These reviews are sounding scary with the recent change in managment. Why did they change? They sounded great until recently. I am having second thoughts now. The move-out process sounds like a living hell and that is not attractive. The reason I looked at this place was because they HAD good marks on their management however those were from former management. Now I am scared to come here and I just got approved. TBDUPDATE March 2022: details were shared about the earlier management change. Its a fairly new complex and the builder was managing until they turned it over to a dedicated management company. When the change came in, those that had the sweet pre-build and early access deals had the low promotional rents. When those leases were up for renewal with the new management, the new rents were the market rates. These guys didnt like the rent change and then complained online.When Ive had an issue, SO FAR, they have been good about handling it. They seem to care and time will tell if its consistent and genuine.
I have never dealt with a more unprofessional staff than this apartment complex. My safety had been endangered within my first few days living there and the employees did little to nothing to remedy the situation. The property manager refused to release me from the lease, and when I had to move for college I got a giant bill in the mail.They had absolutely no record of the incident that took place within days of me moving in. Luckily, I had texts between staff and a police report along with emails and a phone log of conversations I had had with the office. On their end, they had nothing.They are extremely problematic at best.The community itself was very nice while I stayed there, I love the finishes inside the apartments, but notate every single thing on your end.
If I’m being very honest here my experience with The Mansions 3Eighty has been nothing but the BEST! Michaela is the Accounting Manager and I’ve never seen one like her. During these hard times my family was financially affected by COVID-19 and bills were painful to pay. I communicated with Michaela and she immediately provided me with support and referrals to assist with my hardships. I really appreciate her drive to help me instead of just filing for an eviction. The line of communication was always open and whenever I needed anything she was there to help. Now recently I was approved for assistance due to her referral and I am very thankful! This is a beautiful community to live with an awesome friendly staff and management team! I am so thankful for Michaela and the Mansion 3Eighty team! Thank you! Thank you! Thank you!I STRONGLY recommend this community! My family and I love it here!!!
I want to acknowledge the management of villages 3 eighty and especially Mr. Christian Lopez who in a humane and professional manner provided me with his services for the lease of my new house who in record time together with the entire management were attentive to my transfer process despite having gone to them with a short period of time to carry out all the necessary procedures for the change, Thank you very much
My first impression of the new management team was not good at all! I am a long term resident and always pay my rent extremely early. I was out of town when the change of management happened, so when I went in to pay my rent early for the next month. The new people in the office just assumed I was paying my rent late and thought they were doing me a “favor” by saying “don’t worry about the late fees we won’t be charging you.” My first reaction was “excuse me?!?” Because I never pay my rent late. He repeated the comment and I’ll be honest I got upset because he only made an assumption that I was paying late instead of asking me. If you want to build a relationship with residents that’s not a good starting point.
Not enough parking because selfish tenants choose not to park in their garages and take up available guest parking. No cameras so irresponsible residents continuously allow their dogs to poo near your unit and leave it so that you get to clean it up. I dont even have a dog and am stuck doing this so flies wont come. There was a time I made up my mind to just leave it there until i saw the landscapers picking it up which i felt horrible about so Im back doing it. We never see when this person or these persons are in the act only the after effects. Walls are extremely thin so you will hear your neighbors door slams and garages opening and closing from your bedroom. Office workers are extremely kind but dont provide lasting solutions. Case and point, wasps continue to appear in my eight year old sons bedroom closet (which he now refuses to go into understandably). His bedroom is located in the farthest position from any exterior doors. No clue how they are getting in. We spray regularly and consistently find around 4-5 dead wasps in his room per month. There are wasps nests all around outside the various units and when you call for maintenance they simply knock them down. Weve had weird visitors inside our unit wasps, ladybugs (one is cute, more than 10 not so much), worms (in the drains) and a couple of years ago mice (pretty sure the mice were due to construction on a neighboring property and im happy they are now gone at least for us). We even tried to call to arrange our own professional pest control which we are unable to do because this is an apartment complex. Arrgh!! Weve stocked up on Raid (all types) and dealt with it for over three years because after all is said and done the unit aesthetics are beautiful, rent was reasonable and we are saving for our home. Now today we get a lease renewal offer that politely includes a 30% rent hike during a pandemic!! They offer no new amenities and no improved services. Are they doing this to make up for their losses during the eviction freeze? Weve never been late on a single payment since we moved in here...As you can guess we are making preparations to move...Looks good from the outside but once the dust settles especially now not a good deal AT ALL!!! Youve been warned!
The Mansions 3eighty are beautiful apartments. The grounds are maintained twice weekly and are immaculate. The wood floors in each unit are absolutely beautiful. There are tons of natural light which I love and 9ft ceilings. These are luxurious apartments with an attached garage. You can cook out on your patio which is a must for me. There is also a fishing pond if you love to fish. The management and all the staff are awesome!
Five stars all around for one the greatest places to live/play.Truly a family oriented, all inclusive community w/ plenty of activities on a weekly basis for the residents and children.The staff, particularly Monique, have become an extension of our own family. Monique has been incredible to work with, always down to Earth, willing to help us as much as she can. Truly enjoy her company and how friendly she is.Very happy to reside here, impressed with the property, things are maintained well, pool area is incredible, love all the walk ways and dog park for our pup.
Love my new apartment! The space is huge and all the amenities are definitely worth every penny. Would highly recommend to anyone looking for a townhome feel. The young woman in the office was awesome. Pauline was very helpful with everything. I would have to say that she is the best leasing agent ever! Thanks to her I now have a place to home.
Lived here 3 years. Will hike rent on you every time you renew. Latest renewal offer was $2200 for a 2 bedroom 2 bath apartment, which is outrageous considering they do nothing about upstairs neighbors who are allowed to stomp on purpose when they see you come home, even when you get the resident officer to come witness it happen. It’s also laughable that they would try and charge $2200 to live here when the DEA/ATF raided the building across from us. Constantly have police stopping at units in here. Had packages stolen from apt front porch, as did others. Had to install a camera by the front door, and still caught on video someone walk up, pick up a package, then put it back down and wave at the camera. Have never seen so many police encounters in an apt complex before. You won’t find any white people here.
