter). The deep, farm-style sink is one of my favorite features, as well as the brand new washer and dryer that work fantastically. I havent had a single problem with this place since I moved in a month ago.
Beautiful interior of the apartment, wonderful appliances and finishes.BEWARE OF NOISE! Our neighbors could be frequently heard through the walls and through the floors below. Traffic noise of both Anderson Mill and Palmer was awful and frequently woke our son up. Finally, the Jollyville fire station at the end of Anderson Mill is VERY busy and sirens were heard at such loud decibels at all hours. The windows are not great at blocking noise.My last issue is the $125 charge for carpet cleaning levied on our final bill without warning. No clause in the lease contract stated there would be a mandatory charge and we left the carpets in immaculate condition (we didn’t even use one of the two bedrooms). Thus far my interaction with Maya at Customer Care to dispute this has been substandard.It’s a trade off - you’ve been warned!
I have a rental for a few days while my car is being repaired. Their predatory tow scheme towed my car because it was not parked in a “visitor” spot, which I’ve never seen anywhere on the property. I’m on the leasing office now and they can’t provide me with a list of the “visitor parking” spaces.This isn’t a space issue. There are literally dozens of empty spots around my building: parking DOES NOT fill up at night. Some residents also pay to have their cars garaged, making the idea of a shortage even less material here. This is about money and kickbacks. This isn’t a new racket - at least one other prop management company in town, who shall remain nameless, was notorious for issuing tow orders, towing residents’ guests’ cars even after only being parked an hour. It was straight robbery, bc everyone knew the complex was getting a kickback. Not the newest scam in the book. I’m just surprised to see Broadstone joining this shameful practice just to make a few more bucks. And the other prop management company? They were fined big-time by the City of Austin for racketeering w their contracted “partner,” the seedy tow company. Shame on Broadstone for thinking they can get away with this. Why scam your own residents?
The staff in the leasing office at Broadstone 8 One Hundred is FANTASTIC!! My boyfriend and I moved in about a month ago and we could not be happier with our decision! Melanie and the other leasing agents helped us out tremendously when we were trying to get approved for move in. The amenities are wonderful, everybody who comes to our apartment cannot get over the pool and grill area. We love this place!
Pool is constantly over run and management does nothing to kick out people who do not live here. There have multiple parties despite kids under 5 being left unsupervised with water guns while the adult guests of about 50 got wasted drunk. A handful of residents asked management to do something about this. This event also happened after new rules were announced.The young blonde girl came out of the office after multiple complaints, stared with a blank look, then went back inside after doing nothing.This is nothing but aggravating to residents who cant use the pool on weekends. Very frustrated that management keeps sending out rules and gate codes but does nothing when the rules are actually broken. My suggestion is to call the police when its over run by people who *clearly* do not live at the property if you are unable to get them to leave politely. To be clear these guests would climb the fence and then let newcomers in through the gate whenever they arrived car load after carload. The past two weekends maybe 1 (of the conservatively estimated 50 people in the large groups) was a resident and the rest just trashed the place.A simple solution would to do what every other apartment with a nice pool does....issue residents one color reusable wristbands and each unit gets two guests wristbands that are a different color. No wristband you get tossed.Its a private pool for private use. Want to have a 100 people at a party and get annihilated drunk go to the lake or a friends house.
Im an Oklahoma transplant so very new to the area. The friendly and helpful staff are always very willing to answer and address all questions. Brand new apartment with granite countertops and new appliances, location is great, close to I45 and grocery, stores, restaurants are about 5-15 minutes away in any direction. Love the trash valet service! The pool, lobby and lounging area is like being on vacation.
STAY AWAY from there apartments Ive moved in since October to building 10 encountered numerous problems from the sink leaking to the ceiling in the bedroom leaking twice. The walls having mold . This is a complete rip off for 1107 for a supposedly brand new one bedroom. The staff is nice except one girl alwaya makes a face and they lie. They will lie about the view the apartment has. The back gate never opens if your coming south on parmer. For a new apt it should not have any problems there plenty of nice apartments down the street which are cheaper and have the exact same features this apt does I will definitely be moving out once the lease is over do not lease here. Also they charge ridiculous amount for sewage its more than my water never have I encountered that.
