Stay away from this place!I lived there since May of last year and it was not a pleasant experience at all. Lets start with the fact that when I moved in, it was not move in ready.I had to sweep and wipe down counters my self. There was discoloration on the kitchen counter that was never fixed. They had neon paint on the ceiling. Poorly done drywall on my walls. You cannot tell me that this apartment was move in ready. They took up to 2 months to install my washer/dryer. When I asked why it is taking so long they said sorry you are not a priority. I said okay can I have some credit so I can use this landry mat, the management said no. I stated that I need clothes for work and it has been almost 2 months now since my work order. The saving grace was an employee that let me use their personal washer/dryer. What kind of place is this? When they did finally fix the washer/dryer they ripped out the door frame and that took forever to fix that as well. Then my bathroom floor was leaking, that was fixed pretty quickly but not completed. I was left without a floor panel and unfinished walls for a month or so. When I did finally get it fixed they had mismatched flooring until right as I was going to move out and again because I needed the washer/dryer moved out and the door frame destroyed and again not fixed until a little over a month. There is always a water shut off emergency going on. I always had crickets in my lights and throughout the apartment. So remember how I got this place before it was move in ready. I only have carpet in the bedroom and got charged a $80 cleaning fee even though I requested a walkthough. I didnt get one. If I would have had the walkthough and they said something about it. I would have paid a professional, instead.
We had to hand our lease over and move out ASAP. Cynthia is the only person in management that is nice to be around. Everyone else is horrible and rude. Rooms are incredibly small and the place in general is nothing like what it’s advertised. If you’re thinking about moving here, please reconsider. Water turns off twice a week they don’t repair anything you ask them to unless you go to the office every day for a week. Not to mention my neighbors were straight crack heads who had friends over until 3am every night. The WORST experience I’ve ever had.
I used to live here and the staff was not nice. We payed them our rent and apparently they didnt get it one time out patio broke it took them a while to fick it when my family moved there there was mold in the bathroom. Its a nice place but would rather be somewhere else.
DO NOT LIVE HERE. SAVE YOUR MONEY AND DONT EVEN APPLY.If you want to talk about an apartment complex that does not care about its residents, this is the complex for you. Not only will they wait 2 days before the end of bill cycle to bill you, but they also wont fix their apartments.During the summer, in 100+ degree weather, my A/C went out 7 times leaving my apartment at a brisk 88 degrees. It took them at least 3 days to get there to fix it, and they didnt even fix the A/C. They just put in a new filter and call it fixed.Then the water. They shut off the water AT LEAST once a month for maintenance reasons. Then once it gets turned back on, its either very smelly or tastes awful. When they shut off the water is basically the only time they will talk to you about anything.Then instead of paying to get new light fixtures installed, new dishwashers (which are AWFUL by the way) or new cabinets, they will pay extensive amounts of money to get a new ROCK with Timber Ridge Apartments on it outside the office. They would rather renovate the offices instead of their own apartments.If you find yourself getting a tour, dont believe it. They show you an apartment that looks NOTHING like the actual apartments. The actual apartments look old and outdated and I promise you you will be disappointed.Also if you dont like dogs, DEFINITELY dont live here. There is dog poop everywhere, and no one seems to care about picking up after their pets.Dont believe the price they tell you either. Theyll charge you every month for some new fee. So if you think youre paying $800 a month for rent, youll actually end up paying over $1000.Then once you move out, and you think youre finally finished with this terrible apartment complex, theyll hit you with their move out bill which consists of HEAVILY OVER PRICED cleaning charges, and then blame you for not cleaning your apartment correctly. And when I mean heavily over priced, I mean literally a whole months rent.Im telling you, there are plenty of good apartments in Abilene. Save your time, and look at those. Dont live here. Just dont.EDIT: I spoke with Meagan (the Manager), and it seemed like she didnt really care I wasnt happy with my stay. Dont be fooled. They dont care.
We just moved in a month ago but it has been a seamless experience! The apartments are beautiful and comfortable and the grounds feel safe. Cynthia is our absolute favorite- definitely an asset to the your leasing team! Thank you for answering our many questions and genuinely caring about your residents.
I had such a great experience yesterday with Cynthia New signing our lease. I got to join what I believe will be such an amazing community. Everyone I saw was super nice and very helpful. Also very excited and welcoming when we finished our lease for our new apartment.
Awful! Lived here almost 2 years and this last summer my electricity has close to doubled from last summer because my air unit can’t keep up. They refuse to replace it, my bedroom is 84 degrees and they say nothing is wrong. The maintenance guys are awesome and do what they are allowed to do but that’s not much at all. Spend all their budget on getting people in but once you sign that lease BEWARE!!! Not to craps given. Pool is closed more than open and the regional lady lied is the most disrespectful hateful person we have ever “spoken” to. Save yourself a lot of grief and look elsewhere.