My new home and I really love it. The apartment was everything I wanted and more. I love the high ceilings and the attached garage. A special thanks to my leasing agent, Yannick Murayire, for delivering world class service. He was very helpful from start to finish. When I needed to make changes to my lease start date, he was very accommodating. He made sure that I had everything I needed. His exceptional service delivery was a key factor in my decision to live here. I was able to get assistance from him for everything I needed to make my move from another state a success. I highly recommend him because of his professionalism and the ease of conducting business with him.
Absolutely do NOT rent here! I was moving to the DFW area from out of town. Got a new job, and was relocating from the east coast to Dallas. To ensure I had an apartment, I made the mistake of choosing this apartment complex sight unseen, applying and making a deposit all online.Everything was fine. My family was excited. We were on our way to start our lives over in a new state -TX. When we arrived early, we decided to drive past the apartment complex to see what it actually looked like. At first things looked ok. But then we noticed a lot of unsavory looking characters walking throughout the complex. There was a gate, but it was just sitting open.We felt unsettled. What iced it for us completely was when we drove past the actual unit we were going to rent and saw our neighbors. It looked like they were running a literal chop shop out of their garage. There was clutter everywhere.We instantly decided to take a loss on the money deposited and look elsewhere. Being from the northeast we had lived around this kind of mess our whole lives, and was not about to do so here.We called the complex to let them know our decision was NOT to move in. We found a complex somewhere else more to our liking. So what does Mansions 3Eighty do?They didnt try to keep our business or console us in any way; instead they slapped us with a $2268 bill, that now shows up on my credit report! Im literally being charged for never renting the place, even though I already took a loss on my deposit, admin and application fees!Ive contacted them about this, including through a credit attorney, and they still refuse to remove this stupid obscene debt from my credit report; and keep in mind I never even held the keys to the apartment in my hands.Thanks for ruining what shouldve been an exciting experience for us as first time DFW residents. My advice to anyone reading this: Do your due diligence before renting sight unseen.An expensive lesson learned for my family and I.
I was interested in moving into these apartments several months ago and was highly impressed. Monique was a God send! She is very kind, sweet, patient, punctual, professional and exudes so much positive energy. She welcomed me with open arms and even sent several updates through text about the apartment I was interested in. I love how she kept me in the loop and how she always has a smile on her face. There aren’t many people who will go over and beyond for you. Thank you so much Monique, although I chose to live elsewhere she has left a lasting impression on me. I’ll always remember her kindness. The Mansions will be at the top of my list for the next time I’m looking for a place to live. Wishing you many blessings! ☺️
The apartment is extremely nice. Upgraded appliances, built in garages, nice floors, spacious layouts. Maintenance requests are handled promptly and accurately. Beautiful pool, great dog park, maintained grounds, excellent gym. Now for the bad. Moving out was a nightmare. It took almost 3 months to get a refund check. After countless emails and calls, we finally got our deposit back. Keep in mind a week after move out we received a letter from management we would be getting an amount back. We were ignored, forgotten about, whatever you want to call it for almost 3 months trying to get said check. Finally we did. The exit experience has caused me to write this review. Never have I experienced such an awful process from a legitimate business. I had to message corporate office at one point for this to be resolved. I will close with this. This apartment is located off US 380, the worst road for traffic in the state of Texas. You will sit in traffic every day of your commute on a 2 mile stretch of road for 30+ minutes. Plan ahead if you decide to move here. In all honesty though, spend more somewhere else closer to major cities and avoid Mansions 380.
My experience at this new apartment has been incredibly pleasant. The whole transition was easy without any delays and specially Sina did a great job helping out and showing me all the beautiful amenities and available apartments.Thank you so much again for all you did, this place it’s great.
Chris has been really cool and been very helpful. The garage space is big. The value of the townhome is great for what you pay for. They have a massive workout facility and the dog park is cool! Loving it here so far, on my short term lease while my new home is being built. I strongly recommend living here!Update!!———-If I could rate lower, I would!Everything was great, easy to get signed up and moved in. Office staff seams nice. We signed a short term lease because we are building our home. We enjoyed our stay, given the fact that there was constantly 4wheelers driving around our complex and noisy neighbors and no where to park. I gave them $16,000 over 8 months to sleep there at night basically.... we knew it was expensive but thought it would be an easy transition into our new home. We moved out... and accepted the deep clean at move out that they offer- like $200. Buuuuuut, I get a bill in the mail for over $1,000 for new carpet, painting walls, and extra deep clean. The carpet was in great condition with minimal ware. The walls were in perfect condition- but its a service they are required to do anyways. They are also required to do the deep clean, even after they or I hired someone else to do a move out clean....So- I find it hard to give them $1,000 at move out when Ive already given them $16,000 over 8 months.This is extortion.I would not recommend anyone moving here, just on the simple fact that they arent honest at move out.
I lived at the Mansions 3Eighty from Sept 2017 to May of 2018, when I had to break my lease to take care of my ailing parents. My parents are now in assisted living and I will be moving back to the Mansions next month. I absolutely loved living here and cant wait to get back! The units are finished out like new homes. The surrounding area is very nice, new and upcoming. I wanted something with an attached garage and that would also accept my large breed dog. Office staff is always welcoming and helpful. Grounds are well kept and clean. I had options closer to work, but couldnt find any apts nearly as nice for the money.