Terrible experience. Please do not live here. They are working on construction upstairs my apartment. No notice that they were going to be working on it. Very loud bangs. I would have appreciated a notice or an email saying hey they will be working on the apartment upstairs on this date, sorry for the disruption and I would have worked around it. I come home and my roommates dog is terrified. I cant even be home right now. I called the office, and nothing they can do. I ask for a manger and they said nobody was on site.
I have lived at this property almost 8 months and I love my apartment. The staff however is a different story. When I first moved here I received the best customer service from Laurie. The Business Manager, Jennifer and Assistant Business Manager, Katherine are the worse part about living here. If you have a problem dont waste your time calling corporate because they dont have a corporate contact number published. You have to send an email more than once and wait for someone to call you back from a private number. When you do finally talk to someone she will make excuses for the management team and charge their rude behavior to the fact that everyone is human and we all make errors. This is a corporate industry yes, but is also a service industry and NO ONE should know you are having a bad day or you have 15 move ins on one day. Thats professional business etiquette 101. CHECK YOUR ATTITUDE AT THE DOOR. This does not come from a disgruntled tenant, just someone who unfortunately encountered the team on the wrong day as it was so nicely put.
I have never felt the need to leave a poor review anywhere. In fact I’m usually willing to chalk up a negative experience as people just being human, and not worth my time to write a negative review online. However, my experience in dealing with the Royce at 8100 has simply been the most unprofessional, mismanaged, poorly handled situation I can remember dealing with in a long time. I would never move here, and would strongly advise against anyone considering it.I first called the Royce in early March when I was looking to move out of my current property to be closer to work, and also save money on rent. They were offering rent at $967 for units they were looking to get tenants into quickly. I spoke with Cheyenne, told her I needed a 6 month lease which she said was no problem and went the next day to tour the property. When I arrived I met Lauren, a different leasing agent, who told me Cheyenne was busy and she would be handling the tour. It felt like Lauren couldn’t get the tour over fast enough. I liked the unit, but was slightly off-put that she wasn’t trying to “sell” the unit or the community at all.I applied for the property, paid $315 app and admin fee, got approved, and then was told I couldn’t do $967/month on a 6 month lease. When I told Lauren that Cheyenne told me I could, she said “Sorry that Cheyenne said that, but it has to be a 12 month lease”. Lauren’s email replies over the next two days were terse and significantly uninspired. The exact opposite of what you’d expect from a leasing agent. Called Cheyenne the next day to let her know about Lauren’s low quality approach to her job and then had to speak with 4 different people on several different occasions in order to get them to honor the rate. Some agents said I could, some said I couldn’t, Cheyenne said the system wouldn’t even allow them to offer them a 6 month lease at $967…. Excuses every time I questioned it. They finally offered me the $967/6 months after a few days of back and forth communication.Everyone always gave a different answer, but the most common one was usually “I can’t help you with that, sorry” . Unfortunately, based on every interaction I’ve had with Lauren, she doesn’t seem to enjoy her job. And if she does, she’s not the right fit for trying to get prospective tenants into units.This poor experience was enough for me to stop pursing an apartment home at the Royce, and I asked Cheyenne how much of the $315 app/admin would be refundable. I requested a refund in mid-March. I called in later to see when I could expect my refund and Lauren answered the phone and said “We don’t give refunds”. I told her what Cheyenne and Emily told me I would get one, and she transferred me over to one of them. They told me they’re cutting my check and it could take up to a month to get it.By the end of April I didn’t receive the refund check and called back. And again, and again, and again. One of the agents finally told me they never sent the check even when Cheyenne initially told me they did. She promised she’d leave a note for a manager when they returned and they’d send it out next week. Next week comes and goes, I call in again. It never got sent out. I call in more and Cheyenne says she has proof that it was sent. She tells the management company to cut ANOTHER check and send it. Finally, today, after almost 3 months of dealing with this. I have the check, and this terrible experience comes to a close.They seem like they care about their job and their residents. But the execution on information being delivered between agents and how the communication is managed as a whole is undeniably poor. More than once I had to tell someone how to do their job (telling Cheyenne to call me once the refund check was sent out after the 15th time of calling her asking if it had, vs. her telling me to keep calling back) I had to call the Royce approximately 20+ times between mid-March and the first week of June to get this refund check. Combine this with the rest of the experience, and I just can’t see any residents’ stay being much better.