The apartment manager here is very rude and disrespectful.I got scammed by one of the residents into taking over her lease. Everything was legit she showed me the lease had me sign it and everything. I paid her the deposit and the rent. When I was in the process of moving my things in and picking my kids up from school the manager had the locks changed, when I tried to enter I was surrounded by her and some of her workers who would not let me get my things out of the apartment before leaving. After I left all of my kids clothes, schoolwork, tvs, and PS4 was left behind. I then received a phone call that they would not hold my property but they would throw it out ON THE GROUND by their dumpster that I could go pick it up. I had all of my belongings in bags and boxes but when i showed up to gather my items everything was scattered on my dirt next to the dumpster. I only received some clothes and a few shoes but they are holding most of my property including my TV and PS4 and will not let me get them. They WILL be hearing from my lawyers shortly. I would not recommend living here because they have no decency to be kind people and just leave things in the bags and boxes they were in. Instead they treated me like some low-class worthless woman. So when its your move out date who knows maybe she will gather your items and throw them outside the dumpster the way she did my and my 3 children. If I could rate 0 I definitely would.
Not really anything positive to say about this apartment complex. Im only writing this because its gotten to the point where I am fed up & I highly recommend that nobody waste their time at this place- as soon as my lease is up Im gone. I moved in with a very positive outlook on this place, but Ive lived in two apartments in this complex (bc I had to transfer due to a mistake on the offices end!), and Ive been here long enough to know that Im not the only one who hates it here. The only thing worse than the maintenance is the management. They will lose your money, charge your account without informing you, and come up with any reason to pull money right out of your pocket. If you are looking for somewhere to throw away your money, then this is a perfect place for you. the other day I walked into my apartment and the maintenance men had went into my room and thrown my clothes and shoes out of my closet and all over the place, and had cut a hole into my wall because of a leak in their pipes. Then had the nerve to tell me that I would be liable for anything wrong with the water pipes. & I could go on and on about how many times theyve screwed me over money wise. I feel the least bit at home in this complex, I dread coming home!Dont waste your time or money.
If youre military avoid these apartments especially if theres a chance youll deploy. They dont accept letters from your shirt as notices for deployment which is a common courtesy of most apartments. So you cant break your lease until you have orders in hand which is usually only a couple days before you leave that way they can get an extra months rent out of you. After you pay the extra months rent be expecting to pay extra for anything they want to replace in the apartment after you leave. I was never notified of this charge and got a derogatory collection on my credit for it
I love living at the Timberridge Apartments! The location is perfect! Everyone is very nice and helpful! I would definitely reccomend this Apartment complex! I had just gone through a rough time in my life when I moved to Abilene. Cynthia was and is amazing! She was very understanding of my situation and treated me like family.-Letitia
My wife and I moved into this apartment in 2015 because it was the only apartment with rooms available. We were moving from out of town and needed something on very short notice. From the beginning I should have known this was going to be bad. 2 weeks prior to moving in we agreed and signed a lease for a two bedroom first floor apartment. Upon arriving we were given keys to a second floor apartment. After asking why the only response I was given was” sorry we rented out the bottom floor room you wanted”. Not having a choice we settled for the top floor. The entire time we lived there we had roaches, it took 4 months of me calling and finally refusing to pay the “exterminator surcharge” before someone finally came out. After about a year of us living here my upstairs neighbor had a leak which caused the ceiling to collapse in our closet so I called to report it and no one came. 1 month later I sent in an email to their corporate office and someone showed up to fix it 1 week later. The summer before we finally moved out our air conditioner went out and was broken for our final 4 months their. Maintenance would “fix” it then it would go out the same day and begin blowing hot air all over again. We have now been moved out for 4 months and I receive a call today that I owe $187 in repair/cleaning fees. I quickly went through my email to forward a receipt showing I paid a $400 security deposit, the receipt itself says that it covers any cost due once you move out. Ten minutes later I receive an email from the current management saying that they “cannot accept this security deposit because it was made through a company that Timber ridge no longer uses since they were bought out”. BEWARE from what i know now we are not the only people that timber ridge has tried to get money from and I’m sure we won’t be the last.Thank you for the response but until I see you do anything about it I do not accept the apology. To anyone reading this. I also submitted a case to the better business bureau with my concerns and received an answer from the company a few days later stating it was “my fault” for paying the security deposit through their system and I was responsible to pay the additional cost.Save yourself the money a do NOT live here.
While Ive only lived here about a year I can say I have pretty mixed feelings about the complex. I can walk to work and it is close to everything, but the maintenance crew is terrible. They take forever to fix anything and it usually takes them a few times to get it right, Ive gone without A/C in 90+ degree weather several times because of it. Theyre often rude and late to show up. The appliances in my apartment are terrible (my oven doesnt cook properly at all) and the doors are splitting apart and cracking. If I didnt like the convenience of the location, the office staff- specifically beth ann- and the overall decent size of my apartment, Id give it a lower rating.