Would not recommend!! We moved from California and signed a short term lease paying over $2000/month for a 2b/2b. Upon initial move-in the apartment seemed clean and overall nice.It quickly became clear that parking was terrible and would be an issue! Dont have anyone over or have an extra car because there is no place to park! On top of that, the complex cannot hold any amount of rain! We had a huge leak in our daughters room that took forever to repair. And by repair I mean just spray paint over the wet drywall!We did enjoy the pool over the summer and Sunday brunch!My biggest complaint... Move-out! The front office made the move out a joke! We requested the hassle-free move out ($150 for paint/cleaning). Nothing about it was hassle-free. I had to call the office for months and would rarely get a call-back. I was charged individually for cleaning, paint and over charged for water, totaling $353 when i should have been owed money from our $300 deposit. I had to correct them when asked about the hassle free move out because they told me that I actually paid less this way, which was totally incorrect... I had the move-out papers to prove it. I finally got my final account statement and its still incorrect! As it stands they owe me $17.45 from our deposit.We are 6 months put from our move-out day and have yet to receive out remanding deposit! Poor management and customer service! Shame on you, Mansion 3Eight, Shame!
Currently, my family is looking to relocate back to the Aubrey area in mid-June. So back in February, we visited the Mansions on 380 and met Paige. Paige is very approachable, friendly, customer focused, and very patient. She took the time to get to know us and our needs. Putting those needs first, she showed us the floor options and amenities the Mansions had to offer. Since it was so early in our transition, Paige mentioned she would contact us if a property became available around the time we were looking to move.During this time, my family looked at many other residences and ranked them against the Mansions.The Mansions became our first choice and now I realize why...Paige! Her follow-up and positive attitude is amazing. She contacted us when a vacancy became available and helped with the application process. We are so looking forward to calling the Mansions our new home!
From the moment I walked into the office, Sina was there to help me through the entire process. She was and is still so helpful with any questions or concerns that I may have. She took all the hassle away from applying for an apartment and made sure everything was taken care of without me having to worry about anything. The apartments are gorgeous and everyone that lives in the community are super nice. I highly recommend The Mansions 3Eighty for anyone looking for their next home. :)
Paige helped me with my apartment lease from start to finish and made the whole process very smooth. She was clear about where my application was every step of the way and continues to support us even 2 weeks into the lease. Clean quiet community with an awesome leasing staff.
Be careful this property is a scam they say that they’ll pay their Locators but make the price for $300 more a month on 12 months lease so clients will choose a shorter lease term and they get to scam hard working people out of their money during hard times L’s shameful am unethical.
This has honestly been the BEST experience with renting me and my husband have ever had! What you see online is EXACTLY what you get as far as how beautiful the home is. It was so unexpected and unheard of to find a townhome for such a reasonable price. Laurie, Justin, Eric, Paige and Cathy are all amazing!! Justin was our leasing agent and he was a huge part of why we chose this place. He really worked with us and really made us feel like he wasn’t just trying to make a sale. He really made us feel comfortable the whole way through. Laurie is such a sweetheart and so knowledgeable with everything! She is so personable and after speaking with her it confirmed we made the best decision on the management side of things. This will definitely be home for us for years. The only way we would leave is if we decided on buying a home. Thank you for providing such a beautiful home in such a wonderful community!
Just relocated from New Jersey and was looking for a place to live. The Mansions 3eighty was recommended by my sister in law who said we should look at the apartments because they looked nice and it was a great area. I was surprised to find out that they were townhouse apartments with their own garage! They are so beautiful! It is located in a gated community, you have privacy, a nice pool and gym, and The apartments are all up to date and clean! Paige was sooo helpful and really took the time to show us all the available units that I was interested in and she answered all our questions. I would personally recommend this apartment complex and Paige!!!
Great place to live. I am new to the area and with the demands of my job, didnt have much free time for apartment hunting. Fortunately, their staff, especially Paige, made the transition a breeze. She was courteous and professional and we were able to transmit all the application documents via email. I was able to move in on short notice. The whole process took no time at all. She had everything prepared for my move in date and she even followed up days after to make sure I was all set!
My boyfriend and I absolutely love it here, Sheri is amazing and has worked with us through some very difficult times. The only down fall is the parking and a few very sneaky neighbors who have been caught going through ours and our neighbors garages and looking in our cars. Very few parking spaces make it difficult to always be pleased, especially when you’re parking in the back of the complex and having to walk to the front of the complex to get to your house. All aside we truly do love it here and this has been our favorite home yet, although we won’t be renewing our lease it is simply because we are a growing family and need more room. You’ll enjoy your time here, just keep an eye on your younger neighbors.
I LOVE it here!!!!!!! I used to live at the Mansions McKinney and it was an absolute nightmare but since transferring here everything has been amazing!The staff is so helpful and all on the same page so theres virtually no miscommunication. It has an amazing neighborhood atmosphere and it doesnt feel like an apartment complex much at all.There are food trucks out front almost once a week as well as a bunch of activities for everyone even kids. Maintenance is pretty on top of things and I always see them driving around.Also, all of my neighbors are nice. My man and I were trying to move a sectional into our apartment by ourselves and a neighbor saw and helped us move the whole thing.I just basically just really love it here and its the closest youre going to get to a home atmosphere for the price. And the prices are beyond fair for what you get.
I recently moved into Mansion380 and it has been an amazing experience. Calvin did an amazing job helping us find a home that was right for us. I love how spacious it is, the dog park is great my my fur babies. I am very pleased with maintenance. They came out very quickly and emailed me when the task was done. I in now that will enjoy living here. Thank you Calvin for everything you did for us.
Pauline was the lady in the office that took care of me and I have had such a great experience I did not even look for another apartments. I have had ton of questions and she answers them all. Great experience made me feel confident with the apartments. Staff was there and very professional place was very clean and organized. Showed me the pool and gym and couple different apartment buildings with different designs. Would highly recommend dealing with Pauline and these apartments. Thanks!
I just renewed my lease and excited for another summer in the beautiful pool! I love the social events, although I am unable to attend most, but have met some of my neighbors and made great friends. Having a garage is awesome. Parking can be a pain but I usually have friends park in my driveway. Overall, great place to live and friendly staff.