Listen I understand that you may have to lock some doors for whatever your reasons are, but give the residents notice. I went to the gym with my wife at 6:30 am and I was so disappointed to have to pass not 2,not 4, but 6 doors in order to access the gym.... The gym is 24 hours and it is not convenient for us to walk all the way on the other side of the apartment community just to access the gym, when we should be able to access it from my building per usual. What is really upsetting is that you guys just started doing this and now it seems to be an everyday thing. I waited be whole summer to complain but this is bs. Please keep the hammocks clean, they are machine washable so I dont think twice a week is too much to ask...hell if it is pay me and I will wash it. I am also pissed because you guys maintence staff has changed for the worse ever since the maintence manager changed no one ever comes to my apartment without me having to submit multiple requests. When they do come repairs are always half done or they have to come back. You made it mandatory for us to pay for trash pick up but you dont always pick up the trash do you? Like if I out my trash out I expect it to be picked up. No exceptions..that or Stop billing me for it. The process in which we have to pay rent is beyond inconvenient. And I you guys dont even put fresh fruit in the water you serve at the gym... Why has the same pitcher been here since Friday, and you want us to drink this? You guys are better than this. You have the potential to be a great property but Im telling you now, I will not renew my lease if this happens again...I cant even go to the gym becuase I spent 20 minutes trying to get in and now I have to get ready for work!! Fix this broadstone... This is an honest review... Everything else is great. You used to keep the property safe and clean. Please fix or I will move... And I will take the money I spend on a rent, a parking space and all the other bs extras to a new property .BlessingsP.S. I do love this gym, my apartment, usually love the staff &other property so please fix this.Edit: it has been almost a week and the issue is not fixed. The pool opens at 10:00 am, guess who cant go swimming... Your tenants that cant enter the pool. You hav all the gates locked! I want access to every single amenity...this is what I pay for... Stop robbing us. If you are going to take our money every month at least Keep ALL of us happy ...o posted a photo of locked gate forProof... If I had the energy I would take a pic of each locked gate... And Im not the onlyOne upset... 5 of your tenants have tried to access the pool in the past 30 minutes...one had to climb the gate! Like seriously broadstone... I am going to help next if this isnt resolved.... And once again my trash was not picked up and I put my can out at 8:00 pm. I have video/photo evidence of that as well.
Security, Parking, and Noise IssuesMy car was broken in while it was parked inside the complex. This is very unexpected in a gated community like this. I asked the management office if there is any security cameras around the parking lot, but it seems they only have it around the gates, which makes them almost useless when things like this happen. Since then I noticed quiet a few window debris around the parking lot, which makes me to suspect multiple other incidents like mine.Parking itself is also pretty much tight with few spots available after 8pm. The visitors parking in the complex is also very limited and they required visitors to sign-in everytiem they come in. Otherwise cars get towed. Parking can be a lot of hassle for both residents and visitors in the complex.In addition to the security and the parking issues, units adjacent to Palmer is very noisy. The road is heavily travelled all the time and you will find yourself harassed by the noise between 6am to 10pm. Given there are quiet a few units facing Palmer lane, you need to be extra careful when choosing one.