If there was a zero star option thats what I would give this place. Horrible. First off they way overcharge rent for apartments for what they are. I was only there 6 months and couldnt leave fast enough. They charged every month for a pest control yet the place was always overrun with cockroaches. They will also not give back your deposit and make up bs charges. I put $700 down. $400 for cleaning? Yeah ok..suure. Im a pretty clean person. I would clean my kitchen daily and bathrooms once a week. The other 200 they wouldnt return, they still havent been straight forward as to what it was for. Still waiting to hear from them. Worst experience with an apartment complex yet. Avoid it like the plague.
AVOID AVOID AVOID!!!I am a current resident and CANNOT WAIT to move out. They turn the water off AT LEAST once a week for the “same issue”. They obviously spend all their money on new mail boxes, a giant rock outside and updating the office. Yet the pool was open for a total of maybe 20 days during the heat of Texas summer, otherwise it was neon green. The apartments have roaches, cricket infestations, dumpsters outside that hardly get emptied and again water problems. So instead of using their money towards things to better the living space for their “oh so cared for residents” they just make the space that they work in nice.The staff is amazing, but they will defend the timber ridge choices.
Avoid at all cost. Worst apartments I have ever been in. 3/4 drains were clogged when I moved in, full of bacterial sludge. The fee to break the lease is absolutely insane, and the hidden fees they charge you are atrocious for no reason other than to keep poor people poor. Live here as a last resort. Homelessness may be a better option.
This is the BEST apartment complex in Abilene. People need to realize that this is also in the most congested area in Abilene, (and Abilene being a college town) there will be young kids in apartments! It comes with the territory! I have lived here for over a year and have no complaints at all, in fact if youre looking for a nice place to live for a short period of time, this is the top of the list. Lisa is one of the best apartment managers Ive come across, you will be taken care of if you are a decent person.
Bad management. Bad maintainence. When you ask for something to get fixed, it takes months. Way too expensive for what its worth. Rude lady in the office. Never would go in there because theyre rude.They go into your apartment without you knowing. We go in one day and one lightbulb that didnt work was changed and we didnt do it. They didnt leave a note like theyre supposed to.I understand that they can go in the apartment when needed but why not call one of us and warn us. One night (9ish) I parked and felt like someone was in the apartment that wasnt meant to be there. So I waited and no one came out so I went up and the door was unlocked and I go in and maintenance is in my water heater area. Scared me badly. No warnings on the door or anything.Should have seen this coming in the beginning because initially moving in, all was well but a drawer in the kitchen was full of stuff from the last resident. So they obviously dont go through as well as they could. There was still pet hair in the underside sink cabinet.It was my first apartment living in and will be my last. Id rather put my money into a house than a place like this. But being it was my first apartment, i didnt know that there was a big chance of not getting my deposit back. I shouldnt have cleaned it as well as I did now knowing it was not worth it.The stairs on our side was broken for months and they didnt get fixed quickly. Inconvenient.1/10. Would not recommend to anyone.
Great staff in the office! I have lived here for two years and no problens with the staff. The maintenance personnel are always professional and quick on fixing any problems I have had. The complex is kept very well even with multiple dogs living there. I would recommend to anyone to stay here.
I agree wholeheartedly with the previous review. The rent is reasonable but I have had a bad experience living here. Our ac unit constantly goes out. It does take a great amount of time to have a repair done. Its Texas, the heat is an issue if you live in a unit that doesnt have a working ac. There is a problem with the communication between the office personnel and its maintenance crew.
It’s horrible they turn off the water all the time then warn you that it’s going to be turned off after it’s back on and once it’s back don’t drink it for a while it tase so bad we got a 5 gallon jug from so we could have clean drinking water and water for dishes, if you can’t drink with it why clean with it.They don’t help you with mateance until you practically beg I have a broken toilet so 3 of is use one toilet it’s not bat just inconvenient that’s why we got a 2 bath the master room carpet is torn on my fault have paid to get it fixed and they still haven’t.
Terrible Terrible Apartments, The most vendictive Management and no response Maintenance and i have ever seen and i could not believe i lived there only 6 weeks as the Courtesy Officer and after THEY violated my lease agreement i moved out with notice, they reported fraudulent charges to my credit and did not give me my deposit back, shady bunch of lying crooks (Monarch Property Management) do not apply for an apartment because they will charge you for the application and tell you sorry, your credit is to bad.

2022-07-18We absolutely love the staff here. They work hard and get to any issues we may have quickly. Leah in the office is our favorite and always works hard to make sure were taken care of when an issue does come up. Its a nice place and we enjoy the amenities they offer.

2021-10-04Moved to Texas due to my husband being stationed at Dyess and I am truly blessed that we came across this place. Leah is the person who helped us throughout the whole moving in process and she has been nothing but the sweetest person ever. She actually was the reason why my husband and I renewed our lease! I would highly recommend this apartment complex.

2021-08-24The 3 bedrooms are spacious and have washer dryer connections. Gym is 24 hours and the basketball court is right next to the pool. Our family loved it here!