We just moved in yesterday from out of state and from the moment we called to find out information we have been SO pleased with the service and attentiveness of Monique. She helped us through the entire process and answered all of our questions. Since we arrived, she has continued to be AMAZING and so sweet. She made us feel right at home.
This is the second Mansions complex Ive lived in here in the Dallas area. The apartments themselves are gorgeous... high ceilings, granite countertops, jetted garden tubs, nice wood laminate floors. Its all very well kept. Garages are big and theres a beautiful paved path along the field for long walks with the dogs!My favorite though is the pool... its gorgeous! If youre looking for special place to rent I highly recommend!
We just moved in to Mansions3eighty a few days ago and our experience has been great with our Leasing Consultant, Calvin Reese! He has done everything within his power to make our relocation as smooth as possible. Some of the other office staff showed my wife and I some resistance prior to our move in date but Calvin made up for it with great customer service and solutions to accommodate our needs. He is an absolute professional and puts his customers first, which is greatly appreciated! I think anyone would love living here, the complex has great amenities! Be sure to ask for Calvin Reese, you will not be disappointed with his service.
We moved here in December of 2016 from Frisco. Compared to the prices in Frisco this place is a steal! The pictures on the website portray the living spaces perfectly.We love having the granite countertops, tall ceilings, updated appliances and all wood floors. The attached garage is fantastic as well! The other residents we have met are so nice. Ammenties at the clubhouse are very upscale - fantastic pool and huge work out center.The office staff is wonderful and maintenance is usually there the next day to do any work orders. Setting up work orders is so easy using their phone app! The only complaint I would have is the limited parking.Edit: I dropped a star as of Feb 2018 due to poor building construction. The place was marketed as sound proof with double walls etc etc. They had to come back in a year later once there were enough complaints about the upstairs sound from other buildings and blow in insulation between the floors. It had helped (but Ive been cursed with noisy neighbors..)Just recently Ive noticed I can hear my next door neighbor snoring through the bedroom wall..luckily I have quiet neighbors but I can hear a baby cry and shouting through the wall (I dont spend much time in the bedroom so this hasnt bothered me).If having a place that is town home quiet is important to you then this isnt it and I recommend looking elsewhere. If this isnt a deal breaker for you then all the other perks and amenities make this a wonderful place to live.

I had a few small details issue,Lauren helped me to resolve . I love my Beautiful new home. As the amenities are as perfect as the staff. Me and my husband moved into Mansions 380 in May of 2017 when we moved from Georgia and needed a place quickly. Initially we rented here mainly because of the attached garage as the biggest incentive. Initial impressions were good; large pool, included gym, dog park, etc. Beginning in August of 2017 we were continuously disappointed with the property, management, and overall experience.Let me start by saying this property was built in a flood plane. “Lakefront living” is something the community boasts about, however when that lake and poor drainage due to poor engineering causes flash floods totaling cars and flooding apartments this is a huge issue. I had my sedan for 5 weeks when uncontrolled water from a flash flood totaled my car right in front of the leasing office. No one from property management reached out, apologized, or offered any solutions after I complained (and was left with handling this financial mess on my own).Forward to summer of 2017 when heavy rains and poor drainage caused water to enter our apartment from 3 doors, flooding our master bedroom, living room, and entry way (and later we found out due to long standing water outside our unit water had seeped through the outer walls and into our guest bedroom). We called the emergency line and left a message, but we’re told they never received the message. (Side note, that same night a water restoration service knocked on our door asking if we needed help, not management, ever). The next morning we took off work (another financial burden), I went into the leasing office to inform them what had happened. Donnie and Juan with maintenance quickly came out to our property to assess damage (we know them by name due to many maintenance requests over our time there. They are extremely professional and kind, and the only positive experience we had at this complex). Our floors were ripped up, drywall and insulation removed, leaving us with dehumidifiers and drywall dust throughout the apartment. We have two dogs and we couldn’t stay there having us all breathe that in. I went back up to management and was literally laughed at in the face when I mentioned this. (Short brown hair woman, cant remember her name). I asked to speak to the manager Sherri who was conveniently not available. (I was given two different times she would be available that day and each time was lead away). We had to call the region manager to get anything handled, and eventually we were put up in a dog friendly hotel for two nights a few hours before close.This same flooding we raised concern over the A/C units that were submerged, and the adjoining unit that was empty since no one was in there, they told us everything was “fine” in that unit, but in my heart I know it wasn’t and I pray the people that moved in there after us did not get sick.October 2018 we finally moved out (be forewarned if you have to sign a partial lease they will raise your rent at ridiculous rates, more than our mortgage now for a 3200 sf home!).The poor drainage was so bad it literally swept away half of the bridge to go to our unit and had to be re-engineered. The gate is never working and is always open, so if you expect a gated community look elsewhere.When we moved out and cleaned our guest room closets we found the mold. Yes, MOLD. It was creeping up the walls and stained the corner of the carpets. I don’t know how long it had been like that, but we had been living and breathing daily with mold due to neglect from management for handling their property properly.Lastly, it took over 100 days to get our security deposit back. These were not idle 100 days, rather calling, texting, showing up in person and demanding our money. Finally it came in and we can close this chapter.I write this review to warn potential renters: for your health, for your sanity, and for your financial wellbeing, STAY AWAY from Mansions 380!!!!
I couldn’t have asked for a better experience! My first apartment and super nervous on doing this on my own, but Paige has helped me so much!!! I wasn’t nervous or scared, she talked everything through with me! I honestly can not wait to move-in in less than a week! Every one is so nice and friendly! I’m so happy i chose the mansion’s as my new home!!!!