Do not ever plan to have visitors while living here as they have maybe 15 (they corrected me with 30) visitor parking spots for the entire complex and you have to register your vehicle with some 3rd party application. Who knows what that company is doing with your information. If you refuse to use the app to register they will tow your car. This is how they treat people you care about, imagine how they are going to treat you.*Updated review*Out of a few thousand residents only 30 parking spaces means only 30 people can have company at the same time. No other parking is available and they are not near any other public accessable parking. If you dont want to have people over its a great place to live .If you want to have a social life and not have your friends car towed or have them have to walk in the dark for several miles to see you, find another place .I will add a star as they removed having to register through some shady app that sells your data but so few visitor parking spots and will tow you for visiting a friend is stupid. It would be more understandable if they were near anything else that non residents would use this for overflow parking but they are not in walking distance of anything .
Apartments are top notch, the guy at help desk is always there to help leaving the rest. The worst part is the management, they have little respect and honor no courtesy what so ever. As mentioned in their comments to contact them via email is a waste of time and they never respond. For a mistake that I MADE entering the bank details for rental payment dint go through and they charged me 200 dollars. Upon request, one manger says she can waive, the other says she cant, the other has no clue...and wasted my time for three weeks and no apologies. after writing an email stating same they dont even care to reply. Attached email and waited no response..
The people and the property are top notch! The amenities at this place truly make you feel like you are staying at a resort. Units are brand new with large appliances and classy granite countertops. The staff at 8100 go out of there way to make you feel at home. Love this place
Worst management company ever they will do whatever it takes to get you in then if you decide to leave after lease ends the hit you with large hidden fees,costs, and will damages that were not there during final move out walk through. There is no parking ever, maintaince takes forever and will charge you to come out its cheaper to do it yourself. Dirty hallways stinks because trash pick up takes forever, you have been warned.
1. Despite being new, we left because of the many (and many more to come) crime related issues that could have been solved by removing tenants. 2. Inconsistent with monthly bill payment methods (which became inconvenient and frustrating). 3. Amenities (doors always locked) and leniency with regards to parking or other types of payments - anything and everything is permanent for one full year (be cautious when signing).
Please do something about the guest parking!!!! I regularly visit tenants living near to the entrance but almost always have to park at the back of the complex passing SEVERAL empty uncovered parking spots. Sometimes I even have to park in the opposite side of the complex all together. THIS IS A COMMON PROBLEM HERE.
This is a low-class apartment complex that is an embarrassment to live in. What a mistake. The staff is useless, particularly Brittany. She is a miserable human being who does not belong in the service industry. You will be doing yourself a huge favor by renting an apartment literally anywhere but here.
I was going to apply to lease an apartment here until I saw how filthy the hallways and staircases are. The concrete is permanently stained all over the place and the staff members could clearly care less. Anyway, this is all that I needed to see. I will be taking my business elsewhere.
Ive been living here since dec 16 and I love it here.. the move in process was easy and my apt was beautiful.. the staff are always super friendly, nice, and attentive to any needs we may have.. I wish I could say I use all the amenities that are offered here but I dont , but my gf uses the gym often and she loves it and I personally use the business center and its always neat and clean.. the only issues Ive had here is with my trash pickup but sfter complaing to mgnt it has now been resolved as well.. Im looking forward to renewing my lease here once my time is up.. you cant go wrong with this place .. great staff, clean area , and its close to a lot of things

Beautiful kitchen, balcony and more storage space than I know what to do with. Highly recommended to live here.

2022-01-14My realtor at Smart City Apartment Locating helped me find these apartments and I am so thankful for that! I love The Royce for many reasons-- the apartment is very clean/updated/spacious, parking is never an issue, its a quiet community, and the staff are so friendly and helpful. I put in a maintenance request for something and it was completed within the hour. A bonus is that food trucks often come park by the office, allowing residents to purchase food if wanted. Only complaint if I had to list one is that I moved in a month ago and I still do not have my key fob that opens the gates and gives me access to the gym, however, the programming system was down so I know that is out of the staffs control.

Had an event yesterday, my Honda minivan was stolen at 9pm at my buildings parking lot. I believe the security can be improved, in order to minimize events of this kind or worst.