I recently moved into The Mansions 3Eighty, and would like to share my initial thoughts. First and foremost, the staff has largely gone above and beyond. Specifically, Lori and Sina. Sina was immensely helpful and frequently made herself available to assist with my numerous questions. I signed my first lease sight unseen. When I got to the unit, I decided it was not what I had envisioned. I requested to see whether it may be possible to change units without breaking my lease. Sina recommended a different unit that aligned with my expectations, and Lori went above and beyond the following morning to help me switch over the Orchid unit, which is incredible.The units are beautiful, and you can see the attention to detail and thoughtfulness that went into the construction (and ongoing maintenance) of the property.My Humble Suggestions to Management for Improvement:1. Maybe there is a better way to present the amenity wristband, that doesnt utilize the shock-factor of the replacement price. -- Speaking candidly for myself, it was a bit of a drag to be told that - essentially, a Livestrong bracelet - it would be $100 if lost. At the time the news is presented, your tenants have just shelled out application fee, security deposit, rent, pet fees if applicable, etc. I understand the importance, but perhaps there is a better way (or time) to present the information?2 (lastly). Please try to keep the residents posted regarding the status of the gym. It is an incredible amenity, and one that weighed heavily in my decision to move here. That being said, surely there are ways to mitigate unnecessary spread of Covid-19 without simply shutting the gym down entirely. A reservation system? Liability waivers signed in the office with a separate colored wristband? Increased disinfectant and wipes throughout? If I choose to use the gym and accept the risks, thats on me for contracting the virus. Furthermore, I signed a lease, its not like Im going anywhere. The gym is still showed on tours as a hey, look at me! Based on my experience so far with the leasing staff at Mansions 3Eighty, I am excited to see what the future holds here as a new resident of this vibrant community!Ask for Sina if you are interested in leasing. Lori (hopefully spelled correctly) is the go-to for all things accounting/billing! Couldnt praise them more if I tried!
To everyone who is really confused trying to find this place, the signs all say Mansions 3eighty, the website says Mansions 3eighty, its all Mansions 3eighty.I know my parents would get lost and frustrated with everything not saying Villages like google is trying to tell them. Personally believe it was dumb trying to change all this stuff before the website and road signs are changed.
I haven’t moved in yet but will be in 6 weeks. Thus far working with Sina has been a complete joy. I came in on a Monday and was signing my lease on Thursday. No hassle, pressure or stress. Sina has been very patient and informative during the entire process. She’s always happy to answer questions and help me with a visit or two to see and measure parts of the apartment. She’s been incredibly professional and kind! I genuinely feel like I could go to her with even the dumbest question and she would gladly help me find an answer. Which helps sooo much during the naturally stressful part of moving! I haven’t had any experience with other staff but I sure hope everyone else, including maintenance, has as sweet and helpful of a demeanor as Sina. I work for a large and reputable law firm and am incredibly picky and attentive when it comes to customer service. So far it’s definitely 5 star service! I see myself telling friends and family about these apartments in the future. I’ll update this review once I’ve lived there for a while... here’s to hoping all the positive reviews stay that way. They appear to have new staff and management that have made a WORLD of a difference!
From the time I inquired online, Paige assisted me and answered all of my questions. I was confused about the floor plans and quite indecisive, but she patiently walked me through everything. I even expressed concerns with other reviews I saw online, but I left the tour knowing she didnt shy away from being open and honest. I applied and signed my lease the same day I toured the apartment, all because I pay great attention to the service I receive. Ultimately I dont want to live anywhere with unwelcoming- short answering office staff. PAIGE exceeded my expectations!I also wont fail to mention, I love the text feature they have. Ive been able to text Paige additional questions since signing my lease. I dont have a lot of time to talk on the phone so texting works great for me. Paige is an asset to the leasing process as one of the faces of this complex.THANK YOU PAIGE! Im looking forward to December.
We couldn’t have had a better experience! Sina made our apartment hunting process feel so effortless. We were debating another property but after her superior customer service it was a no brainer. She went above and beyond for us. This place is really popular and rents units out very quickly. We were quite indecisive but she was so patient with us. My husband and I moved here from Tennessee in November 2016 and we absolutely love living here! The area is up and coming and the Mansions are right in the middle and there is quick access to gas, groceries, and shopping.The quality of the living space is exactly like its portrayed on the website. Updated space and appliances, tall cielings, clean, and lots of natural light. We moved from Tennessee without seeing the space in person and when we got here it did not disappoint!Weve never had any issues! We love the management staff who are always so kind and welcoming and professional. The maintenance staff is very attentive and quick to respond to our requests. The property is very quiet and so are the neighbors!I would recommend the Mansions 3Eighty a millions times over!!
Best looking place on 380 but a poor choice I made. Avoid any unit on the bottom floor. Warmer months will be filled with garage mice and crickets that INVADE every room in the unit. They made the decision that my unit was un-livable so they chose a unit to move me to. Worst mistake ever. I work from home and on a daily basis my clients could hear my neighbor snoring in the background. My 2BR unit quickly became a 1BR because me or my guest could no longer take it. Went months without complaining and when I requested for this to be corrected Management did nothing. My business suffered. Sherri, the Manager, is a sweet old lady (bless her heart) but she is way over her head with running this operation. I would advise to search elsewhere.
I have always loved the mansions 380 i currently live next store at the estates and it’s really nice but the one bedrooms are a little small for my husband and I. Really we want a garage (more of the townhouse effect). I would recommend the mansions for sure because of the extra amenities and it feels more like a housing complex then an apartment.Paige has been so helpful and patient with us! She answers every possible question that we have (and we have a lot!) and she’s always there when you need her.If you don’t get the pleasure of working with Paige, Chris is really nice and happy to help! Go see Paige or Chris, you won’t regret it!!
I can honestly say my experience with Michaela has been truly incredible. My experience with her left me blown away! She was personable, kind, informative, and positive going above and beyond to do everything she could to assist me in every way possible..... MICHAELA IS TRULY AMAING and that is an understatement!!!
I want to say thank you to office staff. I decided to a do a quick lease. When I first walked my unit, the carpet was dirty and there were dead crickets everywhere. I want to thank Sherrie for handling the situation as timely as she did. I’m extremely happy with the apartment and how nice it is. I look forward to living here for the next two years.
Lived here 24 months. Lets start with their advertising:-Wood floors - NOT. Theyre cheap laminate that peels up-Marble Jetted Tub with Rainhead Showers - NOT. Thin fiberglass and not a rainhead shower-Insulated walls - NOT. I could hear both neighbors clear as day and my utility bill proves it too.As expected the place was built by the lowest builder. Theyre nice asthetically but quickly deteriorate.Office- never answer their phones and if they do answer they never have the answer to your basic questionsSecurity - gate was closed a total of maybe 4-5 months of the 24 that I lived there.Water bill - youll have to physically walk in and pay this every month because theyre in a dispute with the water company and cant put it on the monthly bill in time. And you cant pay it over the phone or you can pay online for an additional $35 charge.Ive have packages lost that the leasing agents signed for.The maintenance staff entered my apartment without consent on multiple occasions for emergencies that later were admitted were routineCommunity Director - old director Sherri was a total piece of work and had some obvious bias. Would deny anything and everything no matter the situation. Hopefully the new one is better.Good luck finding anywhere to park.
Where do I start!!! After being so nervous about my relocation to the area, I was presented with Mansions 380!!! From beginning to end, service was quick and pleasant. Paige went above and beyond to make our transition very seamless!!! She was very detailed about information regarding the unit that we rented and also common places in the area that I was not aware of such as restaurants and shopping places! That was a Plus!!! I have and would continue to recommend this beautiful community!!!

Not only the property is absolutely breath taking, but the leasing office staff give their best to make you feel at home. Been here for 4 Months and it’s nothing but the WORST IDEA! All the “lady’s” in the office are beyond rude except the 2 gentleman’s.The apartment complex has an issue going on with the water every time. You can literally hear everything from the walls. The gym is always dirty and never have clean towels and to mention they have several machines that don’t work since I’ve been hear. They serve for brunch the same thing every month for the amount of money we all pay here for rent. And the gate never works and is always open, such a waist of key the office gives you.I’m looking forward on getting out ASAP. Please I suggest you don’t lease here.
I just moved into my new townhome and I love it. The floor plan is dope, feels like a home!! Chris has been nothing short of AMAZING from day 1 with me. He made this process so quick and easy for me.. Anytime I need anything hes helped me out tremendously. The property seems very quiet but family like.. I love it and cant wait to get settled in. Where do I begin? First of all maintenance is a joke, I put in a request 2 weeks ago and no one has come to check it out. They promise you things when you sign a lease and then when it comes time for you to receive such item they change the story you were told in the beginning. They do not follow through on the $1000 for referalls. When you call about an issue, they say the manager Sherrie will contact you, well she either blows you off or tells you she will talk to the agent you worked with and never does. Ive lived here since October 2018 and Ive already seen at least 3 agents come and go. Its no wonder things never get addressed when the agent turn around is ridiculous. Also, there is absolutely no visitor parking, the few spots they do have are always taken by tenants. They must not of insilated the buldings very well because you can hear every time the upstairs neighbors drop something, walk with heels or scoot their table chairs. Its been nothing but issues since we moved in, my only wish is that I wish we hadnt signed such a long lease.
This apartment complex is simply stunning and my boyfriend and I are extremely excited for our next 18 months here. I will write my very honest experience on here...the good and the bad. No worries, the good far out weighs the bad and if you are looking for the perfect place to live, I highly recommend Mansions 380. Ill start with my negative experiences, for a brand new build I was a little bummed to see the fact that there were so many flaws as far as part of the flooring in the living room is coming up, there a chunk of the plaster in the hallway that is chipped, scratches on the cabinets in the kitchen, the tile in the guest bathroom was cut a little too much. The other stuff wasnt bad just stuff that shouldve have been prevented. Our hot water did not work for the first day and a half of our residency since its a new build and the water heater was still on the factory setting, also the first time we went to go use our oven it started smoking everywhere since it hadnt been run through a clean cycle. These are all minor and all things that are fixed now so no more bumps on the road that we can foresee. The last thing that sort of bothered me was the fact that I had made sure I was completely prepared to move in prior to the day, I had faxed over my renters insurance, sent over my electric account number, and made my payment, our lease was signed and all we shouldve had to do was pick up our keys, but upon arrival I was asked for all of these things again. When I said that I had given each and everyone I felt like I was being accused of lying. (Then again I am definitely one for taking things way too personally, and I am in this industry so I get bothered by this stuff more than most do) Now! On to the positives, every one especially Carla in the front office is extremely nice, even the gentleman who came over Christmas Eve to fix our water heater, the amenities and the complex are stunning and live up to their name of luxury. The jetted tubs are very powerful and after a very stressful move were just wanted I needed! The ceiling height is perfect and the doors are just as tall as the ceiling which really makes it feel like a mansion. Even though its a brand new build the architecture still gives you fantastic character and from the second you walk in it automatically feels like home. My boyfriend and I could not be more happy with the choice we made to make this our home. From the very spacious bedrooms to the high end kitchen this place will leave you and anyone who comes over to visit you in complete awe. When our family came to help us move they were all stunned by how gorgeous our home is. One more major plus for us is how big their dog park is. We cannot wait to take our handsome pup to go run and play. So despite the hiccups we ran into I would not trade this place for anything! We LOVE our home

It’s basically your house and maybe two car parking garage.Masion 3Eighty, was built with the mindset of “home” in mind. Not necessarily your typical apartment settings.While I love the place itself, my only concern is them not slacking in keeping it neat, clean, prompt maintenance and helpful assistance from front office.In regards to noice, I’ve not really experienced it yet, apart from hearing my neighbor’s garage door opening. That I can deal with because I’m sure mine is loud too.Other than what I’ve listed, I’m really content with M380.I’m looking forward for warmer weather/summer so that I & kids can get our bikes out for rides on the trails.The school district seems great so far.Lastly, y’all don’t forget our iWatch....Thank you!