2021-04-05DO NOT MOVE HERE! Were the middle of a pandemic and as recent college grads our experience with The Royce at 8100 has been one of great disappointment. During the winter storm in February our apartment home was left with severe water damages after having a pipe burst in the ceiling between the top unit and our own due to the below freezing temperatures. While our apartment said it was due to the old age of the pipes, the building I lived in had only been built 5 yrs ago. After the winter storm was over, our apartment complex provided my roommate and I with a vacant apartment, under the pretext that all of the hotels in the area were full. However, that being said, while some apartment complexes and insurance companies swooped in to make relocating and finding homes for people whose homes were damaged more swift, ours has seemingly put work into doing the opposite in our time of need. We were told that if we wanted to move our furniture into the unit given that we would have to pay more for rent since that unit was considered an “upgrade” from our original apartment. Fine, but to begin with, why would they put us in a unit different from our own when they had other units like our original apartment available for us to stay in? On top of not being able to truly live in our new apartment, our apartment complex told us they could not and would not reduce rent for us.With our original apartment were also told that repairs wouldn’t begin in our old apartment until we moved our belongings from the affected area. While first stated that they couldn’t move our belongings because they didn’t want to be responsible for them if something was to break, they did so anyways and entered our apartment without first informing us. Shoving everything into our bedrooms, leaving only our wet couch in the dining room area uncovered to be exposed to dirt from when they would later rip out the walls, ceiling and floors of our apartment.We continued to sleep on the floor for a month until the week March 22-25 when we were told by office staff that our apartment would be ready for us to move into over the weekend, therefore we needed to vacate the unit we were staying in and move back into our original unit. Both my roommate and myself had our belongings packed and ready to go but when we walked into our original unit on Sunday afternoon the walls had only just been plastered, everything was still covered including the doors to our rooms, fixtures such as lights, smoke detectors, and A/C vents etc. weren’t in the ceiling, and there was dust everywhere. We were confused because we had been told that our apartment/ home would be move-in ready on Friday, yet it was already Sunday and it still wasn’t done. Since our apartment wasn’t ready yet my roommate and I proceeded to sleep in the unit we were given b/c at the least we should have power and smoke detectors right? The next day our privacy was violated when cleaning services were given a key to the unit we were living in, again people were let into our apartment without prior warning. From then on we were made to feel unsafe in a place where we pay full priced rent to sleep on the floor. Instead of then trying to offer a suitable living quarters, the office verbally tried to force me into a unit that was in lack of essential and basic needs. During this time and age I can’t help but wonder if the lack of compassion was due to the pigment of our skin or our age but that is besides the point. We have never once been delinquent in rent yet this is how we were treated by our own leasing office. They want us to be satisfied with less than minimum, and live in an apartment that wasn’t safe while continuing to pay the full price of rent. To whoever reads may be reading, I hope you consider my experience as a warning and are able to find a place other than The Royce at 8100 to become a tenant.

2018-06-21First and foremost the apartment and the facilities are amazing: the pool and the gym are really meant to be used. The pool looks like a resort and the gym is really big and well equipped. Everything in the complex looks and feels new and well kept. For my needs, location is great too. Close to all kinds of shopping, very convenient. Last but not least, the customer service is simply outstanding in every possible way. You can live in Buckingham Palace and if service is poor, sooner or later you will feel it. Here, the team in charge makes you feel like royalty. Very respectful and nice, always going above and beyond to make sure your expectations are met, and with a smile in their face. I cant be happier. I am grateful every day I took the decision to move here. Period.

2021-10-22I have lived at a many apartment complexes in my 15 years in Austin. I’ve had some good and not so good experiences. I have lived at the Royce for five years, in 3 different units. This place is by far the best property I’ve lived at. In the past things got taken care of, but kinda took a while to get things moving. New management took over in January led by Cheyenne Crouch. I can really tell the difference. Cheyenne and her team just get things taken care of promptly with great attitudes in a timely manner. My experience since January has been nothing short of amazing. I recommend the Royce at 8100.