Sold my house and moved to The Mansions 3Eighty in February of 2017. One of the few condos in the Denton area with an attached garage. Nice amenities and a great pool! Management and staff are very accommodating. I love it here! Ive been looking to purchase a new home but may just stay here instead. No need to go anywhere else!
After living here for more than a year ran into a major maintenance problem with an A/C leaking freon. The maintenance staff were quick to respond and dillegent in solving the issue. A huge thank you to Donnie and Juan who worked till 7pm to correct the problem. They were away from their families so my family was comfortable. These two gentlemen are an asset to your company and hands down the best maintenance department I have ever dealt with .Thank you again.
I need to give a huge shout out to Paige for her amazing work, her timely manner of getting my lease squared away, and her amazing positive attitude! I showed up one night right before they were going to close and she took her time to explain the different floor plans. Even through my kids screaming, she took her time to help me calm them to get the paperwork done. So Thank You thank You Thank You!!!
The property has the potential to be a really nice living experience. However, the builders and owners need to revisit structural quality as well as ensuring subcontractors are doing their jobs correctly. The community was built quickly, and recently the man made pond flooded the main street when the area had bad rain fall. Who knew there was a back entrance? We certainly were not informed when moving in. The community director always gives excuses and points the finger when she or her office drops the ball on a issue or maintenance item. NOT WORTH $1700+ A MONTH; if you can not get some professional courtesy in handling issues reported. A joke!!! I am forced to move forward with litigation due to inaction from the so-called management.
Ive been living here for a couple of months now. The apartment itself (2bd/1bath) is beautiful. They really paid attention to details and the appliances look and work great (the floor is claimed to be wood but doesnt seem or feel to be real, keep that in mind when purchasing floor cleaner. Still very pretty). The only thing would be the painting of the balcony door and the random red drops of paint around the window seals is a little weird but its a really minor detail. I love the high ceilings (though not in all units) and the attached garage is great! I havent used the amenities yet but the gym looks great for an apt complex. The one on site is beautiful, we will see in the summer if it can accommodate all the swimming residents. There is a small dog park/fenced area. So far I have not had any issues with neighbors or people being loud, everyone seems really nice. Once inside my apartment, it feels really private and quiet, besides maybe for the few kids playing outside on sunny days which adds to the private family community feel that I like. The office also provides you with trash bags if you choose to recycle which I think is pretty neat, and they offer curbside trash pick up in the morning. The clubhouse is really active and giving with parties, lunches and fun events often. Now for the downsides, the landscape is not done yet so I havent had the opportunity to take walks since there isnt much room for it but Im sure it will be a lot more pleasant to look at when they are done with it (a kids playground area would be great!!) and Parking is pretty horrible. According to other reviews residents have a hard time finding parking spots and when we find one its a couple block away from our building, I cant imagine trying to have people over for dinner or family coming over. Also driving out of the complex (crossing 380) is pretty scary, especially in the morning. Overall this place is great, rent is up there but best apartment I have lived at so far. Cant wait to see what else they do with the place.
They are GREAT when you move in ... then charge you like crazy when its time for you to move out. Texas law states that landlords cannot charge for for normal wear and tear from the intended use of a dwelling ... but they charge you just a little less than it would cost to get an attorney, so if you are money conscious, you bite the bullet and pay them even though you know they are breaking the law - otherwise they put it on your credit/apt renter report.They put WHITE CARPET in the apartment - no stains, just dirty. How do you NOT get WHITE carpet dirty in 12 months? Yes we had the apartment cleaned when we moved out ...The law is very forthright - Title 9, Landlord and Tenant, Sec. 92.001 (4). I could afford an attorney from PREVIOUS landlord and I WON.
Justin was a great leasing consultant and we appreciated his work so much! He was so busy and stressed that day, but made us feel important and took individual time with us regardless. Will not forget his kindness!4 bedroom townhome is beyond spacious and full of living potential, but we were looking for an apartment more than a townhome so we chose elsewhere. Will keep this option in mind if we ever decide to switch it up to a townhome, though!
To start out if you are thinking of moving into any of the W3 (parent company name) know that you are going into a situation where you will be constantly hounded for any infraction you make into the properties rules (which can change on the managers whim). You will be asked to put up almost 2000 dollars in non-refundable fees, yes fee not deposit. So even if you keep everything spotless by the time you move out, the most you can hope to get back is about $150.00 in actual deposit.Now here is where it gets even worse. I have now been waiting (today is 09-21-18) over two months to get my check from these people. Which is hilarious, because of the fact that when I was off my rent by $0.50 , they hit me with a 25 dollar late fee.Anyway just look for a better and more affordable place to live. Just to let you know I paid 1100 dollars a month (plus 50.00 for water, $230.00 for electric because you are forced to go with coserv) for an 850 sqft. 1 bed 1 bath closet that is supposed to be a town home. Just do the research before settling on one of these overpriced boxes.

DONT BE A FOOL! DO NOT LEASE FROM THEM!Me and my wife have been here for 6 months and in the beginning the staff is nice but once you start seeing the staff more often they don’t care. Lori is a disrespectful person. Everything is all good until bugs in the front start appearing, dog owners don’t pick up after their dog, and the interior starts showing major cracks in the ceiling or the corners, and visitors parking is horrible!
Even after just moving in just a few days Chris in the front office has been amazing. Anything that was needed I just needed to reach out to him. Haven’t had someone who worked for the apartments I’ve lived at before be committed to helping out the residence! Chris S is number one in my book.
Absolutely awful place. The noise level from blasting music all night has gone completely unaddressed by management and apparently, according to neighbors, this has been an ongoing problem for years. I have called the security officer twice in the short time we have lived here, to no avail. Stay away. Its horrible unless you want to be up every night all night long.
OUTSTANDING COMMUNITY!!From the townhouse to the amenities, everything is as luxurious as advertised!The whole staff here are professional, gracious and extremely friendly.The Mansions 3Eighty is, by far, one of, if not THE best community to live in the North Texas area.The many groups and social events make it very easy to meet your neighbors and make new friends quickly.
I regret renewing my lease WORST TOWNHOMES IN THE AREA! Staff upfront is completely DISRESPECTFUL! The MAINTENANCE guys are PERVS walking around looking at windows. The refreshments are never filled in the office and the station is always DIRTY, PARKING LOTS are hard to get so don’t bother having company over. FALSE ADVERTISEMENT!
Where do I start? moved in mid june of 2018 and from the minute we pulled in the complex weve had nothing but AMAZING service. From the goodlooking (well dressed) team and managers, they simply love what they do. We moved all the way from California and the process was super smooth. This place feels more like a resort, our townhome is beautiful and modern. WE LOVE IT HERE, AND FOREVER GRATEFUL!!!
Everyone has been extremely accommodating and welcoming from the very beginning. I really appreciate how easy this process has been. Not only is the community beautiful and the amenities great, but the staff is also beyond helpful. Sina is the best! I already feel at home here.

This property is a terrible place to live talked to the manager kendra about a problem and she was a total complete “you know what” she definitely does not deserve to be working for this company . I hope they get rid of her soon and bring in a more competent person .
I went on a tour Wednesday I was greeted by Kailey Farrell and she was great through the whole tour and explaining pricing all the way to the end and me deciding to start the application process she walked me though the application stayed in contact with me the entire time! Also I felt no pressure and I like that! Also now I have signed my lease and I like that everything is done via my cell phone because I work so much I wouldnt have much time to go up by the time Im off or leave for work they will be closed so I was very happy that I did everything through my phone and Kailey stayed in contact with me if I needed assistance she also walked me though the lease process Im very excited about calling this property my new home! The Christmas party at my complex was the best one ever. The club house was turned into a spectacular Winter-wonderland.Monique and the staff did an amazing job. It was truly awesome.Everyone was given an elf name and was referred to by that name all evening. Mine was Cupcake Frostynose. We had live music for caroling, delicious food, fun games, face painting for adults and children alike.You could make a snowman or get a special balloon made just for you.The balloons were so creative, adults were lined up to get special ones made for themselves.There was something fun for everyone no matter what your age or disability. Santa was great and made the already awesome party go over the top. He was great with all the children especially those with special needs. Oh, I forgot to mention that there were prizes for children and adults. One of the prizes was an Apple watch! There was also a Christmas Train outside if you wanted to ride around the complex and look at Christmas decorations. Like I said, Best Christmas party ever!!!!!!

Staff is absolutely delightful, the property is gorgeous, amenities are amazing, floor plan is outstanding, location is ideal, leasing options were flexible. And being one of very few properties in the surrounding cities with attached garages? Nothing else compared. Couldnt have had a better visit. It was my first choice during my apartment search and the first property tour I had scheduled that day. After viewing both a model home and an available unit, I went back to my car, thought it over, cancelled my other apartment viewings and went back inside to start the application process. It was a gut feeling and I honestly believe God led me to this property. Very excited to lease here!!

(One of the best leasing agent I’ve come across) Also a huge thanks to Steven, who’s always there to help out when we are needing work done in the apartment. Steven takes the time to explain what he’s doing and making sure you understand. And also answers any questions you will have.I have never experienced such a great experience from any other apartments. They truly make you feel like you’re family.Thank you guys so much! 2022-06-25They’ve been painting all units for months by some Sloc painting company Berkshire provided. I’ve have lost the use of my living space on my deck, have half trimmed out trim, paint all over my windows and there is no way to contact Josh the property manager to discuss this. He is NEVER available to come to the phone or to talk in person. This morning, as with most mornings since Berkshire purchased this property, I am greeted with dumping of garbage by the ghetto neighbors they have allowed in here, leaving this mess at our dumpster. Upon calling the office 5times, still no answer. If you are kind, respectful people who want a clean, elegant, quiet place to live, Don’t walk away from this property, RUN!!!!! I’ve been here 4yrs and can not wait to leave!!!!!!

2022-04-12I moved here at the beginning of March. Moving across country is stressful in itself. Villages 3eighty we’re great throughout the entire process. Andrew was so helpful and answered all of my questions. He assisted me with anything I needed when I arrived. My place is nice and spacious and the high ceilings and attached garage were definitely selling points for me. I am so glad that I made the decision to make this community my new home.

2022-02-01I have lived in this community for the last 4 years. The community was purchased by Berkshire management around September and it has been a fast decline. I have talk to management and shared my views and others months ago and things have continued to decline. Residents have been under valued and I was recently personally disrespected by Andrew, a leasing consultant. This was once a wonderful community and it is my hope that it will return to that status soon.

2022-04-24Looking from the outside in the complex is nice. But after living here for the past year, my complaints quickly stacked up. The walls are thin and you can hear virtually everything going on in the adjacent units. Almost like they are in the same room as you. From music, to tvs, to just their general conversations. The thin walls also affect insulation. On a hot or cold day the moment the AC or heater turns off, you can instantly feel the outside elements again. Ive had absolutely no issues with the staff and maintenance. But I for the life of me dont understand how other peoples reviews dont mention the internet speeds more. I get a whopping 25 Mbps and Im one of the lucky ones. Speeds reach as low as 5 Mbps if youre one of the unlucky ones. And apparently that isnt going to change. Had I known this prior to signing, I definitely wouldnt have chosen this complex.

2022-07-11All I can say is WOW. My wife and I was really considering on taking a look at this property. After reading some of the reviews, it has come to our attention that this may not be the best place for us. I hope that the New Management will not look at everyone indifferent, but Respect them and treat everyone the same. So I just want to say that it isa No for us.
